If you are a homeowner considering working with Debi or John Durzi and Pinnacle Estate Properties, I strongly recommend you think twice. I hired them to help sell my home, expecting professionalism, support and a hands-on approach. As a first-time home buyer now planning to sell our property, they came in and it seemed to start off well. When we first met with both Debi and John to discuss potentially hiring them and they toured our home, they had positive comments and feedback about our property. After we signed the Listing agreement to work with them, we followed their recommendations to prepare for showing the home. Debi came for one open house. John came for a 2nd open house. Aside from one private showing conducted by John representing a buyer who did not have their own agent, neither of them came for any of the scheduled, private showings. They just passed on the info of the potential buyer's agent to us in each case and left us to do the showings. Debi and John thus disappeared from the scene. All the showings (about 20 of them) that went that way, after which Debi advised us to do a sizeable price reduction. When we did not feel that was the right move and didn't agree, Debi then went on a verbal and email campaign of negativity about our property. So aside from the initial setup of the house for sale, we realized that we had no real representation - i.e., no one there actively selling our home to prospective buyers. And now, after the same person (Debi) took a negative approach to push us into a profit loss, we decided this was not the relationship that would work for us on selling our property. I thus requested a cancellation of contract by both email and phone with Debi. When I requested the cancellation over the phone, Debi's defense was that we "made it difficult for her to do her job." Keep in mind, that this is after we made ourselves available for, and held, all the showings timely (aka doing her job), sometimes with only a few hours' notice. Right after this call and my email requesting Cancellation of Listing, is when the long emails with further negativity came in, also with threats of mediation. When that didn't work, Pinnacle Estate Properties' Broker, Kent Palmer, informed me that they will be holding onto our listing until it expires in several more months and warned me against action if they find slander in any reviews - because they monitor reviews. Pinnacle Estate Properties followed up immediately with an attorney letter to me officially refusing to cancel the listing and it included a warning that leaving public reviews could violate California defamation law. These tactics are not how a client-focused professional behaves, they are how someone covers for falling short. It is shocking how fast it went from me asking to part ways, all the way to them escalating to written legal threat. I felt we were drawn in with positivity, then when the property did not sell on its own with minimal effort on their part, their tune changed to negative in order to push a profit loss, which when talking of percentage, always affects the seller much more than the agent. So honestly, it feels like we are now being held hostage and our free will and rights to choose who to do business with has been stripped away by this practice. I am not a real estate expert. I am a homeowner who hired agents to make this process easier. Instead, I have been overwhelmed with legal threats and pressure when it mattered most. If you are a potential buyer or seller reading this, take it seriously. This has been one of the most frustrating and disappointing professional relationships I have dealt with. We contacted Mike Volante to sell our house. We met with him within a week, walked through our house and ADU got his opinion on what we needed to accomplish before we put it on the market. We used construction workers he knew and they were efficient and reasonably priced. Also met with a partner of his Steve who was great to work with as well. Long story short Mike kept us informed throughout the process and represented us extremely well. We got over asking price and sold in the 1st week. I'm not in the least surprised to read so many negative reviews for Pinnacle. My experience was also disastrous. Realtor Mirna Cruz is the single most unethical individual I've ever encountered. We wanted to leave the deal after several attempts at defrauding us. Luckily we called her on her lies and attempted fraud. She has only self-interest in mind. She is the worst kind of realtor. Unfortunately, I had a very negative experience with this company. I was looking into buying a home and I was ready to start looking around so I reached out and spoke with Amin Mehrabi. He gave me so many ups thinking he would definitely be able to help me. We went threw a couple of places and I finally found one I was interested in, I asked him what would be the next process, and right away he started asking me to pay him $5,000 under the table, I told him that if that is the way there office works that isn't secure. He told me that if I didn't give him the money then he wouldn't help me with the home I am interested in. He started being very rude and saying that if I didn't pay first there is no way I would be able to buy the home. I felt very uncomfortable there was no paperwork going on or anything. Very unprofessional I would never ever work with them, they were still asking me to pay just for asking to give me advice! Very money hungry, worst customer service ever. Buying a home will be one of the most expensive and emotionally draining experiences you will have in your life time. I have bought three homes and every single one of them has been a rollercoaster of pitfalls and nail biting twists and turns. 