DelVal managed my property (1 unit) for 6 years *Price gouging and nickel and dime-ing *Failed to make for smooth transition from one tenant to the next Example of prices plus: 1. Quote to make my place ready for new rental was $1,215 more than the price quoted by the management company I have since moved to and who has stellar reviews. Some items in the quote were clearly unnecessary, in my view and, apparently, in the view of the management company I've gone with since there was no mention of "ripping up carpet," for example. 2. Over 3 times more to renew my rental license than it would cost me to do by myself (which I have done every year). $70 versus $283 3. $180 to "supply and install" 3 smoke alarms. (By the way, 3 functioning alarms were there on the bannister. I was charged $95 to go to the unit to turn off one that was going off. 4. $200 to remove items left in closets and "haul to dump." Note: one item was a portrait of me when I was a child and the other items were photo albums. No questioning of whether I or the previous tenants wanted these items that clearly were personal. They knew that the previous tenants were my family members. Regardless, I would think that one's first instinct would be to see if family photo albums were left by mistake and to see to whom they belong. 5. $150 to inspect my property after the previous tenants vacated 6. $125 to replace a handle on a sliding door to the indoor balcony 7. No reports emailed to me (as other management companies that I have researched do) and a portal that does not at all make the reports easy to read. Indeed, I had to ask for a report to be run for what I needed to file my taxes. 8. An attitude of my place looking nearly like a dump when the person I am going with said it was a nice place (including a functional fireplace) with not much work to do to make it rent ready--painting was the main thing, which DelVal also said but, again, at a MUCH higher quoted price. Instead of seeing the dirt on the steps that lead to the unit as "normal wear and tear," DelVal's inspection saw it as "damage." These are examples. I very quickly learned to simply take care of matters myself. As I recall, it was going to cost 2 or three digits to replace an air filter, for example. The mark-up for repairs and maintenance is 20%!! Other management companies with reputable reviews and with years of experience charge anywhere from 0 mark-up (they have their own General Contracting Company) to 10%. In doing my personal research, I have found no other company to charge a 20% markup. Lack of Smooth Transition: For example, no arrangements were made with the tenants who were leaving in terms of keeping the gas on (putting it in my name) or changing the electricity into my name. Again, I am taking care of these things, including having to travel 2 hours to wait in person for the gas company to turn on the gas. Bottom Line: A landlord can do MUCH better without DelVal and with another management company. read more

An absolute terrible experience with them. Not once in 3 years was our property ever looked at or checked up on. We informed them that we had a pet, while they also had the house posted that pets were allowed before we moved in, and charged us well over $800 after moving out for "smell and floor damage". The floor mind you was not only already scratched, with nails bent and molded to the floor, but they blamed us for it. After emailing them about it not being our fault, the realtor sent a snobby email telling us that we "actually should be paying more". So.... if you want to be at a property that is horribly managed, won't be checked up on, and when you request maintenance they have a guy kick mouse traps under the oven while bragging about his Chinese mail order bride who's half his age (I wish I was joking about this) then feel free to rent a house from this management team. I don't normally write bad reviews.... But I felt it was required. I applied for an apartment, my application sat with no info being given back to me whether I was approved or declined for 3 weeks. I could not get anyone on the phone so I scheduled a showing, they no showed. I scheduled another one, because my phone messages went unanswered.....this time the keys were missing for the listing agent. I called and finally got through. After they told me they did not have my application I was able to provide them with a confirmation number the response in an email was "your application has been declined" when I asked "can I reapply with a co-signer?" The response was "no". This company is unprofessional and slow to respond. The apartment I applied for still sits empty. read more

I can honestly say this company is worthless. Terrible customer service in the maintenance department. I had a terrible tenant who ended up having issues with roof leak and critters entering the home. Del Val contacted roofing company and didn't present all options for the best roof repair. Shotty work. Del Val never addressed the interior damage caused by the roof leak. I had ruined insulation and drywall. Jim stalled in communication and made excuses about not getting messages via voicemail and text. And when he did respond there were NO actions to make things right. Since I was not renewing my agreement with them, they just completely ignored my calls, emails, and texts from August to October. When October came and it was the end of contract, they expressed they were not responsible or making any repairs for interior damage that occurred since I was no longer tied to them; but yet they collected their monthly fee and the issues occurred during their contract term. They are supposed to contact you before making repair over a certain amount. That didn't occur. Tenant complained A/C wasn't working. The issue was the tenant never changed the air filter and it was clogged, and I received a bill for over $450. Permission was never given, and I didn't know until after the work was done. Del Val managed my properties for more than 4 years. They have been generally very greedy and wanted to make as much money as they can from me and do as little as possible. The communication with them was terrible as you have email many times and call to get response. They do not respect and comply to their management contract. They feel upset when you remind them of their obligations. They charge ten times the real cost of repair and fixes. For example to change the batteries of smoke detectors they wanted to charge $250 while that costs less than $15. They charged $100 to hand a letter to a tenant. They wanted $250 for replacing a $10 transitional strip. They do not take responsibility of actions conducted in their names with their tools such and their documents and keys under their control. They collect fees for jobs out of their responsibility and without authorization. I do not recommend this company and encourage everyone to be very careful in dealing with them and double check any action they perform. read more

