Based on my documented experience, here is what you can expect: * Contractual Dishonesty: They do not follow the terms of their own signed agreements. I even sent them an email referring each section of the contract that they broke and no response. * Financial Theft: They withheld $500 under the guise of a "repair fund" and refused to return it upon termination, "marketing costs" as an excuse to keep it. * Lack of Integrity: Issues began on day one and never ceased. But I gave them the benefit of the doubt since a Real estate agent had referred them. I have kept every email and document to prove their pattern of misconduct. Negligent, Unresponsive, Contractually dishonest. We just moved in to one of their rentals last weekend and it has been disaster upon disaster. Do NOT rent with this company if you can help it. They do not follow their own leasing agreement and will not fulfill any of the things they promise in writing. The house we moved into was disgusting on the outside, with cobwebs and dust. Sadly, the inside was worse. It was not properly cleaned or maintained and even though it was vacant for over a month, they did not complete the repairs they promised having ample time to do so. One of the fans is coming off the roof and is a serious life safety issue - they are still dragging their feet to fix. Additionally, they charge you for setting up your utilities (and give you no choice but to pay the fee) and then proceed not to set up any of your utilities and revert you back to set them up on your own. They advertised waste and sewer was not necessary to set up, and it is because I asked for the trash bins and they told me they didnt have them and I needed to call the waste management company. They do not have internal communication channels as one person bounces off to another and you need to call them 100 times before they answer an email or call you back. Finally, if you want to pay a rent deposit you have to go to walmart to the money center to do it - even if you have perfect credit and can offer bank check, EFT, or major credit card. Renter Beware -- DK Rentals Is One of the Most Incompetent Management Companies I've Ever Dealt With After five years of renting through DK Rentals, the only honest warning I can give is this: avoid this company at all costs. I stayed as long as I did because the owner of my specific unit was wonderful -- DK Rentals was the complete opposite. When a major leak destroyed several of my items and left my condo unlivable, DK's response was to tell me to "stay in the unit and keep paying rent." Imagine, a law student, learning these same laws and being told to let it go. This was while the floors were ripped up and I had no kitchen, no living room, a gutted half bath, and part of my closet inaccessible. The fact that this was their solution tells you everything you need to know. They ignored me for weeks until I threatened to sue, and only then did the owner step in and take over -- because DK clearly had no clue what they were doing. The owner of DK called and apologized - which I am glad for but his staff-- 99% of my issues are with the staff. Even after everything was resolved, DK still called demanding rent despite the situation being thoroughly documented. Their staff doesn't talk to each other, doesn't read notes, and genuinely seems unaware of how to manage a property. Throughout my tenancy: - Emails and calls were ignored like it was their full-time hobby. - Staff constantly gave incorrect or contradictory information. - No one ever knew what was going on -- ever. - Urgent issues were treated like mild inconveniences. I was told not to contact the owner (the only competent person involved) because DK didn't want accountability. And the incompetence didn't stop when I moved out. Despite confirming my new address multiple times, including the unit number, they still sent my security deposit without the unit number, basically just tossing it into the mail and hoping for the best. How does something this basic get messed up? It's the perfect reflection of how disorganized and careless this company truly is. I genuinely liked the owner of my unit and the company-- they saved multiple situations DK created. But DK Rentals as a management company? Unorganized, unresponsive, unempathetic, and flat-out incompetent. If you value your peace, your time, or even the bare minimum of professional communication, do not rent from DK Rentals. As someone who has dealt with this company as a resident or renter; my advice to anyone who has to deal with them on that side... avoid them at all costs. They are worthless and buffoons on top of that. When we moved in; they hadn't taken care of the grass or landscaping. We walked into some areas where weeds were 2-3 feet tall. At the time; we simply took care of it. We have entered multiple work orders over the 2 years we have lived here and the people they send out aren't qualified to pick up trash on the side of the road. Here are just some of the instances. We had a stove that went out and wasn't replaced for over a month. If I am not mistaken it was 6 weeks. Six weeks without a stove! Nothing was said and no remedy was offered. Infrequent communication, constantly having to ask where or when this would be replaced until we got the owners involved. Literally had someone come three times to verify whether it was really not working. There were multiple backups of human waste in the bathroom downstairs. We reported and put in work orders. They sent two individuals who went all over the home flushing toilets and couldn't figure out the problem. Multiple times we complained before finally going to the owner who finally sent out an actual plumber and in 10 minutes they found the issue with a holding tank that had sank back and was allowing the overflow to backup into the house. We had an incident with a neighbor who was harassing and trying to intimidate my children and us and we were chided by the agency here before ever calling or speaking