We moved to Del Webb Nexton in Summerville, SC for the lifestyle Pulte developer's marketed to sell their substandard houses. Pulte avows to provide an active adult environment at their facitliy. It's discouraging to discover the community management company hired by Pulte developers allows the Lifestyle department staff to behave unprofessionally using profanity towards community residents. Unprofessional behavior and bullying is not limited to the Lifestyle department. Pulte appointed resident HOA board member also participate in the practicing of bullying. A resident board member directing residents (AKA their neighbor) to move if they are not in agreement with such things as exercise classes among other issues. The instability brought about with the hiring and appointing of individuals believing this type of deportment is acceptable is extremely disruptive to any community, I believe even more so in a community of seniors, where we are focused on a calm and peaceful existence. We all understand Pulte, the developer's objective, is building more homes and increasing their profit margin, but must it be at the detriment of the community members that have already purchased homes at Del Webb Nexton? read more

Be very careful about buying into this community and take what they tell you with the grain of salt. Pulte is after one thing only and that is your money. Don't listen to their promises of how great it is all the amenities which are sorely lacking. There's a tiny little pool that is supposed to accommodate over 2,000 people. They will tell you there are two other pools but frankly I bought into Del Webb nexton not these other areas with children in the pool not that I have anything against children but there's a time and a place. The amenity Center barely fits but a handful of people. The exercise classroom fits approximately 25 comfortably before you are bumping into each other. The gym can accommodate about 12 people before you're waiting in line for machines. There are no plans to add on or to build out the exercise classroom or the gym. They will tell you that they're building a new amenity Center with a multi-purpose room however they cannot tell you how this is going to work is it first come first serve can you schedule classes to be permanent the comment is we haven't figured that out yet. I would take a good look at the size of the pool and think about over 3,000 people standing around in it because that's what you're going to get but as long as they can continue to build build$$$$! When you go back to them with an issue they tell you we'll check into it and then you hear nothing in most cases. The management company is the worst I have ever seen and money is always turning up missing from the reserves and listed as general but cannot inform as to what it was used for. If I knew then what I know now I never would have bought into this community. That being said I love my neighbors and will probably be staying put for a while. Again think long and hard before you put down money in this community not to mention the traffic and the security issue we have within the community and gunshots during all hours of the night and they can't seem to find out where it's coming from. read more

I visited this community on Saturday primarily to support a local food truck that advertised that they'd be parked there selling goods. I noticed upon my arrival that the community has a guard or security shack at the entrance, they inquire about why you are visiting the neighborhood and in some cases they provide you with a visitor pass prior to entry. I noticed that there was a separate lane for residents to expedite their entry into the community. First impression was the security lady was very friendly and directed me to my destination. The neighborhood looked well maintained and it seemed that most of, if not all of the floor plans were single level. I noticed some outdoor seating but it didn't seem like nearly enough for a 55 and up community. I noticed a large pool and amenities center but from an aesthetic stand point the community looked fairly plain, nothing really caught my eye, the colors of the homes, landscaping ect, it may be a lovely community to live in after-all, it appeared quiet, clean etc but I just expected it to be really pretty and eye catching after seeing all the commercials advertising the community. read more

BUYERS BEWARE!!!!! DO NOT buy a house from Pulte in Del Webb or any where else. The house my husband and I were suppose to buy was being built with wood that has cracks, splits and holes in it. When we started taking pictures and questioning what was going on they got very defensive. I even went at looked t other new builds that were going up. They are doing shoddy work with substandard materials. They can care less about the buyers they only care about their profits. I even googled them where communities came together and sued them in others states and won. Del Webb Nexton may need to ban together and do the same. I would give them a ZERO if it ere possible. read more

The Del Webb model of active adult living appealed to me, so I built a home in Del Webb Nexton and moved here after I retired in June 2018. The neighbors here are great, and the lifestyle director consistently comes up with interesting tours and events for residents to participate in. However Del Webb has a serious negative side, and that is that the homes are built by Pulte. Pulte is a production builder that builds homes to a schedule, not to a quality standard. If they promise you a closing date, they will make that date no matter how fast they have to rush construction of your home in order to meet the deadline. Quality is not Pulte's concern. Getting your money into their pockets most certainly is. My house cost over $200 per square foot, and the overall quality of fit and finish is abysmal. Pulte uses low cost materials and some of the poorest contractors I've ever seen. Crooked walls, damaged cabinets, scratched windows, faulty appliances... the list goes on. The painters are the worst. Not only is the quality of paint they use so poor that it comes off if you try to clean it, but they got paint on everything during construction - hardwood floors, carpet, windows, cabinets, tile, grout, countertops, plumbing fixtures, etc. I have spent days removing paint from where it didn't belong. Caulking and sealants were smeared all over the kitchen cabinets and walls by the same crews. I'm still trying to get that mess taken care of. Anytime a group of neighbors gets together for any reason, the conversation inevitably turns to the poor build quality of their homes. I am not alone in my dissatisfaction. Everyone I've talked to has a horror story to tell. Some are much worse than mine. Let the Buyer Beware certainly applies at Del Webb. Should you build here? That depends. To Pulte's credit they are, for the most part, working to resolve my home's quality problems although there are a couple of issues they still refuse to correct. That's why I gave two stars instead of one. If you do decide to buy a home here, be prepared to go through several months of contractor re-visits to correct deficiencies. And in some cases, be ready for the repairs to look worse than the original issue, as was case with my flooring, grout, and paint repairs. The neighbors are great. The lifestyle is great and will be getting even better once the amenity center is completed next year. It's just too bad that these positives are offset by such shoddy build quality. read more

Buyer beware. Pulte is pushing quantity over quality to the detriment of our dream homes. The workers are forced to work long hours and get unrealistic quotas done for each week. This causes poor workmanship and issues for new homeowners to deal with after closing. Nice community and amenities, but the quality of craftsmanship in many ways is worse than a Harry Homeowner special. NEVER build here as an absentee owner. Pulte has for many has become the new "five-letter" word, and not a good one!! We would consider a different option were we to do it again, or at least been a not so shadow PM. And it is obvious that not one of the designers or leadership lives in any one of the designs or really listened or even asked OT types for future elderly ADA needs. And if you can, just plan ahead and get the base grad instead upgrades and save yourself the disillusionment. The "upgraded" kitchen, etc. Pretty much Lowes or HD off the shelf cabinets with some extra trim molding. Save the money and get your own. Just a horrendous building experience, and every time one wants to do a project, you have to expect problems to fix, before you can even start. Disappointing at best! read more

BEWARE!! this place is like a roach motel. Once you go in you can't get out. (mostly) We were fortunate that we were able to get all of our $10625.00 earnest money back, because after catching all of the substandard materials and damage wood that was put on our lot 125 Potters Pass I documented all issues with photos. rebar coming through the slab already, the main waterline in the garage has severe nail damage on both sides on the line. Check the model on sight, they alter the specs on the house with no disclosure to us. The broker advised my realtor that they did not want to work with us. I could have held them to our binding contract easily. However this opportunity was a blessing from God. I happily signed the termination agreement on 1-11-2021. So sad that customers are being asked to put down 20% or more which is not required, however you are more likely to not leave with all that money on the table. As you see I didn't give them that. Do your research this company has had Lawsuits before. Check the negative reviews. Run from this place, a waist of money, go by the residences in their ask them, trust they will not lie. The home owners are sweet people. I feel so bad for them and others who are not able to be here and witness the build process and condemn the substandard work. But come in with a home with concealed issues. Trust me I have plenty of pictures and documentation of this bad experience read more
