If I could give this company zero stars, I would. Let's start with when we moved in within the first four or five months. The roof started leaking. It took them two whole weeks to send someone out to fix it. They left a hole in the roof on the inside but patched it up on the outside and are claiming that we caused the damage. How? They were too lazy to put a new roof on and/or didn't want to seal the inside of the house's vulnerable spot from water damage caused by the leak. Secondly, about a year into renting, our bedroom window had red mold and was leaking water. We promptly put in a maintenance request, but they didn't come for a whole month. We finally reached out to the landlord, Max himself, to inform him of my allergies and asthma. The mold is not good for anyone with these conditions. They finally came out after weeks of trying to get ahold of anyone. There's so much more I could go on about, but I think this is enough to make my point. I absolutely do not recommend this company to anyone. We are very disappointed and they're very unprofessional. Big thumbs down. read more

RPA commits fraud by renting smoking buildings as non-smoking. I toured an apartment that had a pleasant, fresh odor. My guess is that they used an ozone machine to remove all the odors to show the unit. On the day of moving in, the unit smelled of weed in the living room and cigarette smoke in the bathroom. The hallway by the unit also smelled of weed. I spent over an hour in the unit, went back to the RPA office, and told them I can't live in the unit because I was looking for a strictly non-smoking unit, because they misrepresented the state of the unit, and because I get sick from indoor smoke. RPA denied the presence of the smoke and said I have to pay all "break lease" fees. The smoker lives in the unit next to the unit I was going to rent. If RPA is not aware of smoking in the building, they are incompetent; however, I believe they know and deceive prospective renters. read more

PREDATORY, SCAM-LEVEL BUSINESS Don't be fooled by the glowing reviews. Their maintenance workers ask tenants to leave 5-star reviews immediately after service so they can earn bonuses -- it's a tactic to bury the real reviews. After I moved out, they hit me with a jaw-dropping $1,500 bill while keeping my entire $2,000 deposit. Then they had the nerve to "accidentally" charge me an extra $2,096 for a bogus "Leasing Fee." Only after I pushed back multiple times and involving the main office did the property manager, Meghan Weinberg, magically "discover the error" and backpedalled. They billed me for damage I didn't cause -- holes in walls, stains on floors -- and even tacked on $400 for cleaning after I had already paid for a professional cleaner. It's clear their game is to inflate charges, hope you don't notice, and negotiate if you do. Their lease agreement is full of traps so you need to confirm all the details in email before signing anything. I made the mistake of asking questions over the phone when I should have had it documented via email. Before you move out, document everything. Honestly worst experience I've ever had with a property management in my life. Moved into a shared communal living space. Real property came in mid tenancy and took over and completely changed the structure of our agreement. Shannah was our manager and multiple times she lied and mislead me. In 5 years of living there I was never once late on rent but probably 5-10 times I was threatened to be evicted because of other tenants not taking care of their bills. While living there I was essentially turned into a slum lord "make this guy pay his rent or you're evicted" "fill this room or you're evicted" "that guy left without paying his rent get it paid or you're evicted". So much frustration and money lost because of misleading information and lies by Shannah and real property associates. Finally got out of the house. Relayed to Shannah that i was responsible for the deposit as I was the only one who paid it. She then splits the check 6 ways and lets all the other tenants walk away with free money that belongs to me even though we had a discussion and agreement. I've never felt so deceived and mislead in my life. They only care about getting their money. I had nails sticking out of the floor, carpet stained frayed and older than me, fences falling into neighbors yards, foundation crumbling into neighbors yards, rats shitting in storage, black mold, broken hand rails. I addressed these things and was often met with crickets. The company didn't even do a walkthrough after they took over and tried to hold me responsible for damages that come from landlord neglect of property. Absolute joke of a company, as long as that rents paid they don't give a fuck about you. I hope they lose sleep knowing they fuck people over. Real Property Associates (RPA) is an unreliable and scam-based property management company. I have had numerous maintenance requests that went weeks unanswered or attended to. Trying to get a hold of property manager Arron Renfrew and another employee, Mary Lima, was impossible. I have never spoken to Arron or Mary directly. After submitting work requests through the portal, I have followed up via phone call to RPA only to talk to their single front desk associate who could only offer "sending a notification to Arron or Mary" on my behalf, and forwarding me to their voicemail boxes, which voicemails always went unanswered. Maintenance requests were the first red flags of this company. I moved out in October 2024. I hired a cleaning company who spent about 4-6 hours cleaning the property. I paid for a junk removal service to remove old items that were at the property prior to my moving in to the property in September 2019. I received my full security deposit back upon inspection of the house. Several months later, I received a bill in the mail for nearly $1500 indicating "cleaning fees, dump removal fees, and blind installation fees." Upon receiving this bill, I immediately read the one-star reviews on Google and Yelp only to find out that RPA does this to almost all their tenants. Many people have complained about receiving a bill regarding cleaning fees and blind installation fees months after moving out of the property. These tenants also hired a professional cleaning service prior to moving out. I am complaining now about RPA because despite the maintenance requests, which are minor inconveniences compared to this ridiculous bill months after moving out, this is needs to be heard and known to the public. I did research into this upwards of $1500 bill from RPA. I called the single front desk associate requesting additional information on the "dump removal fees" as I wanted an itemized receipt of what was removed from the house since I already had junk removal come to the house to dispose of old items that were present during my move-in in September 2019. Again, the poor single front desk associate is innocent in all of this and could only offer "sending a notification to Arron or Mary" on my behalf, and forwarding me to their voicemail box. Again, another unanswered voicemail. I emailed Arron directly regarding requesting itemized lists of these additional fees, and my email went unanswered (to be expected). RPA only contacts and hounds the tenants when they need something from the tenant. They do not prioritize responding to tenants when the tenants need something from the property manager. They simply do not care. In my research of this bill, the "cleaning fee" that was reported (and reported/complained about by many other past tenants via Google and Yelp reviews) is completed by a cleaning company owned by the one and only Arron Renfrew's WIFE. This cannot be a coincidence. As for the blind installation fee, this is just a random add-on fee that I'm sure RPA uses for almost all tenants as again, according to Google and Yelp reviews, several past tenants have received similar bills for blind installation that was completely unnecessary and unwarranted. read more

