If you're looking for quick access to the BeltLine and some top-tier restaurants, this location is chef's kiss. Truly fantastic. But once you step inside the building, it's like time-traveling back to the early 2000s--minus the nostalgia and with none of the Y2K charm. The "amenities" you pay for monthly? Let's just say they put the "meh" in amenities. The pool is fine, assuming you like your sun served until 5 PM sharp. The gym is technically there, but it looks like it's been lifting the burden of neglect for a while. It could definitely use a good clean--or maybe an exorcism. Now, here's where it gets... interesting. I moved into an apartment facing North Highland Ave and near Char. Sounds cute, right? Wrong. Every weekend, Char transforms into a full-on nightclub with volume levels NASA could probably detect. DJ Jammin J (yes, that's a real name and not a joke) spins the same early 2000s tracks on loop like he's been cursed by a time-traveling iPod Shuffle. I had to sleep with noise-canceling headphones just to make it through the night--and I still know every beat of Yeah! by Usher in my dreams. Also, if your unit overlooks North Highland Avenue, prepare for your new white noise machine: roaring engines from drivers auditioning for Fast & Furious: Atlanta Drift. It's loud, constant, and there's no "off" switch. In summary: Great location, decent pool, haunted gym, and a front-row seat to DJ Jammin J's eternal Y2K rave. Excellent amenities which include a nice clubroom (maybe a new pool table wouldn't hurt), a great pool area and access to the X3 sports gym which is located right in the building (discounts for residents for their amazing classes). So, there are multiple buildings of the N. Highland Steel Lofts. When trying to find a friend's apartment, I drove back and forth between building two about four times. And had to sheepishly wave to the valet guy I kept passing every time. Which I of course had to alert to my friend on the phone as she was telling me that I was in the wrong building, that there was an adorable and friendly valet guy working the restaurants below her apartments that she should keep her eye out for. Once saying goodbye to John the Valet for the final time and making my way to her actual area of the complex, I was especially interested to check out these lofts. When moving last year, these were first starting to fill up, and I remember considering these until I saw the rental prices. A bit too high for this gal's pocketbook, plus I wanted something a bit 'grittier' and an actual old building loft conversion. Though these are on N. Highland, and, I suppose there could be some Steel involved, I'd be dubious to call them Lofts, since they are a new development. I'm sure there's some sort of technicality involved and they are 'lofts' or maybe it's all in the marketing. With that said and whatever you'd like to call 'em, they're quite lovely and have a good location amidst all the new restaurants, bars and retail popping up in this area. Literally as you walk out of your building, two steps and a hop (ok, fine. And a jump.) away, you can sip on a glass of vino or much on some falafel. There's also ample (and gated) parking, and my friend is happy with her property managers (Perennial Properties) and enjoys the Steel Loft Life. And if you're a shoe/coat/clothes-aholic like me, you would have drooled at the size of the closet, too. It was slightly smaller than my old apartment. There are also some pretty tiny 'mini balconies' outside of the living rooms, but they're not big enough to do anything but stand around with a glass of wine or have an extremely tiny chair. If you do live here, be sure to have some of that wine on hand because your place is sure to become the meeting place for your friends. . . can't deny the awesome location - and don't forget to be on the lookout for cute valets. read more

N. Highland Steel Lofts have been my home since the beginning of the year and it's all about the location, location, location. Located in the new part of Inman park; N. Highland Steel Lofts are a total neighborhood residence. No more drunken commutes, and less wondering what to do when with your nights. A decent gym with new LIfe Fitness equipment and a full rack of free weights complement the whole hipster singles lifestyle we have here... not mention the monthly socials held by the building management and the possibilities that the summer hold with the pool and all my attractive neighbors. The lofts are well insulated so you do have some privacy; but if you have someone above you; you're still going to here the frumpy frump frump. The building does have some quarks. It's has these wind tunnels that can produce arctic blasts that will freeze you're tukas when you walk your dog. And dog friendly? I would say about 75% of the residents have a dog. We all walk our dogs in the morning and greet each other with smiles. It's a clean, save place... my kids love it. Stop by and tell I sent ya. read more

