This is the second time I've been here to tour the place. First time I came here last year, I had an appointment, still had to wait 20 min to be given a tour. The hallways were so dirty & the leasing agent couldn't answer half of my questions & keep saying "let me look into that for you" I came back again today to tour the place again this year because how low their prices were. But I guess there's a good reason why. I made an appointment online, show up 5 min early. I sat around for 20 min just to get a call saying they didn't see my name on their list for today to tour, even tho when I first walked in, the person who greeted me found my number on the system & told me to have a sit. Then the person on the phone say "send me a screen shot of your confirmation email & I'll have an agent over right now" which was really strange to say. So I take a screenshot & send it, then a "supervisor" leading agent jumps on the call to say they can't send me an agent no matter what, even if I had an appointment or send a screenshot. We spent 5 min on the phone going back & forth & this supervisor was very unprofessional& rude. I definitely see why the prices for this property has dropped. Clearly management & staff don't care. A former security guard at this property believed I was responsible for her termination and later damaged my vehicle, resulting in approximately $2,500 in damages. Despite this situation, management stated they "do not guarantee safety" and denied my request for a modest one-month rent abatement. What makes this more frustrating is that the parking garage gate has been broken and left open for nearly a month, which has significantly impacted residents' sense of security. As a resident with GHP for nearly three years without prior issues or missed payments, I expected a higher level of care and urgency regarding safety concerns. I do want to acknowledge that the office staff themselves have always been kind, responsive, and professional. Unfortunately, the same level of concern does not seem to extend from upper management or the company as a whole when it comes to resident safety and quality of living making those kind words feel empty and trained. read more

I really like the layout, amenities, and floor plans of the Da Vinci. I've had plenty of friends live here over the years, so I've spent a lot of time on the property. While it's a beautiful apartment complex, I do have a huge gripe as a visitor: There needs to be a GUEST FOB situation! The tenants have limited fobs, one per tenant really. I am constantly having to be escorted to every amenity space while I'm there. If I want to go to the gym, someone needs to escort me, but the worst part is that there are checkpoints WITHIN amenity spaces. For example, I could get let inside of the gym, but then I would need a fob to get inside the locker room. And then if I leave the locker room to workout, I'd need to be let in again to get my things from the locker room. The issue with this is that the person who escorted me there NEEDS THEIR FOB to get back to the apartment. See where this gets annoying? You find yourself getting locked in places and abandoned, and unless the tenant is CONNECTED AT THE HIP with you for your duration on the property, you're going to find the amenities to be more tedious than enjoyable. This could be easily fixed with some sort of guest fob situation. Maybe they register guests and take their ID in exchange for a temporary fob that gets deactivated and must be returned. IDK, SOMETHING! Maybe this is their way to prevent tenants from having guests over. If so, rgeat strategy! This makes me not want to go! read more

If you're considering moving into DaVinci, let me save you the tour. You're not signing a lease--you're signing up for a circus. Only difference is, at a circus, the clowns know they're clowns. Here? They're the ones running the building. I've lived here on and off since 2016. Thought I'd give it another shot after they claimed to have "new management." Big mistake. Nothing's changed except the lies got bolder and the management got pettier. Want to use the amenities you're promised? Good luck. I was told the library/conference room was 24/7--perfect for my international work schedule. What I got instead? Asked to leave repeatedly by a short security guard , I've been harassed more by security than by anyone else in LA--and I've lived here a long time. Here's the real kicker: If you're homeless, you're actually in luck! * You'll be swimming in the pool right next to me--shirtless, screaming, living your best life. * You'll be working out in the gym while residents are asked to leave. * You'll be chilling in the lobby while the "security" guards dab you up instead of doing their job. No joke--I called security once about a trespasser, and five minutes later I saw them laughing it up with him in the gym. It's like reverse gentrification. You pay thousands in rent to get policed, while randoms get free access and a friend in uniform. Let's talk about towing. My car--with a valid resident sticker--was towed. Why? Because one of the managers, Judith, had a personal vendetta after falsely accusing me of doing Airbnb (which they lost in court, by the way). No call. No warning. Just a $528 bill and a silent screw-you. They've: * Invented fake damages to steal deposits. I've won that case in court. * Ignored maintenance requests for weeks. * Delayed repairs so long my broken patio door literally fell on my son. * Wasted time and energy dragging me into baseless legal claims they couldn't prove--and still lost. If you're thinking "maybe this guy's exaggerating," think again. I rent out multiple properties across LA and out of state. I've worked with plenty of managers. This? This isn't management. It's power-tripping amateurs playing landlord. Only person who deserves a mention is Joseph--the one decent soul in that office. The rest? Cold, unprofessional, and way too comfortable lying to your face. DaVinci looks like a luxury complex, but don't let the aesthetics fool you. It's a house of cards built on intimidation, neglect, and a whole lot of smoke and mirrors. The joke here isn't just that it's bad--it's that being homeless might actually get you better treatment. You'll have more fun, more access, and fewer rules. So unless you want to pay thousands to live like an outsider in your own home, do yourself a favor and look elsewhere. read more

It's too many people living in a space. I could only imagine the nightmares having to deal with all the noise or garbage being left in the hallways or parking nightmares. Overall it's a beautiful on the outside and it seems clean. I been here before as my friend lived here but she moved out to something better not too long after. I'm here and I do like the valet fountain area for sure and the basketball court was nice no one was in there. The parking area is ok. Security was ok. Overall an ok experience. read more

I would never rent from GH Palmer again. I used to work for the guy years ago. He would advertise $595 to $695 one-bedroom apartments with a coupon from The daily newspaper girls dressed in bikinis, with their boobs hanging out, bringing the coupon to receive the special. He does not train his his management personnel. I moved into one of his properties almost 20 years later thinking the Management has changed but I was wrong. I moved into a town home that was not make ready and When I did finally move out, Management assured me that they would turn off the utilities out of my name and switch it back into their name because I had to catch the flight the next morning. Never trust these guys!!! Every property I've come acquainted with has been a nightmare. Every resident who's lived at their properties seems to be very unhappy. They lure you in with a cheap rent and the bogus attitude. They act like they care but they only want your money!! Where do I begin? I've been a resident at the DaVinCHEAT for quite a while now so my comments do hold merit. Everything use to be nice at this property now the only nice place may be inside your apartment. First off, I want to say the staff is a nice group of people. The maintenance and custodial crew are amazing and very pleasant. There is one security guard that has been here a very long time and he is great at his job and handles himself with pride. I can't remember his name at the moment. The gentleman who sits at the front desk once you walk into the RSO is very kind and courteous as well. I don't know if a certain person or persons are to blame for the issues or is it the higher ups but someone is slipping and upkeep is falling by the wayside. Before the pandemic hit many things were out of sorts from the basketball court having rims bent and no nets, to the gym in Building A having broken stair master for what might be going on 2 years. The pandemic put a pause on all of the Amenities rightfully so, but there was no such pause on paying that rent on the first in FULL. Now that we are back into the swing of things for the most part and these Amenities are open and available you would think things would be in tip top shape and ready for guest use since there was about 14+ months to get it all right. That is not the case! Today as I am writing this the basketball court still has that same bent rim, about two rims have no nets, the stair master is STILL not fixed and that is just the beginning. The gym in Building A is missing dumb bells, TVs are not on or functioning, no safety clips for the bar/squat machine, and a broken flat bench. The Steam room in Building A has not been working for well over a year as well. The Sauna was out of service for a long time too. It is somewhat open now but the WHOLE locker room is covered in dust/wood ashes for what might be a week now. Not to mention the 3rd floor pool in Building A was out of commission in the peak months of the Summer for a whole month! Now for Building B, the door from the garage leading to the mailboxes has been broken for what is going on 3/4 days. This means you must walk through another door, and then walk around in order to use the Elevator. The gym in Building B is missing a long bar for bench or squat use completely. The rack of weights from 5-20lbs disappeared and hasn't been replaced oh but the TVs work There has been ample time to get this right in order and fixed. The pandemic downtime should have been the perfect time to get the affairs in order. What was the use of paying in FULL off those months to come back to the property in worse shape then it was before? Anyone