Real Property Associates (RPA) has been one of the worst leasing organizations we have ever dealt with. Their maintenance services are less than desired, and they have unethical cleaning fees. Their emergency call service is a joke. RPA does not and will replace any appliance until it is completely non-functional, even when it requires service. Maintenance requests are submitted through their RPA Portal, and they can sit there for weeks and even months with no one to respond. Some of the RPA representative are a piece of work. They will treat you like your best friend. However, they are just looking for information on weak areas about the tenant to corner them later. Watch out when moving out - RPA will charge you all types of fees and everything they can! read more

If you are thinking of renting with these people, run far, far away! Find someone else - anyone else. I guarantee that literally anyone can be more honest and professional than this group of people. I had some particularly bad experiences with Leah and Arron last year, and ultimately broke a lease to move out of their management when an ex-roommate with some mental health struggles created an unhealthy and toxic situation for me. Long story short, they ended up holding rent money instead of returning it beyond a period in which I'd already moved out and had been replaced on the lease. A significant portion was never returned. Cute! Prior to signing a lease with them, I certainly had my reservations, as a friend who had lived in one of their properties prior had warned me of their complete ineptitude and unresponsiveness as "property managers." Get ready for some DIY - you should fully expect to have zero support in any way - whether it's repair or house issues, or anything to do with your lease. You're on your own, and you will lose money beyond what you pay them in rent. They are truly some of the least professional and straight up unpleasant people I've ever worked with. Not altogether unexpected for a group of property managers. Of course, they only care about getting every last dollar from you - not tenant rights, nor being fair and understanding... a tale as old as time. Don't recommend AT ALL, and I know their shady practices will one day get them into serious trouble. Prior to this very negative and exhausting experience, I had never worked with a property manager before, only landlords, and those experiences were better in every way. We moved here from San Diego and rented without an in person viewing. Most of the issues we had were from the photos not being accurate of the properties condition. (Yard overgrown, fireplace not functional, slick moss on the driveway, etc) Beyond that we are still overall happy with the home. Max, Ivan, and Ashley who act as the property managers could be a little more responsive for RPA on behalf of the "owners" who are the same people that own RPA under another LLC. Emails go unanswered and phone calls unanswered at times. Maintenance vendors are very friendly and fair priced. Would recommend them in the future to prospective tenants. Overall we are happy with the home and hope to stay another lease term. read more