You can't beat the location, right on the beltline with restaurants, a coffee shop, physicians, vets and a fitness gym right in the building. The owner, Perennial Properties hosts parties from time-to-time with free food and drink. Rents in Inman Park and anywhere along the beltline are going to be higher but this building was reasonably priced and a good value compared to others. The online portal makes it easy to pay rent and utilities with a linked account, and maintenance requests are handled quickly when submitted through the portal. Parking late at night in the ground floor lot can be a challenge but there is a parking structure that always has spaces. Recently there was an accidental power outage caused by a contractor who wasn't doing work at the building and the office sent out updates and offered free. Wish I could have kept this five stars. When I moved in in April I asked the staff about reserving the community room so I could be sure it would be available. I wanted to do a movie or game night with some friends in the building and wanted to be sure the room was available. From my experience with condos and other apartments most community rooms allow this. I had passed out some Invitations for an Ugly Sweater Party to some neighbors and received an email from the staff that told me while while they appreciate the holiday spirit a reservation is required and there is a fee and a security deposit of $300. I told them I was cancelling the event since that wasn't the policy when I moved in and I never received a notice about the change. It seems that there is a problem with consistency in policies and informing tenants about changes. read more

I was relocating back to Atlanta and ended up at N Highland Steel as I found a sublease situation that was for the timeframe I needed. I could have renewed my lease, but I'm extremely glad I only lived here for four months. First, let me say that the actual office staff is great. They are highly responsive, professional, and were always friendly and answered my questions. They definitely were better than most of the places I've rented in my life. There are a handful of drawbacks to consider, however, if you are looking to make this place your long-term home. Primarily, it's dated just enough to make living here more inconvenient than not. First is the location. Being on the Beltline is great - except on nice weekends when the crowd triples and you have to fight traffic just get to and from your own home. And speaking of traffic, the rest of the week is also frustrating. Other recent Yelp! reviews have mentioned the problem valet service and the cars for Barcelona and the shops. They're no exaggeration. Many times I'd come home from work and have to wait 10+ minutes just to turn into my driveway. Once I managed to get into the parking ramp, I could count on, at least twice a month, someone self parking and getting to the floor with the residential gate and jamming up the place. This is because there is no turnaround available for people who are not residents, but don't valet. So then you have this awkward, semi-dangerous reverse snake experience trying to get some big SUV turned around in a ramp with a line of cars 10 deep behind them. Speaking of the gate - there is no way to "buzz" in guests, who are allowed to park on the upper level gate. So you have to walk down and over to the gate in the ramp and use your keychain buzzer, and then go meet them at the top to let them in. Depending on where your unit is, it's a complete and utter hassle. And frankly, it's extremely dated technology (cumbersome keychain fob larger than most car keys). Also, as other reviews note, the valet is a problem. They can be nice, but the over-population of the area means that you have plenty of waiting and traffic, just to park your car after work. And, being that Barcelona draws its fair share of celebrity dining when movies are shooting in town, you can count on that to busy things up, too. I shopped around plenty when we were deciding where to live after I moved out of N Highland Steel, and truthfully, for the price you're paying in rent ($1210 for 764 sq. ft. 1-br), you'll find much newer, more convenient options within half a mile. In fact, there are several other properties on the same block, one of which is still under construction. Considering the place is already so crowded, as soon as those units lease, it's only going to get worse. Finally, the apartments themselves are okay, but nothing special. They are most definitely NOT loft apartments - they're your typical beehive with standard ceilings, carpet, fixtures and formica. I was in building 3, and the elevator didn't work at least twice a week. No note, nothing, just randomly not working, even if I had used it minutes before. I have lived in Atlanta for 7 years and North Highland Steel is by far the best apartment complex I have ever lived in. Joey, Kimberly and Brandy are a fantastic team, very proactive and always willing help. We were very pleasantly surprised when North Highland Steel didn't charge us a pet fee since our cat was adopted. They also were very accommodating when we were going month to month before we moved to the townhouse we purchased. I