The community in the middle (where I was) is a group of people who have lived there for a long time. If I had to guess, many of them still live there. Great people. Parking was never an issue for me on the bigger lot. That small lot (off Brown, I think) can get full but the complex is so concentrated that no one really walks far. The layout hasn't changed much I would bet, and my 2 bedroom was perfect because it was a bit bigger and had some extra room. The Main room was just slightly bigger, but I recall easily fitting my Queen bed, 2 nightstands, decor and a TV on the wall. The patios are small, but can fit 2 chairs. I really enjoyed that patio and a nice beer on a warm summer evening. The location was probably my favorite. Right behind Brookshire's in Wylie, and at an intersection, I felt like it was convenient to anywhere I wanted to go. At the time I attended Collin College and worked at Sachse High, and both drives were really a breeze. Traffic has probably increased since, but you can't beat the quick access to Sachse, Garland, Murphy and Plano. The best thing is that it's practically in a neighborhood, so it was exceptionally quiet. I can't recall how much I paid (wouldn't matter now) but it was very affordable. Sadly, I had to break my lease (and paid a fee to do so) and they were very understanding and worked with me without doing shady things. A different time. It's funny, for where I was in my life at that time it was perfect for me. So mamy significant days of my life happened here, and I didn't even know it. If you are reading this, and interested in making a change in your life - good luck. You got this. And this might just be the place to do it if you are seeking quiet, affordability (hopefully) and to be able to access various cities quickly.

Maintenance has always been top notch if we had a problem. The main issues I take are that the price is too steep for what you get which isn't much. And on top of that, there is only one way to pay your rent, and you're charged a convenience fee for it. More like an inconvenience fee. And the laundry room. Oh I could go on forever about the laundry room. First of it's all coin operated, if you're gonna have coin operated machines, provide a change machine. Second, half of the washing machines are always broken and when they aren't broken they never fully drain so you have to hand wring out the clothes before putting them in the dryer. So still technically broken, just operating. The dryers even on the highest temperature can't even dry a small load. With the money people spend washing their clothes, this place could easily afford new washers and dryers. They just won't. I'd rather give up a few feet of my walk in closet for a space for my own washer and dryer. That's the other thing. For the outrageous rent this complex charges, they could easily put a washer and dryer in every unit. It would certainly justify the price. I'm gonna be straight, we renewed our lease once. I don't know if we will again. The laundry situation is enough to want out of this place.

Me and my roommate were charged late fees multiple times on ridiculous technicalities or bad book-keeping. I moved out to be closer to my job and only moved in in the first place because my roommate already had a lease on a 2-bedroom apt. Would have definitely pushed for a move to another complex had the opportunity arisen. The unit itself was a decent enough layout, but was rife with annoying faults. The walls of the buildings are terribly TERRIBLY thin. Sitting anywhere in our living/dining/kitchen area you could hear anyone climbing the steps outside no matter how lightly they were treading. My bedroom was at the back of the unit but I can only imagine how tough the noise from the outside was on my roommate who's room had it's own exit door into the landing and a window directly facing the stairwell. Among the problems with noise there are structural issues throughout the complex. Our stairwell was shut down for a repair to a disconnected portion of railing and when it had been fixed we found the dislodged rail had only been shoddily spot-welded back into place. A few stair steps had also been replaced but the rusted connections had been left. The iron support beam under the stairwell had also rusted away and one of the wooden support beams was left swinging loose. Last I saw upon visiting these things had not been taken care of. Parking is about the only thing I never had an issue with. The lots are decently sized and spaced and even if you have to park away from your building it's not a hassle to walk. As I was moving out I heard they were raising the rents on the units to well above 1k for multiple bedroom units. They are not worth it. For an ungated community in Wylie, TX with a rink dink downtown you'd have to grow up on to admire, an unreliable staff and numerous maintenance issues: I say take your efforts elsewhere.

    if you know what's good for you don't ever live here. there's so much i could say about the…read moreconditions of living here and the quality of care you receive when reporting an issue, but i'll save that because this place has angered me enough for today and the days before. they admitted their foundation was bad, but i'll sum it up, be prepared for hundreds of gnats flying around your door every time of day, unwanted visits in your unit from ants entering from multiple points, wasps, cicadas and roaches, outlets, including ethernet plugs not working, an unusable dishwasher, clogged hood vent, warped trim, missing trim, carpet not flush against the trim, and paint over everything (including the bathtubs and trash.) because you just ordered the landlord deluxe special. here's 4 photos of some of the annoyances previously mentioned. this is all i care to write as of now. if that's not enough to keep you away i don't know what is.