3 homes but certainly many more real estate agents? Why? Because I refuse to settle for mediocrity. During housing booms everybody thinks they will get a real estate license and post a for sale sign and buyers will come rushing in. This may have been the case in many sales cycles but it also came with many ill equipped real estate agents flooding the market and misrepresenting customers who knew no better. The VERY BEST agent I have ever dealt with has been Karly Williams for Pinnacle Estates. Karly will undoubtedly make sure she represents you to the highest Realtor standard there is and will make sure that you not only make the best decision when choosing your home, she may also talk you out of rushing in and making a poor decision if she feels it's not an optimal choice for you. Every single time I have called her, she has either picked up right away or will call me shortly after. Her standards are high and her willingness to help in unwavering. My last purchase was not being handled as well as it could have been by the lender and the home builder and Karly was able to negotiate a $5,000 credit towards my closing costs. Karly also works with Danny Ross who is equally amazing, a gentleman and at the top of his game. Both of them gave me very good advice at every turn of my transaction without being overbearing. They never once pushed me or strong armed me into making a purchase decision so they could get their commission faster. I unequivocally recommend Karly, Danny and Pinnacle Estates as your first choice for a realtor. Please do not used this real estate Listing agent his name is Ibrahim Habib. This agent is the worst listing agent that family ever seen in our life. We are hiring him to sale our house. He was promise my family different benefit for my family but he did not kept his promise. None of his promise is truth. For example: He told my parents the contract can be cancel anytime, he will reimburse the outside house painting. So when we see that he can not doing his job, we do not trust him and we want to cancel the contract. He started to give us the offer from the buyers without the signature and date and he gives us the offer that was for many month ago that we are not being aware of the offer. Finally we get the offer from the buyer. we are sale the house as it is. but he kept insist that we have to fixed it for the buyer. I found a property on my own since agent wasn't producing anything. The market was shooting up along with interest rates so the pressure was on. I asked my agent to show me the property I found on redfin and gave her the selling information, to which she replied, "not til. Next week it's not avail. For viewing." When she finally took me I found out through selling agent she had already taken an investor after I had given her the information! Apparently it was a relative of hers. She had me tour the house with her like it was the first time she had seen it. (gross) I bit my tounge and continued with the process. The market was very aggressive and the selling agent really liked us, I didn't want the deal to fall through, we ended up being the preferred buyer, not thanks to my agent. This was just one example of the many shady things my pinnacle agent did. I told pinnacle owner about his shady agent. His reply was, "there's no law against that" how about ethics?! Client service?! Respect?! Needless to say i should have dropped them from the get go. Gross people terrible business. I tell anyone who will listen stay away from pinnacle in northridge. Danny Ross sold our house quickly, at a great price, and found us our dream home! He helped us get our house ready for sale and was always available whenever we needed him. He is amazing, hardworking, honest, kind and more helpful than I can describe. He and Karly walked us through every part of the process, even holding our hands, when necessary. Danny also provided us with the best crew of people, ever: painters, a sensational electrician, an artist at sanding and staining hardwood floors, a roofer, even a cleaning service and handyman! Unfortunately had a very negative experience with this company. A quick summary... I found a property on my own for rent on Zillow when I call the broker she was extremely uncooperative very rude and told me there's no way I could see the property unless I first came to her office and she asked me a few questions to make sure I was "legit" and could even afford the property. She also told me I should go through a realtor and not call people directly because that's how it should be done which has not been a problem anytime before for me. When I did call the main office to file a complaint they were very cooperative and referred me to the local office handling the rental I was interested in. When I called the local office the lady at the front desk was also extremely rude and basically hung up on me. Unfortunately this awesome property will probably never get rented because nobody's able to see it! read more
