Since March it is July 13th and we still having the same problem we have been lied to. They have not fixed the problem. Our contact has been with Gramon, works in the sales office ,he is the one that told us that he would make sure this was done right .he even told us it looked horrible the way Matt the contractor try to fix it. Gramon has pretty much told us what we want to hear but nothing has been done . they take absolutely no pride in what they do. After four months we are so disappointed being told this is something they would fix for us , and now they have given up. And told us we just need to deal with a muddy wet slippery sidewalk. Somebody is definitely going to slip and fall and get hurt. This does not matter to This community.

Now having lived in it, their finish out could be better. For example, We don't have crown moulding in all of the rooms, we don't have shutters or window treatments, we don't have wood in the office (we had carpet), etc. These are things to think about when choosing a builder. We are one month moved in and having to work with them daily on getting things done. Ross is great, but I think there needs to be someone else helping. We are experiencing problems with getting hot water to the kitchen and some of the bathrooms which has been frustrating. Having to take off work to be there is not easy so they can keep coming back out. Before we moved in, we noticed there was a scratch on the bathroom tile so they replaced it. Well, they replaced it with a tile that didnt match so now they have to come back out and replace that one "if" they can find a match. There was a scratch on one of the windows in kitchen so we are still waiting on that to be replaced as well. Also, one of the ceiling wooden beams in our main living area was not straight and we ended up having to get their painter to "stain" the 1inch of caulk so it would look decent. Another thing we noticed, there is no back to our kitchen cabinets so when you open it and look through it, it's the sheetrock not wood. I am writing this review to let others know my experience. When we were choosing a home builder, we couldnt find much out there on GH so we were unsure of what our experience would be like. I am not writing to say that they aren't fixing things, I am writing to say I think they could have done a better job building high-quality homes. And we would hope that we could be settled after a month and still not have to take off work and be home to let contractors in. You think when you spend that much money on a brand new home, it would be different.

    I purchased a Landsea home in December 2019. During the build, I spent a significant amount of…read moremoney on upgrade items, one of which, was vinyl flooring (planks). Fast forward to current times. The vinyl flooring in the bathroom has shifted and there is a large gap between the end of a plank and the tub/shower combo. The original caulking is still on the edge of the plank that has shifted. Common sense would lead one to believe the flooring was installed improperly (too short) during construction and over time, has shifted (despite the caulking) toward the wall where there is floor molding (to hide gaps) and away from the tub/shower combo. Reasonable - absolutely! I contacted Ron Johnson at customer service via email with this problem. I admitted I was aware the warranty may be expired, however, I explained this issue just presented itself, and since vinyl planks are durable and don't shrink, I firmly believe this is an obvious installation error. I asked Landsea homes to consider handling the repair. Unfortunately, that did not happen. Mr. Johnson replied the home was out of warranty. I replied to his initial email and requested a supervisor / manager review this issue and he responded quickly, "...the item is out of warranty." Sadly, on it's face value, this is a minor issue that probably shouldn't have happened, but I am left to handle something because of poor workmanship and an expired warranty of 6 months Landsea purports to take pride in their customer service, however, they have fallen short in my opinion (by 6 months) for such a minor issue.     Our last two homes from a different builder were exceptional. Our recent home from LANDSEA does…read morenot even come close. First of all they lied to us about the fracking side right behindour yard. They said it was a capped pipeline. Two weeks after we moved in they put up the sign that they're going to start fracking. Our yard has never been graded. I already twisted my angle once because they are holes and dips everywhere. The bathroom door doesn't lock. Since then we've had the air conditioner guys work on our unit six times. It already had a leak. We found out, that they installed one of the discontinued units. Due to new government regulations from one year ago they don't build these units anymore. now we're stuck with this unit Not knowing if they always can get the parts like they promised. The subdivision was also supposed to have a opening this year. We found out it's not going to be finished until next year. So no, I cannot recommend LANDSEA! .
