Hurricane recovery construction has exposed tenants on Levels 2-4 to toxic fumes that are causing residents to get sick. There was zero notice of the chemicals being used by the apartment, and still nothing is being done to alert tenants that their health and safety are at risk. For reference, the exposure in the air on level 4 units specifically is more than double what's considered extremely high risk. Fire fighters coming in to address the issue are quoted as feeling unsafe without entering without a hazmat suit...and yet Cortland management is fine just letting residents stay there with no clue that's going on. Prospective residents: do not sign here if you have any regard for your health. Current residents: contact counsel immediately. There's at least a class action lawsuit at play but individuals can claim compensation as well. Management: your careers are finished. read more

A friend of mine invited me to stay with her in her complex while visiting the area. I must say that her 2 bedroom apartment with a screened in patio is lovely. The apartment is spacious with modern appliances in the kitchen. My favorite area was the outside courtyard area. read more

I am not one to complain but to say my experience at Cortland has been absolute hell would be an understatement. I was brutally assaulted by one of the residents Cortland somehow missed had a full list of prior felony convictions. I broke my leg and was beat so severely you could barely see my face behind the blood. I then continued to heal when they moved a resident above me that I politely let managers know was loud at all times of the day 7am-midnight once again affecting my health and the severe concussion I had from the accident. Kayla Barber took weeks to respond, her manager Kayla Shaver was completely unresponsive. I went to the regional manager Brandy who told me there is nothing they can do. To make things easier I decided for my health to move out which you would think given the list of health conditions brought on from Cortland they would accommodate. They refused to let me out and have yet to reply with a solution that works. If you want to feel safe I would not recommend living here. I pay close to $2,100 after all of the hidden fees to feel unsafe everywhere I go and barely even work because of the noise issues. I am currently forced to pay for two apartments because mine is unlivable, that's how bad it is to live here. DO NOT rent here under any circumstances! This apartment complex is very deceptive in their billing and added costs that are either not allowable or clearly stated in their lease. Please look them up in the BBB they have an awful rating. Additionally, if you Google this owner you will see that their main office was raided by the FBI and they are under a federal investigation for a Criminal Antitrust Investigation for rent fixing. In your searching you are likely to find other tales of their mis-dealings and ability to "ghost" their tenants when issues arise, I am just sorry I didn't check beforehand. Crazy high water & sewer charges in addition to a storm water charge are one of their main money makers in which they shield themselves through a third party billing although they collect the money themselves. While the lease was supposed to included an addendum explaining how the charges would be allocated, no such addendum was ever included. To give you some idea of the gouging, you can expect to pay upwards of $175 a month for your water and sewer for a one-bedroom apartment regardless of what your actual usage may be. Storm water charges too, who ever heard of that? Statements from the management that you are paying "actual usage" in response to tenants and reviews on-line is just inaccurate. I don't know if these people are just pathological liars or ignorant as to their own billing practices. A good example of how they manage this complex concerns an attack on our dog. The management staff by their own admission knowingly allowed a resident to maintain a viscous dog on the premises which attacked our dog. On top of that they refused to provide any information about the resident or process it through their "Mandatory Monthly Insurance Charge", another money grab, so that we could be rightfully reimbursed for our thousands of dollars spent in vet bills. To further demonstrate the kind of people you are dealing with, they attempted to go back and delete the e-mails in which they admitted their shortcomings through their resident portal, however I copied them before they had a chance to delete them. Who would do such a thing unless they were hiding something?? VERY UNETHICAL. While on the surface this complex looks upscale and has some nice amenities, the owner's are only interested in gouging you for additional money on top of their already high lease rates. read more

