Very unhappy with this company. Hired this company to inspect a house I was looking to purchase. They didn't have the proper tools to assess the attic to further detect concerns for wet spots. All they were able to do was say "Yep, its wet." Even after hiring them to RE-inspect. Now, 3 months after closing on the house they inspected, I am having leaks & unresolved issues with the roof that they failed to properly inspect. To pay about $700 in inspection & reinspection its very disappointing to be having issues so soon due to their inability to identify problems, problems that were clearly there at the time of their inspection. Will not be recommending this company to anybody wanting thorough inspections. read more

Recommended by our realtor, we used this company. Two guys came out to do our home inspection and they were early. One was nice, one didn't say a thing. Both got to work. Our PICRA list was small, but left me concerned. Couldn't tell me where my dryer vent exited to, and the answers we got between emailing after the inspection weren't helpful. For close to $500 I don't feel happy or confident that we went with this company. Just got told via email, to get in-touch with a contractor down the road for cleaning, and that they can locate the dryer vent for us... I'm seriously annoyed and frustrated. The, maybe it exits through the roof, maybe that's a bathroom exhaust, or maybe it's the dryer vent, who *really* knows. How reassuring! read more

Do not use Safe House as your home inspectors. They do the minimum required to meet the inspectors standards and do not employ trained specialists that truly care to point out possible damage. We trusted them to identify potential issues by examining the walls. Per my contractors, any trained individual would have known the condition of the wood would indicate water damage (picture included). Instead, they missed that paint bubbling, abnormal caulking, and disfigured wood meant the wood was rotten. Not only do we now have to spend thousands of dollars to fix the rotten wood, we have to gut the bathrooms to locate the two different leaks they missed. When I filed a complaint with them, they responded that their inspectors aren't responsible because they couldn't see the leaks through the wall even though several indicators were present on the wall. They do not check for moisture or use a heat sensor for the bathrooms. Again, only choose them if you have very low expectations and want the bare minimum completed. read more

Sellers beware!!!! Safe House report indicated three different items as issues that were NOT problems. We have documents from professional repair services saying so. They've cost us $300 in unnecessary home repair service calls - SO FAR! The plumber, roofer and garage door service calls were all unnecessary. We'll see what the electrician says when he visits. My husband left a message with the company over a week ago. I got a hold of them today, and they DID call me back. Only to argue with me and threaten me not to make false statements on social media. All of this is true. Whereas their inspection report was NOT. As for the owners comments below, I'm sure our professional contractors don't appreciate your dismissing of their abilities. And. We used Safe House for our inspection before buying our home. The process of setting up & paying for the inspection was simple. The day before the inspection they text to confirm the appointment, but they also called. They called to verify what time of inspection I wanted and to ensure I hadn't changed my mind about adding additional inspections. The day of inspection I received an email with the inspector's info so I knew who to expect. As someone with horrid anxiety, that was a huge help & I really appreciated it. The inspection itself was completed quickly, but it was very detailed. They answered any questions we had. They went over our full report with pictures and videos included. Not very professional at all.Had two employees here.They left lights on,heating system running,tracked in dirt from outside,left crawlspace and basement door open,put a toolbag on my kitchen counters.I dropped it on the floor.Not what I wanted to do.The attic entry they just opened up dropping dirt and dust on clothing.How hard is it to ask "Hey can you remove this stuff from your closet" must be hard to ask.I am sure I'll find something else.Oh,the shed door was not locked either. I used this company for a standard home inspection and added on the termite/moisture and air quality inspection. They were very efficient and had our home and termite/moisture inspection report to us by the end of inspection. The air quality reports is expected to be back in 3-4 as it has to be sent to a lab for testing. I was very happy with the inspection report as it included details and highlighted everything we needed to know. In addition the inspector went over everything with us to answer any additional questions we had. I would use this company again for future inspection needs. This is long overdue but I was more than happy with the home inspection I received from SafeHouse in December. Two inspectors came out and they were extremely thorough, as well as efficient. They walked me through every item during the inspection and all of their findings as well. They took pictures of the issues and included them in their report-- which was available instantly, tabbed, hyperlinked, etc! The inspection was seamless and efficient. It was a complete 180 from a previous inspection I had with another company that had over 100 pages, that took 5 days, of a useless report of items that were vague non-issues but could have scared me away from the property. These were real issues that needed to be fixed and other items that needed to be brought to my attention (i.e., end of life major appliances, roof was 23 years old so insurance turned out to be an issue, etc. ). Great working with this company. Very respectful and also take shoes off when in your soon to be home. They also show up early to look around the house to not waste any time. What I do like about Safe House is that they work as a team (2-3 people). Moving through spaces and taking a lot of pictures. If you have a pool they have someone who is an expert on their team to look at it. (They offer beginners pool basic maintenance course) . Had a home inspection I was purchasing back in October 2019 which took less than 1 hr to inspect with little discrepancies found by them and was suspicious. I had to go through my list from the house I was selling and was inspected from the same guys (Identified on Security Cameras) that took several hours for them to complete to find they missed alot on the list I was buying. So pretty much both selling and purchasing list ended up being the same having to walk them to each one. This month we had several days of heavy rain and had a leak in the roof that should of been found during inspection and was clearly visible the seller knew about it with plastic on the attic deck and a pale that finally overfilled and dripped on ceiling. And a month before that I discovered my shower is missing the P-Trap letting gasses in the bedroom. Now that I'm helping my mother search for a house I'm going to make sure she does not use the same company. read more

