I've never been treated as poorly as I've been treated by the KC Loft Space management. I am thankfully moving out in a couple months, but the process of moving out has been horrendous. Multiple times, my wife and I showed up for a scheduled appointment with the manager, and the leasing office was closed - during their working business hours! We have seen mice in our building due to poor insulation and although we have called multiple times, nothing has been done about the issue. The management has raised rent by a minimum of $100 every time our lease is renewed, and they've ultimately done nothing to improve the living conditions of the building. If you're wanting to park in a garage, you can plan on walking from a few blocks away. Although there is a parking garage in the basement, there always seems to be a waiting list even though it is almost always empty. Plus, even if you get a spot, you'll have to fork over $80/month. That, on top of your $1200+ rent, is enough to make anyone want to move. When we originally moved into the Opera House building, it was being managed by KC Loft Central. They seemed to do a MUCH better job. They were always friendly, and always seemed to be available. Since then, it has gone downhill in a hurry. Our building used to be completely full of residents, but now there are only about 4 or 5 other people living on our floor. Many of our past neighbors have moved out due to the poor management and ridiculous rising rental rates. If you're thinking about living in downtown KC, I suggest looking at someone other than KC Loft Space. I think you will regret living under their management.

Their management staff responded immediately to any maintenance or lease concerns; they organize an array of FUN events for the community that feels very unique to this complex and hard to find elsewhere. They had movie nights in the courtyard, weekly yoga classes, dinner at local restaurants, paint and sips, live music on the roof, and so much more, all free of charge!! I always felt safe at the complex with private security access to the garage and surrounding perimeter gates. The apartments themselves were also superior! They have an energy efficient washer/dryer unit, durable & up-to-date finishes, and European style, triple pane windows that do a phenomenal job of insulating the heated / cooled air. I appreciated that everything was built into the base price (parking, utilities, and rent - wifi is separate). It made me feel comfortable keeping the apartment at a comfortable temperature without thinking about a power bill. I truly believe this apartment pays for itself in proximity to the street car, river market, downtown, power and light district, as well as the wonderful events put on by the staff here. I cannot say enough good things about this place and highly recommend anyone to live here. It is a melting pot of recent grads, young families, and recently retired folks; you're sure to find your crowd here.

She was on time, super fun to work with, and even offered a glass of wine as we went over some of the pricing information for various floor plans. The unit was stunning and I immediately knew it was the location for me downtown, so I signed a lease and moved in in July, and have absolutely loved it. I looked around at buildings for almost a month and Sky on Main was hands down the best option. Connie informed me during my walk through that there is construction going on during week days. I work from home and the noise has been completely manageable, and easy to tune out with quiet music when seldom necessary. My 20th floor views are insane. To the south I look at beautiful downtown KC and to the west I can watch the sunset and see the river. The entire 24/7 security staff is super personable and helpful with random needs, package deliveries, and guest entry/exit. Any maintenance request I have had has been taken care of in less than 24 hours. The rest of the office staff has been great as well. The parking garage is super convenient and safe, the gym is always clean and organized, and CVS is across the street. Did I mention there is a basketball court, air hockey, pool table, and couch/lounge area!? There is a 24/7 self serve snack room with drinks and food. MILDRED'S is on the 2nd floor. They serve from AM-3PM.. wonderful breakfast items, salads, sandwiches, coffee, and delicious sweet treats I have really, really enjoyed my time here and already know I'll struggle to leave, whenever life needs it to happen.

I spent quite a bit of time trying to find the right place for my situation. I have children, so security was paramount. I also wanted something that was in an active area of the city and had a strong 'community' feel and finally I wanted a place that 'took care of itself'. I selected Sky and have been very happy with the decision. Regarding security, this place is outstanding. Security is well done and the security staff are always professional and courteous. I have seen them escort the UPS/Amazon folks around the building making sure your packages hit your door. The area around Sky is active, there are a couple of great restaurants next door and the river market or P&L are a 7 minute walk away. The street car can be hit or miss but everything is still very close. The community piece of the puzzle is a bit of a work in progress, but the building management are doing everything they can to make that awesome. We have monthly activities, a yoga instructor is provided 3 times a week, one of the best gyms in KC, a nice porch area facing main &10th street, and a roof top area that is first rate. I once lived in a town home where a maintenance ticket took over a year to be resolved. I knew I didn't want to end up in that position again. The building management, and maintenance teams at Sky are 'on it', I have seen people working after hours and on weekends for tenants. I have placed a handful of tickets and they have all been resolved in less than a week and high priority tickets are resolved in hours. You really can't ask for more than that. The building management is responsive, professional, and truly cares about the tenants. I hear stories from my friends at other high rises/lofts about their management companies and I count myself fortunate to be in the spot I am. So, in closing, the views are amazing, the building is very quiet and safe, and you can't beat the location.

Here are cons: · Expect your renewal rates to go up every year by 8-10% with absolutely nothing to show for it. · This place is never cleaned. In the 3 years I've lived here, I've seen facilities/maintenance clean this place (hallways, gym, pool) about a dozen times. Residents don't clean up after their pets urine or poop in the hallways and corridors. Residents don't clean up after themselves after a party out. There have been a number of times vomit is left in the hallways. I know management knows about this as the vomit has been near the staircase where it leads to the gym. · This building is over 10+ years old and it definitely shows. This isn't usually an issue as you can expect wear and tear, but when nails are sticking out of the trimming, that's an issue. · If you like mice scurrying around in the grills and pool area, this place is for you! There have been times where I've email management, no response. · Security is lacking. Parking garage is not secure. When I left, there were multiple broken windows around parking garage. This is caused by a lot of the residents leaving doors unlocked and badging their friends into the parking garage to park. A couple of times where I had to park in the street parking as I couldn't find parking on the rooftop. This is completely unacceptable if you pay for a parking spot.