Del Val are a bunch of con artists in my experience. They took both me and my tenants for over $10,000. And left apartments vacant for months. Several were reported to me by neighbors that they doors were left sitting open overnight. Windows unlocked, some open on first floor units. I hired them to manage my portfolio of rentals so that I could take time to attend to a family member's illness. Now having to sue to get tenant's deposits back. My owner's "Portal" disappeared along with all my money and my tenant's money! They also let a tenant move into an apartment with an active gas leak They did not walk through and do a move in inspection. They just handed over the keys and gave the tenant a check list to return. It came back with all sorts of claims. Since DEL VAL did not document condition upon move (which was newly renovated) I was "RESPONSIBLE" to repair the damage the tenant's movers did to the new floors, ect. Just to name a few of the liability nightmares they created. Also, too late, I found out the FIVE STAR REVIEWS are office worker and extended family paid to "review". These guys need to be shut down before they scam someone else. Also the "BETTER BUSINESS BUREAU" or "BBB RATED" ENDORSEMENT they use in their advertising and website is a FRAUD. I checked. "Angie's List" declined to advertise them any more because of all the complaints and "F" RATINGS. read more

So I probably should have looked at the ratings before purchasing my condo. Without going into the several stories that I have since I've moved here three years ago, I would sum it up and by saying that they are apathetic not knowledgeable not transparent and I have caught them in a lie a few times, and I never get a final reply when I call them in their misrepresentations. Because my board has acted as an HR department in an abusive job, I take the burden of trying to resolve things on my own. We lived in a duplex for two and a half years and every time we had to deal with Del Val it was a nightmare. The first instance was our AC went in the dead of summer, we had to call and follow up DAILY to see when a tech would be coming out. Took two weeks. We ended up buying a window unit for our bedroom which we were not reimbursed for. Anytime there is an issue, it takes multiple follow ups for anyone to respond. There was a woman who lived in the unit below us for 20+ years, dealing with the owner directly. Del Val took over 3 years ago. She moved out earlier this year because she couldn't stand dealing with them any longer. They are unorganized, lazy and no one ever knows what's going on. Del Val has managed our property for 3 1/2 years . They have been generally very professional, and communication is generally good. Maintenance can sometimes be an issue, but I think that's also a question of how they can get together with the tenant. My interaction with Director of Maintenance Jim has always been positive. We just lost our tenant of 3 1/2 years, I am not hesitating to have Del Val find us another and manage our property! I prefer to communicate by e-mail, as it is usually good to have a written record, but I have never had an issue when I call them, they always answer. read more

I'm not usually one to post yelp reviews. But this experience has been awful enough to tell the tale. I wasn't even a tenant of these people, I was just trying to look at apartments for rent with my two house mates. Mark Leibowitz is his name, if you see him on a listing during your apartment hunt don't even bother. You won't see the apartment and it'll be a waste of time. I set up two appointments with him without not realizing it, on our way to the first appointment--literally in the car there when I get a call from a number I don't recognize, this is probably about 30 minutes before my appointment. I'm in the middle of driving so it'll have to wait regardless. I get an urgent message asking for a response. We get to the location, I call the number back and get no response. I attempt to respond to the text message sent, also get no response. 30 minutes later--about ten minutes after the scheduled time--we decide to leave when I get a call back. Suddenly I'm getting berated by Mark over the phone about how he tried to call before to cancel and what did I just look at the phone and not answer? And this was after 25 minutes of getting no response from him. I actually ended up having to hang up on him because the call was clearly not going anywhere constructive. Fast forward to today, I realize that I had booked another showing after I get another missed call from the same number. Looking at the listing, and the cuteness of it lead me to giving him a second chance. I call back, and once again is very rude and curt with me, surprisingly not yelling this time, but won't even let me explain my income or how many people will be living there without interruption and exacerbated questions that were previously answered. Not only all of this, but the reason he was calling both times was to cancel on me! So here he is being rude to me on the phone demanding why I haven't filled out an application when I haven't even been able to see any of the properties!! read more

