I wanted to write a review of Danny Charbel. This will be a long read, as I want to tell the story (that said, I am trying to keep specifics as general as possible). If you do not want to read, know that I would give Danny a 10 out of 5 stars. The man simply is above and beyond any real estate agent I have ever worked with. Our mom passed away in June 2020. I live in Chicago, Il. On a Wednesday in mid-June, I arrived at her house to make arrangements to clean it and prepare it for sale. That night, I emailed several real estate agents telling them the situation and seeing if they would be interested in listing the house and that I was in town for only a few days. Danny called me sometime around 8-9 that night, and said he would be at the house 10 AM the next day - and he was. Now, he did not mince words about the house or it's condition. Danny stated it was a good house, however, he had concerns about the roof and the vinyl floors (which we concurred with). The next day, Danny provided us with comps and a net seller sheet. Back to the roof and floors. Being from Chicago, Danny said he had people he works with on roofs and could be at the house Friday - and one was. And on Monday, the floor person was there giving us options and prices. After discussing with Danny, we agreed to fix the roof (as it seems a racoon was enjoying eating the roof shingles and half of the chimney) - and the roofer was crazy inexpensive. The work done was first class and done within a week. In fact, the roofer did all the work upfront with no money down (it was not even discussed - the roofer said he worked with Danny and knew all would be ok). The roofer called me and said the work was done and sent pictures within a week and a half of this time. He said to send him a check when we can. After talking about the flooring options, Danny gave his opinion that we should not do the floor work as it would be an expense for us and add no value to the sale of the house - so we opted not to do that. After I left back to Chicago, we had delays in signing the selling documents due to legal issues. Danny was patient, understanding and no pressure. He simply said "when your ready, let me know". During this time, I was able to text with Danny and he would return my texts very quickly. If I needed to call him and he was with a client, he would text me that he would call me back later, and did. I even need to text him on a Sunday (don't do this folks) and he was able to text me back and give me some needed information. Danny also offered to help donate all of our moms' furniture - at his expense - as due to covid-19, the Salvation Army was not picking up, before closing. During the showing of the house, Danny called me and said the air conditioner was not working. Again, being from Chicago, I asked Danny if he knew of anyone that could assist with this. He did. Danny had a professional company out on a Saturday (again - no money down - just got it done fast to continue to show the house) - to fix the system (once again - very inexpensive and lighting fast). As a final act of generosity, I had to travel to San Antonio in early August, so we could close on the house. While there - on closing day, we had a problem. There was a large painting that we wanted to keep, yet would not fit in the cars. Danny - at his own accord and expense - arranged for the painting to be picked up and dropped off at my brother's house within a few hours. The total time between signing the selling documents to closing was 32 days. And we got almost what the house was listed for. That said, the timeline is unimportant. What is important is the care, concern, consideration, time, thoughtfulness, and ability to get things done that matter most. My overall experience with Danny was great. I actually have a good friend that is a realtor and I was conflicted at first when thinking about putting my house on the market and which agent I would go with. As I spoke to both Danny and my good friend, they were both total professionals and completely understood any decision I made. I decided to go with Danny due to his time in the field, overall experience, networking capabilities, and the fact that he does this fulltime. My experience was definitely a 5-star experience from the minute I met Danny. We met at our home and he and I walked through the entire property. His level of expertise on what people are looking for and how my house would measure up on the market was spot on. He walked me through the entire process end to end. We were completely blessed with the way our home sold, how Danny marketed and positioned it do move, and how well everything turned out which was better than we had expected. I had a personal trip coming up that ended up being on the actual day of our closing. My wife and I were going to be out of state and in two separate cities. Danny took complete care of our remote needs and arranged for notaries to visit me in New Mexico and my wife in Phoenix so we can still close on time. Throughout the entire process, Danny made us always feel like he had our best interest in mind. His coaching and overall guidance pertaining to the several offers we had helped us narrow down a decision. I completely recommend Danny for anyone, he loves what he does, is well connected with several realtors, and has a wide range of networking contacts to get your home seen. Whether you are looking to buy or sell - I highly recommend him as a realtor. He helped my son buy and sell his home and that experience was also great. Danny Charbel listed my parents home on September 27th, by end of day Sunday, September 29th we had three offers in. By Monday, September 30th we were under contract and my parents went to closing at the end of October! Danny met my parents, toured their home and gave solid advise on what they needed to repair to go to market. I thought we were going to have to invest a lot more money on repairs to pass any inspections and sell the property, but Danny assured me we could sell with just a few repairs. The list was manageable and he had quality referrals for my parents if they needed them and we did use them. I was surprised at how little he asked for my parents to update before listing their home! Danny's advise was on point for every situation that came up, especially when it came to negotiations under contract. Danny would inform us of the request, provide guidance on what our options were, and was right every single time. He made the selling process so simple for my parents! I appreciated his attention to detail, consistent communication, positive attitude, and follow through. Danny had to work with my parents, and handle all of my questions and concerns, which he did effortlessly. If you are buying or selling a home I highly recommend Danny, because he genuinely cares about the work he does. I can't say enough good things about Danny Charbel. I had researched agents in San Antonio and after reading reviews from buyers and sellers I knew I had to make contact with Danny. And by the way I was an out of state owner of rental property in San Antonio. When I made my initial contact with him I thought the repairs/upgrades to my property were going to be completed within a month or two. That timeframe stretched out to 9 months! During all those excruciating months Danny never lost contact and was always the consummate professional. He helped me keep my optimism that all my angst over the property repair delays would end and all would be well. Once the property was ready to be placed on the market I was confident in his assessment of the property value and the comps he presented to assist me in making my decision about asking price. He is a caring, competent, resourceful, professional who always makes the time to work with you to deal with questions, or concerns to ensure you have a positive experience in the buying or selling process. It all started 2 years ago. I own a residential investment property in San Antonio and was looking to sell it. No knowing any real estate agents in San Antonio, I relied on the internet. I'll try not to go on &on about Danny. First, he is honest, trustworthy, and down to earth. We were recommended by a friend, so I am paying it forward. Danny helped us find some hill country property about 4 1/2 years ago. Then last year we decided to sell our house in San Antonio that we had lived in for 30 years. Danny handled everything. He advised us on what things to leave in the house for showings and was very respectful of our schedules. We had lots and lots of traffic and quite a few offers the first week. We took three and for reasons beyond our control they all fell through. But Danny kept encouraging us to continue and after 4 months we got a great offer and all went through, with Danny helping us through each step. Danny spares no expense and would jump through a flaming hoop riding a velociraptor, while dual wielding machetes, while "eye of the tiger" plays over a loudspeaker to ensure his clients happiness and satisfaction. I instantly became more happier and jubilant as a result of working with Danny Charbel. He will send you funny memes, and playfully banter with you as you view houses together. My wife and I are so thankful for Danny that we made him a bag of brownies to say "thank you" and even offered to make him the god-father to our dog. He rejected so politely that we weren't even mad.
