I've lived in DABCO's Churchill Downs for the better part of two years now. Apartment was clean and in order when I moved in. The windows and appliance are relatively new, so you don't have to worry about drafty winters or equipment failure. They generally clear the snow from the parking lot the morning it snows. The staff is friendly and will work to fix any problems your apartment may have. The building's construction quality isn't the best in town, but I've worse in Pullman. The rent is a bit on the high side for one bedroom apartments in Pullman, but its close to Campus and the bus lines and the grounds are usually clean and in good order. read more

I have lived in the Emerald Downs apartments for the past 8 months, pets are not allowed here (not even cages ones) which is a huge bummer. The best thing about renting from Dabco is the speedy maintenance. I've been living here for almost 3 years. I had to put my car in the shop for a few days, and I got a rental car. I asked for a temporary parking pass for my rental, and the rude woman in the office says her: "We don't do temporary passes. We only give passes for vehicles that belong to YOU," me: "well is there anything we can-" her: "and a rental doesn't belong to YOU, so you're gonna have to park it somewhere else." WOW. I've been living here for 3 years as a good tenant and this is how they treat me? I won't be renewing my lease at the end of the year. FUCK this place. Such garbage. I'm sure they will charge me an arm and a leg in "cleaning fees" when I move out too. Better start saving up for that. read more

This complex has worked really great for us! One aspect that sticks out the most is the ease and speed of getting something fixed or looked at. Whether we make a phone call to the front desk or go into the office in person, the staff is always friendly and helpful. The people who come to fix things in the apartment are very respectful and polite, and again they usually come the same day of your request or soon thereafter. The quality and space of the apartment is very impressive compared with a lot of the other apartment complexes I have been in for this area. Rent is reasonable, however that is why I give them four stars instead of five. You really are paying for quality though, which can be really important for some. read more

I live in Churchill downs. They are nice newer apartments. They have nice appliances, and a good maintenance team that helps fix anything you need. They could be closer to campus, but are walking and bus distance. The buses can sometimes take a while, and are crowded since Churchill is one of the last stops. I have not had any issues with the office. They have been very helpful and nice. The sound insulation seems better than most apartments. And the quisling of build is good. Overall I am very happy. This is my 2nd year in the apartments. They are fairly expensive. And are not very large. read more

Pros 1) Close to school Cons 1) Received almost none of my deposit back even though I left the apartment cleaner than when I first came in. 2) Maintenance people tend to do a crappy job. For example my kitchen light didn't work and noted that I wanted it fixed. Upon coming home a few days later there was a note on the counter saying it was fixed. I flipped the kitchen light switch and nothing happened....what a surprise. 3) Deck also had a ton of bird crap on it and i informed management, they came and nailed down the nails on the deck (which was appreciated) but left all the bird crap on the deck leaving me to clean it up myself even though it was there when i moved in. 4) Rent is expensive for such poor build quality. My front door never shut right and hit the floor when you tried to open it. 5) Kinda a con and a pro but the apartments were usually quiet, but the down side was everyone has to be quiet.... In short, the apartments are what you would expect from a large company. I would recommend looking more into apartment reviews before moving in. I picked the apartments for their location which was nice, but I would recommend looking elsewhere, its not worth it. read more

All right, very first review just for you, Dabco. I moved to Pullman in a few months. Before that, I have never experienced such an awful attitude and management. Do not expect they admit their mistakes (e.g, unfinished preparation when you move in, wrong notice to let you move out), even though you throw them on their faces. Money is the only thing these people see in their eyes. It seems like they want to control the apartment rental business and take more advantage of students in Pullman. If I could I would give Dabco 0 stars based on their unprofessional, unhelpfulness, and unsatisfactory customer service. For being a "college town" and realizing that we are all students, they do not do much to help college kids out. Not only do they charge for garbage being left out on your own doorstep, but they charge ridiculous amounts when trying to move out, for example carpet cleaning, etc. They are incredibly unhelpful when trying to move out and do not try and work around your schedule or help to accommodate you. They are unorganized and have the worst customer service. All of their office works are rude and impatient when trying to explain how rent works or when signing lease agreements. Do not rent with Dabco - you can find better places in Pullman who are willing to accommodate your needs, especially when you're paying close to $500 rent each month. read more

I live in Maple Valley and I love it! It's clean, it's quiet and it's convenient. Management is friendly and very responsive. I did not have many problems but every time I locked myself out, they were extremely nice to help me back in. I could not have chosen a better place to live while going to school at WSU. read more