    My husband and I lived here for two years and recently moved out…read more With the change in management after last year, things have improved but they will never be the way they were when we first moved in. We moved out due to the skyrocketing rent and the fact that the newer neighbors were not as nice/welcoming towards us as our original neighbors were. Current property management is always friendly. We move out and I get a final charge bill of over $700! We took good care of our apartment and even moved out two weeks early so we had time to clean! I look and my pet fee is not being applied to damages our dog did even though I was told the pet fee would cover said damages up to $500. I'm being charged a cleaning fee for the counters when I have PICTURES of the spotless counters. That, plus we're being charged for a drawer that was already broken and glued back together when we moved in. The glue was coming apart when we moved out, so why should we be charged for this? I bet everyone reading this $100 that they just glued the drawer back together again and will proceed to charge the next resident for "damage" as well. To add to this, we were also charged for the broken door jam, but that just gave under our feet one day. We did nothing that could have damaged it if it were not already worn. This has made both my husband and myself quite upset given that for some reason, the last three months we lived here the battery operated smart lock on the front door started dying every two weeks, so we had to keep buying new batteries out of our own pocket when that isn't supposed to be the resident's expense. Our alternative was bugging maintenance every two weeks, which we didn't want to do out of courtesy. We were locked out of our apartment three times due to dead batteries, and one day it happened on a Sunday which forced us to stay at a neighbor's apartment for 2 hours while we waited for maintenance to make the drive over. I highly suspect that the higher ups are behind our abnormally high final bill, given that I reached out to property managment and it's been 5 bloody days past when I was told they would get back to me. Current property managment has ALWAYS been good with communication. Do not move here. This complex is corporate owned, so the higher ups will nickel and dime you. Edit: Here are the attached photos of our apartment pre-move out. See for yourself how clean those counters are. My former property manager finally got back to me after I left this review and tried to tell me that I never paid a pet fee or pet rent. I have a physical copy of my ledger from 1/26/24, that SHOWS my pet fee. I also have email receipts of my paid pet rent until the month I had my dog registered as an ESA. She also tried to ask if we tried to put in a work order for the door jam or the already broken drawer...uh, no. Because I didn't think I'd get charged for wear and tear, sweetie. Yeah...again, don't move here. I've had near perfect credit my whole life and I'm about to take a hit because I don't have over $700 to shell out over false charges. I did the math and without the counter charge, pet damages, and wear and tear charges, I actually owe them close to $50 which I am willing to pay. Edit 2: After reading the business' reply to this review, I have no intention of reaching out to them. There is no need to "clarify" the charges. I have physical proof that I do not owe you over $700, so I'm not paying it. End of story. Y'all make way more money than the poor commoners like myself. You'll survive. Also might I add that my previous property manager was sent a picture of my ledger with my pet fee on it and still proceeded to tell me that I never paid it or paid pet rent. My reply was sending her a screenshot of my first pet rent payment and saying that I had proof of all the pet rent payments. I added that I would be happy to forward the rest of them. I got nothing back from her. Edit 3: As of this morning, my credit score dropped 11 points. It hasn't even been 30 days since we moved out...Not enough time for them to turn the false charges over to Collections. Edit 4: The current reply from the business is after they took their first reply down that I referenced in Edit 2. Their updated reply is even more insulting given that-again-I have a physical copy of my ledger with my pet fee on it and saved emails from when I paid my pet rent. The attached photos are also proof that I'm being wrongfully charged a cleaning fee for the counters. If they didn't move the fees I paid to the correct accounts ect, that isn't my problem. I don't appreciate being lied to.