have lived in other properties that gouge you when you go month to month. The move out process was also excellent, I have lived in properties that go to extremes to find stuff to charge you for but not here. Our property was a small studio with a balcony overlooking the beltline. Location is incredible with Ponce City Market, Piedmont Park and Krog Street Market within walking distance. From constant cockroaches despite cleaning, a dirty apartment upon move in, cracked and leaking toilet that should have been replaced before move in, roof issues resulting in the bathroom ceiling being opened up twice, the use of FETCH package service that has misplaced packages, delivered things to the wrong apartment and delayed items for days...quality has suffered. I've lived here for just a few months, but had issues early on, most of them are identical to issues other reviewers covered (ex. Noise, parking traffic, dated apartments). And it is overpriced especially when you consider what your apartment looks like. You can get something nicer & more updated for the same price within the neighborhood. After my first week I wanted to move because of the very issues others have already described, but I stayed because management and staff always addressed my concerns/needs right away. Every SINGLE issue I had, they fixed it almost immediately. I honestly prefer to live in a place where management is mindful and considerate of the tenants. I could easily move across the street or around the corner and have the stainless steel & granite but have thin walls and horrible management. I chose good management. Another plus is the apartment construction. I don't think I have ever heard my neighbors. The walls are not thin and the apartment is well insulated. I lived at N Highland Steel for 3 years. This was my sanctuary from a crazy roommate with a convict boyfriend. The ONLY, and I mean ONLY, reason I moved was because I had to replace my very near dead car. And the rent plus a car note was about $150 more than I wanted to spend. I was at N Highland before Barcelona, and I can tell you that it was just as annoying driving into the parking garage without the valet, because you have residents that feel since they pay rent they are entitled to drive however they want. Yes, it is annoying having to drive the long way around when leaving the garage, but at least you can get in and out. Before when it was two way you had to wait 10, 20 or 30 minutes for the idiots from the restaurant to get in their cars. Making it one way has helped clear this up considerably. There are still issues, but it is not as bad as it used to be. I have seen many complaints about the businesses in the area. What do you expect from a dual use community. You moved to the complex for the location and the fact that there are places nearby. Did you think that you were going to be the only ones that eat at the restaurants in the area, come on people, let's use are whole brain. This is a mixed use community, yes, the valets are sometimes jerks. And sometimes the drunks coming out of Barcelona are jerks, but this is the down side of all mixed use communities. As far as the interiors go, N Highland Steel is going through and upgrading as people are moving out of certain units, so you will just have to wait for the entire complex to be updated. N Highland Steel was my home for 3 years, and I was very upset about leaving. If you are OCD and strict about rules, you won't like N Highland Steel. If you are chill person that has a grasp on the reality of a dual use community, you will love N Highland Steel. For those of you complaining about the rent, if you can't afford it why are you looking there. It sounds like you need to manage your budgets better. It's fair. But here are some things to be aware of: * There is a tapas restaurant nearby that is open late, and it interferes with the entrance to the back gate. I'm often afraid of running somebody over, because of all the patrons and valet drivers moving around. It's one of my constant worries. * The parking lot on the part of the apartment community not in the main building often gets overfilled past about 7:00pm -- and you have to drive all the way over to the main building to park. Technically, the legal parking places are way up on the higher floors of that building -- but the restaurants are generally fine with allowing you to park in their valet spots. I did get booted once, though they took it off and apologized. * It seems like people a little too often are entering rooms, checking on the apartment -- to check filters and other things. * The staff always seem like they're in on a joke or something. It's as though they can't believe they're actually working in the office, rather than further along with their career. The good parts: * Relatively quiet. * Right on the Beltline. * Relatively safe area -- even late at night, so long as you don't walk more than 2 blocks away. It's an island of bright safety in a sea of dark corners. * Nice architecture. * Pretty close to I75/85, so you can quickly access distant parts of the city via the exits. read more