looking at this review PLEASE feel free to reach out. They have a pool, gym, tanning room, theatre room, concierge team. The only downfall that I thought was that they don't clean the carpet in the hallways often. We recently moved in and I have to say that Rosa took a very a good care of us . She took her times to show us all the beautiful facilities that Da Vinci has to offer , answered all of our questions, carefully listen to us , respected our budget and with all this ended up showing us the perfect unit for us . Moving is very stressful and exhausting, moving into a new complex appartement can be even more stressful not knowing how the other tenants are , if we are going to encounter bad surprises ect.. But Rosa was up front and very knowledgeable regarding everything.. Also during the process Rosa was excellent at communicating everything, ease the process and made everything much more enjoyable as I hate applications, always worried about sharing my personal information ect .. she helped me navigate through the process and took so much pressure off by doing so . To top it all she is a such a nice person , patient and so sweet , her personality made everything even better , she even took the time to draw on the map to explain us how to get ti our unit , parking and everything I have read bad reviews about Da Vinci and kinda worried me but now that we are moved in I'm just very confused on what these reviews were based on ?! I understand and respect everyone situations but do feel like some of those negative reviews were written more out of anger than anything else .. DA VINCI is a really nice place to live in ! So far it's been great overall & if anything changes I will update my review as I do not want to give false feedback. People working under her will make all sort of excuses but never solve a problem. People will park at your parking spot and security will tell you to go find another one. I've been in LA for several years and I've lived in many counties and many apartment complexes, but hands down, The Da Vinci has been the best experience I've had so far. For starters, if you're looking for a place to move in with friends or a SO and you plan to split rent, this is one of the best values you can get for your money. There are many amenities you can take advantage of: pools (including a rooftop one), gyms, grill areas, basketball court, office & meeting rooms as well as computers and printers for any resident to use. Basically you're living in a pretty nice hotel and if you're splitting rent, you probably won't be paying much more than other areas and older buildings. When you consider what you'll save in a gym membership and the fact you can go swimming every day, it's a hard deal to beat. Of course, during these times you might not be able to take advantage of all this, for obvious reasons (COVID), but if you're planning on moving from your current apartment or to Los Angeles, check out The Da Vinci for sure. You're probably wondering why I'm taking the time to write such a detailed review (which believe me, could be much longer). And the reason is, the staff. They have an amazing staff here that's always willing to help and serve you in any way they can. For instance, Valerie who's in resident services, just spent an entire day calling up people and delivering packages to residents because there was an issue with the package lockers where delivery services usually leave them. She's gone above and beyond in several occasions and that means a lot to me and I'm sure to other residents as well. Rachel and Marissa up in the leasing office are also very accommodating and I'm sure if you're planning on checking this place out, they'll make it a safe and pleasant experience. This place is a glorified college dorm, I couldn't wait to move out. I had a great experience when I first moved in, the staff was accommodating, responsive and everything seemed great. Then I moved in... what changed? 1. Management says no pets, yet there's pee and poop all over the place. people clearly walk in with their dogs and no one says anything. 2. Lots of residents have parties, play loud music late into the night and security says they can't do anything. Not good if you're a working professional. 3. Neighbors will steal, no sense of community. There's supposed to be security, yet I had an exercise bike, Amazon packages (3 times) stolen in a year. I don't want to live among people who do that. 4. smells like pot everywhere. It usually doesn't bother me, but it's overwhelming. Some people may be OK with that but it gets old quickly. 