Run away. Terrible company. They presented a house as ready for rent when over 50% of the ductwork needed replacing. For 6 months I have been paying to heat and cool the crawlspace. I have been trying to get this fixed since the end of June. 3 separate times I had to take off work to meet a subcontractor who never showed. House has been 80-82 dgrees. Will not get below 80. Finally talked to onre of the contractors and he told me I was cooling and heating the crawl space. (Heard this fro 2 contractors.) Despite this, I am still waiting on them to schedule a time to fix this. I havent heard a thing from this so called property management firm since July 10th. I've been in commercial construction for over 40 years and this is the most blatant abuse of renter rights I could imagine. All this was after they said they did a 50 point inspection of the property and must have purposly chosen to hin the current condition of the ductwork. Not once have they mentioned any compensation for their constant failures as a Property Management Company. License should be revocked immediately. read more

Run as fast as you can! They really don't care about you or your well being in their properties. My sister was murdered 3/29/25, found out the day after my eviction court date with them. They ended up being surprised I paid the back rent and the rest of April rent when my lease ends (4/30/25), fast forward to 4/17/25 when I told Cerah Elkins I wouldn't have a good time at the moment because I was dealing with family and a funeral. She went ahead and said according to your lease we only have to give you 24hrs notice and "that's a courtesy." Be prepared for unauthorized visits of your home being shown when you're trying to get things in order to move. Very unprofessional and I feel so violated in my own home! Also, I inherited my sister's animals and is another reason I'm moving and never want to deal with CREC again! Sherrill Holland is a slumlord property manager for sure. Nothing will be replaced or fixed! Good luck if you move into 9610 Blu Jay Ct. Ladson. Your Dominion power bill will be outstanding in the summers and winters, don't say I didn't warn you. Current rent $1065 and they want to charge $1500 ‍ the property smelled like cat urine before I moved in and from the looks of the unannounced visit today they don't plan on replacing anything. I have never in my life experienced anything like dealing with these people. I absolutely LOVED my home, but could no longer deal with this company anymore. I lived there for 4 years and always paid my rent early. I never complained about anything unless it was actually broken and, even then, never rushed or complained or anything - just submitted my request and patiently waited for it to be fixed. I just moved out and received the inspection where they included things like the shine on the floor was faded off (which was like that when I moved in and is obviously a wear and tear issue, I never even had furniture or anything in that part of the house). They included the handle that was broken off the very old refrigerator. It broke when I moved in but I never complained about it because we could still open it. So then they made it seem like it was my fault. They will blame you for common wear and tear issues in the home. Sherril was one of the meanest people I have ever dealt with in my life. She is a bully and will nickle and dime you in order to not have to give you your security deposit back. If you rent from them, make sure you read that entire lease agreement. They will allow strangers to come into your home the last month of your lease so they can show it even though you paid rent for that month. Not worth dealing with at all - just find a different place to rent.... read more

The first person who came to the house from crec was so rude, she knocked on the door harder than police in drug bust movies. My children HID and CRIED saying they were scared of her. She was also there at the wrong time and just showed up a few times. Each time the same horrifying knock. They refused to fix things that needed fixing. Their maintenance man told me he had issues with them as well. He told them certain things needed to be replaced and they told him no... just to for example, glue it back together. Then during thanksgiving, right before xmas told us we had to leave immediately and threatened eviction.we were happy to leave but they gave us no time, and only threats. If I took this to court I'm sure I would be granted more time. However, I am happy to get away from these terrible people read more