HORRIBLE. If I could give negative stars I would. I lived in Providence Court. Our upstairs neighbors constantly blared their bass, shaking our whole apartment. We called the office several times, sent emails, called the emergency number, and even called the police when it got bad enough. Dabco did nothing except fine them $100 one time. In addition, they took our entire security deposit because of a few nail/tack holes and "shadows from the furniture", claiming they had to repaint the whole apartment because of them. Dabco is a terrible company just looking rip hundreds of college students off every year. Best advice: pick somewhere else to live! read more

I lived in both Churchill downs and emerald downs apts. although they are very clean and nice places and are affordable the management will screw you over and it will follow you for years and with any future rentals you might have. For example my roommates and I all paid a security deposit and kept our place very clean. Did not damage the place aside from some carpet stains that we paid to have removed. Out of our $750 security deposit all of it was used to clean our apartment and also to fix damages. The damages were things like dirty floor behind the fridge, dirty windows and window frame. Pretty sure that was part of the cleaning expenses we paid, and these are not damages. During the winter we had a large draft come from under our front door, so we placed a thin piece of foam on the frame to block the air. Which it did. the inspector that Dabco hired said this was fine, however later on they charged us for damaging the door. We ended up paying another $250 a piece in fees and cleaning expenses on top of our security deposit. But whatever what's done is done right? Wrong, this was 2 years ago and now that I am graduated I applied to rent a house and got a denied. This was due to a negative review from Churchill downs saying that I still owed money but did not say how much, and also said we had thousands of dollars in property damage which was not true. After confronting the front desk and asking her why have we not recieved any sort of notification for the money we owe and how much do we owe, she said "it's no big deal its 99 cents, so we just didn't care" obviously they did because they were telling other places that I still haven't paid. And for the property damages she said thousands because some things we were not charged for, and they gave us discounts on some items so we paid for a fraction of the damages according to her. I have the pictures of the damages, there is five pictures which include some food in the microwave, dirt behind the fridge, dirty window frames, a pic of the front door, and three carpet stains that we later paid to remove. My advice would be if you move in, take pictures and notes of everything, every single spot or ding you see. Date everything and sign it all and keep it easily accessible. Because they will do what ever they can to take your money so be on the offensive. read more

I have been living in Maple Valley since August 2010 and I must say that it has been nothing but pleasant. Maple Valley is fairly new compared to the neighboring apartments in this small town. This complex is located next to two bus stops which makes it convenient when traveling to WSU campus. The Dabco management at Maple Valley are responsive and the maintenance staff are friendly and reliable. The only negative thing I have to say is that I have trouble finding parking on weekdays after 8pm. But this is only an issue for those that live in/around building A-F. Both of my sons worked for DABCO last summer. As an employee, it was an excellent place to work. The supervisor and management were organized, fair, and hard-working. First year in graduate school and have a dog. I subleased a 2 bedroom apartment. We moved in, in August during high 90 degree temperatures and quickly found out that BIRCH HILLS DOES NOT HAVE AIR CONDITIONING. Are you kidding me? With prices higher than almost all apartment buildings I figured there would be AC. The apartment was clean and looked freshly painted. And the bathroom is a great size, no window but spacious with one towel rack. You are not allowed to hang anything on the walls. Layout is for first time renters. NOT MUCH ROOM FOR STORAGE. Second bedroom is small. And with the placement of heater and closet you could only get a twin bed in there. We are on the second floor and look directly out to sidewalk, because they dug a hole in the ground during building so our apartment patio is lower that the sidewalk. Anyone walking by looks right into our apartment. NO PRIVACY. Six months later, I'm still looking at my neighbors and at the cat litter that is spilled all over by the dumpster. The GROUNDS ARE FILTHY, DOG FECES EVERYWHERE. And if you ask them (Birch Hills) to pick up dog poop they just say it is the responsibility of the tenants. Well, if the tent doesn't pick it up you can expect to see it every time you take a walk. Laundry room hasn't been cleaned in weeks. So if you like looking at your neighbors pubic hair in the washer Birch Hills is for you. Let's talk about administration, RUDE ON THE PHONE AND IN EMAILS. Don't expect help. I almost forgot, the CEILING IS PAPER THIN. I hear my neighbor get out of bed every morning at 6 and get to listen to their dogs try to escape from cages for two hours. And they RAISED RENT. DO NOT EVER EVER EVER CONDUCT BUSINESS WITH DABCO!!!!! I was very excited to move out of the dorms and experience my first apartment. I chose to live in Providence court because it had a nice location and seemed to be okayish for a first apartment. Within days of living there, I knew I had made a HORRIBLE MISTAKE!!! Signing up with Dabco was a nightmare, it was like they did not want to make money and accept me. They kept creating new hoops for me to jump, AND they LOST my information several times!!! That made the application process much longer than necessary. Once moved in, it was very clear that I was being charged way too much for what I was getting. The apartment was freezing due to poor insulation, management always was rude despite my efforts to be kind and patient with them, and I put in multiple work orders and never, ever, ever heard back or saw any results. The area was constantly littered with trash and when there was snow they did nothing to help clear the walk-ways, which turned into a safety hazard once the ice set in. Dabco is one of those heartless franchises you hear about and think, "Wow, what a horrible company, constantly screwing over the people who rely on them." I no longer live with Dabco, and am so happy I have cut ties with them. Please, my fellow reader, do not live with them. I want you to have the best WSU experience possible, and doing business with Dabco will only lead to a poor life with lots of stress. .....Very good chance they are UW Alums wanting to steal happiness from us Cougs! This is one of the best rental agency that I have rented from. Very understanding of my needs and requests. I needed extra time to think things through trying to figure out if I wanted to extend my lease a bit longer and they gave me time for that. I called in for maintenance and they were there the next day. And other little things here and there. I had a minor issue with them once, but it wasn't too big of a deal. I live in Maple Valley and the apartment is clean and very spacious. The walls are very thin, so you sometimes can hear your neighbors. One positive aspect is that their maintenance is done very well and very responsive when you file for a work order. The only complain I have is about the management office lady name Lindsy. She's not very nice all the time and can give you attitude if she's not in a good mood. However, don't back out from living at Maple Valley just because of Lindsy since It's really a great place to live off campus. We liked the location of our apartment and lived comfortably there for two years. It was nice for how cheaply made it was. Upper Pine gets a lot of wind which makes the walls crack and air comes in through the microwave vent and the vent in the bathroom. That was fine and livable. The reason this review is poor is because of what they charge you when you move out. Make sure you write down every single flaw in the apartment and document it with pictures. If you notice something a couple days after moving in and call to add it to your list, do not trust them. You need to go down there and write it in yourself. I just moved into the apartments this year and my experience has been okay. I was surprised that I could not pay rent online without paying an extra service fee! Another big let down was that when I moved in the carpets were supposedly "professionally cleaned" however, we found a variety of nails ranging from staples to two inch long nails! I took me two weeks to have them come in and re-clean the carpet, which meant some random service worker comes in with a regular vacuum and cleans. It is disappointing to know that this apartment is over 10 years old, had the carpet "professionally cleaned" but judging by the leftover nails, I have a hard time believing that it was. I am worried what my security deposit is actually going toward when they take it all away at the end of the year. read more

