I bought a house in Colorado Springs to be fixed and flipped. I live in Texas. My house is an 800 Sq Foot house. There was supposed to be a 2nd bedroom constructed that would have included extending one side of the house to accommodate the new room. There would have been some structural changes to the house that would have included extending the room and moving the entrance door to the other side of the house. In addition to the 2nd bedroom, I had two cabinets and a countertop installed in the kitchen, a cabinet installed in the bathroom, a toilet replaced in the bathroom and a vanity installed. There were two doors that needed to be repaired; one was in the bedroom and one was to the room where the furnace is. In addition, there were some cracks in the walls in the bedroom and the living room that had to be patched and the walls were painted. Coming through the front entry door, there is a short foyer that leads to the living room which also had to be painted. The floor was stripped in the 1st bedroom. Of course there was some light plumbing to detach the plumbing in the kitchen/bathroom, then reattach. I made a first payment to Aloha Built LLC on 05/20/24 and the 2nd payment was on 07/22/24. The real estate agent was also acting as the project manager. At the time of my 2nd payment, I was aware that we were still waiting on the building permit to build the 2nd room. Shortly after the 2nd payment, I started asking for a progress report, which was very spotty at best. I was told on 08/15/24, almost three months after starting the effort, Byron(who I believe is the owner) there were two to three days of work left for the work that didn't include the 2nd bedroom. I inquired on 09/06/24 again asking for a status and realized at that time, Byron still was two or three days away from completing the work. Finally on 09/19/24, the work was completed that didn't include the 2nd bedroom. Almost four months to the day that the first payment was sent over. Three cabinets total, a toilet, a vanity, a countertop two doors(replaced/repaired), a hole patched up in a wall, cracks in the wall repaired and the walls painted throughout the house. A $23,500 bill to include the construction of the 2nd bedroom that didn't happen. The 2nd payment clearly state "progress payment" for the renovation of the 2nd bedroom. No supplies purchased for the 2nd bedroom and no work done. I asked for a refund of that 2nd payment and of course the final receipt(according to Zoey) says Subs and Change Order coincidentally added up to the amount of the 2nd payment. Nowhere in the contract or that subsequent invoice were there categories of "Subs" and "Change Orders". The Change Order(s) says there has to be "signed approval" before the work is done. I have asked for Aloha Built to provide the change order information that I signed and I have been waiting over a week for that information. Needless to say, it's not forthcoming. As I mentioned in my correspondence with Aloha Built, the work is decent, but it took 4 four months to strip a floor, add three cabinets, fix/replace some doors, replace a toilet and paint a foyer area, bedroom, living room and a washer and dryer space, living room. This work should have taken three weeks, maximum. Of course there were some obvious mistakes. I'm new to fixing and flipping. The real estate agent who I used to buy the house was also acting as the project manager. I'll never use him again, he was clearly asleep at the wheel and I'm questioning his integrity as well. I live in Texas and bought the house in Colorado, but I really trusted the real estate agent to be on the ball. That being said, clearly lots of mistakes. I reported Aloha Built LLC to the State of Colorado and recently followed up with a complaint through the regional Better Business Bureau office. I have reached out to an attorney as well to see if it's worth pursuing. Aloha Built LLC, if nothing else lacks integrity. By Zoey's own admission, the supplies for the work that has been done is $4950. So of the $23,500, $4950 was used for supplies and labor was nearly $19,000. The rationale according to Zoey was the change order and subs total a little less than $10,000. But as I stated, I'm still waiting on proof of the Change order information that I signed and approved. It didn't happen and I'll be waiting until my last breath. Stay away from Aloha Built LLC. There were many read flags. The invoice that Aloha Built provided has a business address that is bogus. The company's email is a gmail account and when I reached out to the gentleman that referred Byron to the Agent working on my behalf, he told me that he no longer refers Aloha Built because he found out Aloha is not licensed in Colorado. I didn't, but do you DO YOUR HOMEWORK!!!!!!

We paid Aloha Builders $2,500 for to lay down some new concrete for a 16'x12' back patio. His…read morequality of work is terrible. Not only did he leave us with a drainage problem where our basement is now flooding, because there was no proper decline from the house. Basic 101. His workers also broke our fence, splattered concrete onto the side of our house, broke our sprinkler line and took home our ladder which took him over a week to return. The concrete which was poured was not properly mixed, and therefore did not cure properly, leaving it structurally weak and cosmetically unsightly. Rather than tearing out the concrete and do the job right, (which is what we hired him to do in the first place), his solution was to apply a LevelCure product, which exasperated the issue, making it worse, both cosmetically and from a drainage standpoint. Completely unprofessional and do not recommend.

The payment installments were confusing and, as things took longer, they added new installments. I had to be firm that the final installment would be paid when the project was done. They had a few employees turnover which directly impacted my project. All but one did great work; but the one caused some major hiccups as did the transitions in general. We finished the project as a team. The results are beautiful. We are on good terms. We are planning to work together again, thankfully on a much more straightforward project!

Denver Decks just completed the work on our new deck. From the very start to the finish the…read moreproject has been great. The new deck replaced an old wooden deck that had seen it's better days. The understructure of the old deck was beginning to fail and the understructure supports the roof that covers most of the deck. Before hiring Denver Decks to do the job we used AI to recommend good deck companies in the Denver area. We contacted four companies, three responded and Denver Decks was one of those three. Our deck is 17' x 20' and the estimates to do the job were similar. We were promptly contacted and set up a meeting with Paul Koehn from Denver Decks. We met with Paul and quickly realized that he was much more that just a salesman for the company. He had built many decks before moving into sales so his knowledge of what is needed for a new deck was extensive, readily available, and we actually enjoyed discussing our project with him. Paul also indicated that Denver Decks always complies with the codes and permit process that exists for such projects in Denver. One of the companies that we contacted said that they do not pull permits for work in Denver and if something goes wrong during the process it would be our fault! Paul had lots of photos of other projects that Denver Decks had completed. The photo collection was extensive, well organized, and included pictures of stairs, railings, deck surfaces and lights that have been used in other projects. It really made it easier for us to decide what we wanted for our deck. After deciding on what we wanted for our deck the deconstruction of the old deck began and we got to meet/talk with Jay (project manager), Mike (site manager) and Jim, the craftsman for our deck. The communication throughout the project was great! The roof, that covered most of the 17'x20' deck, was supported by three 4"x4" posts that were set upon the deck surface that was supported by two 2"x8" boards on edge. I was very nervous that the aging understructure might fail and drop the roof onto the deck. Denver Decks installed 3 caissons to support the new 6"x6" posts that would now support the roof and 3 added caissons to support the outer edge of the deck. Each cement caisson was 19" in diameter and 36" deep. My worries about the roof falling ceased to exist! After the old deck was removed Jim began to build the new deck. I do not have words that can adequately express how impressed we were with the craftsmanship, construction knowledge and care that Jim displayed in building our deck. The skill that he displayed in all aspects of the construction were amazing and the best that I've ever witnessed in all of the projects that I've ever hired or been around. He built our deck the way that I would've built it if I had his knowledge, skill, equipment and his many years of construction experience! Thank you Jim! Such decks are not cheap and the price for Denver Decks to do the job was similar to that of the company that said they would not pull permits! Building a deck is one of those many situations in life where you truly do, "get what you paid for" and we didn't pay a cent until the job was finished to our satisfaction. Apologies for such a long review but a short review just would not do in this case. Denver Decks did a great job for us and we wholeheartedly recommend them for your deck.
