Our project involved a comprehensive remodel, taking the house down to the studs, enlarging the structure which required foundation work, installing new plumbing and electrical systems, and renovating bathrooms and kitchens. We also replaced two second-floor decks and upgraded the exterior from wood siding to stucco. From start to finish, John and Carrey Ward were highly engaged in every aspect and decision of our eight-month remodel. John's extensive experience in every phase of the project provided us with valuable insights, helping us make better decisions throughout the process. Carrey excellently managed the project, coordinating various subcontractors (electrical, stucco, drywall, plumbing) with minimal delays and ensuring materials were ordered and delivered on time. While the subcontractors employed by John were generally excellent, we did encounter issues with the plumber assigned to our project. However, John promptly addressed this and had the plumbing company correct any issues to our complete satisfaction. We initially started working with another design build firm who provided a comprehensive yet expensive plan. While receiving bids from different companies, John Fuchs and company stood out in terms of their thoroughness, clarity in communication and exhibited an understanding what we were really hoping to have this property look like. Once underway, the project was a smooth sailing journey. Albeit involved, including multiple permit revisions with the city and coastal commission, John just took them in his stride and worked through them systematically. He just bears that "not a problem" attitude and carries on his work and the results speak for themselves. John also suggested a few additions along the way and helped with planning and permitting those and they turned out fantastic. Along the way John was a supportive guide, helping us make decisions on critical questions that allowed us to not compromise on the desired outcome and yet did not blow up our budget substantially. The workmanship and quality of this company's work is top-tier. Pricing is competetive and fit and finish is remarkable. He had several suggestions but thought the major renovation of our little 1892 Italianate Victorian would be a good fit for contractor- Steve Hansmann. It was clear Steve was the right guy for our project. His family's long tradition of fine building in Santa Cruz was evident from the start with Steve's in depth knowledge of the right places to get the specialty lumber and materials to do an authentic restoration while taking advantage of the latest framing and construction techniques. Steve lined up a great team of subcontractors to help with our house. We were really happy with the electrician, tile and HVAC guy. They were outstanding and true craftsmen that clearly have a passion for their trades. We had some issues with the drywall and kitchen cabinet people but Steve helped us thru the troubleshooting process. My husband and I both have design backgrounds and found working with Steve fantastic. He allowed us to play a major role in shaping the thousands of decisions on details that made the finish product match our vision incredibly well. Steve was a true partner in that process leveraging his years of experience to offer options while helping to contain costs and maintain our aggressive schedule. I don't think I've met anyone who has said their major renovation came in under budget and ahead of schedule, but what's really important is that in the end you feel like you got a quality home you can love. Daniel kept communications going on the progress and answered all our questions. Daniel found a significant unrelated issue and brought it to my attention, then hired the right company to fix it. I highly recommend Daniel Burja for your construction needs. See attached pictures. -Cement has holes in it, it's uneven. -gate #1 doesn't open, it's uneven, wood is swollen. -gate #2 doesn't close all the way , has to be forced closed. -contractor doesn't respond to get them fixed. Said he would be back to fix and it has been months. Please find someone else to do your construction work, repairs, remodels.

Sergio was easy to communicate with and was very responsive to our questions and requests. We basically shared Pinterest pictures of bathrooms that we liked and he helped us customize each piece. Smaller materials we were able to choose from Lowes.com, and larger materials, he shared with us as samples in person. His team was mindful of COVID concerns and wore masks in the house. They were able to come in through the garage and we had very little interaction throughout the day. If we had questions or concerns with any fixtures purchased or scrap materials left in the garage, Sergio was quick to address. We would love to have Constructsy re-do our master bathroom after COVID is less of a concern. They did amazing work and we've received so many compliments already!

The first was to rescue us from a half-finished bathroom remodel where the original contractor abandoned the project half way through. We could find no other contractor that would touch the project, because you never know the quality of the work already done, and you are kind of assuming responsibility for it. Joe stepped in, fixed some things the previous contractor had screwed up, and finished the bathroom just in time for us to be able to celebrate Thanksgiving with the family visiting. The second time was similar. We had a water line break and it damaged the entire bathroom in the master bedroom. We were displaced from our bedroom and the house was hazardous. Joe was already booked with other projects, but was able to rearrange some of his staff and was able to start fixing the house that very day. Three weeks later, we had a beautiful bathroom. We hadn't anticipated doing another bathroom remodel, and certainly hadn't budgeted for it. Joe's price was very fair, considering the emergency nature of the project and the fact that he had to have people on overtime to help complete the job. I highly recommend JM Construction.