I rented a duplex managed by this company for 2 years. And it was a nightmare. Besides the fact that maintenance takes forever to fix things the company is very unprofessional. After I moved out I got a letter in the mail saying my security deposit would not be returned. The first reason was because they said I didn't return the key (which I mailed via Certified mail USPS). The second reason was because the carpets weren't cleaned (which I hired a company to clean and paid $250 for). They threatened to sue me. After I made a call to company the lady apologized because she realized I returned the keys after all. I never heard anything else about the return of my deposit. Was a tenant at a property they managed for 2 years. If you move in with them don't expect your deposit back. They will come up with any excuse to charge you so they don't have to return your full deposit. I had to deal with their run around after it was found out they did the final inspection before we were even fully moved out. Charging for things that were completed per their instruction. They still only returned a portion of what we are owed and dodge any attempt at clarifying what damages they claim we made. read more

I strongly advise against entering into a property management agreement with DelVal. First, Del Val made a major mistake when screening a tenant - they told us that the tenant had NO prior evictions or judgments on record when they asked for our approval. After the tenant paid only one month's rent, I did a quick search on the PA public dockets to find that the tenant had been evicted just a month before we approved her, and had several evictions on record, with judgments over $14,000. Once we brought this to DelVal's attention, we asked to be refunded the $1200 leasing PROFIT that they received as a result of placing the tenant. In the property management agreement, it specifically states that we are to be charged 6% or 90 dollars, UPON COLLECTION OF RENT, or whichever is greater. Del Val charged us every month, REGARDLESS of the rent being collected. Why would "upon collection of rent" be written specifically, if the fee were to be collected regardless? We would have never entered into an agreement if these were the conditions. Lastly, our agreement specifically stated that all maintenance work must be authorized by the owner. Del Val charged us multiple times for " maintenance, " without approval, totaling over $600. Once the tenant was finally evicted, we lost thousands of dollars while Del Val profited. We received NO return of the security deposit, nor an explanation. My husband sent multiple emails regarding us finding the eviction records that were kept from us, and received NO response. This is EXTREMELY unprofessional. DO NOT enter into business with this company. You CANNOT trust them. read more

Beware. You will hear lots of promises, and see a contract that appears to be professional, but don't be deceived. The adjectives horrible, costly, gouging, and deceitful are a few that come to mind when Mike Lautensack and his crew are involved with management. I am sure that many dissatisfied owners and tenants alike could easily add to that list. Several doors to vacant units were left sitting wide open, for no telling how long, and finally reported by neighbors with safety concerns. Windows were left sitting open for days with temperatures dropping below freezing. No response from Del Val. I had to contact someone local to see what was going on, and it was just as neighbors had reported: The buildings were sitting wide open. Who would be so irresponsible when entrusted with someone's valuable investment? Mike and his crew were derelict in their contractual responsibilities at every level. Vague notations on owner's account of work supposedly done, with no bills to back up charges and little or no evidence of work completed. The contractual promise that no more than $300 will be spent without owner's approval is misleading. To fix something that a qualified technician could have addressed in minutes took five to seven visits -- and each visit was billed, you guessed it, at JUST UNDER $300. Over the course of a month, be prepared to find thousands missing from rents collected. If profit and competent management is what you are seeking, I suggest that you run, don't walk, from this outfit. I have posted a single star for my "recommendation." I only regret that I cannot post this with zero stars, or, better yet, negative stars. read more

Del Val Property management is possibly the worst company I've ever dealt with in my entire life. Their realtors were grossly unprofessional - the one realtor actually would show up late to showings and would give the combination to potential tenants. Maintenance and services are terrible - I was without a working bathroom for six months. When an emergency request arose, I contacted Del Val several times, and they weren't able to give me service for weeks. I had a roof leak and they kept referring me to a plumber. They don't restrictively endorse checks, they don't keep track of respective credits, and they were very unorganized. They frequently did not communicate to my landlord regarding requests and lied several times regarding important requests. Their response? I made an appointment to view an appointment. I received an email confirmation and a text. I arrived 10 minutes early. I waited outside and no one came. I notice the door was open (it was actually broke). I called the office, I left a voicemail and an wrote an email asking if Mitch was still meeting me. I waited outside the apartment in 36 degree weather for over an hour. No one showed up, replied to the email or called to say that they were running late or that they were not going to show up at all. I would be embarrassed to be a part of this assoication and Mitch owes me an apology for wasting my time. He was unprofessional and rude. After coming on here and reading these terrible reviews (with the exception of the person who was clearly asked to write a good review, he used the word "superior"... please this company is not even average) I hope more people take the time to read these reviews before they get involved with such a terrible company, because the truth is most of their rentals can be done by another agency. Save yourself the time, money and aggravation go somewhere else. read more