5. Good luck recovering a cent of your deposit. There's no definition of reasonable wear for management, they charge for anything, even if pre-existing. if you're a working professional, want a nice place to live or want a quiet place this is not the place for you. My boyfriend and I decided it was time for a change and more space due to us currently both working from home. We looked and looked and then stopped then one day my mom sent me a link to the da Vinci I talked my man into going on a self guided tour and boom it was love at first sight for him. I loved my place in Hollywood and am still scared of the change but Earnest helped guide us through and make the transition easy and La Joi just made my day every time I called the office ...which was a lot. Ha. When we first arrived to move in we did notice some lack a cleaning which was a bummer but Marissa made sure to get the cleaning service up within the hour. I just renewed my lease this year. Big space, good view, apartment complex is well-maintained. Location is a plus too. Shoutout to the leasing office staff. They are really helpful and proactive. Edgar Ortega took care of all of my requests for the renewal and even helped me secure a promotion deal for my renewal. Also, the office always takes care of our packages and maintenance requests. Never had an issue with my packages -- it's either in the package lockers or in the office mail room, which the leasing staff controls the access. This is a very common issue in other apartments; hence, one of my biggest considerations in renewing my lease. Minor issues are inevitable but overall, the apartments here are managed well :) read more

Every time there's a little rain the ELEVATORS in building B (middle and end) go OUT OF SERVICE!!! How is. person living on the higher floors suppose to lug groceries let alone walk up all them flights of dam stairs with a disability or not? Pretty fuckin stupid and inconvenient. The pictures are beautiful but do not be filled by the move in special -- the turn around time with tenants are terrible for a reason! Property management let's folks walk their dog inside the building where no one curbs their animals. The 3rd floor hallway in building B spells like pee or poop on a random day because of it. Feel free to see evidence in the photos below. Imagine living on this floor -- you guess it, I'm the poor unfortunate soul who signed a 18 month lease. The amenities are cool but living here isn't worth it. We are a very clean family and yet struggle with the occasional bug issue due to the fact that property management have yet to administer pest control per their pest addendum in the lease (again, see photo). I'm doing this because I don't want someone else to go through what I'm going through living in this raggedy place. It's not giving luxury, it's giving ghetto and run down. And I'm from Philly -- the hood at that -- & I said it's RAGGEDY!!!!!!!!! Also - (best part) I have a three bedroom, three bath unit and the management first told us we could only have one parking spot. So for the majority of our lease, we only had one even though per our lease we should get two. We finally got that resolved, as we were given false information by some new person in the office. This morning, they towed our car. 1. We were in our assigned parking spot. 2. We had the sticker on the car as per usual, it's never been removed from the dash since we moved in. Worst place I've ever lived at! Moved there for my very first apartment in Los Angeles. Had constant delivery issues and had multiple packages lost. The apartment building refused to take responsibility and didn't reimburse me for my losses which was big because my packages was for business and coming from Italy! Second had a huge issue with a leak coming from the apartment above me when I first moved in. The resident apparently left the sink on and fell asleep. Notified the front desk and it took them two hours to finally come up to look to see what was happening. There was a lot of water damage to my apartment at no fault to me and the apartment management waited two weeks to resolve my apartment issues. They wanted me to book a hotel myself and and they reimbursed me. I declined that so they put me in an unoccupied apartment across the hallway. The apartment they put me in was not cleaned at all and I wasn't even able to take a shower or use the bathroom with how dirty the bathroom was. Again management didn't help me not to mentioned they threw away a years worth of eye contacts I forgot in the apartment as I was so happy to be out of that disgusting living space. Next major issues was with ordering food via postmates and doordash. For some reason management didn't allow the 24/7 front desk employee send food delivery to the residents front door. I would have to come down and wait at reception for my delivery. They allowed people like instacart delivering grocery up to the apartment but not food delivery. Please tell me how that makes any sense. Lastly the apartment states that there were no dogs allowed in the apartment and if you had a dog they would terminate your lease at Da Vinci. They allowed dogs in the apartment building and looked the other way. Residents would walk down to the front desk and leasing office with there dogs and that was ok with management. Management just needs to take that out of the contract and allow residents to have dogs if they weren't going to hold residents accountable. The pictures on the websites are deceiving they don't show the hideous hallways and poor choice for carpet throughout the apartment building. It's a mix of modern and traditional which doesn't make sense. I had to miss work three days to get a final inspection walk and all times no one from the apartment building shown up. Wasting my time and money. On my move out day they still didn't complete my initial inspection and final inspection. I had to force them to come up to the apartment to do a walk through inspection