I was a lien holder for an older mobile home and the owner was evicted because she was late 3x on rent in a 12 mth period. A 60 day notice needs to go to the lien holder and owner of the home. The office and attorney lied when they advised I was served as the lien holder, pls see picture. Per state law: "Neither a copy of the 3-day notice per CC 798.56(e)(6)(A) or a copy of the 60-day notice per CC 798.56(e)(6) were never sent certified mail return receipt requested as per your certified mail & tracking. The 30-day time frame under CC 798.56(e)(6) never started to run, as to cure the default, the money orders have been sent and just under CC 798.56(e)(6)(C) the 60-day notice to remove the mobile home is and thereby Rescinded, please send your notice of recission upon receipt of money orders and cashier's check." The request was never answered after buyers were discriminated against per the Fair housing act. Please see Shawn p's review as the realtor. I know the law and was able to beat country meadows and their attorney, Ariel Bedell with the amazing help of Chanel Beery as the realtor. We fought back and beat country meadows with the discrimatory method. If you find yourself in a situation with CM and Martha attempting to take your property, I encourage you to fight back and contact Chanel to review your options. Don't be fooled by how clean it looks. If I can give it below 1 star, I'd be in the negatives. When first moving here they raise our space rent $100, originally was suppose to be $1,300. Our space rent increased to $1,400. But the time we left it was $1,650. I talked to a lot of the neighbors they said it goes up $100-$150 every year. The don't respect the lease agreements. And also only do 1 year lease agreement and never renew it. It favors them since they can harass you and continue to raise space rent. During the purchasing with our realtor, the office, including Martha would dodge our realtors questions, calls, and emails. Unprofessional. I read the awful reviews on Google and Yelp. The 5 star reviews are all fake. Please read the reviews carefully and listen to your gut. I did end up buying a home here, since my family need a place, dismissed the reviews, but regret it! But we moved out within the year. It was horrible! The park employees are creepy, I've seen them drinking on the job, they don't ask for your permission to enter your space. They talk back to you saying you don't own the space, yet we rent it. Also it is on the policies they need to get consent to enter. The park police's and regulations are generic and vague, done intentionally so it's not so straight forward and they can bend them. The BBB complaints residents have made have not been addressed and are ignored. Stay cats everywhere!!! Everywhere they poop all over your yard. Also have gophers and terminates!! Our terminate report came back positive. Other neighbors shared they also had to deal with them too. The chain link fences are not allowed. When escrow was closing and went in for the final walk through the fence was removed. Yet some houses (includes Martha's house, located in-front of mailboxes) have fences. I read the entire police's it says a small piece about fences and how the park has the final say. I spoke the Martha she said slowly they will remove all fences yet hers and other homes still have them. There's two pools located here. The back south pool is only open May-Sept. Yet we still pay the fees through our space rent and it isn't fair since the front pool reaches safety capacity. I will touch in the parking. It is horrible, If you your home is no located around a guest parking. None of my guests or my cars ever got towed since we stayed on top of send the parking pass emails. BUT I seen dozens of cars get towed. The tow truck company and its employees are in a power trip, I seen the tow truck harass cars speeding back and forth to cars. Alot of the residence with more than 2 cars park outside the community. And since the community only has one entrance and exit. A lot of people parking outside jump the fences. Management cleans their hands, in alot of situations, and say to call the police. And about speeding all the park employees speed and don't even respect the Stop signs. I've had them cut me off and I am going speed limit. Also they don't replace missing stop signs. (Even though it's a safety hazard!!) They do turn off the water! The send you an email notice like 2 days before but they turn off the water almost for the entire day. And it is not because of fail to pay the utility bill (utility bills are included in the space rent) it's because their water shut off is for the entire park all together. So when they fix or someone has a water issue, everyone's water goes out. I would say we had it off 4-6 times off since we were there. The clubhouse rental I suppose to be free for the residence they they have you paying $300-$500 for the required security guards. The clubhouse have AC but don't function. I've been to party in the clubhouses in the summer, everyone is sweating! If you call the office they ignore you. And to top it off the security guards literally walk around the clubhouse/hall during your event... Looks extremely ghetto and feels like you're in prison. Don't be fooled about the " gate community " they gate is never closed! They closed it when they have open houses to impress potential residence. Or randomly they have it working but for the most part it