with us. I had to personally sit down with them to explain the issue was not us. We initially signed a two year lease and at the 1 year mark they attempted to get us to sign a new lease where they wanted to raise the rent. We had to get the owners involved here as well. These are just some of the issues that we have to deal with. There are at least a half dozen more I could speak on. Never any apologies for the inconvenience either. They are rude, unresponsive and lack any respect for a renter. Notice, we aren't the only people saying these things. Multiple people posting the same issues and concerns. As my father used to say: "if one person says you're a duck you might be. If two people say you're duck you probably are. If three or more people say you're a duck; you're a duck." The response will be posted here but I guarantee that's it! I have all the receipts. Anyone who doubts it; I am happy to share. Ironic, Tony says he won't respond but he did. My family and I rented a house from DKRental for 3 years. They worked very hard to get us into the house. But once the lease was signed, we were on our own. Any question or concern that we had the answer was you figure it out. We were not given a garage door opener and now we are being charged for the garage door opener we never got. We were forced to pay hoa fees that were not our responsibility. I was dealing with very serious health issues and arguing with the, while they pretended to help only to realize, they were just playing in my face. My doctors were concerned about my health but I was the one who had the time to go back and forth with them. Even as we finally had enough and moved out, they unprofessional, could care less behavior came shining through. If you are renting from them good luck. Prospective Tenants that are POC renting in upscale neighborhoods, BEWARE! DKRentals has potentially deceptive, manipulative, and discriminatory screening practices, particularly toward Black applicants seeking to rent in higher-income or predominantly white neighborhoods in the northern suburbs of Atlanta, GA. Despite exceeding all stated application criteria--including verifiable income, excellent credit and resident scores, no evictions or broken leases, and a solid rental history--my application was denied without legitimate cause. DKRentals, through their third-party vendor Findigs, denied my rental application based on alleged "fraudulent flags" in my income documents--despite the fact that my paystubs and bank statements were downloaded directly from my employer and financial institution. They claimed my documents had "unexpected fonts" that didn't match Bank of America's formatting. Let's be clear: DKRentals is not affiliated with Bank of America and has NO authority or expertise to determine what fonts or formats are 'expected.' Their role is to verify income--not to scrutinize document aesthetics or appearances. These excuses appear to be nothing more than a gimmick to reject qualified applicants from certain demographic groups or push them toward invasive options. What's most troubling is the implication behind this behavior: it suggests that Black applicants, in particular, are not believed to legitimately earn higher incomes. Instead of contacting my employer or verifying my rental history--which they never did--they strongly encouraged me to link my personal bank account and payroll system to prove I was telling the truth. I was told verification would only happen if they cleared my documents first--a backwards, flawed process that places suspicion before verification. It is completely inappropriate for a rental agency to request direct access to sensitive financial platforms, especially to a company operating entirely online, with no face-to-face interaction. In today's world of data breaches and cybercrime, this is both unsafe and highly manipulative. The expectation that tenants should give this level of access is not only unethical--it is predatory and manipulative. What is also concerning is the required "live selfie" during the application process. The reliance on facial recognition or visual assessment--without verifying income or rental history--raises serious concerns about racial profiling, implicit bias, and discriminatory filtering based on appearance. The day after I received a denial, the rental price for the property was increased from $3,175 to $3,400, which suggests a possible attempt to price out applicants from certain racial or economic backgrounds--a potential form of racial steering or pricing discrimination. In addition to DKRentals' involvement, individual landlords may be influencing these decisions by rejecting qualified applicants based on race. This layered form of discrimination--whether direct or through passive endorsement--is deeply troubling and appears to contribute to a pattern of unequal access to housing. In addition to these issues, they require non-refundable application fees and seem to deny qualified applicants without performing basic verification. If they are collecting fees with no intent to rent fairly, that is not just deceptive--it may be illegal under Georgia landlord-tenant law. This complete lack of transparency and accountability only heightens concern that the process is being used to quietly exclude renters of color. These practices may constitute violations of the Fair Housing Act and point to disparate treatment, systemic bias, and racially motivated denial of housing. This company just continues to have poor communication and full of excuses as to why they cancel work orders. When we initially looked at the property they refused to do a walk through with us or our realtor. The home was sitting for 6 months and was very dirty, so we requested to have the home cleaned. They didn't clean the home and I had to pay out of my own pocket to have a team come deep clean the home. Also the electricity was out during our walk through so I didn't notice that the fan and light was broken until we already moved into the home. We have been here for almost 3 months and it's still broken and when you contact them about maintenance they say the owner hasn't approved the work order. Unfortunately, companies like this are allowed to have a business license. BTW, DK Rental lost most of their staff over the past few years....hmmmm. I wonder why? It was when the new staff came in that I noticed a major degradation in service. There were tons of issues. Just mentioning a few here. 1. Poor communication - I had to send about 1 million emails just to get a response. 