before I said good riddance! The maintenance guys said everything was great and I wouldn't get charge for anything extra as in damages. But they didn't give me back my security deposit. They charged me for having to paint the walls in the bathroom after I moved due to the water damage that wasn't caused by me. All I got was a rude email from the front desk employee and management refused to take my calls or respond to my email. This was a very unprofessional staff and they were so unorganized it was sad. This is a long one. I will begin with the positives. The units are beautiful, spacious, and well lit. Appliances are, for the most part, relatively new. For LA, you get a pretty good bang for your buck here as far as the condition and size of the units themselves. Generally, maintenance issues within the unit are fixed in a timely manner, if you submit the request as "emergency" or "high" priority. The location of the building is great for downtown standards, away from the noise and chaos at the heart of DTLA. I have lived here since late July of 2020, and have renewed my lease once. The move in process was pretty smooth, and the leasing office was helpful at that time. We moved in during COVID, so obviously there were many restrictions based on which amenities we could access, which was totally reasonable and expected. However, management really dragged their feet in regards to reopening amenities, long past the time that COVID restrictions lifted county wide. It took them a long time to open the gym and pools, and they would often arbitrarily close them with no explanation. This was irritating, considering tenants pay for various amenities and not having access to them for months seemed shady/lazy on the part of management. To this day, (March 9, 2022) some of the amenities, like the study rooms, require "reservations" and are difficult to access. When asked why these restrictions are still in place, management has given no illuminating explanation. Now for the more egregious issues, which have become more and more prolific and aggravating in the past 6 months. GOD FORBID anything goes wrong after hours here. You will literally be left with 0 options or help from anyone at this establishment. The "emergency line" they have for after hours emergencies is a joke (as in, you will not get an answer). They also habitually fail to inform their residents of matters that affect residents' safety and access to their own homes. See below: At one point, management alerted us via a flyer that fire alarms would be tested between hours of 9-5pm. They failed to inform us that they would be going off for 8 hours nonstop. This resulted in a major inconvenience during a global pandemic where nearly everyone works from home. I had to take my cat and drive to my boyfriend's house so that I could work. The weekend of the LA marathon, the entirety of the front entrance of the only parking garage for the building where all vehicles reside was blocked off, WITHOUT any WARNING. My roommate was unable to drive to work , and had to pay $80 to Uber to and from Sofi stadium. Obviously , she was late because of this. Da Vinci failed to provide warning or notice of this situation. It is obvious that the building was informed of this, and simply failed to notify its hundreds of residents that they would not be able to use their cars that day. We have still not heard back from management regarding our request for reimbursement for the Uber. In the last month, my roommate's electronic key randomly stopped working and she was locked out of the building at 1am (you need this key to access EVERYTHING). I had to leave work early to let her in. No one answered when she called the "emergency line". She got ahold of the security patrol but he was otherwise occupied. I then had to call resident services multiple times the following day , and many of my calls and emails were unanswered. Hours later someone assisted. By the time this issue was sorted out, 12 hours had passed since the lockout, and I had to aggressively call and email management multiple times. Management insisted on then reprogramming both of our keys, even though I asked them not to mess with mine, as mine was working fine. A few days later, I was locked out of our apartment for over an hour, and waited outside for maintenance to come let me in. We were also made aware of a shooting of a courtesy patrol in the parking lot several months ago. I only know this because of the Citizen app that alerts its users of crimes in the area. A responsible leasing company would inform its residents of violent crimes occurring on the property. Most recently, (several days ago), I returned home in an Uber at 1:30am, to find that the side door of the building was broken and I was, once again, locked out. I had to run down the street to the next working door, with a homeless man screaming nearby. Al these incidents show a blatant lack of regard for the safety and convenience of the building's paying residents. We have never received a sufficient apology for any of these matters. Staff is friendly, when they do respond, but don't seem to give a rat's behind about actually fixing any of the issues that are consistently brought to their attention. Their lack of timely response, professionalism and