This time last year I began my housing search in Lafayette. Not knowing the area at all, I wanted a clean, safe, friendly apartment for two people and a dog. When I came across Pheasant Run, I spoke on the phone with Shelly who I thought was the absolute most accommodating and nice person I had ever met. Beware: things changed. She had showed me an apartment available for my needs that would be ready for my move in. However their policy prevents them from showing the apartment if people still reside. Being naive, I signed for it anyway. On our move in day, Shelly was conveniently not there. We arrived to the apartment and saw the inside for the first time and immediately realized it was not going to work - it was full of cigarette smoke. This property is NOT smoke free. Being the year 2018, I did not realize there were unhealthy complexes that allowed smoking in the rooms and on the premises. With my SO having a smoke allergy, it was not going to work. Because of this, the only other apartment available for us was more expensive and they did not offer any accommodations due to their inconvenience. We moved in but quickly realized my SO's smoke allergy would prevent us from staying. We got a doctor's note and submitted it to the headquarters in Carmel which was another lengthy and inconvenient process in and of itself. In the meantime, our neighbors smoked in the hallways which seeped into our room. On top of that, the neighbors had people constantly coming in and out, loud noises, kids roaming everywhere, and ankle bracelets on their legs. Being out in the complex at night was an unsafe experience with lack of lighting and lots of shady congregation. All the while we were dealing with this process, Shelly - the person who catered hand-and-foot before you sign the paperwork - was magically no where to be found, did not return any phone calls, and coincidentally didn't recognize us anymore. This place is a fraud and more than that it's unsafe both health wise and physically. There are plenty of great places in Lafayette to find housing but this isn't one of them. read more

my husband moved in 10 days ago because he is working in Indiana we hadn't seen him in a few months I drove down with our kids to see him and his new place. He thought my kids would enjoy a day at the pool which they did they left and came back after the office closed well they have "pool monitors" who told them they couldn't swim because they had T-shirt's on.they took them off and the pool monitors were upset that my son who is 7 jumped in the pool, she yelled at him and my husband didnt like it and told her to direct her words to him. she got mad told them to leave they argued and the pool monitors banned them from the pool. next day he goes to the office they tell him don't worry about them they've had issues with other Mexican folks yall are not banned everything is ok they swim kids have fun. Later that day I take them to the pool with the pool tag and they tell me I can't be there I'm not on the lease I tell them my husband already spoke to the office and they said it was fine she gets mad and tells me your leaving or I'm calling the cops I get mad and irate leave and they still call the cops on me and the kids. they denied the services my husband pays for because they were upset from the previous day. My roommate and I have lived here for nearly 3 years. We are on the top floor, which sucks.. But that's really the only complain I can have about this place (which isn't even their fault). They only raised our rent $10 in the three years we have lived here. Every single maintenance request has been taken care of in a timely matter, and communication between us and the staff has always been quick and friendly. On that note, I would like to add that I have never met a friendlier staff in any apartment complex. They take concerns seriously and have always answered any questions I've had. I've heard of people having problems with their neighbors and things like that.. But I have been lucky enough to have never been bothered by neighbors, or solicitors. I have to give them props on their landscaping! They always have people out mowing the grass, planting/attending to flowers, and weed eating. The landscape is simple and inviting, and beautiful. They always have staff running around too. It feels like home pulling in, and I can't thank them enough for creating a home for my roommate and I to live in! read more

My experience with Pheasant Run hasn't been a good one. Me and my family are still living here and the last couple of months has been hell! On the morning of June 4th I gave birth to our beautiful baby girl Miracle Grace in our bathroom It was very scary for me and I had to have a blood transfusion, among other scares along the way. My husband gets a phone call that day, in the hospital from pheasant run telling us congratulations and by the way you'll have to pay thousands of dollars for biohazard to come in a clean from what happened that morning. By the way didn't see why we couldn't have cleaned up the mess ourselves when it wasn't that bad. Well they tell us we owe not quite 3000 dollars, which I don't see why these greedy none caring people didn't round it offWhich we're supposed to pay without a receipt showing proof of what we owe and the company that did the awful job of clean up. Looks like monkeys did it. Well my husband called last month to let them know that he was paying rent and not towards the bio bill. They said yes ok that was understood. Well he went to pay this month's rent and it shows that we didn't pay last months but our rent went to the bio billSo they're screwing us over with late fees and so much more!! Do not rent from these horrible people. I repeat do not rent from these horrible people. They would put a family on the streets. My husband has always treated this place like he owns it, how well he keeps it clean and reports anything that needs attention from maintenance. Pays rent on time and never been late. I've lived here for about four years. I am moving out in September, but with no regrets. Agents were always friendly with me and the maintenance was mostly prompt about requests. I loved seeing tenants walking their dogs and playing in the park. My only complaint is that the blinds are easily broken. Note also that notices to the community were always clear and posted right outside the tenants' doors. There were also the events at the club house. I never attended because I was too busy, but I got the feeling that the management really wanted tenants to feel at home. Tenants who need super fast and reliable internet (say, for games) may give a different review, but if you are just a net surfer and a Microsoft Office junkie (or an online student), then you are set. read more