Safe House is doing a buyer's inspection on a house that I am selling. They have conducted four inspections at $250 cost to me per inspection. At each inspection, the inspector, Michael Scharr, refuses to detail what needs to be completed in order to pass the inspection. He only cites opinion as to why an inspection fails, but cannot give any specific code or regulation to back up his reason to be paid an additional $250 inspection fee. This behavior by Michael Scharr, endorsed by Safe House, is highly unprofessional, not backed by facts, and is a tactic to extort additional income from sellers. I made an appointment with this company to inspect a home my husband and I had made an offer on. The employees finished up early at another appointment and decided they would contact our real estate agent to move our appointment to an earlier time. They did not contact us at all. This resulted in my husband missing all of the inspection. Not only did this negatively affect our experience, but the employees failed to identify several issues with the house. Add on services galore, misleading emails that look like official communications, just a stream of total garbage. Go away already. We had an absolutely horrible experience with Safe House. We received an inspection from them in March for a new home that we were buying. One of our realtor friends mentioned that they were a bit overpriced but we figured that if they were the best in the business, we really didn't mind paying extra. From our opinion, the inspection that we received was not thorough. After we bought the house, we found out about an extensive rat infestation in the attic. That's not really Safe House's area of expertise but we'd figured we'd reach out to them because one of the things mentioned to us by the other 2 inspectors that we hired was that the insulation needed to be removed and that this is something that should've been caught by the initial inspectors. We wondered why that wasn't the case and filed a claim for a refund considering that it's supposed to be included in their services. After I filed for a refund, the owner, Troy Pappas called me and was EXTREMELY RUDE. My husband overheard the conversation and was extremely insulted over the way that Troy chose to handle the situation. The issue here is not whether or not they did a complete inspection here, they didn't and Troy admitted that they didn't, the issue is the way that he chose to speak to me. He was belligerent and yelling through the other end of the phone. It is extremely astonishing that a business owner could be so unprofessional. In my opinion, you can save your money and go to someone who is going to be cheaper and more professional in how they deal with you. read more

I have the same issue as many others ! SafeHouse documenting issues outside of their trained knowledge causing unjustified exspences to Buyers, Seller's & Realtors. The owner personally told me that was to prevent home buyers from calling and complaining 3 weeks after closing. His business practice of documenting more opinion than actual home issues is a poor way to prevent customer complaints. read more

We bought our home in November 2018 and Safe House did a great job locating visible issues and providing clear descriptions and photos as other reviewers have mentioned. Now that we are a year out I would like to note that what I appreciated most about Safe House is that they have connections with a variety of vendors and those connections come in handy. We had a leak that wasn't noticeable until it rained hard. The repairs took months and were extensive and we were able to recoup funds through using the five-year roof leak guarantee that they provide.
