We were initially struck by the updated feel of the living space - contrary to some of the other units we had viewed in the Greater Lafayette/West Lafayette area, McCarty Place offered newer appliances and a more modern feel than most of the other complexes we had viewed in our apartment search. The size of the units was another determining factor in our move. For just under $800/month, we ended up renting a 3-bedroom unit with over 1000 SF of living space. Our unit is on the top floor, meaning we also benefit from vaulted ceilings, making the apartment feel even bigger than it actually is. For those who are in need of less living space, McCarty Place also offers 2-bedroom and 1-bedroom units, each with the same aforementioned modern feel. Despite the ample square footage offered, the kitchen in our unit is rather small, and does not offer much counter space or storage. While a pantry is available, if you own plenty of cookware, you may find difficulty fitting all of your items (neatly) into the provided space. Nevertheless, the cabinets seem to be of good quality, and the drawers offer a feature which prevents them from being damaged due to being closed (slammed) too quickly. One of the best features of McCarty Place units are the bathrooms, which contain ceramic tile flooring and sinks with granite countertops. The bathroom also includes ample shelving, which functions well in lieu of a linen closet. While this may be a problem specific to our unit, it is important to note that the water heater does not provide hot water for an extended period of time, which could prove to be problematic should residents - say, you and your wife - want to take showers one right after another. Each bedroom in our unit is large, with the master bedroom (obviously) providing the most space. Carpeting in the rooms is reminiscent of a shag style, and appears to be of a decent quality (perhaps most importantly, it feels good on your feet). Ample closet space is also provided, with each of our bedrooms providing plenty of room for all of our clothes, decorations, and other items we need to store. As stated previously, the entire apartment has a very modern, updated feel to it, something which you will be hard-pressed to find elsewhere in Lafayette. Additionally, the residents making up the community are generally respectful of others, meaning that - for the most part - you won't have to deal with incredibly loud neighbors, parties, or random interruptions of your sleep in the middle of the night. Outside of your unit, there are some factors to consider which detract from McCarty Place earning a 5-star rating. Most individuals who rent here - as of the writing of this review - are smokers. This isn't necessarily a big deal; however, many of the smokers do not properly dispose of their cigarettes, meaning that you will be seeing them everywhere, from the stairwells, to the walkways, and into the parking lot. Other issues of cleanliness have also been problematic during our stay here. Though the issue fluctuates in seriousness, there have been several problems with residents not cleaning up after their dogs in the grassy areas surrounding the complex. This means that - if you own a dog - you are very likely to step in another animal's waste, something which is not exactly appealing. Thankfully, management has attempted to rectify the issue, which has resulted in a lessening of the problem through time. In a nutshell, McCarty Place offers a modern, updated living space at a great price, if you are able to look past issues with tidiness and a relatively small kitchen. Whether you are new to Lafayette or in need of a new place to call home, McCarty Place delivers in many key areas, making this a great place to live for anyone in search of a quality living space in greater Lafayette/West Lafayette.

Everything upon leaving was immaculate, yet the kept the total deposit, and the list they gave me upon leaving (within the state guidelines) was quite an overstep with reality and the true cost of maintenance. The one thing that was a problem is NO elevators and the toilet would not flush. If they were trying to save money on water, flushing 4 times was not a cost saver. The rent goes up EVERY year so be aware. It is close to the university which is nice, but just be aware of the "issues" we had.