They do hold a monthly event which was sometimes fun but definitely baked into your prices so take advantage! Pool is useless here. Hardly any sun and water is always cold as the pool is surrounded by buildings -- it is also always absolutely crazy full during the summer with party goers (even during COVID!). Location is somewhat nice with the River Market but prepare for the homeless living by the river and break-ins. We found a gentlemen in the trash chute area doing drugs once very late at night. Scary!! We also caught a man making a fire in the back and a gentleman upfront didn't seem to care. We had to call the police ourselves. The maintenance people are wonderful though. Always smiling and saying hi/wishing you well and keeping areas cleaned up. I wish we could take them with us!

I walked to work for years and it's a short walk to the River Market, Power & Light, West Side, and the Cross Roads (for First Friday). Amenities abound: The Penthouse-level pool is barely used and has a great view of the city and is a wonderful place to host a party; it also has a sauna and a spa. There's a large patio with two grills, which also has a great view of the area and great to have your friends over. There is gated parking available above and below ground. Garbage chutes are on every floor for your convenience and recycling is available as well. Got packages being delivered while you're at work? No problem as the front desk will sign and hold it for you. FREE Google Fiber Internet is available in every unit and wi-fi in the lobby. The lobby level contains a party / study / TV room and a gym (with an exercise room with mats). Got to photocopy items or borrow a computer? They have a free business office! Units are furnished differently and come in many shapes and sizes. All of them were renovated or constructed recently and are updated. Many contain granite counter-tops, high end stove-tops and ovens, dishwashers, washers, dryers, and hardwood floors. All units have great views of the city and will WOW your friends. Worried about security? Not only is parking gated, but the front door is buzz-able and you can even watch who is in the lobby on television channel #5 to make sure you are letting in whom you want to. Some units also have large storage units in the basement. Most units have plenty of closet space as well. Units are available to rent or to purchase. The neighborhood has improved dramatically in the last ten years and continued to improve. FYI, it may be hard to find a vacancy in this building right away as there is a wait list for downtown (95% occupied). The population of the building varies: Many young professionals and couples, retirees, UMKC students, medical students, and divorcees mostly. People are very friendly and neighborly, but tend to be quiet. The units are well soundproofed so you rarely hear neighbors. This building is pet-friendly, but they must be approved by the board. Criminal & financial background checks are done, so the building has a really good community.

Here's what I mean no particular order: -pickle/volley ball court -gym (with squat rack and dumbbells greater than 50 lbs.) -PLENTY of lounge space for studying, remote work, meeting etc. -free coffee every morning -rock climbing wall -turf field for indoor soccer -dog washing station -large screen tv's with Roku capability -biweekly events (food trucks, Wine Wednesday) -dedicated/secure locker space for package deliveries -security measures (monitoring, key fob only entry) -complementary Plexpod membership to access shared workspace My experience with the staff has been positive and welcoming. The advertised rent looks reasonable for downtown, but between high utilities and additional monthly fees, the actual cost was much higher than expected. After living here for six months, I wouldn't choose to live here again. the staff was always friendly, professional, and genuinely tried to help. My complaints are with the apartment itself. We lived in a three-bedroom, two-bathroom corner unit and had several issues throughout our lease. Our utility bills were consistently much higher than expected, even after management checked our meters. The HVAC also struggled year-round. In the winter, our apartment would sometimes be in the low 60s, and in the spring our AC stopped working completely. Since our west-facing apartment was almost all windows, it reached 82° inside with almost no airflow. We couldn't get emergency maintenance because the AI bot didn't consider it an emergency based on the outdoor temperature, so I had to leave for 3 days because it was so bad The apartment itself felt cheaply built. Our shower was either freezing cold or burning hot which according to staff and residents is just normal, there was a gap between my bedroom wall and the windows that we had to fill with foam cord to reduce noise, and the metal window frames got extremely hot to the touch or cold depending on the season while carrying a lot of sound. We could regularly hear both our upstairs and next-door neighbors. The appliances weren't great either. Our washer had mold when we moved in, and our dryer broke during the lease. Maintenance did replace it, although it took about two weeks. the dishwasher rarely cleaned the dishes. The hallways and elevators also frequently smelled like marijuana. The biggest positives are the location, the amenities, and the staff. It's easy to get downtown, the streetcar is nearby, the parking lot is well lit with security patrols, and everyone I dealt with was helpful. Overall, this place has a lot of potential, but once utilities and extra fees were added, it just wasn't worth the price to me. For what we paid, I expected much better construction, insulation, and heating and cooling. Office building to residential conversions rarely turn out well overall.

Update- I've been living here for 2 months now & I'm enjoying my veiw , spacious rooms & bathroom . The two problems with this loft are one being the parking , it's two blocks away & it's a hassle when you're running late to work or when you just want to step out but maybe honestly I'm just being lazy . The second is that it smells bad . The hallways smell like trash & cigarette but they did start the new no smoke in the building rule so hopefully that'll help with the smoke smell . Also there are no locks on the doors. Technically the doors "lock" but you could open it with your fingernails & I had to pay almost $200 for them to stall a lock that a toddler can't open in my bedroom ( only my bedroom door ) . Even though you'd assume they'd pay for it . So if you have a roommate make sure you ask about the lock situation before signing the lease . The staff are still very friendly, attentive & helpful . Will update as I live here longer .