DO NOT RENT FROM THIS COMPANY. If you look at their reviews, the 5 stars are for their maintenance and not the actual rental company. When we initially moved into our rental, we noticed MANY things wrong like our kitchen faucet profusely leaking (which had to be COMPLETELY replaced), a huge hole in the corner of a bedroom, no shower pressure, and garbage from previous tenants (plastic sleds, toys, pet carriers, etc.) still in crawl space in our backyard (which was never removed in our 2 years of living there). Also the first time we ran the dishwasher, it flooded our kitchen because the whole thing was busted which took over a month to replace with the maintenance team leaving a hole and debris in our kitchen. These are all things that should have been caught on a move out or move in inspection - neither of which seemed to have been done. Fast forward to two years later, rent always paid on time and minor maintenance requests needed. We moved out 10 days earlier than our lease without asking for proration, hired a professional cleaning service to do the move out cleaning and provided them with a PRISTINE unit upon move out. I even commented that they could turn our apartment in less than a week or two at the cleanliness and condition it was in. Almost a month later, we received our disposition letter listing TWO THOUSAND dollars in fees and damages including $850 for patch and paint which is falls under standard wear and tear for a rental company to cover between tenants and $400 for cleaning of an apartment that was spotless. We also were charged for cosmetic damages that were in the apartment when we moved in and we have since learned that the company was supposed to complete a move in inspection and checklist to be signed by and distributed to both parties which was never initiated or conducted by RPA. The letter was sent late on Friday and we didn't read until Saturday morning. My partner immediately sent an official dispute letter. We texted our leasing manager Max (who during our leasing agreement was usually pleasant and timely) and he ignored our call and email until I finally had to call him Monday afternoon. He said he was "working on a response" to our dispute letter. About 5 minutes into the call, after disputing the paint charges because of my experience in property management and construction, I was informed that we should continue all communication over writing. We have not received a response to our letter and no response to texts asking when we should expect to see it. We also did not receive the remainder of the balance after they pillaged our security deposit until the 31st day after move out. Since we don't seem to be getting a response anytime soon, we are now getting legal counsel and will most likely end up in small claims court. Save your money and stress and go elsewhere. read more

Our garbage disposal decided it was time to retire late on Friday evening. Jarith was able to fit us into his schedule by Monday morning, which honestly was shocking! He was so efficient, so professional, has a huge amount of knowledge in both plumbing and electrical, and as an added bonus is a great conversationalist. He removed the old disposal and installed the new one in under 15 minutes. Probably would've been much faster if I wasn't busy asking a bunch of questions. So far, RPA has been great. Our property is well maintained, if ever anything wears out, they are quick to respond and fix the problem. Our property manager Meghan is super responsive, is hilarious and is an all around joy to work with as well. read more

Maintenance specific: A: as others have stated, the maintenance team asks you each time to leave a 5 star review, whether they've done well or not. So there are great experiences and over inflated experiences... B: I think there may be some turnover in the maintenance section of this company - they used to get back to you right away and take care of things. I have experienced a change, and have asked neighbors who share the same thing. Had someone fix a faucet recently, left it a mess and did not clean up after themselves. Two neighbors have broken windows, and have been waiting months for someone to respond. When I first moved in, I would have rated 5 stars. Not anymore. I do know they took on a lot of new properties, so maybe that is the reason for the change and/or new staff, but overall it's unfortunate that things have changed. C: I still have quality interactions with the PM, so that is a positive. read more

They scheduled 3 showings at my unit all at the same time, while I am STILL LIVING there, working from home; very inconsiderate. They said too bad, it's in your lease agreement. Today on May 12 my wife was vacuuming the house and the power went out. I check the circuit breakers but the power would not come back on. I made a phone call to maintenance for Real Property Associates and Chris picked up and came right over. Chris then checked the circuit box, did a few test, went to the hardware store bought a new main switch part. He came back and installed the new main switch and everything was back on. Current tenant. Terrible experience so far; I wish I had rented with a different company but here we are. Overall their communication is awful. They do not respond to messages in a timely manner. When they do respond they often justify their terrible customer service. I contacted the owner of the company (since the property manager was radio silent) and never heard from him either. As someone who has worked in customer service most of their career it is beyond disappointing. State of the unit is rundown and in need of basic work. A neighbor described the house as 'looking abandoned' for context. PM is disinterested in the amount of impact sound between floors. While I understand they have to have owner approval on many items it leaves me sinking hundreds of dollars into a rental unit just so I can sleep through the night. When these issues have been brought up I either get a. silence or b. defensiveness. Unprofessional would be a word to describe this company. Definitely seems like maintenance wants to pad their reviews. I was asked to review work before open requests were completed. Still waiting on much of the work to be done. They will do yard maintenance on their own office building but not for tenants when requested 'off season'. Only giving two stars because maintenance at least did some of what they were tasked with doing. TLDR: I would not recommend working with this company. read more