When I came across Pheasant Run, I spoke on the phone with Shelly who I thought was the absolute most accommodating and nice person I had ever met. Beware: things changed. She had showed me an apartment available for my needs that would be ready for my move in. However their policy prevents them from showing the apartment if people still reside. Being naive, I signed for it anyway. On our move in day, Shelly was conveniently not there. We arrived to the apartment and saw the inside for the first time and immediately realized it was not going to work - it was full of cigarette smoke. This property is NOT smoke free. Being the year 2018, I did not realize there were unhealthy complexes that allowed smoking in the rooms and on the premises. With my SO having a smoke allergy, it was not going to work. Because of this, the only other apartment available for us was more expensive and they did not offer any accommodations due to their inconvenience. We moved in but quickly realized my SO's smoke allergy would prevent us from staying. We got a doctor's note and submitted it to the headquarters in Carmel which was another lengthy and inconvenient process in and of itself. In the meantime, our neighbors smoked in the hallways which seeped into our room. On top of that, the neighbors had people constantly coming in and out, loud noises, kids roaming everywhere, and ankle bracelets on their legs. Being out in the complex at night was an unsafe experience with lack of lighting and lots of shady congregation. All the while we were dealing with this process, Shelly - the person who catered hand-and-foot before you sign the paperwork - was magically no where to be found, did not return any phone calls, and coincidentally didn't recognize us anymore. This place is a fraud and more than that it's unsafe both health wise and physically. There are plenty of great places in Lafayette to find housing but this isn't one of them.

They kept many of the elements of the old office space, so it is not just another apartment but has a fantastic historic vibe to it. The building is beautiful, clean, extremely quiet and seems primarily filled with grad students and more mature professionals. The building is within walking distance to just about everything, and the free CityBus to Purdue picks up and drops off within steps from our door. Guaranteed lot parking is available for an up-charge, or you can use free street parking just a few blocks over. I work and attend class at Purdue and just walk anytime I can; it is about 1.5 miles each way but is the perfect way to get a little 30 minutes of cardio to start your day. Highly recommended!

I documented nearly everything with photos, videos, emails, and maintenance requests because the problems were so persistent. The building itself was in terrible condition. The supposedly locked front entrance regularly had homeless people inside the lobby. Residents would prop the front door open with rocks in the middle of the night, defeating any security. The parking garage and security gate were broken for extended periods multiple times. Trash constantly overflowed in the lobby, abandoned packages sat untouched for months, and the hallways frequently smelled like rotten food and dirty floors. My apartment wasn't properly prepared before I moved in. It had clearly not been cleaned or inspected, despite my lease stating there would be a move-in inspection signed by both the landlord and tenant. I was never given that inspection document and didn't even know it existed until move-in day. The balcony was covered with mold and bug nests. I requested it be cleaned multiple times and was repeatedly told it had to wait until spring. Spring came and went, and nothing was done. Maintenance was consistently slow. Small repairs often took weeks. I specifically requested that maintenance notify me before arriving later in the day because I work night shifts and sleep during normal business hours. They ignored that request. One day they woke me around 2:00 PM for a dishwasher issue I'd reported over two weeks earlier. Their "repair" was handing me a bottle of dishwasher soap. The noise issues were even worse. I submitted multiple complaints with gigabytes of video evidence because management specifically asked for proof. Once I sent it, it was essentially ignored. I was repeatedly told they "couldn't discuss conversations with other tenants," while the upstairs neighbor continued blasting bass-heavy music past 2:00 AM. I eventually had to call the police multiple times just to get some peace. The final straw was the air conditioning. My A/C barely worked for nearly two months. I submitted maintenance requests, followed up repeatedly, and was constantly told it had been fixed or that they were "working on it." Several requests were marked complete even though the unit still wasn't functioning, and I recorded videos showing it couldn't cool the apartment. I eventually submitted a formal notice to terminate my lease under the lease terms if the issue couldn't be fixed. Management waited until less than a week before the deadline to claim my notice was "invalid" because they had supposedly been "diligently" working on it. On the final day of my lease, I stopped by before returning my keys. Suddenly there was a brand-new A/C unit waiting to be installed. The walls smelled freshly painted, the balcony had finally been swept, and the temporary window A/C was running. I photographed everything. After months of being told the problem had been addressed, the permanent fix conveniently appeared only after I had already moved out. I had also requested a final walkthrough after spending two full weekends cleaning the apartment. I took photos and videos showing it was left cleaner than when I received it. When I returned my keys, I simply mentioned seeing the new A/C unit. The property manager immediately became defensive. When I pointed out that this confirmed what I'd been saying for months--that the problem had never actually been fixed--she became angry, called me a dick, told me to "get the **** out," and gave me the middle finger as she locked the office door behind me. I've kept the emails, maintenance requests, photos, and videos documenting all of this. If you're considering renting here, I strongly recommend looking elsewhere. Between the security issues, poor maintenance, ignored complaints, and the way management handled legitimate repair requests, I cannot recommend this property to anyone.

