Hire a different company and save yourself the trouble. We had work done on our crawl space and paid an additional charge to have the insulation removed....they removed only what was visible from the door. We had to have them come out twice after the work was complete because they quoted us for additional joists and left the wood outside. The odor that was coming from our crawl space and into our kids room was alarming since they were to supposed to have sprayed it for mold....i was told that there was no smell but should buy odor absorbers to help. Charged more and didn't even do the work. The manager/supervisor came out due to my constant complaining of the smell and abundance of leftover joists and was given a story of how well the odor absorbers work.... Hired another company who found that the plastic encapsulation wasn't even done in part of our house and the growth of black mold was damaging the wood. Don't hire these people. Dissatisfied is an understatement. read more

Rarely ever do I write a review in which I am outraged, but this company has managed to do just that. The work they did on my crawl space is unsatisfactory for paying 10,000 dollars. Not only did they not finish the job the first time, but they left it in such a poor state that I needed to hire another company to finish the work. When I attempted to resolve the matter with the company I was given the run around and asked repeatedly for pictures and proof. DO NOT USE THIS COMPANY. Take a look at these pictures. Would you want a company to come in a repair your joists and just leave lumber unattached? Would you want a company to spray for mold and termites but not actually do that? Would you want a company to remove insulation but then not complete that job and leave trash bags under your house? Well that is exactly what I got. read more

I have spoken to the owner and they assured me these issues would be corrected. They just called me to charge me $90 for a property they don't have a contract for and that I don't live at anymore. Very expensive and quoted more than needed to be done to get the job accomplished. They were contracted to give their estimate on some termite damage in the foundation of my crawlspace. Their quote was twice as much as all the others, and was replacing every beam, even if it already had the work and had been sistered or remediated. It was excessive and over priced. I wouldnt recommend, just all their competitors (I had better quotes from The Drying Co and JES Foundation). read more

CONFLICT OF INTEREST! This company was sent to my sister's home to do a pre-sale home inspection. During the inspection, the inspector Jeff C. determined that some old inactive baseboard damage that had been previously remediated when my sister bought the home needed another subterranean. Even though six years ago when my sister purchased the home she had a subterranean treatment done by Forrest Exterminating and they had provided annual termite inspections ever since without any new activity. Of course, DeTect Termite provided the subterranean treatment This cost my sister almost $800 in order to keep her closing date on track. She has already moved out of state and is not on site to dispute this "gun to the head" tactic by DeTect. I find it a complete conflict of interest that the home inspector works for the same company providing the alleged required service. Just saying. read more

Lied on the report saying they inspected inside the house & inside the attic yet they never entered the home & then they never came back out to perform a valid inspection but went ahead and performed repairs anyway... I thought Michael was amazing when he first came to the house, but within the first week of closing on the house we found two major issues that cost us over $4000 to fix. We feel they should've caught both. The first was a gas leak underneath both fireplaces in the house. We were lucky that the gas company found it when they came to set up service on closing day, although then we were without hot water for a week while it was getting fixed. They also failed to recognize that the whole home dehumidifier underneath our home was completely dysfunctional. It would have been nice to know these things so we could have negotiated to have them fixed. There were a few other small things, but those one could argue weren't a priority. These two items though, we definitely feel should have been found and we should've been warned about them so we could negotiate. The biggest reason I would not recommend them though is because when I reached out to express my concerns, I was told they would get back to me, and they never did. For that reason alone I'm giving a very low rating. Had they even attempted to make things right, I still would have given a decent review. read more

We had an inspection from Brickkicker in September 2018 on what would be our renovation home. Shy of two major items they did a great job and were very thorough. This is a renovation home (i.e. it was a foreclosure therefore some/many issues were expected); The items I'm about to bring up are major and as a result bore the potential effect or consequential result of being quite expensive to remedy. The two major issues are the following: 1) They never walked the roof. Only conducted a visual inspection from ladders around the house and missed water damaged areas and deficient flashing; and, 2) The inspectors failed to identify that the heat package unit for the 1st floor was potentially underrated for the areas of the house serviced by it. The roof: I have always known it to be a common practice that an inspector worth their fee will walk nearly every inch of the roof that can be done safely. Brickkicker looked solely from ladders. Their report cites that OSHA "prohibits" standing or walking on the roof. I looked this up and OSHA even has a Q&A that directly debunks this and has a memorandum that exempts home inspectors (and a few others) from the fall protection requirements under noted circumstances. Brickkicker disputed my counterargument yet did not return to walk the roof at any time and as a result flashing around one of the chimneys was not noted to be deficient and in need of repairs. A significant leak and subsequent water damage into the front of the house from a low-pitch area was not identified either as a result of the inadequate roof inspection. I was fortunate enough that the roofer hired by the foreclosure company in May 2018 came out at no charge and did an EXCELLENT repair patch to all deficient areas of the roof. My contractor had quoted me $2000 for this work! This could have been preemptively addressed had Brickkicker walked the roof. Side Note: A friend of mine who served as an appraiser for four years and is now a real estate agent was dismayed that any inspector would avoid walking a roof. He does not recommend hiring any company that refuses to get on the roof. 1st floor Heat package unit: Material deficiencies with the HVAC were identified to be in need of repair (Note: "Repair") and those line items were subsequently included into the renovation mortgage package. This complaint is not about the "repairs" noted as being evaluated and recommended for repair. This complaint IS about an experienced inspector not noting or noticing basic technical details about a HVAC system and not demonstrating enough awareness to be able to question or say if or when a design issue with that system MAY exist. I am not asking, requesting, stating or expecting any inspector to know system ratings by heart or have manuals for HVAC related equipment readily available when performing inspections nor carry and utilize air flow measuring or refrigerant measuring equipment for use during said inspection. I do expect an inspector to know more about the system than the typical homebuyer and know or know how to acquire those details such as: 1) Look up the unit's model to determine tonnage, and rated airflow 2) Measure the home's footprint - square footage for each serviced area [to the nearest 100 sq ft] if multiple systems are present and provide a count of returns & vents on that system 3) Look up the unit's serial # and inform the customer if it is still under warranty 4) Know basic details such as minimum and maximum number of ducts, returns and vents for a system based on tonnage and rated airflow. Item 1 can be done via Google. Item two takes 5 minutes. Item 3 takes 5 minutes and could probably be checked with the manufacturer since you'd have them on the phone regarding the warranty. Item 4 can be noted after walking around the house and during the crawlspace (or attic if applicable) inspection. Why is this major? I have a 2.5 ton unit noted in the inspection, it's January and guess what - IT'S TOO SMALL! My 1st floor has 16 ducts for a system rated with a max of 12 and a heating/cooling capacity only capable of servicing ¾ of that area. Is this a "repair"? NO! It's a design flaw that their inspector should have been able to provide enough details to note it and thus recommend having the system evaluated ON THAT PREMISE. Brickkicker did not recommend said evaluation for that. They did recommend verifying the system had been serviced, cleaned and inspected by a licensed HVAC technician and those material deficiencies noted in the report be repaired. These repair related items and verification were done as a result of their recommendation. Furthermore, the company rep argued emphatically with me over the phone on this despite my repeated commentary that they only identified repairs but did not identify [and after that phone call I believe "and avoided identifying"] a possible design deficiency that now is costing me $4000 and all of my contingency money. While they were very thorough and friendly throughout my condo inspection, I found out when I called to have my A/C unit serviced that they'd photographed and inspected the wrong outside unit. Thank goodness for the HVAC tech testing things when none of the other units were running a few weeks ago, or I'd have paid for my neighbor to get their A/C serviced! I suppose the good news is that my real unit isn't as old as the one on my home inspection report. No response to my e-mail about it, and I definitely let my real estate agent know what happened, as he was the one that recommended them. I would NOT recommend them for multi-family situation inspections where this kind of confusion could occur. read more