Honestly, I can't wait to move out of this place. I've been living at N Highland Steel for almost a year now. The best part about this apartment complex is the location. The access to the beltline is fantastic but its perks end about there for me. As many others have noted, the apartments are definitely not lofts. But you know that if you tour the place before signing a lease. The insides kind of remind me of being back in a dorm. Also, the construction noise from the apartment complex across the street is annoying to say the least. If your apartment faces North Highland, don't count on sleeping in past 7am. If you have dogs, this is not the place for you. First off, there is a $350 non-refundable fee per dog just to be able to have them live in your apartment. The $350 is not like a pet deposit, because it does not go towards the cost of any damage to the apartment such as the carpets. When I asked what the $350 per dog ($700 for me since I have two dogs) went towards, I was told it was to pay for the baggies they provide for cleaning up after your dog and for them cleaning up after dogs. Since most people do indeed clean up after their pet, I find $350 per dog for providing waste baggies to be ridiculous. Besides the beltline there is also no real spot to take your dog to go to the bathroom except the little slivers of grass between the road and sidewalk, and between the sidewalk and building. The parking situation is ridiculous, especially if you live in building 3 and have to park in the parking garage. Traffic from Barcelona is terrible every night of the week as well as weekends. They have tried to improve the valet situation for Barcelona by making the entrance a one way street but this is an inconvenience for residents because when leaving the parking garage you have to turn left (when North Highland is only about 20 feet away if you turn right) and go all the way around the complex to a side road then to an intersection with a stop sign. This doesn't seem like a big deal but when you experience it day in and day out, it gets frustrating. Another issue with the parking garage is that the lanes to drive in are too tiny and the corners are too sharp. You cannot turn the corner without someone almost running into you or vice versa. It is truly the most poorly designed parking garage I have ever been in. I have had two incidents with the parking situation thus far: one time I was getting my mail (which is inconveniently at the entrance to the busy parking garage) and a person just backed directly into my car. When I was driving into the parking garage once someone who was waiting for valet for Barcelona opened their door and knocked my mirror out of place. Additionally, my boyfriends car was broken into while parked in the parking garage of this complex. Ordering things online has become an issue for me at this complex because the office is open from 9-6 everyday, which is fine but no matter the size of your package it always gets delivered to the office and not your mailbox or outside your door. I leave for work before 9 and get home after 6 so I am not able to get any packages except for on weekends. Additionally, the office staff is supposed to put a note in your mailbox notifying you if you have a package in the office but this has only happened about twice for me, and I have had way more packages than that. Another problem I have with the office staff is that they do not have enough people working. Everyone that does work there is great, but if someone is coming to get a tour of the complex they put a sign on the door with a time they will return (which is almost never accurate). They need to hire another person so that when residents of the complex need to go to the office for something, during their hours of operations, they are able to. The convenience of having a gym in the complex is great, and it is open 24 hours if you are a resident because you just have to scan your key fob to get in. But because the gym is not just for residents, it becomes EXTREMELY crowded. I workout everyday so it is annoying having to work out super early or super late at night to be able to use the equipment you want to use. There are a fair amount of cardio machines (no stair-master) and free weights as well as other weight machines. A lot of equipment is off limits though because it is for personal trainers only so that can be very frustrating. I know I have said a lot of negative things about the complex but this has been my experience and honestly I would not recommend that anyone I know move into these apartments. The pool is really nice though and there's an area for grilling. Inman Perk downstairs is great and the apartments themselves are nice. The interior is sub par for the price. They moved the gated parking situation so it's fairly hard for a resident to find gated covered parking. They cater to the crappy little shops, bad MMA gym, and yuppie restaurant next door more than their residents. They are way over priced. You can find much better value elsewhere and with the new construction next door the area has gone