We just bought a house whose owner was represented by Jim Sandoval of Park Regency. They were terrible. They never once answered the telephone when I called them. Even after we made an offer and it was accepted, I went to the house with my inspector to do an inspection. The doors in the back were wide open with flying bugs everywhere. I tried to call them, but no one answered. I left them a message asking them to call me back - they never did. I found out later that the neighbor had called the previous day to report the open doors, but no one came to close them. They tried to insist that they pick the appraiser for the required appraisal, which is not allowed. Our loan officer was quick to tell them that is not how it works. On the day of the final walk-through, they came the day before and took the key box making it impossible for us to do the walk-through. We called several times leaving messages trying to get the combination to a second combo lock that was there. No one ever called us back making it a wasted trip. They even demanded $100 per diem if we didn't close within 35 days. When our loan went through in just two weeks, they asked for a favor - to close early! The answer was NO! The only thing they did quickly was get their "for sale" sign the day after closing. I left a message that it was out by the garbage and would be hauled away if not picked up immediately. The worst most unethical real estate company around, old agents who should retire because they just are not with the times. Office manager is nothing but a bully who thinks he can just schmooze his way through when you are not happy with the service and want to cancel. They have agents that try to push any offer on you, try to not do open houses and just do the minimum, let alone do completely unethical things like not telling you when there are showings so you just get surprised by people coming into the house, not taking earnest money deposits and still telling you there is a good offer, giving discounts off the asking price because they say the inspection report was bad but then not even getting the inspection report, then when you insist on seeing it they say that the buyers didn't do one and based it off the pictures in the listing. After he hangs up, "the computer" dials my landline. It is now 9 AM. In our conversation, I told him to take me off the list, and he said that he didn't know my phone number because "the computer" is dialing it for him. I finally looked him up on Zillow and called his office number. A woman named Adrianna answered and I told her that he needs to stop calling me and I told her to take my name off whatever list of phone numbers they have. We honestly couldn't be happier that we hired Jim! We worked with a different realtor when we originally purchased our property, and that experience was what most people would expect, nothing more, nothing less. In fact, looking back, I believe that is why most people would agree - "realtors are expensive". When we were in the process of making the decision to sell, we knew that we at least wanted to sit down with Jim to have an initial conversation... we knew of him because he was always so diligent about getting to know the neighbors and neighborhood- as such, we viewed him as a "specialist" at selling homes in our neighborhood. (And we weren't wrong- although now we'd just consider him an exceptional agent for any home in any neighborhood.) If you're considering hiring an agent to assist with the sale of your home, I'd like to share a couple of things that were HUGE for us- and why I'm taking the time to write this review. We initially thought we'd be hiring a realtor to help us... with Jim, you're getting him and his entire team (literally). This had an enormous impact on our overall experience. He has a team of people that are as detail oriented and knowledgeable as he is- you don't get one person doing everything- he had different specialists to help us with everything from deciding what/if any finishing touches were needed (then provided sources that were cost effective and did a great job), down to the finest details of the paperwork. No stones were unturned. Along the way, there was constant communication with every part of his team- in fact, we never had to reach out to them to ask for something to get done... they guided us through the entire process. With the current market the way it is, we initially thought that it "should" be an easy process as a seller. I have to say, we are very grateful that we hired a team of exceptional professionals to help us through this. I would caution people not to take the "market" for granted... having a team like Jim's has not only made this experience seamless and painless, but has given us peace of mind. Neither my wife, nor I, would've ever thought that this process was going to be an experience we could both look back on and remember it as a great time... but we can, and to us, that's pretty amazing (not to mention, he got us top dollar). This is the second time I'm having to put up a review about Park Regency and one of their realtor agent Jim Sandoval.He suckered us into signing a long listing contract for 6 months when we had understood it was for only 3 months !!! He didn't immediately leave the signed contract copies but e-mailed it to us 2 days later.We had a bad feeling just the 2nd day after signing it and sent him a text we didn't want to do it and we wanted OUT of a contract he hardly took the time to explain to us.We called his mgr. Saul Alvarado who basically backed Jim up and he told us they will not cancel it even though they haven't done any real work except a house visit we thought would only be informative.If the road is thIs bumpy in something that didn't even take off the ground we could just imagine how much worse it will be later.Oh,Yelp sent me a notice that they are removing my first review...I wonder why..Lol..Something's fishy!!! read more

My advice for everybody is do not sign any listing agreements [such as contracts] with Park Regency until you check with your attorney. Would not recommend this listing company. I was mislead and was brought into signing the contract with Jim Sandoval. For what I understood, we had 90 days [It was emphasized] until the contract ended, but when reviewing the contract we realized it was all the way up to 180 days--Almost double, from 3 months all the way to 6 months. We talked to countless people in the company, yet everybody seems to back each other up. If anything, review Every. Single. Paper. To. Sign. The contract is almost 24 pages long, but every page is different and important. Do NOT believe they are all the same. You can also no longer sign with any other agents during this 6 month time period. Any loophole, and they will find it, and block it. There is no way to back out after your initials are on the paper. Another thing is they will not give you a copy of the contract until AFTER you sign it. They will only give it to you in pdf form, not a print version. This leaves room for somebody to edit this document and what not. They go through every nook and cranny when it comes to lowering your house price, letting people bid, and the 10-year time span until your house reaches one of its highest prices in a decade. But when it comes to the contract, they go over it quickly and they manage to convince you every document is the same. Just watch out. read more

I recently posted a brief, negative review of Park Regency due to one of their agents repeatedly cold calling me and leaving spam voicemails trying to sell me on his services. Despite the harassment from this business agent that I've received, I ironically enough just received a take down notification from Yelp stating that my review was reported by "the Yelp community" and did not meet the Yelp Content Guidelines as it did not reflect a "firsthand experience." Let's unpack this: I have repeatedly received unwanted calls and voicemails from the same agent's number at Park Regency, belonging to one Jim Sandoval (whose full name is commonly identified and shared on the Park Regency website as well as in the voicemails left to me, so no, my sharing his name here does not violate the Yelp Content Guidelines either). These calls have contained numerous lies attempting to sell me on this business, including claims of selling "8 of (my) neighbors' properties", and then stating that he can do the same for me. As Park Regency is based in CA, and I live in an apartment complex in NY, I am quite certain Mr. Sandoval has never met my neighbors, or sold any of their properties. Though I have not purchased or sold property through Park Regency or Mr. Sandoval, my review ABSOLUTELY reflects a personal firsthand experience - and that experience has been that an agent of this business has called me repeatedly with false sales pitches, even after I've blocked the number (I still receive a notification stating that a call was blocked, and I can see it's the same number). This has been my real experience, and I believe that this intrusive practice is extremely relevant information to anyone who may be considering the potential of entering into a major financial agreement with either Park Regency or Mr. Sandoval directly. It exemplifies the business' low level of professionalism and honesty, which are core aspects of the consumer experience. Yelp suggests that the best reviews provide context and detail - I think I've unquestionably done so.
