We had been working with a contractor/real estate agent for several months, who abandoned our project and was trying to bully us into making decisions that were not in our best interest. By the grace of God, we came across this agency while looking for an appraisal to see where we were. He immediately stepped up, realized we were in trouble and went to work with us. He patiently stood by us while we tried for months to terminate our contract with the original realtor and was an invaluable mentor through the entire process. With Chris's help, we were able to get referrals to TRUSTWORTHY contractors, get the work done, and he worked tirelessly to get the house shown, advise us on what needed to be done, fielded phone calls and emails, re-listed, aggressively marketed, and supervised the progress every day. We finally closed YESTERDAY, and would not have been able to do it without his help and the support of his team. We will forever be grateful for his unwavering support and service to us.     I am currently living here. My impressions are a bit mixed but overall it is good. I love the…read moresouthern charm. It is wonderful to walk through the neighborhood. BUT...on the other hand...I would say that it is planned and not MASTER planned. There is several things that just make it seem like it comes up short of being a master. The school is croweded and then schoo board denies that fact and does not want to build another one. That with the 4 or so major apartment complexes going up. I dont know when the kids would go to school. The side walk next to the main road has no tree cover when there is a forest right next to it. Whe could they have made it into a nature trail. The commerse is not easily accessable to the neighborhood without crossing a major road (sometimes without a crosswalk nearby). Its better than not having though so maybe im being too picky. My biggest annoyance is that they bragged they have this great internet (it on their website) they failed to say that the company had a monopoly and recently jacked up all the rates. Its the most expensive even for basic coverage.

There are no trails. Only sidewalks along busy streets and highways. If the noise and stink of traffic is your idea of a pleasant trail walk, then maybe Nexton is for you. Other than that, there is no decent shopping, no parks, no hospitals, terrible traffic, and inadequate infrastructure. Most of the new construction is apartments. It appears that Nexton's new goal is to become the transient housing community of the year. They used to claim Nexton was the master planned community of the year. Now they call it the mixed use community of the year. What a joke. The biggest mistake I ever made was to buy in Nexton. I pray that the market settles down so I can get out of here.

    So normally I give credit where credit is due. However, I'm just going to simply go with our…read morepersonal list of Pros and Cons here. You can all make your own assumptions, as I understand everyone's experience is different. My husband and I currently live in a Spring Willow which is one of the larger Landmark 24 homes available in the Charleston community. PROS: Beautiful woodwork, unique/rounded design (this originally captured our attention), built-in bookshelves, extremely large master bedroom, coffered ceilings, large and open concept, extremely simple closing process. CONS: HORRIBLE Builder Communication. When I say horrible...I mean ABSOLUTELY HORRENDOUS. There is limited follow-through outside of the Warranty response simply informing you that majority of items are "excluded from coverage" and "that this information was further passed on to the Builder". You need to personally outreach more than a dozen times to get anywhere. It may take you months on end to have things resolved, which is a deviation as outlined in their Warranty Agreement. Sometimes you even have to send certified letters and seek legal counsel... Unfortunately for us, Legal counsel is on our docket not once, but TWICE now... Truly sad for only being in our new construction home 13 months now. Additionally, if you're looking for a good argument some of the Builders contractors will tell you that they "can't provide perfect products" (which is never what we asked for) and that the information you provided isn't an accurate representation (but you even have the subcontractor's installers telling you that issues were related to the subfloor and NOT the flooring products)...basically implying that we didn't know what we were talking about. Sometimes you have to hire your own third party contractors (at an additional expense) to prove that the information you're providing is actually factual. I won't even go into the associated fees we've endured, but they are EXTREMELY costly (as I'm sure you can imagine). Oh, and I can't forget to mention that "somehow" there are multiple coding violations present (in which, you may further be liable for said coding violations because the builder may refuse to pay for them...regardless of the information outlined in your Warranty Coverage Booklet). I'd say the cons and related stress endured outweighs our pros here.

    They arbitrarily changed the Rules and Regulations in May 2017 and DID NOT notify a single…read morehomeowner! When we as a community try to contact Landmark24 HOA either emails are ignored or go unanswered, and rarely do phone calls result in an actual person answering the call. If we can get through and speak to our neighborhood rep, she is rude and totally unprofessional. She even gone as far as to hang up on several of my neighbors. Landmark24 is HORRIBLE at communication, the website stinks and they appear that they just don't care. They make rules and regulations that are ABSURD! The LandMark24 staff doesn't even live in our community and yet they try to tell us how to live. The violations are out of control, ridiculous things like non-cohesive patio furniture. They don't even follow the rules they put in place. Perfect example is at the model home/sales center. They have a flagpole with the American flag on it and at the base, it is covered with white rocks. At the rear of the house is a fence that is not shadowbox in style and design. All of these things are NOT ALLOWED, can you say hypocrisy??!! They have repeatedly lied to homeowners about amenities. Numerous homeowners were told (and have it in writing) that our neighborhood would have a designated playground, and Landmark is going back and saying the costs for a playground is too much. They won't even allow us as a community to build our own playground at our expense, even though they advertised it and promised this to our community. They promised a pool, took over 7 years to get it built and now that we finally have it LandMark24 poorly maintains it. There are no lights in the pool, and at night it is pitch black in our pool area as the few exterior lights we do have are not enough to illuminate the area. They are trying to sell homes and making current homeowners miserable, does this sound like a place you want to live??
