I was recently contacted by Dave, to do him a favor as a past client and leave a positive review on yelp for him. He explained to me that there were people making up negative reviews for him and he was trying to stop it. I found his call to be odd because we hadn't spoken since my deal ended over 2 years ago, and quite honestly it was very messy. I felt it wasn't really right for Dave to ask me to write a positive review, when in actuality my real feelings toward him and his team are not positive at all, but instead very negative. If anything I feel Dave Proctor is a fraud. I decided to check out his yelp page for myself. The odd thing was that from day to day I'd see a negative review on his yelp page, that I actually agreed with, and then it would suddenly be removed. I also noticed that the positive reviews were from other realty agents he works with and his friends. So it will be interesting to see what happens with my review. I originally hired Dave, after I received countless postcards to my home from him and his partner Serena, and I constantly passed by his ad on a bus bench that read " I will sell your home in 30 days or I'll buy it"*. See the asterisk, that means there's a little more to that statement. (It should have read "beware" instead of an asterisk) At the time I needed to sell my home quick, because , my adjustable rate loan had gone up and I could no longer afford to stay in my home. When I first met Dave and his team they explained to me that I was in good hands he knew the area well and already had some buyers he was working with, that might be interested. He also explained that because my financial situation, Dave was even going to lower his commission to be sure I got the most money out of the sale. He used "range pricing" to list my home, which I never understood or agreed with, as of course people are only going to want to offer the lowest price your willing to take. Why would anyone offer more than the lowest possible price in your range? Needless to say I was told multiple offers came in that we're in the middle of my range. This was just the beginning of the fraud. The offers were from the same buyer, who I later found out were investors, and my property was devalued and sold for over $70,000 less than other properties in my area. I was also responsible for over $10,000 in inspection fees and minor fixes. (My pest control inspection was $5000) I later found out through friends that my fees shouldn't have been more than $1000. Even though Dave told me he cut his commission to 3% I was still responsible for paying out an additional 6% to the buyers agent (a friend of Dave Proctor ) which could've been negotiated. So much for saving me money. The real fraud came in when I noticed he resold my home just 4 months later for over $90,000 more than I sold it for. He uses straw buyers and other realty agents to take advantage of people like me. I do not recommend Mr. Proctor and if I had one warning its Do Not Trust Dave Proctor or his team. read more

Dave Proctor and his team member Carrie O'Connor were nothing short of miracle workers in what was a complex and difficult transaction due to the seller/ seller's agent. Dave and Carrie provided a level of service that exceeded all expectations including dealing with lender delay issues, repair solutions and mediating disputes with sellers side. Both were available night and day and answered all questions and addressed all concerns with appropriate follow ups. My first-time home buying experience was made so much easier because of the "two for one" level of service received due to this team-style approach of representation. Their positive attitude through hard times also helped me get through the transaction in one piece despite the difficulties encountered. Both Dave and Carrie demonstrated integrity and professionalism also; something you don't see everyday in this industry. I had two prior agents and could not even get into contract for 3 homes I liked. DO NOT TRUST DAVE PROCTOR!!!!! Dave and his team Melody Jew and Serena Ngo claim to be an honest and hard working realty group for Pinnacle in Northridge. That couldn't be farther from the truth. Dave Proctor is a CROOK!!! Dave represented me as my selling agent on two of my properties. He forged documentation, submitted straw buyers, and charged me for appraisals and inspections that did not really occur. He has many bus benches through out Porter Ranch that claim offers in 24 hours and your property sold for top dollar in 30 days. All I have to say is read the fine print, and run the other way!!! He has straw buyers and inside investors waiting in the wings. He will underestimate your property and make claims regarding your property to decrease the value. Dave will make you feel he is "doing the best he can". My experience with Dave Proctor, Serena Ngo(which by the way is a DBA and not her real name), and Melody Jew was down right deceptive. He listed my Home and did nothing but insist my property wasnt worth what I wanted. He listed my property with range pricing..$600,000 to $715,000 and like I said would happen an offer came in at $600,000. I was prohibeted to talk to the Buyer and His Agent., Why.. They dont exist. Just like other reviews he either uses Straw buyers or Dave is the one that is really buying the home. Dave is not special or a "Real Estate Doctor". Dave controls the entire sale not letting real buyers make an offer so he can tell you " Buyer activity is low" "Stop making your Mortgage payment" so you will get to the point of desperation and take his deal. I have used the Dave Proctor Team several times. I have used the when I moved from Porter Ranch to Chatsworth. They helped get rid of my old property and locate my new property. I used him again when I wanted to move from my Condo in Chatsworth to Simi Valley for both the selling and purchase of the new house. I also referred him to a friend to help sell her brother's house and then most recently when I needed to sell my sister's house. The team was able to get me the properties I wanted to buy at a perfect price as well as get me the highest price for the properties I sold.