Rude, money grabbers with no compassion. I'm not sure where to even start with this, but I guess I'll start with the repair issues. Our dishwasher stopped working and I reported to them, they sent out a repair guy who played with it and said he didn't know what was wrong. He disassembled the front panel, unplugged the wiring from the door and replugged it, that fixed it, he showed me how to do it myself. A few weeks later, that stopped fixing it. They sent out the same guy who fixed it this time by resetting all of the breakers in the whole house (there was no breaker for the dishwasher like there should have been). My husband and I eventually figured out that the dishwasher electrical had been run from the kitchen sink wiring and we didn't have to reset the whole house anymore... until that stopped working too. We called it in again and they decided to replace the appliance. The guy who came out to replace the machine was actually appalled because NOTHING about how that was set up was up to code. Not the electrical or the plumbing. He managed to install the new one, and it did work for the rest of the time. Now, onto the flooding. This part wasn't really crecs fault, but it wasn't fun to deal with either, and they were not very understanding. I had JUST come home from the hospital after having my son when it happened the first time. Literally the entire yard flooded as well as the den. I had to throw away $300+ worth of art supplies AND finished work that I'll never get back. They came out with fans to try to dry the crawl space. Our electric bill ended up being almost $500. It was normally around $90-$150. All crec did for us was give us $250 off of our rent. After that, we stopped keeping anything on the floor in the den, and it flooded several times after that. I never made a big deal out of it, I was patient and understanding and tried my best to work with them. Then came time for move out. Our lease was up in July 2021 and we knew we would be restationed in September of 2022, and despite all of the problems, I was interested in resigning but in order to do so, we would have needed a month to month between July 2022 and September 2022, or we would have been homeless. I called the office and spoke to Nicole about the issue and she shot it down immediately and said that they don't do month to months and weren't willing to make an exception. We said okay, we'll be moving out at the end of our lease then. Shortly after that, the owner of the house wanted to come see it because he had never seen the place, so he came to check it out. He asked why we were leaving and I explained the issue with the month to month and he was shocked that they told us that without talking to him, he said that if they had asked him he would have said absolutely. At that point it was too late in the game to change anything, we had already lined up housing on base, but they never offered anyway. During the move out process, I was avalible most of the time (I'm a stay at home mom) and told them in advance what days we would not be able to have showings. Wouldn't you know... they scheduled the showings for those days and then Nicole had the nerve to get an attitude with me for declining the showing requests. The only showing they didn't schedule on one of those days, I made sure everything was ready for and then they canceled it on their end. The only good experience I had working with them, was with Ashley. Ashley is amazing, and so kind and knows how to treat people with respect. Nicole does not understand how to speak to people, and looking at the other reviews, I know it wasn't just me. She was ALWAYS rude, ALWAYS snarky. If crec wants to do themselves any favors, it would be to stop having her deal with tenants. All in all, I do not recommend renting from crec. Especially if you're military. They will not work with you, they will not make exceptions for you, even if you give them over a years notice of when you're being restationed. Even if you dealt with problem after problem, and never gave them a hard time. read more

I would rather sleep in a tent than rent from CREC. I've rented for 16 years and CREC is the worst experience I've ever had. After living under CREC management for 3 years, my wife and I agreed that we would NEVER rent again. Their Google rating was around a 2 or 3 just a few years ago and suddenly jumped to a 4.7. Unbelievable. I did not experience that jump in actual performance. We had to use window units during the summer for 2+ years because they would not replace the air conditioning. When we begged Sherrill to replace the unit, she talked to me like I was 10 and explained how air conditioners work. I'm section 608 certified to work on air conditioners from the EPA. The unit needed to be replaced because it was old. The roof leaked when it rained for 2+ years. When CREC finally replaced it, we had to replace our car tires as well because of the poor clean-up job and nails left in the yard. The microwave went out, the disposal went out, the hot water heater flooded the garage/our belongings and the replacement water heater was never wired to code. Needless to say, the house had various maintenance and upkeep issues because the house was marginally maintained. When we moved into the place there were 15 light bulbs out, 35 holes in the walls in the master bedroom ALONE, ac filters that hadn't been changed in 2 years, allergenic dog hair all over the carpets, clumps of dog hair and debris underneath appliances, and visible dirt on the floors. We rented a carpet cleaner, thoroughly cleaned the place and replaced all the lights with LEDs out of pocket. When we moved out, we paid $575 for cleaning and attempted to pay an additional $300 to have the carpets cleaned professionally. Unfortunately, we didn't have access to the house for 15 days after they changed the code even though we were paying rent on the house. Stanley Steemer called the office 3 times and was never given a code to clean the carpets. So we paid for a house we couldn't even access. When CREC finally got around to inspecting the place 15 days after it was cleaned, they sent 100s of photos that seemingly alleged wrongdoing on our part. They sent their report electronically which only had an "Agree" and "Sign" button. When we brought up our concerns we were told we never disputed the move-out inspection. Well, it is hard to do that when you only have an "Agree" and "Sign" function on your inspection. We called the office multiple times to try to get the carpets cleaned and told them our move-out date, etc, but boy was there AMNESIA when it came time to get our security deposit refunded. We were charged $1665 for light bulbs (which were all working except for 1 that was due to a worn out fixture), holes in the walls (that were present at move-in), house cleaning (which we paid $575 for), cracked refrigerator bins (that were broken at move-in), ac filters (that were less than 1 month old), yard clean up (that was mowed professionally every 2 weeks), carpet cleaning (which we tried to do 3 times at move-out and had to do ourselves at move-in), and were charged to replace a perfectly good working garbage disposal that purportedly had glass in it. We attempted to discuss these issues with Sherrill for 5 days and bent over backwards to negotiate with her conceding again and again to work out a deal we would not be angry about. She would not budge but insisted that everything was our fault. CREC is the worst experience we've ever had renting. I would rather sleep in a tent than rent from CREC. read more

