Offering my review and advice, to help set expectations for future renters if they are trying to do their research on this company. When I signed to move into my studio apartment three years ago, I was really nervous because it was my first time renting an apartment in NYC. The broker showed me the apartment when it was still under renovation, and the bathroom was completely gutted out. I was taking a leap of faith in hopes of getting a brand new bathroom. So I made out the certified checks just like my broker advised, and hoped for the best. Thankfully, they delivered -- and I got to live in an apartment with a beautiful bathroom less than 2 minutes away from an express subway stop for the next few years. As long as you're a good and respectful tenant, you pay your rent on time, don't cause no trouble, for the most part, it will be a decent normal experience. The rent is usually pretty fair. However, just some things you have to go into the experience prepared knowing: 1. Super was unresponsive after normal business hours (8a - 4p). This is because super was working other jobs as well. For the most part, will get to your issue as soon as he can, but he is not at your beck and call. Be good and respectful to him, he will treat you kindly in return. 2. The charming old apartment you fall in love with will most likely have charming old city issues (pests, leaks, loud neighbors at 2am in the morning, laundry machines performing subpar and not drying your clothes on the first dry cycle, etc.) There is no information on who to get in touch with when this happens, but it is also something your neighbors are certainly dealing with too. You are not alone. 3. It will take you a while to get your deposit back, but as long as you follow up with the company respectfully, you will get it back. In my case, it took me 6 weeks from moving out to get it back. All to say -- if you are a reasonably average laid-back respectful person who is mentally prepared and know what you're getting into with NYC apartments, you will have a reasonably average living experience. read more

Ditmas is the worst management company I have ever rented from. They do not answer their phones. They give you the constant run around. They told me I would receive my security deposit in three weeks. (due to the bank, not their fault it takes that long... hard for me to believe that. Just simply cut a check...!) It has now been 6 weeks. Nothing. Not a single penny. I reach out nothing. They only time they respond is if I tell them I will get lawyers involved, which dont tempt me I will to get my $2000+ back. I would NEVER rent from them again. BEWARE!!! Prices might be decent- but spend $100 more a month to know you will be treated correctly. read more

This management company is a joke. I cancelled my contract (it was a parking spot) with them as of September 30, 2021 and they still charged me for October's rent. The person handling my account could not communicate with the billing department to take me off of automatic withdrawal but always communicated when with the billing department every year when they increased my payment by $25 to make sure they took the proper amount out. read more

If you are considering a move to an apartment managed by Ditmas, consider this. If the apartment looks good, this may be cosmetic, and a lack of upgrades to the building may actually render your home unsafe. You might not be able to cook, save on a cheap hot-plate for the better part of half a year, and they will be unresponsive and refuse to do right by you. If you sign your one year lease, they will potentially increase your rent above market rate when it comes up for renewal and will be entirely unwilling to negotiate. Let me clarify. During our time renting from Ditmas Management, P. Sirulnick & Son, a gas outage that started in February 2018 and was resolved in August 2018 was a major inconvenience. Con Ed ordered the gas be shut off because it was deemed unsafe (fortunately nothing blew up). We had no oven or stove during that time. While we were provided with some cheap hot plates as a replacement, these seemed more of a fire hazard than they were functional for cooking. At the start of the gas outage, I requested a rent abatement for the months of the outage's duration. I made this request several times. I never heard back from management. At the end of the outage they offered everyone in the building $350, the accepting of which meant waiving any future claims related to the incident. This amounted to slightly more than 10% of one month of our rent. We never accepted the money. To add insult to injury, our rent increased by more than it had any other year prior, that same year. I'm not sure how this company operates, but it does not appear to be for profit. Since this pandemic a good number of tenants have moved out of my UES building. They moved after the rate of their yearly lease renewal had an increase. This in a year in which market rates have dropped significantly in NYC. Management was unwilling to negotiate with them and is now unwilling to negotiate with me. Our lease renewal came in the mail in the beginning of December, with a rate increase. The rate for our one bedroom would have been $ 3,400 (they also charge an additional monthly $50 for our dog, which is a first in my experience renting in NYC). The apartment directly under us is currently for rent at a net effective rate of $2,492 a month. The apartment two floors down rented recently, for around $2,500 net effective as well. While our unit is almost identical to both, apart from it having a small dishwasher and being on the top floor (5th floor), paying an extra $900 for that was out of the question  (or an extra $700 over the $2,700 gross rent).. Rather than negotiate, the landlord prefers to lose out on the income (I guess he has no need for it). The listing for the $2,492 unit has been up since August. We have never had any issues with anyone in the building and have paid our rent, in full, on time, every month. One of the owners of the building, Mr. Aaron Sirulnick (& Head Officer & Managing Agent of Ditmas Corp), is quoted in various articles that were written around the time of the eviction moratorium earlier this year. He speaks of the plight of the landlords who are losing out on income. He speaks of how they should be thought of as well as renters, for relief. This seems somewhat insincere in light of my experiences. While I feel for landlords who have had a difficult time paying their bills during the pandemic, I have no sympathy for the landlord who does not make a good faith effort to maintain an income flow and expects a bail-out. I returned the key on the last day of the month, but was required to do so no later than noon. While I wasn't intending on returning the key at midnight, noon or earlier makes it an entire half day early. My lease didn't end at noon, neither did I stop paying for electric at noon. To no surprise, management refused to compensate me. read more

