After a review, he advised me that a replacement wouldnt be necessary, as the condition of the roof was expected for a roof of 12 years. There were no shenanigans to try to sell me on a replacement or costly repairs, which is refreshing as couple of inspectors had made the roof appear to be an urgent matter. View from the inside of the attic shows roof boards not even meeting. Multiple locations of being able to see the tar paper through between boards, brackets missing and nails clearly visible through the shingles and black paper. Literally had drops of water on them from the rain when I first went into attic. I was assured there was no leak there despite me seeing the wet area.