is wide open. THE CHERRY ON TOP... there was a GUN SHOOTING!!!! It wasn't a a shot or two it was a shower of bullets!! Some of the closer residents witness saw the whole thing!! Including their kids!!! It was two residence by the back south pool. The park and corporate try to "erase" all evidence And media report. Luckly I have saved the email they sent. (Attaching It to the review) The demographic is mostly Elder Hispanic here and a lot of them are afraid to speak up and protest what is right due to fear and they definitely do retaliate. Well, a lot has changed since I first moved in. I will begin with this. I got my car towed from my driveway felt like it was stolen. I will not get into details because I have a legal matter right now, but yes, supposedly my car was not in the drivable conditions but yet on my security cameras, I can see that the tow truck driver was, literally waiting for me to leave. Put my car in neutral because I left it unlocked back to tow truck and was easily able to tow it since my car was running according it was a non-operable vehicle therefore on the contract they could tow it and all my fees were paid for with the DMV, yeah this is private property. Therefore, it was basically stealing. Then I was accused with no evidence of lending my handicap placard to another resident of this place. All I gotta say is defamation of character also eyes caught their maintenance guy going through my stuff in my driveway/carport on camera when I'm not home. I've seen these vehicles that they have operate literally blowing stop signs in the community driving recklessly and when I confronted the individual, he told me he was responding to an emergency. You are in charge of maintenance. You're not a security guard nor a police officer. Also once you are on someone's side, they will go after you. I know there's a contract you sign when you agree to live in this community and if you break the rules just consequences I'm fine with that but your own crew your staff in general don't want to say any names but I am aware that some of these individuals live in the community. Therefore, they should follow the same guidelines and rules we have. No your laws and rights they practice predatory towing. I've seen them go through about four different tow companies that they have a contract or some sort of agreement with all are very unprofessional and allegedly they give a kickback to a certain person that is in charge of certain things that are Manage at this park, but I can't prove it. I've also seen tow truck operators are so eager to tow a car that they don't even hook the car on properly drive away and drop the vehicle. And the tow truck driver could care less doesn't stop keeps dragging the vehicle. I have all this on camera. I once was actually accused of letting or sharing my handicap placard. Just because my girlfriend also has a handicap placard and I have one as well. I would give this place ZERO's all across the board. Be AWARE AND DONT MOVE HERE. I thought as a senior I had found a quiet, safe place to call home but it was a nightmare living there. The Manager Martha never picked up the phone and communicated mostly by email and always looking to write you up. They would leave written notices on your back door or on your car that I never saw. Martha works with United Realtors who she notified when tenants were behind on their rent during the pandamic to sell their home and eventually evict owners and forced to sell. The rent went up $50/year but they got greedy and raised space rent up to $1650 per month making it unaffordable for seniors or families on a fixed income to be forced to sell. Martha makes her own rules when it comes to conditions when selling it. The repairs were going to cost me $10,000 with their contractors and refused to allow my handyman who estimated repairs wouldn't cost near as much but refused to give me a written estimate for their contractor. I never received a notice by the City of Ontario to remove the patio that was there when I bought it. Martha wanted it removed as her condition to approve the house to sell. Their attorneys filed an Unlawful Detainer and I was forced to move out. The Realtor Selene and Jorge with United MHS sold my home and I never recieved money from the sale or the legal owner was never paid for the remaining balance. My rating for this particular park would be the LEFT SIDE OF ZERO. I should have known something was off when the office was locked with a sign saying "communicate by phone" while the staff was present. Please know that I called the number 5 times and left two voicemails, then two more times while at the door no one answered. I knocked on the door and the maintenance gentleman opened it. I asked to speak with management and that's when I met Martha. I explained that I'm a Realtor and I represent a buyer that has an accepted offer on a unit. I asked for clarification of the denial letter we received. Which we received within less than 20 minutes of sending the buyer's ID. Keep in mind, Martha had the paperwork 4-5 days prior. Martha makes an attempt to tell me how I feel and what I'm saying. At that moment the reviews began to make sense. Then she proceeds to belittle me as if my clients are unworthy of living in her park ( which is really not her park). In my opinion, Martha suffers from the delusion of power. Her title has gone completely to her head. Martha is beyond nonprofessional and a supreme