    I want to share my experience with Alliance Home Inspections because I relied on their one year…read morewarranty inspection to catch a serious problem and was badly let down. I scheduled them to inspect my new home before the one year builder warranty expired and specifically told the inspectors that the builder had already been out four times trying to fix issues with the bathroom fan ventilation, and that I still suspected there was a problem. Despite that clear concern, their written report states that the bathroom fans were "hard piped to the exterior" and that "no major issues" were noted with the venting systems. After the inspection, I discovered that the ductwork and ventilation had in fact been installed improperly, which led to moisture damage and required nearly 4,000 dollars in repairs, including replacement and insulation of the bathroom fan piping, moving vents, and repairing moisture damaged ceiling areas. The repair invoice details extensive work: replacing piping for two bathroom fans, insulating the pipes, moving vents, and replacing the damaged ceiling in the main bedroom, along with new fan boxes and associated materials. These are not minor, hidden defects that suddenly appeared months later; they are exactly the type of problems I hired an inspector to identify while the builder's warranty was still in effect. When I raised this with Alliance, the response was essentially that their inspectors only check that the fans turn on and appear to vent outside, that they did not see anything visually wrong at the time, and that issues can arise months later due to condensation, poor builder craftsmanship, or other factors. They emphasized time limitations (about a two hour visit) and suggested the problem was more with the builder than with their inspection. I understand that a home inspection is limited and non invasive, and I do not expect inspectors to predict every future issue. But in my case, I explicitly flagged an ongoing, recurring problem with the bathroom ventilation, and the report still gave the venting systems a clean bill of health with no qualifications or recommendations for further evaluation before my warranty expired. Given the scope and cost of the repairs that were ultimately needed, I do not feel that Alliance provided the level of diligence and professional care I reasonably expected when I hired them for a critical one year warranty inspection. Because of this experience, I cannot recommend Alliance Home Inspections. If you are depending on an inspection to protect you before a builder's warranty runs out, I would strongly suggest looking elsewhere or, at minimum, getting an additional specialized evaluation for any system you already suspect may have problems.

I used Alliance and Ronnie to inspect the home I purchased in July 2025. Ronnie's comments on the report state that the roof needed some attention and in person he stated that the roof had areas of moss growing that could be removed with products. Four months into owning the home, the roof on the porch addition began to leak. I have had five roofer companies out for estimates and all five say the roof is beyond due for replacement. All companies were shocked that this was not noted in my inspection, with one roofer saying whoever did my inspection should lose their license. In reaching out to Alliance and my realtor, who recommended Alliance, I was met with minimal assistance. They of course are keeping the inspection fee I paid ($400), despite neglectful, misleading inspection performance, which is a fraction of the $12,000 I have to pay for a new roof after purchasing the home a few months ago, which has caused significant financial strain and distress. Had I known the roof needed to be replaced immediately I would not have purchased this home. I guess I learned my lesson. Don't go with a realtor's inspector recommendation. I surely won't be using Alliance again and will spread my experience to anyone in search of a home inspection company. In this review I have included the quote from my inspection report, which does not lead one to believe that the roof is in dire need of repair, despite obvious need of repair to anyone with an educated eye. I have also included photos from the roofer which shows the terrible state of the roof, that again is evident from visual inspection on the ground to anyone with a degree of knowledge on the topic of roofs.

    I have only 1 complaint regarding this company, however I would not use them again. When our…read morehome was inspected by Reese Perkins and his crew, Mr. Perkins accepted the information that he was given by the owner of the property as to the location of the well head, which had been buried in the driveway. It is now 15 months later, we have to sell the house. The inspector for our buyers attempted to verify the location of the well head and dig it up, he was unable to do it with the same information that Mr. Perkins had been given. Our buyers inspector made clear the importance of pinpointing that location. My complaint against this company is that they are paid professionals who did not verify the location of the well head, when I have seen that another inspector recognizes the importance of that, and is making sure that it is done for his clients. When I asked Mr. Perkins if they might be able to help us out, it is going to cost us $375.00 for someone to find it, he made the statement that it was not something he had been required to do. Perhaps not according to ASHI standards. Ethically, morally offering us some kind of assistance I feel would have been the right thing to do. If I were to be paying for a home inspection again it would be with, S & J property services out of Holden Maine they are the ones our buyers use
