Do not use this management company. I pay over $700 per month in HOA dues and I can't get a shrub trimmed, garbage cans are constantly outside instead of in garages on non-trash days, a fire panel alarm has been going off for a good 6 months, dirty orange cones from a curb repair job are scattered around the neighborhood for over 6 months, the landscaping is horrible. I could go on and on. Basically, it feels like we have no management services. I've been asking for these items to be addressed for two months and I haven't even gotten a response to my request. CWD Group CEO and property manager completely unresponsive to HOA member's concerns and requests. Our HOA requires all correspondence with our Board be sent through CWD. No response from the property manager over an important issue that was also addressed by letter directly to CEO Marshall Johnson ("the Curator") as he fancies himself on the CWD website. Recently spent over 2 years being harassed by James T.G. & his "managers" that refused to intervene while suffering from multiple injuries. The owner of CWD group was contacted multiple times but never responded. In the transfer to a new company we learned that record keeping was a joke & most were not turned over to the new company, nor maintained as is standard. The building has hundreds of thousands in repairs & overlooked maintenance which is currently in the resolution process bybthe new management team in addition to thousands of dollars in fines that have been assessed by sfd for things like not servicing the fire extinguishers for 2 years. The new team has been here for 5 months and the building is finally turning a corner. This company is a joke that needs to be investigated. read more

CWD Group has been nothing but valuable in the areas of providing knowledge and expertise. Being a Realtor and working with many property management companies in my business, CWD has always been prompt, reliable, and transparent. They exhibit a STRONG sense of urgency when we have questions about condo information, and especially, how to interpret bylaws and declarations. We were able to obtain much needed information over a weekend by the owner, who no doubt had better things to do than answer emails, but sensed the urgency in our request and responded quickly and thoroughly. No property management companies are perfect, but if you need knowledgeable and accurate representation, I would recommend CWD Group. read more

Cwd group is by far the worst community / HOA management company in the area. They think of themselves as the law , and are difficult and extremely rude to work with. All their employees from accounting to their on site managers forget they work for the owners of the units and rather talk to you in a manner as if you work for them. Well, our board fired CWD. The board didn't trust CWD. I didn't trust CWD, for good reasons. One issue seems to be a thick layer of middle-managers. Don't know what they do. Be warned! CWD failed to maintain our Bellevue condos so severely over 20 years that there is now over $11 million of "emergency" work that must done. My portion of the special assessment is $112,000 (on a $400,000 unit.) Some units are even more. Jessica (Lutz) Pszonka failed miserably in her maintenance, advisement, and fiduciary duties. The "project manager" Becky Leach provided misleading information, sent contradictory emails to residents, and neglected to note the time of the "ratification" meeting. They also hired a $300/hour attorney (at owner expenese) to sit in the 4-hour ratification meeting to defend CWD. Another condo I owned used CWD for one year and fired them because of suspicious bookkeeping and disappearing money. There are serious issues with this company. Do NOT use them. read more