This is a national franchise, but this one is a yearling here in HR. The owner Mark is a former Navy man and is using his talents in Home Inspections. His right hand man is Michael, eons of years in the construction field, he can spot a pinhole leak a mile away, lol. When they pull up it's quite the site. Owner in his Smart Car wrapped with the company advertising and Michael's big dog truck. When they get out it's nothing but professionalism. They unload their equipment, which is the old school tape measures and flashlights,to moisture sensors, thermal heat camera and their handheld computers. These guys are there to work. Home inspections are worth gold to an investor, appreciated by homeowners and cause anxiety to real estate agents. Inspections can save you some serious trouble later on. I watched them work a 5000 sq foot home from roof to crawl space. What an enthusiastic buyer would miss is easily detected by these pros. At this inspection 4hours later (very thorough) they went over their findings with potential buyer and real estate agent. A few things they found would be some negotiation points for buyer. They gave factual states of the houses hvac, plumbing, roof, etc and some suggestions, some boiler plate others specific. Now you want to know what the price is. $450! I purchased inspections 6 years ago that weren't close to this good that were $500! Best thing is, is if you buy their inspection you get questions answered for the life of the ownership! can't beat that. read more

Brad did a home inspection for my wife and I when we were buying a home in December of 2015. Brad & our agent set an appointment time and Brad was waiting when we arrived. He immediately went to work on a two hour inspection of the property. During the inspection he pointed out a number of items that he felt we should be aware of. Brad followed up within a day or two by emailing me a detailed written report that included photos & specifics on everything we needed to know. Based on this information we made an offer and ultimately purchased the house in January 2016. I don't believe that you can expect any more out of an inspection service. My husband and I had a very short time before closing, I was able to call BK and schedule an inspection within 24 hours-and that was with some miscommunication with ny realtor, the listing agent, and a reschedule, all of which happened around 8:30 pm. The two inspectors that came out, Mike and Tyrone, were right on time and very, very thorough. They took the time to explain the process, answer all of my questions, walk me through everything they found, and even suggest "next steps" on how certain issues could be corrected. Detect did the termite treatment on my home as part of our repairs addendum. One year later termites are back. Because we did not purchase a warranty, they wanted almost 700 dollars to redo it - no warranty offered with the service that I am aware of. They offered to do it and then quoted me a high monthly fee for a termite contract. Sorry, my current pest company is cheaper, gives a year warranty for the service, and I trust them. Not trusting these guys and they're not making another dime on this property. read more

We have been using DeTect Termite and Moisture Services for almost two years now. I have noticed a visible difference in the number of pests in my home since we moved in because of the quarterly treatments they provide. They not only come out for quarterly pest control, but I can call them up and get advice if something happens in between treatments. They will also make "emergency" calls if something pops up. Only two stars because they were nice. About a year ago they did an inspection on a home I was looking to buy. Pretty much everything was fine and they gave me a few things they recommended the sellers had fixed before the sale. What they failed to do is check that the HVAC actually worked. It kicks on, sure, but it doesn't actually blow any cold air into the house. Talk about an expensive fix on something that should've been caught originally. read more

We used this company as a recommendation from our realtor and they neglected to tell us about some major moisture issues. They seemed to point out all the small and negligible things but not once mentioned the poor condition of the crawl space. They did however put it in the report (which we stupidly never read in its entirety). We assumed if there were any major problems they would have been discussed with us the day of the inspection. I feel like they along with our realtor took advantage of how naive we were. It's a hard lesson learned and I would not recommend this company to anyone. read more
