I also called to get my account number and received the verification code and guess what they still were unable to help me. when I transfer money to my checking account to pay my Heloc it takes over 5 days. this bank is purposely slow so they can charge late fees it is super difficult to try to pay extra on your loan If I were to do it over I would never use this bank

During this time, they will make promises to make you feel better and not follow through. We were suppose to close on 12/06 but The Mortgage Hub didn't have the loan documents ready, despite double and triple checking with them that they received everything. When it got closer to the date they kept pushing the date back. Salomon promised to reimburse us for any extra fees that incurred because of the delayed loan documents. We ended up closing on 12/23, the day before Christmas Eve, almost 3 weeks late. We had to change the moving date several times last minute because The Mortgage Hub kept promising we could move in by a certain date AND had to pay extra fees for moving on a holiday. Ended up costing us almost $1,000. Once we closed Salomon and staff at the Mortgage Hub stopped answer any emails, phone calls and texts (see email bellow). If you are looking to borrow over $1 million for a house, please do so from somewhere else that is more professional and not avoiding your calls and e-mails over $1,000. They made the home buying process unnecessarily stressful and it really took a toll on our health. My spouse and I ended up getting sick during the holidays from all the anxiety and sleepless nights because of Mortgage Hub's incompetence to complete simple paperwork. They claimed they have done this "many, many times" but i highly doubt it. Don't let all the 5 star reviews fool you! Try a more reputable agency or even the bank. It's a lot of money and I wouldn't take the gamble.

One star because he was a generally nice man…read more My husband and I found Nelson via the National Mortgage Brokers website. We knew we had a rough credit history and wanted a professional. We planned to use our VA loan (two combat era disabled veterans are we). First, we submitted all of our paperwork to him. Days later, and every few weeks, he would contact us and ask for the same papers that we had already submitted. Next, while he claimed to have found us a lender (though they wouldn't preapprove us until we actually put an offer in on a house), we were unable to use a traditional realtor due to the lack of preapproval. Nelson referred us to a colleague of his. The colleague let the one house that we wanted slip away by not supporting our competitive offer and submitting in a bid at the asking price against our wishes. The realtor was definitely not a go getter (though a nice man, again) and he wasn't familiar with the area that we were interested in at all. He actually showed us several homes that were broken into and squatted in/damaged because he failed to contact the seller's realtor to inquire first. A couple of months after first meeting Nelson, we finally get an acceptance on an offer. It isn't the house we really wanted but at this point...almost seven months later...we just wanted A HOUSE. We provided every last shred of paperwork to him over and over again and were on top of it 100%. I read over the contract...it stated that closing was in 30 days or they would void the contract. I mentioned this to him and he assured me that there was no problem closing in that time frame. I also talked about it with my realtor. Weeks went by with no closing date from my lender. They didn't ask for any more information. The week of the thirty days approached and I contacted him over and over, worried out of my mind that we wouldn't close on time. We paid for the inspection. We made the nearly two hour drive with our children and showed them the house. We put in our thirty day notice at our rental. We paid the $1000 deposit to the seller. Day thirty approached. Nelson was unwavered and casually mentioned that we would just request an extension. I don't think he ever even contacted the seller. That entire week I tried to find out what was going on with him, our realtor, and our escrow company. Finally, with nothing heard and no news about the situation, two weeks after the thirty days I told my realtor that I wanted my deposit back. The realtor stated that I couldn't have the deposit back because I voided the contract by not closing in time. I was heated...and even more upset when I saw the house pop up active on the MLS again that week. I did some research and found out that the seller had used another escrow company to sell the house to another buyer while still under contract with us! The seller has now broken the law, I really wanted my money back. No one would help...so I wrote a letter to the boss of the company holding our deposit. I explained the legal issues involved and had a check in my hand for the $1,000 the next day. To this day I do not know what held up our loan. I don't know the company he claimed to have found to fund us, I don't know that he ever did. All I know is that I lost the $400 for the inspection, $100 in gas visiting the home, and almost $1,000 deposit because he, a licensed mortgage broker, didn't listen to me...a first time home buyer. We told him we were done. He had the nerve to send us a postcard a year later stating that he'd love to help, "when WE were ready to purchase a home!"