This company is horrible and some of the employees don't know how to treat people. I had experienced over the past one month where I found the move in coordinator talking to residents as if he owns the building. I found his attitude to be racist and at best ignorant as hell. Not sure how CWD could hire a guy who acts as if he is the owner of the building and he has the right to talk back at residents. I've been involved with this company for several years. The management fees (impacting our monthly assessments) continually rise, though the quality of service does not. Consistently slow to respond, frequent turnover of staff managing our complex, inconsistent messaging via emails, untrustworthy. Ado probably the most outdated mess of a website and interface I've ever seen. If I could have a choice not to work with them in the future I would not. Every time there is a problem in regards to fees on an account, they will almost always try their best to avoid you. I have called multiple times and someone answers and will always say their manager is unavailable. Then they proceed to say they can do a callback or to email them. They never call back or respond. Incompetent is the word of the day. We've changed our address with the CWD group about six times. They still send the letters to the old address. They just build us for $3,000 more than our normal HOA do and when we called to say there's not enough money in the account they said well you'll be getting notice that it's due in a few days. Seriously, who sends the a variable out of the blue bill after overdrafting you and for the record the bill was "We'll forward the bill if anything else is due" then to just bill us expecting thousands extra in the account is ridiculous and borderline criminal. We've been fined multiple times for the first time offense. Apparently that's a policy of theirs. And even though we provided proof of insurance for over 6 months and had them call our insurance agents, they still fined us for no proof of insurance. Completely incompetent and criminally so. Fill up the agenda with a lot of emotional "sky is falling" chicken little issues and billing is an ever increasing amount of dues that have no end in sight. Beth Schwartz of CWD Group completely botched all our paperwork for condo repairs and renovations for over 2 years, unnecessarily prolonging already-painful bureaucratic processes and causing us to constantly explain and re-explain what paperwork had been submitted to insurance companies, contractors, auditors & CWD (yes, it was as nightmarish as it sounds), for what purpose, and what the next steps were (yes, we were telling her how to do her job). Dealing with CWD was like a second career, placing the onus on the customer to track work and send out repeated reminders over weeks and sometimes months, as there was literally zero oversight or accountability from them as to whether their employee was intellectually present, responsive, or managing her responsibilities. Ultimately, Schwartz's disorganization, poor communication skills, and general forgetfulness cost us 2+ years of back and forth (for a burst pipe in our unit), wasted time and energy, and several gray hairs. On top of that, our kitchen/bath/flooring/living space renovations are now delayed due to COVID and her insufficiently "prepared" paperwork. We've been living with warped floors, torn-up walls and missing baseboards all COVID long. Hooray! I am writing this review because when she departed the building, she left us to find that her previously submitted paperwork had been insufficient and her communications with the building architect were inaccurate and incomplete. We've subsequently had to start from square one with some new folks that, in all fairness, have been better. However, there is some residual PTSD left from having such a bad experience with the company and it's worth warning others working with or thinking of working with CWD Group that they should go in with their eyes open. read more

Who ever is in charge of this company and HOA are heartless people that don't give a **** about anyone affected by the pandemic. We had a Zoom meeting to vote on the absurd budget. The HOA president was advocating for the increase but all of the owners were against it. Then I got an email stating that even though everyone else was against the increase due to Washington State law there weren't 51% of members on Zoom when voting (meeting went on for more than 3 hours and people started logging off) so it automatically went into affect as the new budget. This group is as greedy as it gets and I wish there was something that could be done. The HOA president admitted that the increase was due on behalf of their mistake of not taking care of the roofs on time and decided there needs to be other things done like $20,000 to renew a fence. WTF? Really? Is right now during COVID-19 really the best time? Is a fuccking fence more important than a human being able to have a roof over their head? So when people were complaining and saying we should wait for the increase and that they can not afford to pay, it did not matter or change anything. Why don't they think outside the fucking box???? Like for instance, get help/volunteers from the 200+ members in their units to fix the roof and other small projects? I'm sure people would offer to do that instead of RAISING THE HOA BY MORE THAN 10% Really makes me wonder who the people that are going to fix the roofs are...cousins? Brothers? This company really does everything they can to get things done. I have had great responses, and they get things done fast. I don't think the turn around is because of the company, I think its having to deal with all the whining and issues from tenants that think they are entitled to something. I'm a current tenant in a CWD-manage building. Following a string of incidents over the last few weeks (package thefts, poor building maintenance, solicitors roaming the halls...), I reached out to the new building manager voicing some concerns, offering my assistance, and offering a few easy, cheap suggestions that might help improve the situation (ie. advising the postal workers to place packages on a different wall, out of sight for those outside the building). I also asked that the management review the security tapes from the TWO cameras we have pointing at mailboxes and elevators. These types of e-mails can be annoying, I recognize that, so I tried to be as informative and calm as I could. I thought I did a good job too. Unfortunately, when she got back to me 10-days after I wrote her, I was left feeling let down and like the management company did not have time for the concerns of its building's renters nor was concerned about holding themselves accountable for what happens in a building they manage. I was fed lines like "due to the age of our security camera equipment, the system glitched and no image was available" (the building is less than ten years old) and informed that I should not reach out to the management company, but inefficiently go through my landlord instead. Essentially, she asked me to go through a middle-person who would then relay the SAME exact message to her. All in all, the entire experience left a very sour taste in my mouth, and lot to be desired in terms of improvement not only within the building, but from the company in charge of keeping it a nice place to live. read more

