Upon discovery of incorrect legal documents for seller financing, C&C did not take responsibility for mistakes. They refused to make any corrections and I had to pay thousands more in legal fees to catch and correct the mistake, and ultimately re-do the documents. When I asked for financial compensation for this, they said that they contracted the legal portion out to a real estate lawyer, so were not responsible for it.

I was told that the property manager would handle any and everything that I needed to take care of before I moved into the property (seeing as how I was 7 months pregnant at the time, I needed things to run smoothly)... needless to say, things did not. There still needed to be places in the house that needed to be painted... the appliances that they provided were less than operable (claimed they were purchased from the good will store, so there were no guarantees that things worked properly)... Then when my family ran into a serious financial burden, we were told one thing... but we were still evicted...even though there was talks of payment plans that never got accomplished because they passed the buck on to whomever was in the office that day! That was in 2013...I just received a summons to court for that eviction that has a totally different balance than what was previously owed!!! OUTRAGED!!! Do not!! I REPEAT... DO NOT DO BUSINESS WITH THESE PEOPLE!!

We were originally scheduled to close with NVR settlement as we bought a new home with Ryan Homes…read moreand our mortgage was with NVR mortgage. However, only two days before the settlement we found out that the NVR settlement has screwed up our taxes and we ended up looking for a different title company. After speaking with 10+ title companies whom one after another either turned down our request to fix the issues and get us to settlement or asked for crazy prices to speed-up the process and get us to the closing in at least two weeks, I got the chance to speak with Mr. A. Khakpouri from Universal Title. He not only didn't ask us for any extra fees to help us but also took us to the settlement in only 3 days (something that NVR settlement couldn't do in 6 months). Mr. Khakpouri not only was very nice and helpful in explaining the process to us but also assured us that he will do everything to speed up the process and close as soon as possible. Honestly until the settlement day, it was impossible for me to believe that they can do all the paperwork in 3 days given that they also needed to do a title search that itself takes two days. Mr. Khakpouri was also very prompt in responding to our emails whether we asked early morning or late evening. Anyway, Universal Title helped us to go to the settlement just 3 days after I spoke with them. They not only didn't asked for extra fees to speed up the process but their price was very reasonable and even much lower than many other title companies. I definitely recommend Universal Title in Baltimore to anyone who is looking to buy in DC/MD area and they will be my lifetime title company if we decide to buy a home. If you are looking for hassle free settlement then Universal Title is the solution.