The coffee in the main area became cheap exotic Great Value brand flavors that no one would actually drink (sat for months). The trash compactor breaks...and stinks in summer. The parking lot and shared indoor areas are not kept clean. Poop once sat outside of the back entrance for weeks. They got caught charging tenants different rates for electricity (!). They left one of our neighbors' heat broken for months during winter. Left someone else's AC broken during hot months. They act like richards when you ask them to do their job and they do the bare minimum (i.e. least expensive thing) to temporarily fix issues knowing full well it will just break again. They do shady ish with leases too, so be careful. And they had the audacity to raise the rent despite all of the above. A horrible lazy, cheap group trying to maximize profits at their tenants' expense. Can't wait to hear about baby's first lawsuit. Would love that for them! P.s. Maintenance is handled by a very well educated and knowledgeable maintenance man named JR. My family and I have been living here going on three years, and we have truly enjoyed living here at Deerfield commons. And we all agree that this is the best place to live in Lafayette, Indiana. We enjoy Free Parking, Washer & Dryer Hookups, Outside Storage, a Balcony with a locking sliding glass doors & may I also mention that we have a great view of the well landscaped lawn just outside of our apartment. There are definitely pros and cons to keep in mind however. I will start with the pros: Location: It is a GREAT place if you are a student because it is a 7 min drive to campus and it is literally 2 mins away from downtown. It's also only 8 minutes away from the mall! So the location is absolutely perfect no matter where you want to go. Staff: Everyone is so friendly. Andrew is extremely reasonable and willing to work with you. Jasmine is new but super nice and helpful. Jacob and Wayne from maintenance are really nice and care about doing the job right. Everyone is great. Storage: The kitchen has SO MUCH ROOM to store stuff. Half of my cabinets are only half full because I can't possibly buy enough to keep them fully stocked. The closet in the hall is also humongous. Scenery: The walking trail might be my favorite part. There is a mini forest behind the apartments. If your lucky, you'll get a trail view window and get to see beautiful nature every time you look out. But even if you don't get the trail view, the trail is always there if you want to get in touch with your nature side. Windows: The windows are huge and let in a lot of natural light. Now for the cons: Size: It is a bit small. It's is definitely perfect for my first apartment by myself, but I think I have quickly outgrown it. The kitchen and bathroom are a nice size, but the bedroom is a bit cramped. My living room feels a bit small too, but it might be because it's also my art studio. Design: A lot is outdated. If you plan on moving in, my biggest tip to you is to plan on replacing lighting if you can. It makes a HELL of a difference. The light fixtures in the other apartments is outdated and makes the place seem dim and a bit dirty. New bright lights will seriously help. I cannot stress that enough. The cabinets and refrigerator are also out of date. The bathroom is just downright ugly. Especially the brown tub. AC Unit: Ok so this one is big. They are having an apartment wide issue with the AC units not regulating humidity right (i believe). There is a shelf built into the wall under the window and above the AC. In a lot of units (including mine), this led to a mold problem under that shelf since it was trapping all the moisture. They took out my shelf and replaced the drywall and are currently looking for a solution to keep that problem from happening again, but just know that might be something you want to investigate if you do decide to move in. I would bring a dehumidifier with you.

They never clean snow, they don't even care if you fall and break your bones. My shoes and amazon packages have been stolen from my door step. When I complained management they said they can't do anything. When we requested them to put secure locks or cameras they said it very costly and they can't do it. Really disappointed with the management and also worried about the security. While I was talking to them another person came and complained about their shoes missing from their door step and they hardly bothered.
