We rented a condo in Santa Clara, CA. -- Move in Process -- We have been looking for a rental for some time and Darrell Martin has been a pleasure to work with. Was professional, but also friendly. We scheduled a visit to see one of their units and Darrel was there on time. He showed us around the unit and explained the amenities. After we were done touring, I got an email asking me to fill out the application if I'm interested. Signing was all done electronically (docusign). Payment is all done through appfolio. This is how it should be in today's world! -- Living -- We encountered a few maintenance issues during our stay, such as a leaking faucet, a faulty microwave, and a noisy fridge. Each time, I simply submitted a request through their online portal, and Linda Green ensured someone was sent out within one business day. There was also an annual fire inspection scheduled while I was away on a business trip--special thanks to Rafael for stopping by just to take care of it. -- Move-out Process -- When we secured a new rental, the new management company needed a reference from Action Properties. Takako Dumlao went above and beyond--she stayed late at the office just in case the call came. Takako also fought for our security deposit. We owe her a lot. A big thank you also to Dedy Efendi and Ted for coordinating communication with the homeowner and making our move-out process FAST and seamless. Ridiculous management company. Our property owner has completely overridden this fraudulent enterprise and utilizes their own handy man instead of their "in house maintenance" staff. 1) They charged the property owner over $800 for the replacement of a toilet due to continual backup issues. The toilet was NEVER installed. This is fraud. 2) They are charging $45 a month for HVAC services to occur every six months. This is supposed to be the changing of a filter twice a year. Again, this never ocurred. Not once in 2 1/2 years. This is fraud. 3) Their spanish only speaking landscapers only mow and blow. We repeatedly asked for them to adjust or at least look at the sprinklers, no effort here. Again, this is fraud. We are suing this sham organization. read more

They are the maintenance managers for Encinal Place in Sunnyvale, and have been very helpful to me in resolving issues like wasp nest removal on my balcony, air conditioning repair and new filter installation, water heater repair, and carpet cleaning in public spaces. After I submit a request, they get back to me within 24 hours to let me know when I can expect the respective vendors to contact me. We just moved in to our home in San Carlos managed by Action Properties. Neera managed the lease process quite smoothly prior to our move from upstate New York.. There were some items left by the owner on the property and Neera responded promptly and got everything removed nicely. We discovered an appliance issue right after the move. Again Neera, along with a very knowledgeable Action tech advisor Terry responded well and were able to get things running pretty promptly. A great relief! We especially like Action's management app allowing for seamless management of lease payments, submission of maintenance tickets, and other lease details in one spot. Also, Action contracts with a weekend coverage service who responded within a few hours of our maintenance request on a Sunday. It's early yet but a good experience thus far! read more

From how much to offer, managing the negotiations, making sure that our letter shows who we are and convinces the sellers to go with our offer even if it's not the highest or all in cache (that's the silicon valley for you...). Finding a house and bidding on one is a stressful experience, but Katy made it enjoyable, educational and we really felt that she is running the show with 100% of our interest in mind, and fought for us (even if it means a slightly lower commission), and helped us through all parts of the process including after we moved in. Do not ask action properties to manage your rental house. It turned out to be a disaster for us. We started the contract with AP's previous owner John Chao who as very responsible and pay attention to details. However John sold the company and our contract to the current owner. We extended the trust to this new owners however AP totally failed. We recently noticed that for four months we did not received any rental income, the employee in AP realized the tenants moved out around 4 months ago and they did not log anything and never contacted us, nor did any proper exit check for the house so it is now quite messy. We have to fire action properties. However AP even refuse to return us the few hundreds remaining balance! We do not want waste more time with AP, but leave a review here for they deserved. read more

I submitted a work order request because our showers only had hot (scalding) or cold water. Marvince managed the work order and it took about a month with some back and forth between the HOA and the plumbing company, but Simon the plumber was eventually able to assess the issue (cartridge needed replacing), and was able to find the right pipe downstairs and fixed the issue. Made a huge difference to the shower water temperature! Appreciate that the Marvince was able to get the issue fixed within a reasonable time and appreciate Simon and his team for quickly fixing the issue! read more

My family and I have been good renters at this property in Los Gatos for 6 years. During that time we have had several issues come up that require our property manager, John Chao's, attention. Each time this happens we reach out to him and it takes several phone calls and emails before we ever hear back. A minor problem that should only take a week or two to resolve ALWAYS drags out for months. Our latest issue is our backyard fences that we share with our neighbors on both sides of our house. This problem was brought to John's attention back in April. The fence that is in the worst condition is now completely down and is a safety and privacy concern.