My daughter leased an apartment from this apartment complex after we visited it in December I cannot say enough about this place! Her 2br2bath apt with terrace. Is amazing The rooms are excellent sized the appliances are state of the art ; the workers are available when needed: The management personnel is professional and courteous and people friendly. The place is dog and cat friendly as well My daughters cat was lost and they were right there to offer any help they could. Fyi: the cat was found!! Thus apartment complex ud now building phase2 It is also in a great location: 20 minutes from Tampa and 20 miles from the beaches.,, A perfect place to live!!! The amenities that cortland satori offers are excellent. the pool Area is exquisite!; the courtyards beautiful with playground facilities for the children:;i dog areas all Over-and inside there is even a dog spa to bathe the 4 legged friends!! And a wonderful feature is that they offer 2 one bedroom apts that guests of residents can rent out..while they are visiting!! Cortland management made our residency terrible. We were not respected by Cortland management from the day we moved in - They did not follow the lease, i.e., we were told we had to pay more money than we leased (July 29, 2022 ). Cortland delayed sending us the lease to just days before we moved in (we attempted to rent the apartment months earlier but were made to wait). First, Cortland was separately charging us an extra garage fee. The apartment monthly rent was $X and we rented a garage for monthly $Y, we received a lease that was $X plus $Y to equal $Z. We discovered on move in day there was an extra garage fee above what was in our signed lease ($Z plus $Y). Cortland said the apartment rent was increased by this exact amount of the garage fee ($Y). This made no sense because our lease gave the $Z amount for the apartment that included the garage. Cortland made accusations we were wrong and had to pay the extra garage fee above what the lease said. Cortland harassed us and made us pay the extra garage fee for months. We tried to be friendly, so we proposed to meet them halfway. We were told no. Cortland continued to badger us to pay the full amount of the garage, which we paid the next three months. We continued to explain this overcharge was not following our lease, and finally on the fourth month, Cortland management decided not to charge us for the garage anymore, and refunded our money for the overcharges. But wait, then Cortland delivered documents to our door to move out of the garage or they will throw away our personal property and also evict us from our apartment for not signing a new garage lease (both threats were unlawful). They did this 1 day before a hurricane hit us. They turned off our elevators too (we lived on the 4 floor and he is 65 and I have a neck injury with restrictions). At about 4:45 pm and just hours before the hurricane hit, after I moved all our precious belongings into our apartment (keeping us from using one of our bedrooms for days), we got an email they were not going to kick us out or charge us further for the garage. Then a few months later they started overcharging us for our sewer bill by up to nearly $40/month, which clearly was breaking our lease. The sewer bill was being allocated for property usage and our lease clearly says it was based on our usage alone and not allocated by property usage. We fought this for months but then we strongly felt we were being forced to move out for our own sanity and our owed peaceful living. We didn't know what Cortland might do next. We had to hire an attorney because Cortland wanted us to pay an extra 2 months rent for leaving early by 3 months on a 15 month lease, after they told us we could leave early as long as we kept quiet about their deeds. We decided that their behavior was too egregious to let them off that easy since they rented our apartment immediately (it was a highly coveted location, top floor, pond view, quiet side). We hope that Cortland learns how to treat their tenants better and to stop harassing them by threatening the safety of their belongings and peaceful living. read more

Since you got my girlfriend's review deleted, I am writing my own review. There's a dog upstairs that barks and whines continuously! I work from home so it's so frustrating when I'm trying to focus. The dog whines and barks at night too. I have tried talking to the neighbors but they lie about having a dog. I've gone to leasing office and sent numerous videos. They said that they spoke with the neighbor and were told they don't have a dog even though they pay a pet fee... that doesn't make any sense. Nothing has been done and all they say is they will send out an email to everyone. Another neighbor a door down I have spoken with also complains about the barking and has tried confronting the upstairs neighbor too. So be warned. This complex does not do anything for noise disturbances. They will dodge you when you ask to speak about your complaints. They say they will come speak to you after a viewing and they never do. read more

Just look at the Google one star reviews. They're all true. There's not much I can add to everything that's already been said on Google. What I can add is that ALL grassy areas are heavily used as pet toilets, which makes it impossible to enjoy any green space. Community safety is laughable, often encounter sketchy cars roaming through the parking lot. The picture in this review shows one of the gates with street access...all you have to do to gain access is reach through the railing and push the access button and you're able to walk onto the property. I've lived in a few apartment communities but none have been comparable to Satori largely due to the staff but also because of the amenities on site. The front desk team is always very pleasant and really go above and beyond when trying to find solutions to any issues you might have. My favorite feature are the courtyards because they have a playground for the kids and a nice grill/ hammock area where everyone can go to relax. I think what separates Satori from other places is the fact that they make the apartments feel like a home by constantly investing back into the property. I would and have highly recommended to anyone looking for a new place to live! read more

I currently live at Cort Satori in Gateway area on Grand Ave. and have been here 4 months. The exe. staff and all of the staff are very helpful and quick to react to any issues that may arise. The Maintenance team is clearly a cut above and very quick to address your concerns. Lots of planned activities and events by Their Asst Manager- Kayla Barber and you will always be welcomed by her brilliant smile! The Desk assoc. are very helpful and always knowledgeable or will get you an answer. Teir are many amenities including a beautiful pool to enjoy. Lots of Cycling paths, trails and sidewalks to ride your bike on safely. The one person who drives it all and manages so well is Lindsey Halstead- Executive General Manager. She goes out of her way to make living at Satori just like a single-family home except with hundreds of nice residents to make friends with. Extremely dog and cat friendly. The community director is by far the best! Always does the right thing and has the staff in order. Super luxurious community & community is always Clean. Close to downtown St Pete & Tampa. Management is absolutely incompetent, the rentals are extremely overpriced, the noise levels are absurd, and it's not uncommon to see residents waking around with ankle monitors. There is dog feces everywhere. Don't let the "amenities" fool you, most of them are not working or out of service. It's no wonder most of the units remain empty 2+ years after opening. And the property manager, Lyndsey Halstead is completely in over her head. If I could give 0 stars I would. Avoid at all costs. Oh, and don't forget the $80 "convenience" fee just to pay your rent every single month along with residents being consistently over charged for utilities every single month. The advertised rent will be at least $400 more when all is said and done at the end of the month.