Clean Apartment but Dabco are con artists. When you move out they slam you with ridiculous charges. I lived in Churchill downs for a year and when I moved out they charged us to repaint the apartment due to "offensive odor due to smoke or cooking smoke". This was completely untrue and the two family members that helped me move out said there was literally no bad smell at all. Dabco at first charge us a ridiculous amount then cut that in half then cut it in half again (they must have really thought they had a strong case). Finally it came down to 200 dollars between my roomate and I. He paid because didn't want to deal with it but I fought Dabco for months explaining that this was a complete false accusation. I finally ended up paying my 100 dollar share of the 200 to avoid having to go to court or dealing with collection services and having my credit ruined etc. In conclusion I think if you do rent with dabco take EXTENSIVE pictures and possibly even videos and get eye witnesses when you move in and out because they will ding you bad on any little thing to make a quick buck. I think it is pretty cruel to hustle college kids who already are paying a fortune to go to school and live in a nicer cleaner apartment. OVERALL I WOULD NOT RECOMMEND DABCO. When I initially moved into the apartment, I was happy, because the apartment looked nice. The first night I stayed in the apartment I regretted my decision. That night, I could hear everything that was going on next door, and upstairs. I even heard one of the tenants sneeze. Shortly after, the light in the kitchen blew out, and the stove began to have issues. It took a several days for the maintenance people to fix those issues. When I moved out of the apartment, I knew that Dabco would charge for cleaning the drapes and carpet, but they also charged 150.00 for cleaning the apartment for 6hrs, when I know it did not take 6hours for anyone to clean the apartment. Especially because my husband, and I cleaned that apartment for more than 3 hours. I even asked for extra time to move out, because I wanted to make sure that the apartment was clean. DABCO claims that they have professional cleaners that went in and cleaned twice. For this reason, I think the 6hrs is especially not justified for a professional cleaner. I heard a great amount of bad rumors about DABCO prior to moving into their apartments, so I made sure that I took pictures prior to me moving in, and right before I moved out. Ill use these in court. I could pay for the extra money that they are charging in a few months, but I am going to Sue DABCO, because No ONE should be taken advantage of. Hopefully after this is all over, Dabco will not continue to rip college students off, and fill beautiful Pullman up with apartments that look good, but are poorly built. I have to admit, that they employees in the office were nice and patient when it came to compromising late rent payments, but that is all. It is extremely sad how these people try to scam. read more