I had a horrible experience with CREC. I had to break my lease because of an ill family member. I was told I had to forfeit my entire security deposit, and pay rent until the day a new tenant (that I found) moved in. While I was disappointed that they would not work with me more, I understand that there are penalties for breaking a lease. The real problems happened at moveout. As others have mentioned, CREC will nickel and dime you for everything. The place wasn't cleaned when I moved in, yet they took a picture of a single oat in my cabinets and tried to charge me $100 for house cleaning. I eventually got them to remove the charge, but it took 2+ hours arguing over the phone. I was charged $75 to clean dirty blinds that were so old/brittle that they broke if you touched them. The carpet was badly stained and had pieces missing when I moved in, but I still had to pay $100 for a steam cleaning. The staff was condescending and snarky (the exception being Ashleigh). Sherill even had the audacity to suggest that I was lying/misrepresenting my family member's cancer diagnosis. I've rented in 3 different states, and I've never had a problem before CREC. Avoid them if you can. read more

Can't help but be skeptical of some of the Google reviews on this company. (Note the average of 1 star on yelp vs 4.5 stars on Google). I guess there's no policy against CREC employees placing some of these 5 star "reviews" themselves? Too, certain CREC employees very actively solicit 5 star Google reviews from their clientele. They claim "My company is having a 5 star Google review contest and I really want to win it for my daughter." (Rather than focusing on actually providing 5 star service). Some property owners list their rentals with CREC b/c it charges them lower fees than certain other property mgmt companies. But this often just means additional & overinflated costs placed onto tenants. And CREC's property manager Christen will curtly let you know that CREC is an agent of the owners, NOT of the tenants. (Be very aware of this if you are considering being one of their tenants....maybe factor in the cost of an attorney consultation). However, if property owners want to keep good, long term tenants, they may want to find a different company, and one who prioritizes good communication and treating tenants well. I signed a 1-year lease with CREC on a townhouse be cause I loved the location. I did a move-in walkthough with Sherrill who arrived a few minutes before me and had all of the upstairs exhaust fans going full blast because "the painters came today & it smells like paint." Most things seemed acceptable on a surface level, so I started moving boxes in later that day. I turned off the fans and realized the odor wasn't from paint....it smelled like a DIRTY, wet animal. I notified CREC of & they did have someone come steam the carpets for a SECOND time. But according to the carpet cleaner, the odors went well below the carpets and were due to cat/animal urine getting into the padding below the carpet. He stated all of the upstairs carpet and padding should be replaced. Instead, they opted to only replace a small patch of damaged carpet in one bedroom (I can only assume due to a cat scratching or peeing in the area). CREC already had my signature on the lease, so I tried to make the best of the situation. I spent a good bit of my own time and money on treatments for the carpets. I got to the point that I would keep the door to the one bedroom with the carpet "repair" closed, as this seemed to minimize the amount of the odor going elsewhere. Unfortunately this meant I was paying rent for a 3 bedroom unit, but only 2 of the bedrooms were useable. At move-out time, I agreed to showings on the property the last 30 days I was there. One of the showings arrived more than 45 minutes late & apparently called to notify CREC, but no one there bothered to notify me...the TENANT who still had occupancy of the unit. I arrived home from work to find a realtor inside the home who asked me to go wait back out because "we'll just be a few minutes." That night, I received an email from Sherrill at CREC which stated the realtor and her clients were concerned about animal odor upstairs & wanted to know if I was going to have the carpets cleaned. I had to forward her copies of the same comments after my move in where SHE put the fans on to cover the odors!!! Can't make this stuff up! My initial 1-year lease stated that it would go to month-month (MTM) if a new lease wasn't signed at end of term. This was ideal for me as I knew I likely wasn't staying another full year. Six weeks before lease end I got a text saying that my lease was ending soon. No big deal because of the MTM option. Then exactly 31 days before the lease end I received a text from Christen saying I needed to sign a new lease, give my 30 day notice to move out, or take a 125% rent increase for MTM. There had been NO mention of this anywhere in the lease I signed. Christen stated that CREC was behaving "well within" legal limits by informing me that if I wanted to supply my 30 day notice to vacate, it had to be within 24 hours. OR I would get a massive rent increase I just learned of THAT DAY by TEXT! But that's because CREC doesn't bother to send letters for their written notices...that would be far too professional of an action for this company. Email communications from Christen tend to be aggressive, condescending, and full of contradictions. My review was shortened b/c of space limitations, but suffice it to say that in my experience, this company's conduct is sketchy at best. read more

