PROS: Great neighborhood...animal friendly...close to Universities and hospitals...on the bus line...full basement with W/D hookups...maintenance is mostly responsive to requests... CONS: The walls are thin so unless you have decent neighbors you'll get sick of them ( I can hear mine pee in the morning from my bedroom). Shoddy upkeep as far as the grounds are concerned. Gutters haven't been cleaned in the 3 years I've been here so the rain water just kind of pours down our back door and steps. Snow removal is a crap shoot and depends on which guy does it (we lose off-street parking spots to mounds of snow in the winter). The paper thin walls, lack of insulation and unsealed doors and windows mean your National Grid bill WILL be ridiculously high in the winter and likewise high in the summer if you expect to stay comfortable inside. (I was actually told that the reason our drywall cracked upstairs was because there's no insulation in the attic where the HVAC exits...really?!) You can tell the walls have been (poorly) painted see earl times between tenants. The only ventilation in the bathroom is the window so in the winter it's a job keeping brown spots off the walls and ceiling (unless you open said window and freeze.) there is no range hood in the kitchen so: 1. The smoke alarm WILL go off EVERY time you cook/pre-heat the oven, etc. 2. Everything in your kitchen/dining/living room will be covered in greasy cooking by-product and will need to be cleaned and wiped down often. Basements get wet when it rains so your washer/dryer will have to be kept up on wood pallets (if you're lucky enough to get them) that will grow mold and need to be replaced often. Also, on maintenance, for all their responsiveness they don't actually do very much to fix what's wrong in the apartments. They show up, take a look and MAYBE do a patch job...maybe. Also, your lease renewal paperwork will be late every. single. year. It will however be "your responsibility" to give a prompt 60 days notice of intent to vacate, or you WILL LOSE YOUR DEPOSIT. read more

I love my current apartment and am only moving next month because I am buying my first house. The price is right (around $775 without pets, $805 with a dog) for a two bedroom townhouse with a full basement. I've never had anything break so I've never needed to ask maintenance to fix anything, but they keep both my front and back steps shoveled and are friendly. Plus they totally helped me out when I needed to get out of my lease early since I found a house sooner than I'd planned, and the settlement we worked out was totally fair. Adams Park Associates (aka~ Adams Park Apartments) Albany, NY I could not help but post my own review of Adams Park Apartments. My lease began in January 2008 and I broke it early in July 2008 because of criminal activity taking place in the complex, which can be verified by the Albany Police Department. (Attempted Burglary by a resident towards another resident) Management did NOTHING. Management was not helpful towards me even though I was a good tenant, paid my rent on time and was clean and courteous, gave them 60 days notice and lost my security deposit. The lease also requires you to lose another 60 days worth of rent on top of the above amount. Given the dangerous situation I felt I was in and the need to leave, they refused to cooperate with me and demanded I pay $1740. I was charged $875 to live there with one cat. I have been informed that the base rent is $700, but if they know you are in a hurry or really desperate (as I was) they will overcharge you, which I apparently was. I am happy for the original poster that they had such a nice experience, but I personally would not recommend this complex to any single woman living alone or anyone else for that matter. There were many problems because of the lack of security, and I personally saw first hand other possible criminal activity taking place (Drug Deals in parking lot). Do yourself a favor and run as far away from there as quickly as possible. read more

Adams Park Apartments is the WORST. They trap you in the lease since they require 90 days notice if you are not planning to renew however they refuse to give you the new lease until 15-30 days before your current is up. You have no chance to review the new terms prices until it is too late and you would lose your security deposit which makes it impossible to put a security deposit down on another apartment because you can't save if you're blowing your whole paycheck on utilities due to the poor insulation. Maintenance is full of degenerates that barely know how to speak let alone actually fix anything. They have broken more things than they have fixed for us. They have stolen jewerly and cash from concealed locations in our apartment. They constantly block you in your parking spot. The dumpsters are ALWAYS overflowing but instead of getting a larger dumpster the office chose to replace the current dumpsters with even SMALLER dumpsters. You can't leave trash laying around the dumpster, but you can't leave it on your back steps either so am I supposed to leave it in my house and let it stink up mine and my neighbor's home? I can smell what they're cooking as well as feel them chopping on the counter top. I have had my neighbor's feces come up into our toilet because the plumbing is shared between both units. We have our sink and bath tub snaked every 3 weeks by maintenance. When we suggested that they try a more permanent solution we were told "No, this is typical. All of the apartment units have to be snaked quite often." Because that's normal. The office manager is a real WITCH. She has no idea how to interact with the residents and constantly puts the blame on you. When I called to report the burglary I was told that I MUST have enenmies that BROKE IN to my home to steal those items from me. It could not possibly have been her maintenance staff that was in my home for 3 days fixing our tub while I was in the hospital, because they cleared a background check. I have lived at Adams Park since 2006. It is very comfortable and the rent is competative. When I moved in I think it was seven something, now I am paying $920 plus heat and elec. of course. It's a great value for the money. I wouldn't want to spend much more though! The management staff is fantastic and for the most part I have no complaints EXCEPT that the common walls between the units are just 2X4's, plasterboard and AIR and you can HEAR everything that goes on in the next unit. If your neighbors are normal and not too loud it isn't usually a problem. However for over a year I had tenants from hell in the next unit. Women screaming at 3am, people POUNDING on the front door at all hours of the day and night, loud crashes, bangs and assorted objectionable noises not to mention the ear-splitting music! It was living a nightmere and there were many many times I did not want to go home. I kept complaining to the management office who finally told me to just call the police. Well, I did and at 11pm, 2am, 3am, and 4:30 am basically all times of the night when the noice over there was unbearable. I called the police on so many occassions, they knew me by name when I called. Once after the police came, the next morning I found chocolate smeared all over my car. Now I like chocolate as much as the next guy, but it really isn't good for the car paint. Management would do nothing except write them a letter asking them to stop. I complained over and over, sent letters, emails and faxes telling them what was going on. I even questioned the lease because it specifically states that loud, objectionable noice is prohibited So in my mind, these people had broken their lease many times over. But that didn't help. Management told me they are limited to what they can do. I lived next to hell on earth for over a year, probably 13-14 months before they finally moved because management would not renew their lease. (THANK YOU!) I had threatened to move and they told me they did not want to get rid of a good tenant (me) so they did not renew the lease of the other people to which I was extremely grateful. After two months or so, they rerented the apartment and the new tenants are good and considerate HOWEVER they THUNDER UP AND DOWN the stairs like a herd of elephants which is extremely annoying I don't understand why they just can't walk up and down like normal people. I am sure they can't hear me using the stairs. I suppose I shouldn't complain because I know it can be far worse, and I don't. I am trying to move though and as soon as I can get into a house, I am out of here. If it weren't for the noise this place would be fantastic. Great location, roomy townhouse style apartments with two bedrooms and bath upstairs, living dining and kitchen down plus a full basement with washer / dryer hookups, your own furnace and water tank. The only drawback about the basement is that if we get a deluge of rain or several days of rain, the basement tends to flood aroung the perimeter. I just put my stuff up off the floor on shelves or moved it in the center so nothing gets wet. All in all, this is a nice place. read more