Chris also made sure that I got financed on a short escrow timeline, and he provided helpful options and scenarios when I was trying to choose between properties and price points. He was also extremely accessible by phone and text, which I appreciated, And we also discussed refinancing when rates go down; he promised to review my loan every 6 months to see if I can save money in the future (where were my previous mortgage brokers when rates were at historical lows??). My experience with First Coast Financial was terrific; the secure online document uploading made everything easy, and the service was professional and prompt. RUN FAST AND FAR - THEY ARE UNETHICAL…read more If I could give TransUnited Financial Services, and specifically broker Zac Coleman, negative stars, I would do so enthusiastically. I refinanced my property with them in the fall of 2021 as a part of a divorce preceeding. I shared with them up front that the intention would be to do a rate/term refi then, and I would return in the spring to do a cash out as a final requirement of my divorce terms. The refinance last fall had MANY challenges, and multiple times I had to escalate problems to get the loan finalized and funded due to delays on their end. We closed (LATE) in October. In February of 2022 I reached out to initiate the cash out refi we had discussed. Rates were still low but I anticipated them going up in the near future. I considered going with another broker/lender due to challenges the first time, but naively assumed they had been resolved and this would be quick and easy since they already had all of my information. However, when I reached out Zac informed me that I could not refinance due to a prepayment penalty on the loan, and I'd have to wait until at least the end of March. This was news to me, as he had in fact assured me at closing that there was NOT a prepayment given my plans to refinance again. I asked him to check again and he confirmed that I did in fact have a prepayment. I asked if we could at least begin the process so we could close immediately as soon as the prepayment was up. I also wanted to lock in rates while they were low. Zac told me to send in my info, but then did nothing with it. I followed up multiple times, but he continued to stall saying people were "reviewing docs". He then told me he was concerned with a single late payment that was showing from 2019, and he didn't think they'd be able to close with it. That single late payment was already showing as disputed on my credit report, and had also been there at the time of the previous refinance without issue. When I pointed that out, Zac came back and said there was now issue with my debt to income ratio because I had a balance on several credit cards. The entire intention of the cash out was to pay off those debts, which he was aware had been accumulated as a part of the divorce and had never raised a red flag. He convinced me to take a loan on my 401k to pay off those debts so they could approve the loan, and assured me I could pay the 401k loan off with the cash out. I did as he asked and paid off the debts. I asked when we could close, as rates were starting to rise and he said we had to wait for the credit card companies to reflect the paid balances, but that I could pay an extra $25 - $50 per credit account, per credit bureau, to ask them to expedite the processing of the payments and update the bureaus. I told him to go ahead, and waited, but they were never expedited. Finally, the accounts updated on their own (it took 30+ days, and I was following up with Zac regularly but given excuse after excuse on why this wasn't happening). Finally, all was updated and I asked AGAIN when we would close. Zac said it was back in underwriting, but that now that rates had gone up significantly and they had not locked me in as I had asked, even with those debts paid off, the higher interest raised my potential mortgage payment enough (approx $600-$700 more per month from where it would have been initially), that underwriting would now not approve the loan because by debt to income ratio was still over threshold. At this point I was furious, and opted to go with another lender who was FANTASTIC and had my loan closed within 3 weeks - although my rate was still much higher because I missed out on the lower rate opportunity due to Zac's incompetence. Shortly after I told Zac I was going to go with another lender (in MAY, when I had tried to initiate the process in February), I received a certified letter from TransUnited that conveniently shared that there had been an error all along, and I had actually never even had a prepayment penalty. After doing some digging, it became apparent that there was never a prepayment penalty on my loan, but that Zac Coleman and TransUnited Financial stood to benefit financially if my initial loan stayed on the books for more than 6 months, which is why Zac (supported by TransUnited) unethically and falsely claimed that I COULD NOT refinance due to a prepayment penalty. I missed out on a significantly lower interest rate and am paying several hundred dollars a month more than I would have been if they had been an honest organization to work with. I have filed official complaints with several oversight boards and hope that both Zac and TransUnited are held accountable to the full extent that the law allows.