very down hill too. No point in living this far south on Highland for this much money. I'd say it was good if it was $900 for a one bed room not $1350 and up. It's an ill thought out design as well. The devil is in the details and for this kind of money, they aren't doing it. I have been a resident for just over a year and would highly recommend the lofts for young professionals who are not looking to purchase a home just yet. With just about every basic city dweller's needs covered (dishwasher, disposal, gym, pool, pet friendly, gated lots - all included in rent), Highland Lofts (and I suspect other properties managed by perennial) is a great place to live. While the rent/utilities/trash fees have all gone up steadily, the quality of the building management is far better than most other nearby neighborhoods on Yelp (namely Virginia Highland Apartments). The management will take care of even the most basic necessities at no cost (lightbulbs, fixtures, pest control). Atlanta is not the safest city, but management has taken significant measures to respond to upticks in crime due to the economy. When walking my pet late at night, the security officer is rarely out of sight. Upsides: Airport - 15-20 minute drive at 7 or 8 am Food - The neighborhood is surrounded by food Pets - Even if you don't have a dog, you can make plenty of dog friends Coffee - Attached friends inspired coffee shop Parks - Plenty of green spaces east and north of the building Downsides: Cost - The price index is relatively high, but justified given the perks. Cable TV - No choice of providers, leaving industry leader in customer dissatisfaction, Comcast, as the defacto provider. Crime - Cross the bridge a few blocks west towards Atlanta Medical Center and you will find yourself in Zombieland. read more

No one has written a review and after about 18 months of living here I figured it's time I did so. I'm an apartment developer that moved to Atlanta and right into North Highland Steel. For reference, I've worked in apartment development for over 10 years and I now work in affordable housing so this company is neither a friend nor a competitor. To those that complain it's not a real "loft", you're right. That's a marketing gimmick that was all the rage when this place was built. Most developers don't do that anymore unless they have at least some loft units. Most. Yes, this place was built 10-12 years ago by my estimate. They are currently undergoing a renovation at lease renewal and they're replacing kitchen cabinets, counters, steel appliances, flooring in some units, blinds, bathroom from, lighting package. I think that's it. It's all modern, white cabinets, light gray stone counters, etc. Same look as the new apartments in the area. They're keeping up with the competition and the new kitchens look great, they really update the units. The parking: yes the garage design is a bit clunky. That's a function of the site, I believe. It's a long, narrow, site. To those that complain about traffic and how difficult it is to get in and out, that's city life (I grew up in a city full of residential high rise buildings, you go around in circles down 5, 6, or more levels to get out of the garage, it's what happens when density exists) and you're used to it or get used to it. You're moving here for the location, which can't be beat. And frankly I haven't found it to be that bad. I think in 18 months I've had 4 or 5 instances where I had an issue getting in or out and never for more than a minute or two. Usually a delivery or moving truck or those darn OTPers who don't know how to drive. Yes the gym is shared with X3 sports which means it's often crowded. The weight lifting equipment is better than any other apartment gym I've seen although it is a bit old and the cardio machines are in serious need of refurbishing or replacement. Bottom line is the location cannot be beat, you have the Beltline, tons of great bars and restaurants all around you, a young, eclectic, awesome crowd/neighbors, close proximity to the rest of atlanta. Now they're upgrading the units. The staff really is awesome. Work orders are fixed very quickly, the office staff is always helpful and responsive. If you're looking for a good apartment that your friends always want to stop by at, surrounded by amenities, places to go, people to meet, then you really can't do any better. read more