concern about resident's complaints is alarming. The Da Vinci is probably the most beautiful apartment complex I've ever lived it. The best way to describe it is that I truly just feels like a resort from top to bottom. Even better is the staff at the leasing office, particularly Rachel Navarro. We had a lot of questions and and requests during the move in process and Rachel was able to assist with them all. She was extremely helpful during the touring process, and was able to work with us on move in day even after we were hours late for our move in time. Da Vinci is a recommended apartment, it offers very convenient facilities and is well maintained. The price of it is also very nice. If there is a problem with the apartment, they will solve it in a very short time after applying for repairs. Having lived in DaVinci for a year, I have a very good impression of the staff in this apartment, especially Earnest. He provided a lot of help during my stay and answered some of my questions in a timely manner. Very enthusiastic and a very dedicated person. If his manager sees this comment I hope he will give earnest praise for his hard work. LOL read more

OK. So the main reason I'm writing this review is because I did use Yelp in my decision-making when I was looking for an apartment. Most reviews are negative, and most of those negative reviews were true. I should have listened. What shall we start with? Pros or cons? Let's go with the pros. 1. The apartment itself is not that bad! I lived in a two bedroom, two bath, that was about 900 ft.². I liked the open concept and "hard wood" floors. The view was awesome from the 7th floor facing Temple Street. The built in lighting was good at night (though the living room and bedrooms don't have built in lights). 2. Parking isn't horrible for both tenants and guests. Our apartment was inclusive of an assigned tandem parking spot for two cars. Guests parking was mostly metered street parking around the complex but wasn't too hard to find on most days. 3. The amenities are beautiful. The gym is awesome, has a sauna/steam room, open space, and well-kept equipment. The pools are nice, clean, and mostly used on weekends. There's a massive basketball court for you ballers out there too. 4. Views! The views from the rooftop are spectacular. Hollywood sign, DTLA skyline, and the hills... just beautiful! If all this sounds like what you're looking for, then this is the spot for you. But... can you put up with the cons? I couldn't any longer. CONS: 1. Management. Unavailable and unprofessional. From secretary to manager, my few (thankfully) experiences were not so good. One of the ladies up front was literally FaceTiming with someone while I was asking for her help! She DGAF if residents were there... headphones on and all! They're horrible at responding to emails, the resident service office (RSO) is often locked, and maintenance workers smoke while walking through the hallways - okay by management I guess! Anyways...please refer to other posts about management. 95% of it is true. 2. Dirty Tenants. Trash left on hallway floors in front of the trash chutes. Dog poop and piss scattered throughout (Apparently only "service dogs" allowed on the property. AMAZING how many people "need" a service dog(s) here!!) 3. Loud music and the smell of smoke/weed is regular. I was so thankful to not live facing the pool. You can hear the music in the hallways. But if hip hop is your thing, you may enjoy it! 4. One mail key. One mail key per apartment. As dumb as this sounds, it's really annoying and can be inconvenient - especially if you have a busy schedule and a roommate? Ain't nobody got time to keep asking where the key is! 5. Move out process was horrid. Put all the flaws of management together and imagine having to deal with them when moving out. Our 30-day notice was lost THREE times! Thank Jesus I had the receptionist sign the form as it was received and make me a copy. Both times. I also heard the receptionist ask the managers: "Who's taking care of the 30-day notices...." Manager 1: "I don't know." Manager 2: *Missing in action*. The mandatory move-out inspection was so hard to schedule. If you're a working professional, you better plan to take unnecessary time off for them. And pray they show up! They were a no show for me once! Oh, you also won't get your security deposit back. They charge for literally everything - even $5 dollars for each lightbulb that goes out (let's just say 6 lightbulbs went out in my place within the first 3 months). Also... you must pay a full month of rent on your last month. We moved out on the 9th but paid for 31 days ($2,800) then had to wait 30 days for our refund of the prorated time. I'm sure this is in the lease agreement though, so that's my bad for being shocked! Whoops. Please refer to other reviews for more CONS. 95% of them are true. Overall, there are worse places out there. If you can avoid the management at all costs and don't mind a few rowdy neighbors here and there, then this place may be for you! The price value is good for its location, on the "quieter" side of Downtown. Rumor has it that this place is the best of the GHP properties. If this is the best, you most likely will never catch me living in any of their complex ever again. read more
