    They left loose screws scattered on my new roof.

    We called them to take a look in out attic for a raccoon. The initial home inspection was fine and they provided a detailed list of the things they "wanted" to do. We agreed on the ones we thought would actually be what we wanted and agreed to a deposit for services. They came out and unsealed the area I sealed off, never actually went into the attic to see that the raccoon had already left, and placed a trap outside by our garbage cans. They also put wiring on our roof causing one of our vents to stop working (charged $95.00 for this and did not do it from inside the attic as their plan said) and left a mess of wire clippings and screws on our roof. Then they charges my credit card for the full amount without authorization and before they completed their work (i.e. removal and spraying our attic). Then the repair and paint to match the area they made worse consisted of a thin metal piece screwed into the wood ($300 charge). So we paid $1285 for them to not trap anything, spend $50 bucks on the wiring mesh and another $50 bucks on the chimney patch even if you add in labor we were still WAY OVERCHARGED for what they actually did. Was expecting more for the money. I would recommend using another company that provides better service for the money you are spending.

    Absolute WORST experience I've had with a company. Joey Lopez, the salesman, initially came to my house to provide me the quote on Friday, gave me an itemized invoice with the price. We scheduled service for Monday and I paid it. Joey Lopez said if they were to find any areas in follow up services that weren't originally found, it would be covered and is part of their guarantee. Monday morning, the crew shows up late and Joey comes to my door about an hour later telling me even though he wrote 5 roof facets on the invoice, he did the math wrong and don't charge me correctly. I told him no, that they're on the invoice as well as the price agreed to that I've already paid and to call his manager so I could speak with him about it. He told me that I would have to pay for it or they wouldn't guarantee the service. He said it's only $195 and I need to pay it. I continued to ask him to call his manager and he just stood there arguing with me. Finally he called his manager, Fabian. I spoke with him and he agreed I wouldn't have to pay the extra since it was Joey's mistake and I already paid the agreed to prove on the invoice. Joey was incredibly unprofessional telling his manager they shouldn't have to guarantee their work since they waved the $195 due to JOEY'S mistake. He continued to speak over me, even calling me the wrong name after I had already corrected him & laughing about it. I ended up kicking him off my property after being disrespectful and unprofessional. The crew did an absolute SLOPPY job and then just left without letting me know or pointing out any work the supposedly did. They charged me $250 for the weather stripping on my garage door and did not even put it on!! (See photos). They also charged me $300 for feces removal & $225 for disinfectant - they never took any disinfectant up to the attic & they never brought any bags down as if they removed any feces! They DAMAGED my easement by cutting a HUGE whole and their shoddy work is SLOPPY to say the least!! The boys that were out here left sharp wire throughout my yard and didn't clean up after themselves. I sent Fabian a text on Friday asking when they would be back out because its still evident theres either squirrels or a raccoon in my ceiling and never got a response. PLEASE STAY FAR AWAY FROM THIS COMPANY - they are shady as they come and SLOPPY!! I will be contacting the BBB on Monday and getting estimates for the damage they've done to my house. I would NEVER recommend this company.

    I just reread my 2022 review and I stand by every single word…read more It's March 2026 now and X Out has been coming out quarterly since I moved in. They are extremely responsive to questions and requests for additional services. My house has been virtually bug and rodent free for four years! From the beginning I've had the same technician come out. Isaac is fantastic! He's friendly, professional, and thorough. I love the consistency and reliability. I would absolutely recommend X Out to anyone in need of through, consistent, and reliable service!

    Used them before and they originally were great, but then they started to no show for appointments…read moremultiple times due to signing only 1 contract and not 4, and then began openly spamming me nonstop with emails and phone calls. They would schedule appointments without even confirming them with us, upsetting our rental customers, and were difficult to get ahold of to adjust any prescheduled appointments. We then had to deal with TJ. TJ harassed us, calling back to back if I didn't pick up and ignoring our texts asking that he just please text us. When we picked up TJ sounded high, and even referred to me as "dude", while calling me repeatedly despite me declining the call, making think we had an emergency with one of our customers. The owner Heath is trying to come up with excuses, but wasn't on the call. Nobody yelled at TJ. We told TJ to stop calling us repeatedly if we didn't pick up like a jilted ex girlfriend, and to please text us instead. Also, we had signed up for autopay and get about 3,000 emails a day. TJ was especially rude, condescending, and just about the worst person we have ever had to deal with. The fact that Heath is okay with it is telling. Attaching phone records as proof since Heath wants to lie and claim TJ only called us once today.