I highly recommend that you DO NOT rent at North Highland Steel or any other properties under this management. It is a hassle to move both in an out, elevators are constantly broken, guest parking is severally limited, and many unneeded "utilities" are added to your monthly bill (ex. a trash valet fee - because you cannot remove your own trash without carrying it to another bldg. half a block away - also said valet will charge you another fee, if you leave more then one bag for them to collect or if it happens to fall out of the tiny trash can). The parking situation is tough on residents and business patrons (only one entrance and parking valets constantly holding up traffic into your own residence). They will also boot your car if your own parking is taken up and you are forced to park in a guest spot, despite having a NHS Parking sticker in your window (this happened 3 times while living here. The NHS office simply states "they are a separate company, we don't control them and cannot help you with this"). Fiber was also never installed even two years after it was advertised on my initial move in. Lastly they also will attempt intimidation practices after moving out by lying about attempted contact (none of which come via phone, email or physical mail) for any owed "utilities" (which is already removed from your deposit) and then threatening to send small sums to collections to alter your credit scores. It then takes apparently multiple forms of contact to be made to their office to even get any info on how to handle any payments. Not worth your time or hard earned money. read more

I will say the staff here was fantastic. Joey in the office was always cheery and helpful with the millions of packages that went through the office and will a spare key when I locked myself out again. Recently moved out of NHS after 3 years and already miss the place. The location is great, immediately off the Beltline in Inman Park and within walking distance of great bars / restaurants; close to Downtown and Midtown, while still retaining the removed neighborhood feel of IP. N. Highland Steel delivers exactly what it promises: prime location. Being in the heart of Inman Park, right on the beltline, and walkable to 3-4 other neighborhoods, it's the perfect place to be if you want to stow the car in the evenings or on the weekends. Close to several parks and dozens of great restaurants. Other reviewers have mentioned traffic, valet, construction, the beltline being too crowded ... and while those things can be a drag, that's the tradeoff for the location. These things also have nothing to do with N. Highland Steel. The office staff are lovely, flexible, and responsive. Like one of the other reviewers - they have outperformed the staff of every other place I've lived. On the rare occasion I had a maintenance issue (or even needed the kitchen lights changed), the issue was resolved usually within 12 hours. Walkways and common areas were always clean and well-maintained. The X3 gym is fantastic and the discount NHS has worked out with them is a great perk. The interiors are fairly basic, but not dated, and the apartments are much larger than most other apartments in the area for the price. I'm pretty sensitive to noise - but the apartments at NHS must be soundproofed or something, because in three years of living there, I never heard my neighbors, and only the occasional noise from Barcelona (my balcony faced the valet). Really enjoyed my time at NHS, and would recommend it to anyone wanting to live in a walkable neighborhood in the city. read more

There is only ONE thing that works in North Highland Steel's favor and that is location. I have lived here since 2014 and the only reason I'm still here is due to the school district. The school district in this area is one of the very best! For as much money as North Highland Steel charges for monthly rent (which continues to rise), the current staff is not friendly and has a very non-attentive attitude for residents. Their main concern and positive personality is reflected toward possible new tenants. Additionally, they make it a point to remind you of when rent is due (which I'm sure everyone knows) however the grounds and hallways are not kept consistently clean and free from debris. I recommended to management, at their request, a year ago that the buildings needed pressure washing and the common area halls/walls and floors needed repairing and updating and it's still subpar at best. Most importantly, considering the amenities offered are minimum at best compared to other apartments, I have never understood how the ridiculously high monthly rent price is substantiated other than its close proximity to the Beltline (there's no clubhouse, the parking poses a constant inconvenience to its residents and the gym is a shared venue). I would not recommend that anyone consider North Highland Steel Apartments as their place of residence. read more

Love this apartment complex and neighborhood! It is the best location in Atlanta with bars, restaurants, and markets all within walking distance, especially with the beltline! Staff is super friendly and always helpful whenever I need anything. Maintenance staff is fantastic-they fix everything in less than 24 hrs. The amenities are awesome and I love having my gym right under my building. Overall great community and love my apartment. I highly recommend this neighborhood and complex! read more