I have lived here for a year and 2mths; only because of my financial situation. I moved here from 15 hrs away so the cost was immense which I'm still recovering from. When I first signed on, the office staff was so friendly and helpful. but it rapidly became obvious that's what they do to get you to move in because they are generally very rude or smile in your face and don't do anything about your concerns. This includes the Leasing Manager as well as the Regional Manager. The turnover of office staff has been ridiculous. Since I moved here there are only three office staff persons that are still from just a yr and a half ago and the maintenance staff is always changing. However, the maintenance crew they now have is very polite. The office staff seem to be the big problem. But the office staff are often very rude, do not give or return messages to residents, and do not enforce pet clean-up policies. The carpets are filthy and smell of animals. Landscape looks are definitely deceiving! The property looks beautiful from a street view, but don't try walking on any grassy areas at all unless you want to step in dog poop. It's full of dog feces and nothing is ever done even when you lodge complaints. It's noisy here late at night. My neighbors have more than the allowed dogs; one of which is at least 70lbs. Their dogs howl when left in the apartment alone. This can be clearly heard in my apartment. It sounds like a herd of cattle overhead even after midnight. Pictures on my walls have actually had to be straightened because the walls and floors above from their dogs shake the walls in my apartment. There are pit bulls you see daily as well as dogs well over 60+ lbs. No one cleans up after their dogs here or in their sister complex next door; Bay Point. My rear neighbors pet stench has literally come through the walls and into my apartment. Although I was promised this ridiculous issue would be taken care of by the leasing Manager herself after I'd repeatedly complained to other office staff, the problem still exists. It's disgusting and nothing is ever done. I've even complained to the Regional manager and nothing has been done. I spend money every month buying the air wick room sprayers which by the way use batteries (more cost for me). I've given up on even complaining to staff anymore because it's obvious that nothing is going to be done. I'm saving up to move at the end of my lease. If I had the money, I'd break my lease and be outta here asap. I can't take it anymore. I wouldn't recommend this place to anyone. It's awful. If I could rate a 0 I would do so. read more

I've lived at Pheasant run for almost a year now, and I can say it's overall a good experience. The staff is helpful, friendly, and understanding. The apartments are nice for people looking to finish their undergrad who are done with living in broken down campus apartments that cost a fortune. The amenities are all very decent. Non-function dishwashers or ovens that burn the underside of baked goods. The maintenance staff is helpful and havnt had any problems fixing things. There is always ample parking for tenants and guests. The lobby is cozy and offers free refreshments. I have only a few issues. The first is that they don't have online rent payment. which means you need to fill out a check and deliver it to the main office each month. The second is the fitness center. The equipment is decent, but there needs to be more of it. Also young teenagers and pre-teens like to hang out there so they occupy the machines but don't actually do anything productive The last is the INTERNET. Pheasant run does not offer private internet services. Which means you can't setup services through comcast where you choose what speed you want to pay for. if you want internet, you MUST get your connection through pheasant run, and they only offer one speed. and that speed is SLOOOOOW! it costs $40 a month for 1 Mbps internet, and it rarely runs at even that. on sunday afternoons, i get 80 Kbps speeds, which means a 4 min long youtube video takes about 20 mins to load. for the same price, comcast offers speeds that are literally 25 times faster and a lot more stable. if i could rate the internet at pheasant run alone, id give it negative 5 out of 5 stars. so if fast internet is very important to you, DO NOT LIVE AT PHEASANT RUN read more

Living here since 2018, and now they're proposing a $90 increase per month for a standard 12 month lease. This is the same place that took 2 years to fix a hole in the ceiling, whose plumbing leaked, and whose internet worked on only one of our many internet enabled devices. It wasn't slow, it literally would not connect. Solution? Give us more money. I have to walk half way across the complex or drive to get my mail. The washing units are okay, unless it's the stacked dryer in my building, since it never actually dries a load in one run. People live here because it was affordable, and now they're forcing their residents into longer leases, just so they can guarantee money flow and not have to worry about relisting their shitty apartments. I don't know who is running this joint, but I wouldn't shed a tear if they ended up homeless. Also, one of the apartments across the way was an operating meth lab. They're still asking for $733 a month, not including electric, internet, or pet rents. read more