Run away! Will take money out of your security deposit completely out of proportion to 'the offense' - I guarantee no one walks away with their entire deposit. After spending $480 in cleaning and gardening fees the weekend before I moved out they still found reason to deduct $150. I left my place in better place than I found it. When I moved in the shelves were dirty, the AC barely worked, (broke down the last few weeks I was there, in August none the less in the south) huge holes all over the place and dirty ugly paint on the walls. Recently moved out of a rental through this property management group. They were friendly, but be extremely careful requesting any maintenance request. Sent in a request concerning the HVAC system, and somehow was responsible for paying a high percentage of the bill. The customer service dropped significantly through the term of the contract. Would not go through this company again for any rentals. read more

We've had a very poor experience using this company to manage our property and would not recommend. Like the other reviewer we have also experienced the surprise repair charges on our monthly invoices that continue to occur even after telling Sherrill in writing that she cannot authorize repairs without our permission. In fact, we can only communicate with them in writing because of all the inconsistencies. We should have known this was probably not a good choice for a management company when our tenants showed up to move in while we were moving out! They had told them the wrong time. We were promised regular updates on our house since we now live out of the area and that has not happened. We rely on neighbors to send us pictures and are quite upset of the condition of the exterior and landscaping. Sherrill refuses to tell them to mow or trim bushes without receiving first a letter of complaint from the HOA. Now with a hurricane headed for Charleston she refuses to ask the tenants to put up our hurricane shutters and wants to charge us per $25 per hour to have someone install them. We would not recommend this company at all. read more

I would highly recommend finding a different property management company if you have an option. Dealing with CREC for the extent of my lease was one of the worst experiences ever. It started with an application fee that was entirely too steep per applicant. After paying that steep application fee, I expected top notch service but I was misguided in my expectation. When moving into a property, you would expect it to be clean and the landscaping to be in good condition to be properly maintained. When I arrived at the property there was broken glass and trash hidden behind the bushes in the front yard which I notified them about. They said they cleaned this up, but the glass and trash remained there the next time I checked. There was also hair from the previous tenant/occupant all over the shelves in the bathroom. The landscaping was not well kept and they assured me that it would be fixed prior to my move in date. The landscaping was being "taken care of" with a weed whacker when I showed up to move in my belongings. This actually accomplished nothing as the backyard was essentially ALL thick weeds and I had to take 3 hours one day mowing these down and planting grass in the back yard. Moving forward I expected things to get better, but when there was water damage to the ceiling in the property I was renting and a rodent got into the property, the true colors of CREC came through. The water damage was addressed, but not appropriately. The shingles on the roof were replaced to avoid any further damage, but the damage to the ceiling remained and began to mold as they did not take action to fix this. The rodent was getting in through a crack in the floor behind the sink and their solution was to use spray foam to close up the hole, which the rodent obviously chewed right through. The next step was to place a trap. This did not work, as the trap never caught the rodent and there was no further action taken (no exterminators or pest experts ever called). When moving out, I left the property much cleaner and well kept than I found it, however they still expected more. I hope this helps someone else to avoid this issue with CREC in the future. read more
