The day I arrived in my new city, our other agent, Kristi, picked us up and gave us a six-hour tour of the places we had selected. Additionally, she was an advocate for us throughout the process. She asked the tough questions of the leasing agents on our behalf to help ensure we got the apartment we wanted. She asked questions we hadn't even thought of, so it truly felt like she was on our side rather than pressuring us to choose a place. She was amazing. Even before I signed my lease, I had additional questions, and Kristi was there to answer those as well. Both Bree and Kristi were fantastic. They even handled turning down the apartments we decided not to select, which was one less thing for us to worry about during a major move. Great service all around! He'll call me as soon as he's available whenever I ask him to call me via email. His email responses are mostly cryptic and straight to the point, and some folks may take that differently. But for us, we like his cut-to-the-chase, no-nonsense style. Believe us, we have had a different property manager before, and he may seem courteous, but his responsiveness and professionalism are not even close to David's.

    I have had an extremely disappointing experience with this HOA management company…read more Our insurance claim, which stems from a leak in our condo, has already been approved by the HOA's insurance carrier, and the insurance adjuster has been ready to move the claim forward. The only thing holding up the process has been the management company's failure to provide the information the adjuster has repeatedly requested. Despite numerous emails and phone calls from both me and the insurance adjuster over several weeks, communication has been inconsistent and follow-through has been virtually nonexistent. We were told new staff members would be taking over the claim, but the delays and lack of responsiveness continued. Meanwhile, my tenants-including two newborn babies-have been forced to live with a temporary post-mitigation setup while we wait for the management company to act. This unnecessary delay has caused significant stress and hardship for everyone involved. I understand that staff changes happen, but homeowners and tenants should not have to suffer because of poor communication and lack of accountability. I hope the company improves its responsiveness and claim handling so others don't have to go through the same experience.

    cons - inept…read more -inefficient -dishonest Although my experience at this apartment was quiet and for the most part, non eventful, I really did not think the unit was worth the price. When I signed, I was shown pictures that included a patio and the listing specified in unit W/D but neither of these were true. With fees, my unit ran about $1580 which is not bad for location and the size. However, it was in the basement floor which meant it was extremely dark and very humid. The baseboard heaters do not run efficiently and it was freezing in winter. The door is not sealed very well so the ants and spiders have been a pain to control. When you sign the lease, you agree to let your unit be shown while you reside in it. I did not catch this when I signed but they begin the process as soon as you submit the notice to vacate. There is no concern for safety. I also submitted an advanced notice (4 months) of an early move out date and they informed me 4 days before that I was expected to pay the prorated amount. (leaving 8/1 instead of 8/25) with the date being notated as early as in March. Not once did they communicate this would be an issue. They have unrealistic expectations regarding clean out processes because they want to do everything they can to not return the deposit because WPM is greedy and poorly run. For example, they expect you to pay for the carpets to be professionally cleaned via a company. I completely agree that tenets should deep clean prior to leaving but the company needs to clean between tenets regardless of how well of a job was done prior. They specifically say store rentals are not satisfactory for this task and provide referrals for you. Most people are struggling right now and asking someone to spend $100+ on something like a professional carpet cleaning, which they should be doing anyways, while tenets are also paying moving fees for another unit, is tone deaf. On top of this, the return of the deposit would not be guaranteed since it is based off whether or not they *think* it looks like it has been cleaned to the standard, it is only intended to set people up to not get their money back. I will give credit to Julian, who manages for Seattle residences. He was willing to accommodate when tours began to be scheduled. He did assist in ensuring I needed to be present for showings and ensured that it met my schedule. Prospective tenets schedule online and what was annoying is I had to forward any scheduled time to Julian that did not match when I was available. I did appreciate he worked with me on this because I find that process to be uncomfortable and unsafe. Overall, save your money and peace. I did not require a lot of maintenance while I was here--my main gripe is the move out process and their greed. My neighbors were all lovely and the neighborhood is quiet and conveniently located.