There's so many apartment buildings that are not owned by Ditmas, so just rent from any of the other hundreds. Just avoid Ditmas. The building is fine - it's management that's the problem. I moved out a few days before my lease was up, and because they decided to take 10 days to repaint my apartment, it meant that the new tenant couldn't move in on the first. How does Ditmas handle this? They pro-rate my security deposit for 4 days of the new month, even though I moved out on time. If I had the time, I would've taken this to small claims court. Ditmas Management is one of many companies owned by the Sirulnick family. They also own a vast amount of buildings and other properties in NY. It definitely seems like all they care about is money. They will rarely respond to your requests or complaints, and when they do, it will be with passive aggressive language and machiavellian tactics. Slum lords. Massive cockroach infestation in building which super did nothing to resolve. Grossly incompetent management. Due to an error on their part, which they refused to take responsibility for, I had to incur thousands of dollars in costs. They were completely indifferent to me, as the victim of their incompetence, and had their lawyers harass me. I cannot give a negative enough review. So far dealing with Ditmas has been a pleasure. I was a little nervous after reading these reviews, but they have been really helpful during the application process. They do tell you that it is a 5-7 business day processing time and that they will contact you, and they did contact me within three days to tell me that I was approved. Stay away! Poor maintenance, apathetic staff and ownership with a complete disregard for tenants. Ownership slow to respond (if they even bothered to at all) to various issues affecting quality of living, including mold in various rooms, flooding, inadequate laundry facilities. I live at one of the apartments (located in Queens) they manages. I don't know if this also happens in other apartments or buildings but they were doing construction/renovation work for the apartment during "weekends". The permit for the after hours work from NYC DOB was not posted to the public. Imagine you work weekdays and try to rest on weekends but there are hammering the wall right next to you and there is no water for five hours and the worst part is, they don't even post any of those notice in advance. The superintendent often fails to notify the tenants that they would be shutting down the water from the morning until late afternoon for construction or other reasons. A couple of years ago, the front lock was broken (majority of tenants' keys weren't working) and half of the tenants complained. the Super replaced the lock after 6 months. many tenants, including me, had to stand outside struggling to open the broken lock/door to get inside every day for 6 months. There were total of five (small sized) laundry machines and two of them weren't draining the water completely, leaving the clothes wet and when I opened the door, water was flowing out from the machines. I called the Super but he said it's not his job to take care of the washing machines and I had to call the laundry machine company by myself. I contacted the company and they said they would fix them but the machines had been remained broken for two months. I've lived in this apartment for four years and there have been so many other awful issues/problems I've experienced. construction/renovation during weekends was the most infuriating thing I've faced. when I asked them where's the permit to do construction/hammering during weekends, they said they were leaving around 4:00 PM. that's not what I asked. smh read more

Along with Area New York Realty up on Broadway and 196 there must be some sort of bait and switch scam going on. They tell you it's a rent controlled apartment so you apply. Then they try to pull the wool over your eyes and give you a lease for a non-regulated apartment hoping you are stupid enough to sign the lease. Then they try to "negotiate" and tell you they will only raise your rent 5% every year if you sign the lease, there is no guarantee of course. Then they try to get you to sign a 2 year lease on a non-regulated apartment at the rent advertised of course only to jack it up later on... Luckily I got my sec. deposit and first month's rent back because they tell you once you are accepted you will lose everything if you back out. But they would not return my 175 app fee. The broker at Area did nothing to protect me nor try to help me get my app fee back claiming they issued me a lease and did me some service. There was no service provided here. I was told the apartment was rent stabilized which is why I forked over the 175 to apply. They issued me a lease on an apartment that essentially did not exist because I was applying for a rent stabilized studio and then all of a sudden it's not... Very, very bad business. I hope that 175 was worth it to both of your companies. I will not be shy about letting everyone know to stay far away from dealing with either of you. Supposedly I dealt with the Long Island office but who knows if I can believe anything this broker told me. Imagine the many, many people who apply at 175 that they are trying to swindle. It's a lucrative business processing applications for apartments that really don't exist as they are sold to be by licensed "professionals". read more

DO NOT rent an apartment from these crooks! Their application process is illegal- they require you to send certified checks made out to them before you're even approved. They told us we had the apartment at 10:00 am this morning and then sent an email 4 hours laters saying another broker put in a higher offer. They then asked us to put in an even higher offer to get the apartment they originally told us was ours. Nasty people! They also never answer the phone. I would give this place a zero or negative star if I could. I live in a forest hills property management by this people. First of all, the super is not responsible. He is always not available on his phone. You can only leave a message even for emergency. Then wait for him to decide when to call you back (sometimes he never called you back). The management office is handling by rude people based on a few times of conversations on the phone. They seem only care about money! This explains why the building has a high turn-over rate.
