I have been living at De Luz Housing for about three months, and the maintenance crew has been exceptionally helpful and responsive. Every time I've needed something addressed in my home, they have been quick to respond and have done a great job making sure the issue is properly fixed. Noah has been one of the maintenance workers who has helped me with several different issues, and he consistently goes above and beyond. He takes the time to make sure the problem is resolved rather than simply putting a temporary fix in place. I really appreciate his professionalism, attention to detail, and willingness to help. Overall, I've had a very positive experience with the maintenance team at De Luz Housing. I have lived in this community for over 6 months and I figured it was time for a real update about our experience! This is hands down THE BEST housing on Camp Pendleton!! Starting with the housing office ladies! Tina and Daisy are so nice, welcoming, helpful and knowledgeable when ever our family has a question! We also stop by the housing office to say hi and are always greeted with a smile and a "what can we do for you guys today!" Next is Maintenance! The turn around time for any issue to be fixed has been less than 48 hours. We've never had any crazy issue other than a stove shorting out and we had a new one that same day. Our garage had come undone from the track and they have fixed the issue temporarily while we are waiting for new parts and a panel. And then we had some interesting caulking that was oddly discolored and they came out and replaced it. The They I'm referring to?? His name is Angel! Angel is absolutely fantastic at what he does. He's reliable, detail-oriented, and always goes above and beyond to make sure everything is done right. It's clear he takes pride in his work, and it shows every time. One more maintenance guy who has come into my house and fixed my fan recently! His name is Israel! He has consistently done excellent work and is very dependable. He pays close attention to detail and completes every task with care and professionalism. We couldn't ask for a better maintenance technician! And a better HUNT CREW!! read more

I would not recommend Central Deluz Housing based on my experience as a resident. A significant concern is the cost relative to the quality of living. The full BAH is collected, yet basic amenities and functionality fall short of expectations. For example, there is no dedicated laundry space, requiring laundry to be done in the kitchen, which is highly inconvenient. The patio area is also in poor condition and does not feel safe or suitable for families with children. Maintenance and upkeep have been ongoing issues. Shortly after moving in, the home was not adequately cleaned, and several fixtures were already in poor condition. A ceiling fan fell from the ceiling, and maintenance acknowledged it had not been installed properly. Despite this, repairs throughout the home were often incomplete or ineffective, with recurring issues such as clogged drains and broken fixtures. There are also several design and structural concerns. The bathroom door cannot fully open due to its proximity to the toilet, and the kitchen layout allows the refrigerator and sink cabinets to open into each other, making daily use difficult. Additionally, the living room blinds do not close properly, creating a lack of privacy unless additional coverings are installed. Exterior maintenance and safety are also lacking. The front screen door was never properly repaired and frequently broke. Sidewalk areas are often unclean, with pet waste left unattended. When concerns about safety were raised with the housing office, the response from leadership was dismissive, stating that tenant safety was not their responsibility, which is deeply concerning. Overall, the condition of the property, lack of proper maintenance, and poor response to resident concerns make this a place I cannot recommend. read more

I normally keep quiet, but after the experience we just had, I feel like people deserve to know what really goes on. We were placed in a house that was way too small for our family from day one, and we were stuck there for 3 years dealing with one issue after another. The neighborhood looked nice from the outside, but the reality wasn't the same once you lived there. The parks that were visible from the main road were kept up just enough to "look good" -- but the parks inside the neighborhood, the ones residents actually use, were broken, neglected, and unsafe. It's like they only cared about appearances, not the families living there. And then the move-out process? A complete nightmare. We tried to do everything the right way. We asked about things ahead of time so we wouldn't be charged. For example: We specifically asked for paint so we could repaint the walls ourselves. We were told not to worry because they repaint every house anyway and we wouldn't be charged for it. Then what happens at move-out? We get hit with a $400 charge for paint -- for the exact thing we were told wouldn't cost us anything. So which is it? Do you repaint all the houses or not? Because families shouldn't be getting charged after being told the opposite. The whole experience felt misleading, inconsistent, and unfair, and if this is happening to us, I'm sure we're not the only ones. military Families deserve honesty. We deserve to live in safe, maintained housing -- and not be charged for things we were told were fine. read more

Do not rent from here if you're retired! My husband is a retired marine and I am an AF veteran! An office staff member said it shouldn't be a problem to break the lease with a relocation letter which he provided. However, they changed their mind and said they would have to charge us for breaking the lease since we are not active duty. We have lived in De Luz housing for almost 2 1/2 years. Rent started out at 3408 then increased to 3871 with other added expenses to include water and garbage (already being charged for electricity). Our final inspection is on the 21st of January. We paid for the full month of January and another 3871 for February although we will not be here. My husband is being relocated to South Carolina to work on a project there to continue to support military personnel. We agreed to the move due to the high cost of living in Southern California. We moved on base thinking they would be more accommodating and less expensive. Unfortunately that has not been the case at all! Though I do feel compelled to give a shout out to their maintenance staff. If this review was for them, I would have to give a 5 star review. They are great! Fast and friendly! read more

I will never ever recommend anyone to live here. They absolutely suck the BAH out of you! We pay $3,244.67 for a 2 bed 1 bath. Why live here when you could get a 3-5 bed 3-5 bath in Stuart mesa or Edson housing for $2,300. On top of that the maintenance can be super slow. I've been waiting 3 weeks for a new dishwasher. I've called 10 times just in the past week to see where my new dishwasher was. There has been people on the wait list for NCO housing for almost 2 years. They value new residents more than their current residents. But once you live here for more than 2 months they stop caring about you. read more

I've been moved out for about 6 months. When discussing what fees I would have to pay, they stopped responding to the emails. They messaged me today about a second notice when I can't find any other previous notices besides the ones where they initially ignored. I've noticed they reply/send it on the weekend before they close. When I try calling, I get no answer multiple times and no call back. The owner only puts the phone number to call when people post their issues here but really do no problem solving. read more

Ive been living here for 2 months now and have had alot of problems. Yet maintenance doesn't fix anything. My wife is pregnant and our ac keeps going out because it is out of coolant or the capacitor is bad. Im a registered hvac tech and i knkw whats wrong. Maintenance has only changed the thermostat saying thats the issue. The ant infestation here is horrible. Half of the outlets dont work. The appliances are old. They just paint over problems instead of fixing them. Oh yeah, lets also mention how they put the plumbing together without using pvc cement. read more

Feel betrayed by the military housing business all together. I've been in base housing for a little over 3 years and have never had a problem, but the moment my wife decides to join the military to support and defend this country they turn around and stab us in the back, didn't even offer to work something out with me, my BAH (sgt) got changed to BAH without dependents since my wife joined active and I was informed I was required to pay nearly $700 extra out of pocket every month (when technically I should've only had to pay around $400 because they offer housing for jr enlisted and the requirement for living in base housing is bah with dependents but whatever) or put in my 30 day notice. I even asked if we can just wait until my wife returns from training to pay the difference since she IS NOT receiving ANY BAH until she gets to her permanent duty station, but no, I was still expected to fork up $700 out of my own pocket to continue living is subpar housing. Be advised for anyone PSCing or considering base housing at deluz.. DONT. Save some money and get a NICE apartment or even a house out in Oceanside where you actually get what you pay for with your BAH. also they sent me a move out notice today(Friday) about 20 minutes before their office closed and in fine print it states I can sign the paperwork in person or online through email but if I didn't sign in 48 hours online I'd be obligated to OWE 30 whole days of rent for the 6 days I will have been in that house for the month(the kicker is they're closed on the weekends so I'm forced to sign everything online and can't even ask questions). read more