    EDIT: WPM did finally resolve this issue, but certainly not promptly. They told me that it was…read moreaccidentally added to my account--which seems like a pretty significant mistake. And they are still the worst landlord that I have ever dealt with. Believe all of the bad reviews. I do not know any of the other individuals, but their reviews reflect my own experiences with Walls Property Management. In addition to many other bad experiences with this company, they are currently trying to charge me $372.43 for a maintenance call that took less than 5 minutes--all the technician did was reset a button on the stove fan hood. No damages on my part, and no parts or materials required. In addition, every neighbor that I have met have recounted their own bad experiences with Walls Property Management. If you choose to rent through this company, be prepared to defend your tenants' rights, because they have no compunction with ignoring tenants' concerns, selectively enforcing the lease, and violating tenants' rights.

I have been working with them for over a year and I couldn't be more happy with their services. Here are just few callouts from my experiences: They are your one stop solution for any needs including finding the perfect rental properties (Eva is a licensed real estate agent), furnishing the house, and handling daily airbnb operations. They are great with interior design and will make your properties aesthetically stand out among all other listings on airbnb. They are super on top of everything, extremely responsive, considerate, knowledgeable and responsible. They're always just one text msg or phone call away. When things need to be addressed or fixed in my property, they will provide different solutions and prompt fix; and their quote is always reasonable and transparent. With my STR property, they handle all the communications and daily operations, and provide me with a monthly statement. They closely monitor and constantly adjust all of their listings to make sure both occupancy rate and price are at optimization. With their hard work and dedication, my STR property is generating positive cash flow and it is one of my best investments. Eva and Sid are a smart and diligent couple, who will happily share their knowledge and expertise to help their clients to succeed.

    DO NOT RENT FROM THIS COMPANY! They are slum lords and don't…read morecare about the well being of their tenants. For example, the Crestwood is not maintained, so the building is really run down, has filthy main walkways, mildew infested units, mold growing all over the decks/exterior, and poorly managed grounds. During the year I spent living at Crestwood, I never once saw anyone cleaning or maintaining the common spaces or grounds. Then, the building is surrounded by trees so it attracts a lot of big spiders. The webs take over the walkways and doorways, then they constantly get into your apartment. The building is old so you can hear everything; there is no sound proofing whatsoever. Also, across the street was a large construction site so it was loud jackhammering, concrete trucks, gravel trucks, etc for the majority of my time at Crestwood. Also, the property manager lied about the deposit saying it's cheaper to just vacate, that the cleaning fee would be about $150. Instead, they charged $375 for cleaning and I left my unit far cleaner then it was when I first moved in. I have rented apartments in the Seattle area for over 20 years and I have NEVER had a property management company keep more than half my deposit, for literally no reason. I will never rent from Northwest Apartments again. Living here was utter hell.

    The good: Crestwood Apartments have a great location. Right in the heart of Fremont, very close to…read morebus lines and all kinds of great places. Also, the west-facing views are amazing. You can see the Olympic mountains, sunsets, and much of Fremont. The bad: the building is old. It has terrible sound insulation: if your neighbors are home, you'll probably hear them. If they're watching a movie or throwing a party, you'll feel like you're partying right there with them. On a quiet evening or morning you can sometimes hear your neighbor's phone vibrating (!) The resident managers are meh. They have posted a note in the laundry room that tenants should call the maintenance company directly if a washer breaks. You also can't reach them on the phone, their posted number goes straight to voicemail. They prefer to do all their business over email and don't seem to like meeting their tenants in person, which kind of defeats the idea of having a manager on-site. This becomes a very real problem when you're preparing to move out (read on for more on that). They do usually follow through on repair requests though. Now, the ugly. Crestwood is managed by Northwest Apartments, which I urge you to look up here on Yelp and elsewhere. That company is *very very* shady. They have a reputation for not returning the security deposit after the tenant moves out, and charging them even more money for "damages" actual and made-up (including ridiculous ones like "broken toilet seats", and unbelievable numbers of burnt-out lightbulbs. Once that happens to you, you're out of luck. Practical advice: document the hell out of the condition of your apartment before moving out. Take lots of photos and videos. Don't use nails to hang pictures (they'll use a few nail holes as an excuse to repaint the whole unit and make you pay for it. It's actually in their standard rent agreement if you read it carefully. Do a pre-moveout walkthrough with the resident manager. They will play hard to get, not respond to emails, and say they're not around, but you have to insist. Hundreds of your hard-earned dollars are at stake. Good luck Crestwood residents. Enjoy the views!
