I had a pre-listing inspection done a couple of weeks ago to let me know what I need to take care of before selling. The inspection seemed extremely thorough, then they went over the major issues with me in person upon finish. I then got the detailed inspection report with many issues found, pictures of all, severity levels, in a very strucuted/readable format. My wife and I purchased a home in July and had Dana inspect it for issues. The home has a flat roof so we were nervous that it would have water intrusion problems. Dana's report indicated that while there was a single area of the roof that was holding water, the roof was otherwise fine. Well, within a month of moving in we had massive water intrusion problems in multiple areas. Of the four areas we had water intrusion in, only one was identified by Dana, and they failed to note that entire sections of the roof tiles were rotten and needed replacing. Somehow they also failed to notice any signs of water damage within the home itself. I cannot in good faith recommend Dana and I feel like they let us down pretty badly with their inspection. read more

We went with Dana Inspection services for a used house we just bought. It was a cold day on the day we moved in, and we discovered that the basement heating doesn't work - turns out... neither does the AC. We called a technician and find out the zone board that controls temperature on two levels is broken. So, no heat/air downstairs. I think this was categorically the exact type of thing we were supposed to know during a home inspection. Disappointed in the inspection company for not discovering literally what seems to be his ENTIRE JOB to discover. Update: In response to the business' response below: 1) A zoning board issue has nothing to do with the 20 year old furnace. I initially gave the inspector the benefit of the doubt before the contractor came out, and come to find out it has neither to do with the AC nor the furnace but that the thermostat literally can't control either of them. Did he even TRY to test it? 2) I didn't reply to your "offer for warranty" because number one: the seller buys a year of home warranty as part of closing, and more importantly, It's unethical for my phone number being immediately shared ("referred") to other companies that provide warranty shortly after I used your service. I'm pretty certain I didn't agree knowingly agree to get solicited to. Sorry for being harsh on a Yelp review, but since the issue with the heat/air above I've also just found out the sink disposal is also broken, as well as an upstairs toilet flush, and I feel an apology is in order here and not an attempt to make it sound like you were in the right here. They performed the initial inspection, setup radon testing (additional request), and performed a post inspection prior to moving in (additional request to verify seller had addresses concerns). Our house is new construction and the date that we needed the inspection by kept on changing due to delays in construction. Unprofessional company. Upon completing their inspection and leaving my home(after no one was there) they left all of my exterior doors unlocked and all of my thermostats turned down 4 degrees below where I left them. I had to "inspect" my home to make sure there wasn't anything else out of order. If you're going to conduct a service in someone's home it should be treated with the utmost respect.