I've even received the response "Not my job" when I've asked if he was the person to contact about certain things. Apparently he does nothing, because the building is crappy and needs tons of work, but nothing gets done. Do not use CWD Group! If you're buying a condo, do not buy one managed by CWD. This company is embarrassing, and as a condo owner, I'm embarrassed that my HOA continues to use them. The specific personnel assigned to our building routinely demonstrate their lack of competence (or that they don't care? idk). There have been several instances where they haven't been responsive, requiring multiple emails and then phone calls, or simply not following through on the actions they say they are going to do. I am in no way asking specialized requests; I'm literally informing them of things I am required to do by my HOA (eg, scheduling deliveries). This is not unique to me. Another company that works with our building and therefore has to coordinate with CWD, is very familiar with the above issues and how widespread problems are. Also, one could simply look at the other reviews of this business lol. Secondly, the owner portal and payment system is a complete joke. Both have a shocking lack of utility and functionality. It seems like they're using technology from the early aughts. It's frustrating to pay a company for services that they seem unable to provide. Caveat emptor. Avoid CWD at all cost, whether you are a tenant, owner, HOA group, etc. I owned a condo in one of their buildings that I recently sold in large part due to terrible service from CWD. I constantly encountered rudeness, lack of transparency, incompetence and more. A few choice examples: 1) They didn't mail me payment coupons for monthly HOA dues. I emailed several people, asking for them to be sent. Each person passed it along to someone else and I never got the coupons. 2) They made an attempt to bill my tenants hundreds of dollars for elevator repair, when in fact the elevators have been known bad for some time. 3) Rude, finger-pointing emails with completely lacking in business-correspondence niceties were the norm when trying to resolve any sort of problem, including the above elevator problem. 4) They charge a $350 move-in/move-out fee for any sort of minor move and threaten a heavy fine if you don't pay and coordinate through them. Then it's likely that their move coordinator will be a no-show at the reserved time. 5) Best for last: They forced through a $45,000+ (per unit) special assessment with little notice/opportunity for discussion and no recourse but to pay immediately or take on a 10 year loan at 5% (or more) interest. That's like being forced to buy a car at gunpoint. I've never seen a breakdown of where all the fees and fines go, or of what % of the HOA dues CWD charges, but my hunch is they are making a lot of money. In return I got the worst service ever from a Seattle business. STAY AWAY! read more

Echoing the others who have said to avoid CWD. We hired this management company to help guide our association through a major reclad project. What we got instead was a group that promoted their own interests, tricking our board into a proposal for $1.5 million, extra charges for basic management and ultimately a resale certificate that inhibited our homeowners from selling due to vague language. Never once following through with a major repair and allowing our building to forgo much needed maintenance. The best thing of the whole experience was learning our manager was in Hawaii when we discovered the problem with the resale certificate, insisting it was unreasonable that we be bothering him during his vacation even though one unit owner lost potential buyers and ultimately had to pull their unit from the market, which hurt them financially. CWD is more interested in milking their clients and making sure their buddies in the real estate industry get a slice of the profits than they are in actually ethically servicing their clients. Unless you have $1 million to burn, avoid at all costs. read more

There website is awful, they used to automatically take payment for homeowners dues which worked great but for some reason they no longer offer that convenience. Instead you must sign into your account every single month (won't accept more than a month in advance) All of a sudden (without any notice) they now ask for your email instead of the old user name so it doesn't work with the old password. Requiring further messing around with them. Getting a different management firm will be brought up at our next HOA meeting. read more

CWD is the third-party manager of a community association I am a homeowner in. I have serious concerns about CWD as a community association manager. CWD is in violation of the governor's proclamation 20-51 in assessing fees on behalf of community associations they represent.