I lived at this property for two years from 2018-2020. Property is kept fairly well for being as cheap as it is. I would've recommended this property to anyone looking for an affordable place to live in Lafayette until I received my move out bill. DO NOT MOVE IN HERE. I got charged my last month's rent, which I paid on or before Sept 1st 2020. I got charged nearly $1200 for repainting the apartment, which they do after every tenant moves out. they claim it was for black marks on the wall, which there was behind the furniture which I noticed after I moved out. The marks they are referencing are from dust. The 50 year old HVAC in the units, which are never cleaned, tends to kick up a lot of dust. The marks were not from black paint, myself doing any damage to the walls, or anything. The rest of the damages are from the paper Mache blinds they use here. One of the blinds literally broke from just opening the first time I used them.The leasing office staff is nice, just be prepared to pay $1100 minimum when you move out, if you make the mistake of moving in. read more

Don't consider moving in to Pheasant Run!! Reason 1: There are big mice here because some idiot decided not to seal off the kitchen cabinets. Besides that, none of the cleaning staff or Anyone must have thought that it was kind of strange that there are gaping holes in those cabinets that will take several pieces of wood and cock to seal. These huge holes just Happen to be wonderful passageways for the disgusting mice that i have seen here during the night. They climb from the cabinet into the kitchen and it's disgusting. I just found this out and it grossed me out so much that i decided to write this review. Reason 2: There is an air conditioner outside our window (I assume it belongs to our upstairs neighbor) and when it turns on, let me just put it like this: you have to talk louder And turn the Tv up. The other air conditioners aren't that loud at all. It gave me a headache whenever it turned on and I couldn't fall asleep at night while it was on. We called the staff and complained and they said they would call the maintenance. It lasted a few more days so we called again and this continued for 2 MONTHS STRAIGHT!! Don't pay to live in a place that doesn't care about your concerns! Reason 3: The office staff here are Very unorganized. For an irrelevant issue, we needed copies of the last months rent receipts. The staff members acted stressed and frantic that we asked them and it took them over a day to find it. This example was minor though compared to the overall "jist" of the problems I've encountered during my stay here. There have been several other Really annoying incidents here that I've witnessed but i just felt like noting the main two that i described above because NO ONE deserves to be forced to pay for such a Crappy living environment. ALSO NOTE: There is a Reason why pheasant run doesn't let you view pictures of the insides of apartments And why they don't give you a tour of them until AFTER you sign up for a lease. If you want to know more though: You have to share ONE washer and dryer with several families and it's for small/medium loads only and it costs 1.25 to wash and 1.25 to dry your clothes. Most of the air conditioners here are outdated and don't work properly. Ours is pretty old and makes our electricity bill go up pretty high in the summer. Again, there are even other problems I could think of to complain about. I can't wait to move out of here. read more

Horrible management, horrible maintenance, horrible atmosphere. A pipe burst and flooded my apartment, which I immediately reported. It took maintenance two weeks to come and fix it. By then it smelled so bad that I had to move in with a friend until it was fixed. They did not offer to pro-rate my rent and just acted like it was no big deal. I had my door locked and latched with the extra latch. While I was in the shower, a maintenance guy broke into my apartment. He had to know I was home, how else could the door have been latched from the inside? An apartment right next to mine was broken into and robbed. I can hear every move the neighbors make. A big chunk of my wall just fell off, because it had been repaired with duct tape, spackled and painted over. I was asked to move all of my furniture out of the living room and move out for 5 to 7 business days so a contractor could replace the balconey above my apartment. I received this notice the afternoon before the work was to begin. I called to say that this was too short of a notice, so I was told they could push it back to the following Monday. I moved my stuff and moved out out only to be notified that the work was postponed until after that Thursday. I called back on a Monday, two weeks after having moved my stuff and was told that the work had not started yet.. The lady seemed annoyed when I told her I had been out of my apartment for two weeks. She indignantly asked why I had been out. When I reminded her that I was told to move temporarily, she informed me that the work had not begun yet, and said they left another notice on my door. I WASN"T THERE TO RECEIVE THE NOTICE BECAUSE THEY HAD DISPLACED ME!!! She asserted that this was not her fault, that she had done her part by leaving the notice. I'm going in today to give the required 60 day notice that I will not be renewing my lease. I can't wait to get away from that place. read more

I have lived here over a year. Late june/early July I got new neighbors and one of them brought bed bugs. No one was told, their apartment was treated and now my apartment next to theirs is infected. It took them over a week to get someone to treat. Also they lied to me and said they have annual testing and when they came to do it they would see my apartment was done. They don't do that I've been here almost two years and what they where hiding was the neighbor I have was getting treated too and it would work out for them on the same day!!!!! So they knew about the issue for about 6 weeks. This isn't somewhere you want to do business with. They try to force you to pay, (300+$ in payments) its not in the lease. Health department will tell you there is nothing you can do because they aren't HUD associated and IN doesn't have laws about it. read more