We've had pretty mixed results when it comes to property managers at RPA -- we've had two in a row at two different apartment complexes. Honestly, I think they're probably juggling too many things given email response times, but getting keys to our building and unit should be the easy stuff. Besides having to check and provide new batteries for smoke and corbin monoxide detectors on move-in, and having make our own keys and bring the master back to RPA; the tenant portal is the most functional and easy to use for any interactions, and we've had a relatively smooth tenancy at both places. Every time we have a maintenance ticket, they have been very responsive, professional, and helpful. One of their main crew is Jarith, he's been to our apartment several times and had been great. He's gotten all of our everyday leaks, clogs, etc. taken care of in a quick, efficient manner. We also had a great experience when one of the coil burners on our range went out. The man (can't remember his name at the moment) who came out to fix it taught us all about using all our large appliances more efficiently and we are so grateful. read more

I totally didn't know this was a thing but I guess I ended up writing an amazing review for Jarith! We just moved into a property owned by RPA literally two days ago, we had tested everything in the home and needed a couple tweaks on the heater system. I put in a request the night before, someone fulfilled the request, and next thing you know, Jarith came by in the afternoon! We initially requested an order for the toilet not working and the heater not turning when it should be but he went above and beyond for us newcomers! My fiancé asked him about the neighborhood and he gave us a friendly run down on who our new neighbors are, we had a few more requests on the spot and he went ahead and made a trip to the hardware store to pick up a new heater control thing and even fixed our front door lock!! When we moved in, it was upside down and I was about to go nuts .. thinking we'd be here for a few years and have to lock the key upside down... Thanks Jarith for being so quick and attentive! Definitely a great first impression of RPA so far! We know we can count on them to be here in a jiffy to fix up our new home! read more

If I could give them zero stars I absolutely would! If you own a home or hope to rent from them do yourself a favor and do your research. They will offer your tenants reduced rent and not bother to tell you unless you question them! They do not communicate with you and purposely try to make accounting confusing to take people's money. They will breach your written contracts illegally and do not communicate any tenant complaints to home owners! Thankfully we have another property manager now that could see what scammers they are, but BEWARE! Illegal rental practices! Please know I have reflected on this negative review for some time and while I was not able to pursue legal action, I want others to be aware of RPA's illegal actions. I wrote our building manager of 3 years to inform her I was having a baby and needed to add my child to the lease and was told " we will look into it". 15 days after bringing home my newborn I was informed our lease would not be getting renewed due to the building being sold. The building was not sold (I had a conversation with the owner) and the "Renovations" they were doing involved putting in new lights. The apartment sat empty for almost 6 months even though we were told they were not able to extend our lease by even a month due to the "new owners" needing to start work right away. Please know what you are getting into, especially if you are parents or plan to become parents while you rent. RPA does not comply with rental protections for parents. Also don't be fooled with the 4.5 star rating. Each time maintenance came by, they asked us to give a good review on yelp. Clearly trying to cushion their negative reviews. read more

Whether you're a prospective tenant or someone looking to lease out or sell your property through Real Property Associates, it's best for your wallet, your health, and your sanity that you avoid this company like the plague. Their abusive and gaslighting conduct with tenants and their careless treatment of properties themselves is entirely unprofessional and unethical. They actively allowed mold to grow in our unit by causing water damage and repeatedly ignoring our pleas to fix it. Whenever our landlord (Tony Morales) did decide to respond to us, he was incredibly rude and unapologetic. He never fixed the problem, and we started experiencing health issues as a result. We eventually moved out in exasperation. Now we hear that Tony (and his son, Torrey, whom Tony has interact with tenants and then blames tenants for trying to reach out to Torrey instead of him) is in the process of doing the same exact thing with other tenants who still live at our old building-- people who have done nothing wrong except for deciding to trust Real Property Associates in the first place. On a very serious note, this place needs to be thoroughly investigated and shut down. Not only do they not fix serious problems and then blame tenants for them, but they frequently use unlicensed contractors and don't apply for work permits when doing major renovations or construction updates. They also avoid regular inspections and allow tenants to go without working appliances for months or even the entirety of their lease-- and they never apologize or reduce rent as a result (everything is always blamed on the tenant, and to get your security deposit back, you have to threaten legal action). RPA's actions aren't just inconvenient-- they are criminal and violate Seattle and Washington laws. If there is any justice in the world, Tony Morales would rightfully be barred from working as a property manager ever again. He and RPA aren't just taking advantage of people with their actions-- they are actively hurting them! read more

I want to say that, while I didn't end up choosing the RPA managed apartment complex that I was approved for (for reasons unrelated to the management/building), the leasing agent I worked with, Emily Alexander, made me see agents/APMs in a whole new light.
