    1. I gave them adanced notice I would be breaking the lease at time of signing and why (call back…read moreto work), accepting the 2-months rent penalty fee. I was called back to my working state at the end of the COVID-19 lockdown (hence the advanced notice - which the whole world had an idea that would happen eventually). When I provided the advanced notice of move-out required, they offered to waive it if proof of the call-back to office could be provided. When that time came my company (and many others) announcements regarding return to work were very fluid and uncertain. I informed the property manager I could provide it once the date was official but I have to start preparing and get going. WITHOUT WARNING, they acted as if the offer never existed and sent my account to collections. The collection agency (FCO) refuses to accept the proof and the property is not even acknowleding they ever made the offer. That put a ding on my credit, and major stain and hinderance on my ability to rent elsewhere (due to rent collection on my record). When they did not make the offer in writing but requested my proof in writing I should have KNOWN better! 2. Door lock pin was installed backwards making it very easy to use any type of card to pick/open the door. I showed management and asked them to check other doors. You had to notice it on your own, if not be vulnerable to easy theft because they never sent a community letter or anything (other than fixing my door due to me making sure I demonstrated it to one of the property junior sales managers). I advise much caution when renting here. 3. Some of my neighbors (working, and good people) had issues as well, especially at move-out. This IS NOT a 4-star residence. I would bet they are paying for internet reputation services to look better than they are. The rating they have on here is NOT deserved after taking the steps they took. Even IF it was just one incident or mistake on their part, they went through with it and are asking their agency to not correspond and STILL not honoring their offer but instead making a current effort to continue disrupting the credit and life of people.

The maintenance is prompt and the apartments are new and nice. Slightly overpriced - if you have a 2nd car, be prepared to shell out an additional $600/year. Valet trash is prompt and costs an additional $180/year. This is a great feature if you are a professional on the go. Also conveniently located near amenities and the mall. If you commute up 476 or 276, this apartment is ideal since it is located off the highway. Friendly community. Cons: They have a flawed car towing system in place that doesn't check a paying residents car plates before towing cars away. The towing company employed has a complete monopoly in the region and employ questionable practices to enforce non-existent lease language. They look for hang tags that that can be easily duplicated and are not always visible under all weather conditions. Management is willing to listen but won't necessarily help you if you find your car towed away. The apartments are located off the highway, so if you are someone who doesn't like noise or lights, it may not be the best for for you. All in, if you haven't experienced both ends of the spectrum like I do, you ll either love it or hate it. I did not like my experience in dealing with the management with regard to dealing with the crisis, but the leasing agents themselves are friendly and helpful, so it is completely individual dependent.

    Great value for the money. I have lived here a few years now and have enjoyed it. The area is…read morequiet, safe and located close to the mall, not to mention most of the major highways. There have been no crime(s) here that I am aware of since moving in. The management is quick to respond to reported issues and are always friendly. My neighbors have been quiet and people generally keep to themselves. No crazy drama going on outside either. The buildings are well maintained. They plow snow, cut the grass...etc etc...If you have a problem in the apartment, let them know and they will send someone out the next business day. (they have people available for emergencies of course..) It isn't the most fancy place you can find, but I think they are decent enough. They have pay laundry rooms in each building, a bit of room for storage in the basement areas. (Figure about another 20 dollars per month for this..) Heat / hot water is included in the price of rent, this is a good value. You pay for electric. (60-100 a month in my experience...) Traffic in and around the area isn't too bad, but you should learn some back roads during the Christmas time! Mall traffic is crazy on 202. Well worth checking out!

I've…read morebeen to some of my friends' rental places in the area and none of them is both as good and affordable as Belmont Village. It's located in a quiet and beautiful neighborhood, and it feels rather safe as well. Maintenance is usually quick and easy - all I need to do is to write an email about the issue and couple of days later I come home to find the issue resolved. It's got secured building entrance, but package delivery is right to my door. Staffs are really nice although I don't really find the need to talk to them much. There are more than enough parking spots for both the tenants and guests. The lovely little pool could be an addition, if I loved water (and I don't). Another perk is free heating, not sure if that's standard in the area but there's big savings during Pennsylvania winters. As for downsides, there really isn't anything major to complain about, considering the price. Shared laundry, spotty wireless signal (I'm AT&T), monopoly of Xfinity internet, plain design and decoration, and that's about it. The storage might be a bit tight but for a guy it has been quite enough. So overall, it's totally worth the price. And they allow cats!
