We were a little worried buying pretty early in the development, but there has never been much of a slow down in home building and our section of the community has filled right up. Sure the amenities are a bit behind the initial plan, but they continue moving forward as more homeowners move in. Love the location being close to the airport (and airplane noise has never been an issue), close to Belmont for groceries and everything else, easy access to 85 and 485, easy commute Uptown, quiet community, but still easy to get to everywhere we like to go in Charlotte. i used to work in Huntersville and my commute was easy taking 485 up to 77, now i work in Belmont and it's now like a 5-minute drive. If you like having to worry about taking care of your own yard, then i do not recommend living in Napa. For me, living in Napa and having the lawn care included in our HOA is ideal. Other pluses: -Small but functional fitness center with free weights. -Sweet slide at the pool. -Easy trip down Wilkinson to/from Uptown. Rarely gets backed up like other areas of Charlotte -Good neighbors -Lake Wylie

John explained what was involved: synthetic underlayment, ice and water barrier, ridge vent, drip edge, a couple sheets of decking and a day and a half later the whole thing looks good as new - because it is! They cleaned up nice too; no scraps or bit or pieces or wrappers or anything laying around; a little raking, some blowering, and a couple guys did a couple passes with the nail finders and the place looks a little better than when they showed up. Good news/bad news: they do such nice work that I'm probably never going to see these guys again.

The estimate was scheduled promptly and the estimator was friendly but kept pushing drippage rails on us saying it required by NC building codes and we would not get a warranty on the new roof if it was not installed which we found out later was not true. It is RECOMMNEDED but not required by NC building codes. On top of that their estimate was the highest of all the estimates we received and $3,300 higher than the roofing company we went with to install our new roof. That's a lot of money we saved to put into another project on the house. Follow up to owner's comments: If drip rails are required by Nc building code as you claim then why did none of the other estimates we received even mention them?? Much less tell us that we needed them to get the warranty on our new roof? Maybe that why your estimate was so much higher than any of the other estimates we received.

The only downside I can think of is that when I moved in, the amenities were still under construction. By the time the pool was built, I felt like it would be significantly larger than it is now. Considering the number of apartments here, I can imagine it becoming uncomfortably tight when it fills up.

Their written communications to the prior tenant acknowledged "many issues" including specifically "the drainage issue," and offered her a lease termination because the owners could not afford repairs. Franklin Yancey, broker in charge and owner, personally acknowledged to the prior tenant that the HVAC was undersized and non-code-compliant. None of this was disclosed to me. The property was marketed as "turn-key" and "move-in ready." Cameron Frank told me the home was worth more than comparable homes in the neighborhood. The home did not appraise for anywhere near the selling price. When my inspection identified significant issues including electrical and plumbing code violations, Cameron Frank characterized them as "mostly optional" repairs common in older homes -- while simultaneously using claimed electrical and plumbing work as a negotiating tool to justify the price and limit my concessions. Public permit records confirm that work was forced remediation of an illegal wastewater discharge condition, not elective improvement. My formal request for $20,080 in concessions tied to documented inspection findings was countered with $1,000. When I raised concerns, Mr. Frank suggested that if I could not "overlook some things" I should consider new construction. He also referenced my buyer's agent's commission in an apparent attempt to pressure her to pressure me into accepting inadequate concessions. After closing I discovered the true extent of what had been concealed. I contacted Franklin Yancey directly, informed him I had filed a complaint with the NC Real Estate Commission and had already spent approximately $20,000 in repairs. He asked how much I was into it, offered nothing -- no investigation, no remediation, no follow-up of any kind -- and wished me well. I have since spent over $39,000 in repairs. A professional foundation inspector's written report states the damage is "clearly not new" and "has clearly been affecting this house for years." Neighbors approached me independently, offering to assist in holding Yancey Realty accountable because they had witnessed how the prior tenant was treated and were aware of the property's known problems. I have filed complaints with the NC Real Estate Commission against Yancey Realty, Cameron Frank, and Franklin Yancey. The prior tenant has provided a signed written statement and is willing to testify. I am sharing this so that no one else experiences what I have experienced

Put together with duct tape and prayer…read more Renters beware -- While the layouts of the apartments are great, they're poorly built and our apartment was plagued by many construction issues, including a persistent leak in the master bedroom. Less destructive issues included slanty ceilings, squeaky stairs and various electrical quirks. Not to mention that, standing in the apartment, five stories above Davidson, it's possible to hear a conversation, word-for-word, going on in the streets. The apartment managers are all housed at the sister property, Alpha Mill, and Fat City can sometimes be forgotten.

They were charging less than some of the condos for rent in the area. I didn't get to move there because they were completely full, but I got put on the waitlist so they can let me know when something becomes available. I think it will be even better when they get the retail spaces below the apartments occupied though. I'm glad to see that developers are starting to take an interest in the area.