As a tenant of one of their properties, all lines of communications are basically nonexistent. When I came by to get the keys to the apartment, the agent (who lives in the building) didn't show and was unable to be reached by phone or email. It was a nightmare just trying to pin her down. When I arrived to finally get the keys I found that no walk through, cleaning, or maintenance had been done between tenants. I was given a checklist to complete, but no one, not even the agent who lives in the building, was present to co-sign this checklist. I marked everything on it as being found in poor condition. On my move-in day, they claimed to have at least cleaned, which was obviously a lie because the same dirt piles were there that I noted when I received my keys, and I wiped out the cabinets and fridge myself. I've lived at their property for a little while now, and I still dread every single time I need to put in a maintenance request. I have never been gaslighted more than by Del Val. The door to my apartment doesn't stay closed unless you lock it, the knob is nonfunctional, and there's at least an inch gap between the door and the jamb, among many other similar kinds of issues that they blatantly ignore. The maintenance guy himself was baffled at how the window sashes don't even fit in their frames. When you submit a request of any kind they either ignore it or you have to hound them about it. I soothe myself with the reminder that the rent is what I could afford, but I'm moving as soon as I'm financially able. Oh, and I have a drop ceiling in my bedroom from which roaches will sometimes drip. Their answer for this was to buy a can of raid. read more

May 2018 I've been living in a duplex in southwest since October 2017. The apartment is nice and I love it. However; you cannot get your repairs done in a timely matter or done at all. When I was showed the apartment the closet mirror was cracked and the dishwasher was broken. I have been requesting these things to be repaired and to date they have not been done. I've also complained there is something wrong with the heating system because my gas bill has been running me $150+ a month. The tenant above me told me her bill runs $50 a month (its her and her teenage son). I live on the first floor alone and work alot therefore I'm not home much and there's no way my bill should be that high. The garage has been insulated recently per the landlord's instructions but her other instructions to complete repairs has gone unanswered. I would like to stay past my yearly lease but maintenance is running me away. Its a shame the landlord do not know whats going on with her property. I've spoken to a lawyer who suggested I put the rent money in escrow until the repairs are done (which I will do as of June). Its sad to say DelVal Properties is the worst realty company I had to deal with. Hopefully the landlord and other landlords using DelVal Properties read this and check with their tenants to make sure all repairs are being done and the tenants are comfortable in their homes. read more

I rented from Del Val for 5 years . It was a beautiful home. They were great to work with. The rare times I needed to call for maintenance issues, they were extremely responsive and professional. At the end of my lease they gave me clear instructions about what was expected, and my deposit was returned in full. I would recommend them to anyone. I had a scheduled appointment today to look at a rental property with Mitch Finkelstein. He said in his email that he would be there early for the showing. I had a friend meet me there and he was there earlier than I was and said no one else was there and it was only a few minutes before the showing. So I called Mitch and in an apathetic tone he told me that he had canceled our appointment at 6am this morning because he had a doctors appointment. I told him I did not get any email or text that the appointment was canceled and that my boyfriend and I both had to take time off from work to look at the house. He said we could reschedule tomorrow or the next day like we had all the time in the world to waste. He did not seem to care that we drove all the way there nor was he apologetic. He blamed the electronic system for me not getting notified that the appointment had been canceled and did not take any personal responsibility for not contacting me directly even though he had my email address. I also find it highly suspicious that he just realized he had a doctors appointment at six in the morning since most doctors appointments are scheduled in advanced and most doctors offices are not even open at 6am if he did manage to get a same day appointment so my guess is he was hungover or something like that. We also called the main number and no one there seemed to have any remorse or want to make things right with us. I have decided I am no longer interested in this house because I do not want to work with this terrible property management company. read more

We have only been in an apartment with Del Val for under two months and it has been awful ever since. We moved in and the house was filthy, they said it was because the other tenants moved in a day prior to us moving in, implying that it was not their fault that the house was not checked prior to our move in. The ceiling was leaking for a week, a technician came to fix it on Monday, here it is Thursday and our AC is still not operating although the technician said it was complete. It has been 85 degrees in our house for what is now going on four days. These people do not care about their tenants and are extremely unorganized, irresponsible and unprofessional. They are very kind and helpful, and work hard to answer your inquiries promptly; exceptional customer service. I am owner of the unit 38 of Village of Blue Grass Condominium, located on 9228 Blue Grass Rd. I am very unhappy how Management of Del Val Realty managed this property. 1. Common place where located my unit kept neglected. Walls scratched and dirty. 2. Carpet on the stairs lously cleaned and rare. A lot of dark stains on it. My complains about it thru telephone call were ignored. Pictures of condition of walls and carpet I could submit. Finally I spend 400.00 dol. for repaint the wall and clean the carpet. 3. Bulb on the fixture was absent for quite period of time. I put new bulb. 4. Property Manager despite of written rules and regulations of the Condominium which allowed to keep in the unit one domesticated dog (main is perfectly such) without any real justification demand to remove my dog from unit and without any reason and base is fined me two times. It took place even after mailing to the office all proofs and documents which proves that my dog is domesticated. I consider such action as harassment and will go to the Court. read more