copout artist. Martha could not hold an ADULT conversation if her life depended on it. Management is terrible here, where should I begin, pictures of your home and yard are taken every 2-3 months, and an email with an attached image of your home is sent because you're not following the code of conduct. They'll tow your car from your own driveway and place poles on the property for improper parking. Management is quick to send emails to residents regarding issues although when residents have concerns they'll refrain from responding. And if management responds it's very unprofessional and rude. Cameras are placed throughout the park "facing" visitor parking and let's not forget that your visitors will get their cars towed if parked in visitor parking without permission. I had my vehicle towed by SMD Towing, a tow truck company that is usually seen patrolling Country Meadows. The resident I was visiting at Country Meadows emailed my vehicle information so it could be "safe listed" since I was a guest at the property. I was parked in the visitor parking area and there was no reason for SMD Towing or Country Meadows to have towed my vehicle. SMD Towing took possession of my vehicle and loaded it on to their tow truck and drove it around to who knows where because all their employees claimed that it never left the property. They returned my vehicle parked it facing out and left no note letting me know it was ever moved. It wasn't until later that the Country Meadows Manager, Martha Rosas sent an email stating, "Your car was towed on accident. They are putting it back." As a result, there was damage done to my vehicle and neither the Tow truck company nor the Country Meadows manager wanted to take responsibility. SMD Towing said a call was initiated by Country Meadows Poperty Manager, Martha Rosas to have a vehicle towed. Rosas was just as responsible for the damages incurred to my vehicle. She authorized the tow of a vehicle and didn't ensure the rightful vehicle was being towed from the property. The Country Meadows Manager attempted to neglect responsibility telling me that they never authorized anyone to tow my vehicle. So my question was who gave written authorization to tow my vehicle? I'm sure SMD Towing, the company that Country Meadows contracted, did not come on to their property and begin towing vehicles at random. Ultimately SMD Towing towed my vehicle without written consent of the property manager nor was the property manager present at the time of the removal of my vehcile from the Country Meadows. Both are clear violations of California Vehicle Code 22658. California Vehicle Code 22658 (l) (1) (A) A towing company shall not remove or commence the removal of a vehicle from private property without first obtaining the written authorization from the property owner or lessee, including an association of a common interest development, or an employee or agent thereof, who shall be present at the time of removal and verify the alleged violation...) Martha Rosas was a nightmare to deal with. I reached out to her several times asking for SMD Towing's license number and she never provided the number and instead gave the runaround. I believe she had an unlicensed tow truck company operating on her property. Never once did she apologize for what had happened and kept placing the blame on the tow truck company without taking responsibility. What kind of place allows this to happen? read more

We follow the rules and send the email but they still end up towing it and when you ask the SMD towing company they say that they get emails saying which vehicle to tow. The management will harass everyone for the tiniest little things but let others do the same with no repercussions. No additional parking available they will tow you for literally anything. I really liked the house I purchased and also it was one of the cleanest looking parks of all the ones I went to see. I had an amazing agent that explained in detail all the rules of the park so I know what to expect. My husband and I fell very welcomed by the office staff and have been working with me on giving me me time to fix some minor repairs the house needs. Nobody enforces any of the rules, everyone here does what they want. Rent spaces are very high here. I have been to other mobile home parks were the rents are much lower and the PARKS ARE VERY CLEAN. THIS PARK IS VERY DIRTY. Since rules are not enforced nobody cleans their space. The majority of people here are not even the owners of the homes, they rent them, This place should be called "Little Tijuana" because that what it looks like. Martha has let so many lowlifes into this park that she rather not enforce any rules because she is afraid of these lowlifes. So residents have to deal with these lowlifes. read more

This place is a joke, dont ever live/ rent in here first of all you cant find no parkimg spaces and if you do you get towed! Do not trust the manager Marha shes a two faced liar, NOT RECOMMENDED!!!!!!!!!!! read more

I haven't had any bad experiences here, I have been living here for almost 3 years and so far no problems. Yes sometimes they have to turn off water but I figure it's for maintenance, I mean all places no matter where you live maintenance must done, same thing when I lived in an apartment. The staff has been helpful when I need their assistance. My kids enjoy the pool here and the events they have throughout the year. So far can't complain. read more
