BEWARE - Val Chris investments partakes in very deceitful practices. They lack proper communication. Pretend to not receive correspondence and are very hard to get a hold of by email and phone. They add on outrageous hidden fees. While threatening to immediately do a home title sale with every inconvenience to them. Over the years, I have invested in a couple of dozen notes with Val-Chris, and my overall experience has been great. A couple of the notes have defaulted, but their team was always on top and communicating with the borrower and me. One of those went into foreclosure, but again, their team handled the entire process, the house was sold, and I got my investment back. Dear Mr. & Mrs. VCI: I hope this message to loan servicing dept and upper management before I could email direct to you with detail. I could value VCI is a good company until I got the problem. My monthly payment due on 5/1/24, past due on 5/11/24, amount: $8003.33 I made partial payment $4003.33 on 5/1/24 and $4000 on 5/2/24 and did not check back loan summary update because VCI already withdraw that amount from my acct, also I did make payment partial it 2 times recently, and OK. Recently, I got the letter told me I got late payment and late charge 10% around $803.33. After talk with loan servicing, she told me partial payment got from me, she already apply to principle, send money to investor and NO CHANGE could do now. The borrower NEED TO make payment again with late payment. I try to ask her escalate to her upper management, but she told me she is highest position and that final decision. She is litle bit rude with me but I do not think VCI will make decision like her, I swear this is a first time I get the loan servicing treat me like this, not human. I just told her, I made payment on time, on payment due line ONLY, NO OPTION TO REDUCE PRINCIPLE, NO WARNING ERROR, Why she is not apply my payment to payment due, instead she apply my payment to reduce principle and charge me the LATE FEE. I just get this website (while I search for higher position of VCI to send the email ) so I just want to share my hurt feeling problem, it 's TERRIBLE! I am so bad feeling and hope the VCI could see my message. I do not value VCI because this problem, I think a lot VCI employee and high positions still thinking make sense with this problem. WOWWWW. I have to say the servicing department at Val-Chris Investments has made major improvements over the last few years! Whenever I have a question or I need help with an investment issue I speak with Ryan Boulter in servicing and he responds back to me In minutes not hours or days. EXTREMELY detailed with his work. I only gave them1 star as I had no choice. Please, please, make sure what you are getting into before you sign on the dotted line. I took a 5-year loan with a balloon payment at a 8% interest rate it turns out that I'm lucky if $10.00 went to the principal per month so basically it was an interest only loan but they didn't tell me that. When I complained I got "Well we are a hard money lender"! so I guess that makes it okay from their point off view. Please beware especially if you get a loan and put them on a deed to your house, not worth it! read more

Be very careful. You will probably really need the money the way I did. The prices charged are just on the edge of usery laws. And on my mortgage, when the house sold, the late penalties were 4X (REPEAT: FOUR TIMES!) what my late fees were with Wells Fargo Bank for 4 missed payments. The process was hassle free and clearly explained to me by their staff - which was nice because it was my first time investing in trust deeds. I was always able to communicate with my account manager, and received all payments and back up documentation like clock work. Accidentally missed a payment, POOF! in foreclosure, they say they didn't have my address to send me a notice of missed payment or foreclosure. That's funny, I got the papers saying I was in foreclosure! Went down to talk to them. No one gave a shit. I had to beg them to work something out and I mean, beg. First chance I get, I am out of this "interest only" loan taken out by my dead father. Ernestina doesn't give a rats ass about customer service and apparently answers to no one. read more

Val-Chris Investments, Inc is a reliable lender in not only standard hard money deals but Chris Boulter is also great at securing investors for unique property types and locations as well. I've funded close to 20 deals (maybe more?) with him over the past year. For pricing, he isn't the cheapest and he rarely negotiates, but you take what you can get especially if he will do the deal and other lenders will not. For being the owner of the company Chris Boulter's customer service is surprisingly good (unless he's traveling, understandably), he always tries to reply to emails as often as possible. Another great thing about VCI is that they offer 2nd's & 3rd's as well, generally up to 65% CLTV, barely anyone does 3rd's so VCI is a great source for subordinate liens. They also have a deferred payment program as well, where I believe the borrower can defer their payments for up to the first twelve months of the loan (while still accruing interest of course), that's unique and pretty cool in my opinion. I applied for a Bridge Loan through Val-Chris Investments, Inc. because I needed money in two weeks to update a commercial property I own. The time frame was imperative and recognized by all. The agreed upon APR was 10% and 5 points upfront on an interest-only three-year loan. Awful terms, but we needed money fast before we lost the potential tenant. I was told the loan would process and fund in under a week. The process started on October 22nd, 2018. In the initial paperwork, the company tried to charge me 7.5 points instead of the agreed upon 5 and an additional $998 above the two other random $998 charges that I had accepted. I refused to sign that doc and was ready to walk away from what I recognized as predatory lending practices. They changed the terms back to the original and we moved forward. I signed the loan docs on Thursday, November 8th, 2018. The funds were promised the following day (Nov. 9th) or the following Tuesday at the latest. By Tuesday the 13th of November still no funds. They told me they needed personal account information instead of Trust Account info. I provided. Nothing. Then they required proof of insurance. That was done the same day it was requested. Then they required that I sign another balance sheet. They kept on putting off funding until yesterday, November 21st when they informed me I had to sign yet another before we closed on the loan. At that point, I told them to forget it as I had found other means during the long wait for the money. They then told me the loan had already funded. No funds were in my account and according to the email they sent, we had still yet to officially "Close" (documentation attached). They said there's nothing they could do. I closed the bank account so they would not be able to transfer the funds after having failed to produce the money in a timely manner. As of now, they are trying to move forward and have stated that they will put a lien on my property although I haven't received a dime from them and they did not fund in a reasonable amount of time for a Bridge Loan. The high rate and points were acceptable for the sole purpose that the turnaround for the time was VERY fast. I could easily qualify for traditional funding and expedite that if I had been informed that the loan might take more than a month to process. That's not acceptable for this type of loan. Neither were their predatory practices. read more