I have lived here for 5 years and as I agree with Sterling A. 100% regarding the interior but that was not a deal breaker because location is great. Things were great until Barcelona opened. It is a wonderful restaurant but it has created much mayhem for residents that I dislike it here VERY much. The traffic to get in to the complex after a long hard day of work or a gorgeous weekend afternoon is not the only thing big problem. There is traffic at the gate from people that sit there for various reasons. I have gotten into two altercations where a man and woman have approached my car because I beeped my horn (with my two year old with me). I fear for my safety and my family's safety. Did I mention the rent was raised by $300 last year? Management does not seem to care too much because little or nothing has been done. But when Barcelona is opened residents must turn left and take the long way of the complex. I was a very happy tenant until Barcelona came and now my family will never live at a Perennial property again. read more

I've never written a yelp review for a place I've lived before but this apartment complex deserves it. Let me start with the good before I get to the bad (and there is a lot of bad). My husband and I moved to Atlanta in April from DC and moved into N Highland Steel in May after having visited the premises. We were super impressed with the facilities, the staff were friendly, the finishes in the apartment looked amazing, and the location could not be beat! Best of all, after living in DC, the parking was free! What a steal! Then things went south... We realized upon our walk-through that we had made a mistake. When we came to look at the apartment before we leased it, we saw a beautifully staged apartment, with a full-size washer and dryer in there. When we did our walk through, we noticed that there was no washer and dryer. I asked about this, and they said "Oh. That's not included, you have to buy or rent those - renting cost about $20/month" -- it was a classic bait and switch. We then asked where movers could park a moving truck and were told "there is no loading dock so you'll have to use street parking or the loading zone" which is no where near an elevator. The entrances where the elevators are located has designated street parking rather than "loading and unloading" so movers have to push furniture/boxes/etc, up a hill, then a ramp, then to the elevator to get your stuff in. No biggie since you're only doing this twice, but if you don't get your moving truck parked before a certain time, Barcelona valet will start to park cars there and when you ask them to move the cars, they say "No, we were told by the leasing office we could park here." A few months after we moved in, our AC started to malfunction but it wasn't serious at first. However a few weeks later, our apartment was running a balmy 78 when it should have been 70. We put in a maintenance request and they came that day while my husband and I were both at work. When I walked back into my apartment AFTER maintenance had been there, it was 88 degrees inside (IN THE MIDDLE OF SUMMER IN ATLANTA) with our dog panting. They had managed to screw up the AC even more, and installed a barely-functioning window unit. When we asked management how long it would be till it was fixed, they had to order new parts and it would take about three days. My husband wrote an email to management asking for prorated rent because our apartment was untenable for humans, and potentially posed a risk to our dog. They did not respond. He followed up the next day, with again, no response. Finally after a few more calls, they got back to him and prorated rent for 2 days, but my guess is they were just hoping it would go away. After the AC fiasco, we were shocked to get an electric bill for $250 (that's not including the additional costs for water/sewage/trash). The AC cost so much to run that it messed with our finances. My mom cools her whole house for $250 so that much for 750 sq ft is outrageous. The windows are not energy efficient and it's obvious that the upgrades they did in 2015 were cosmetic only. The final straw came recently (and is admittedly our fault but just puts the icing on the cake with this place - they will nickle and dime you the whole way). After a car wreck, my husband was driving a rental and left the guest pass in the rental car when he returned it. When I went to ask for a replacement, I was thinking it would be about $50 to replace BECAUSE IT'S A PIECE OF PLASTIC. Nope. $300. Read EVERY LINE IN YOUR LEASE AND EVERY PIECE OF PAPER YOU SIGN. I know this is a lesson learned for us - we signed the parking addendum and that was our fault - but we did so because we never though it would be $300 (to replace a key-fob in my DC apartment, it was only $100). Other miscellaneous things: Trash valet seems like a good idea but I'd rather have a trash shoot so people don't leave their trash in the hallways at all hours (it's supposed to be out no earlier than 6 PM but this rule is broken all the time and makes for stinky hallways). The front elevator in Building 3 never works and the pool was out of commission for a month this summer - but don't worry, we still had to pay amenity fees. We've broken our lease to move into a house in October. It was worth eating the one month of rent for lease termination to get out of this place. We'll likely be contacting the BBB about the shady business practices of this place. Buyer (renter?) beware. read more
