The first realtor was pleasant enough, but did not have much expertise, nor was he very attentive or responsive. This prepared me for meeting Sabrina, who was completely different. She listened carefully, accurately grasped what I was looking for, and able to afford, before showing me a number of properties. In each one, Sabrina offered a detailed and knowledgeable assessment of the characteristics of the house and its location, and its likely maintenance and repair issues. She demonstrated a deep understanding of area property trends, commenting on the length of time properties were on the market, their asking price, and what the owner would be likely to accept as an offer. It quickly became obvious to me that her ability to assess properties was an invaluable asset for my search. In addition to the houses on her list, I asked her to set up a showing of a house that I found myself, as it was being sold directly by the owner, and she did. Sabrina recommended that I put in an offer, stating it was the best of the properties we had seen. Even though I had found the house, and it was not one of the properties she was personally representing, so I technically did not owe her commission, I volunteered to pay her full commission anyway, acknowledging the value of her insights and guidance. Sabrina followed up with guidance on every next step of the purchase process, and was unfailingly prompt, pleasant, professional and thorough. Their agent Shannon Tremper rented us a house that she claimed was owned by her boyfriend. Months…read morelater the cops show up to our residence saying that the owner did not authorize anyone to live in the building. She also claimed the house as her residence so she could send her daughter to Wallkill School District, and not Newburgh. Turns out she had no authority to rent the property in the first place. Called Hudson Valley Home Connections and they said that it was not their problem and that she was fired from her last job. She knew her worker committed multiple counts of fraud and saw it as "not her problem". When I left an initial review they called the Town of Newburgh Police to have it taken down. Needless to say, stay away!

Now, don't get me wrong, Melissa has her seller's best interest at heart and at the forefront but that understood, she is a very caring, patient, helpful and real person to deal with. I had a situation that was very frustrating at times and part of what even calmed me down enough to see the deal through was this very helpful and kind woman. She's even gone as far as to leave us a welcome card after the deal was done and we'd begun to move in. It's the little things and the after thought that counts. A great negotiator and a stellar agent, I will be looking to buy again in the future as rental properties and Melissa will be my first call! Whether you're buying or selling, this is who you need!

We had a very bad experience with Susan Perry and Katherine Jennings at the Millbrook office of…read moreHoulihan Lawrence. We hired Susan to sell our weekend home. We felt we were engaging a high-end real estate agency that could best promote our home. In May, we did get an accepted offer on the house but way under asking. Susan was not able to get the buyers to come up much at all on their price. Very soon after, we returned to our home to find that some furniture had been taken--a completely made king sized bed (pillows, mattress, blanket, etc) along with some distinctive children's furniture. No valuables (a new TV or other electronics) were taken. No locks were damaged or windows broken--someone had walked right in. We think the furniture was taken by a real estate agent to stage another house. When we spoke to our housekeeper, she told us that Susan has regularly left the house unlocked. When we checked the pool house, we found the key sitting in the lock. The house was then going into contract so we asked to Susan forgo a token amount of money from her hefty commission to cover the cost of the missing bed--the children's furniture was one-of-a-kind pieces and can't be replaced. But instead she had her manager--Katherine Jennings--send us a threatening letter saying that Susan could tell the buyers to back out of the deal unless we signed giving her the full commission. A direct quote from her email: "the buyers will walk away from the sale should the contract not be signed today." So the real estate agency we had hired to represent us not only left our home unprotected but were threatening to tank the deal altogether unless we agreed to the sale. If you decide to contract with the Millbrook office of Houlihan Lawrence to sell your home, you cannot be sure you are leaving your house in safe hands nor can you be sure they are working on your behalf. Selling your house is an emotional as well as a financial decision. I regret that we allowed ourselves to be wowed by the Houlihan Lawrence name and fancy website. Our final interactions with Katherine and Susan have left us angry and sad. Our final memories of being in our home will be of having our children's furniture taken and then being threatened by the real estate agents that were supposed to be representing us. Now, the only recourse I have are online reviews in the hopes that others will be able to avoid finding themselves in our situation.