I lived here for two years (yes I renewed so I am truly a fan), but please realize there are different apartment layouts and different building years. I lived in the back section which is the larger, newer, and more costly apartments of Pheasant Run. My building was mostly young professionals (myself) and young engaged couples (still pretty much professionals) planning to get married and a house eventually. I myself stayed there until I got a house even. I did my Bachelor schooling in Indianapolis where the apartment market is plentiful. So when moving to Lafayette, I wanted new appliances, a walk in closet, a safe neighborhood, a safe building... but this is a small town, not a big city... and if you go 5 miles away, you are in college apartment world at Purdue University in West Lafayette.. oh boy the apartments there (College = how many kids can you fit in one small space to be cheap and we all know how messy 4 college boys in one place can get! Eww. Haha). The Pheasant Run apartment staff are very nice and helpful. The maintenance was always timely and fully corrected any problem I may have had. It wasn't a completely new place, but I can speak for the larger, newer, more costly apartments and buildings and fairly say that the neighbors, building, and apartments were some of the best I could get in Lafayette. This is NOT Indianapolis and when apartment shopping, once I realized I would not have as much choice, I was very happy with my selection. The cheaper buildings up front, well let someone else review those. I had a professional friend that lived in those (a nice male that appreciated a low cost and he was happy and is a very humble guy to begin with), but I saw the apartment size and appliances are totally different. Regardless, the office staff and maintenance staff are the same people and are nice and helpful. You can tour any plan lay out, and then remember you get what you pay for... Look at the lay out you would be getting with the price they are asking for each plan. The layouts, neighbors, and cars outside the apartments and sections show this place has something for everyone... I was so happy, but select price or quality and then be happy with your decision. The company really does have something for everyone. Looking for something new and nice, this was the best I could find in Lafayette! Definitely check out the layout of your choice, AND then if your future apartment is occupied, visit the exact building to make sure you will be happy. As long as you preview your location and building first, I feel you will be satisfied. Try to review your EXACT apartment if possible (usually only available if people aren't living in it at the time). read more

We moved into an apartment here as freshmen at Purdue. This company took advantage of our naiveness as young adults! Living there was a below standard experience. The place was a disaster (See below). The worse fact though was that this company, a full 6 weeks after we moved out, mailed us a letter that we owed them 400 dollars for the carpet! I was enraged. The letter had no details in it just where to send a check. This was absurd because when you move into this place you had to pay a mandatory 100 dollar cleaning fee to wash the carpets when you moved out. Well instead of cleaning them like they were supposed to they just took pictures and ripped it out... This was crazy! If I would have known I would have worked really hard to clean every inch of that rug before I left, even though I payed for them to do it! So, now we have had to find 400 bucks as college students to pay this ridiculous company because they are a terrible company This is the list of everything that was wrong with the place over the one year that we lived there. Drained clogged monthly at least Closet doors constantly fell off! Planned to painting front doors and leave them open for over 6 hours in the middle of the hot summer, I have a cat that lived there and did not want this to happen... Had to fight with the very rude manager, Barbara Wells, over and over before they finally agreed to wait to do our door. Window locks were terrible Bath tub knob broke multiple times Inconsistent hot water and water pressure Cars plowed in (by their snow removal people) and they gave us no source of help - Stuck for 3 days!! Well, we are trying to lease an apartment in Pheasant Run. Honestly speaking, everytime we call up (excluding once), the people in the office are always in a hurry to end the call. We were told that we will be given a call, but everytime we are having to call back.No one even bothered to reply back to our email saying that they are working on it..I am having second thoughts now although we have already deposited $75 application fee....I really hope they will not make us run around after we lease their apartment...that is, if we decide to stay there. I lived in Pheasant Run before and left the area for awhile, when I moved back, the pleasant memories of staff and service led me to Pheasant Run again. The staff is still the best ever!! Friendly and nice. The maintance is dependant on which one comes by. Some are great and some I would rather not see. This is my second year here and the new round of neighbors leave much to be desired. Cigarette butts discarded in walk ways, garbage bags outside doors. One tenent keeps shoes and clothes on floor outside their door. The final disgrace is someone dumping what looks like cooking grease outside the door in the stones next to walk way. then it looks like they spilled a big batch of grease on the front step!!! the entrance way has this grease spoiling the pleasure of "coming home" when one comes home to such a mess that has yet to be cleaned up. read more