2. Level of service is far below standard - They held onto my tenant's deposit for a long period and it was difficult for them just to investigate as to why the tenant did not receive the refund (sigh). 3. DK Rental will send their contractors out to do the work at very high costs AND they will add their surcharge on top of that! This company will nickel and dime you at every opportunity. 4. This company sent me a cost estimate for work to be done. I approved and sent the funds. How about I receive another cost estimate a few weeks later for work that was supposedly done.... I spent $4500 for the repairs and following up with them for months and still no response. They talked about security deposit insurance which I feel is scam and they don't worry about damages. Worst property management company I have ever dealt with. Upon move in the home was not cleaned, there was BLACK MOLD present, and much work was needed. This company will not approve any service requests. We have had water leaking from our ceiling into our kitchen and they refuse to approve service to fix it. Another thing is that for our particular HOA the landlord is responsible for switching the water to tenants name, not only did they NOT switch the water. They charged us late fees every month the water was not switched over AFTER we notified them they would have to be the ones to switch the water to our names. If possible I'd give this company 0 stars. My advice is: Even if you find your dream home, it is not worth living in it if DK is managing the property. read more

This is an update review on 3/27/24. We rented from DKretnals Jan 23' to Jan 24'. They forced us to use a company called Rhino instead of taking a typical security deposit. After we moved out, DK rental didn't do a walkthrough with us and filed a claim with Rhino, for over $1k. They provided no evidence of the before and after, even though they claim they did. We provided pictures of the professional cleaning and even went back and cleaned up the leaves, trimmed the bushes per their claim. They then lowered their claim by 70%, asking for 35% of the balance (random calculation). It has come to my knowledge that DKrentals got paid in full by Rhino and I have the pictures of the checks to prove it. So DKrentals got the following: 1. we did a deep clean, we picked up all the leaves, we trimmed the bushes, and DKrentals still collect over $1k from Rhino. Then Dkrentals filed another claim about the floor with no proof that the damage was caused by our stay there, and got a check from Rhino for that too. Yet, DKrentals sends a credit collection agency after us to collect while they already got paid by Rhino. This is abusive, dishonest and frudulent business practice. I have filed a complaint with the BBB and the Georgia Consumer Affairs about Dkrentals. I have edited this claim to remove any complaints against Rhino because they honored their service and stepped in and helped us. STAY AWAY FROM DKrentals! You've been warned. read more

One of the scummiest companies ever as a renter. They'll renew your lease without letting you know AND increase the rent price if you stay. Getting out of the lease they'll bleed you dry then still try to charge you rent for the month you won't be staying. When we moved into the house the fridge was dirty, the cabinets had mold in them as well as the bathroom. The kitchen sink fell completely and busted a pipe. We had to go without water in the kitchen for an entire week because the emergency line they provided didn't work. After getting it repaired it still wasn't working properly and the last few months they just shut off the hot water to the kitchen. They really put a fresh coat of paint on a big pile of shit and charged $1600 a month for a horrible place with a god awful HOA. (A trailer park with an HOA??) They prey on people who need somewhere to stay and take full advantage. Now they're trying to penny and dime us to clean the house that wasn't even clean on move in day. When we were working on paying off the broken lease fees, they threatened us with eviction. Ines was the nicest person on their team, she's very sweet and understanding but I know there was only so much she could do. Really truly a horrible company that has little compassion for people. Todd says my property was in need of deferred maintenance. Mmkay. No. Every repair they asked me to do, I did. Every single one of them. Supposedly, they do an annual inspection to see how the property looks, and even in that inspection, it was stated that the house smelled bad and there were stains all over the carpet. Did DKRentals address it with the tenants? No, they did not. In fact, Todd told them they owed nothing additional to me when they moved out. So that additional $2545 didn't cover the almost $10,000 worth of damage and neglect they did to the property. I did major repairs, including replacing the AC/furnace and any and all maintenance/repair requests. Yes, my property needed painting and a few other repairs, and I was fine with those. But once you tack on damage from tenants, such as urine/feces stained carpet because they never cleaned as well as them smoking in the house (which they weren't supposed to do) and not maintaining the lawn for probably several months, I take issue with Todd calling that deferred maintenance. Again, every repair DKRentals requested I do, I did them. Every single one. They didn't hold up their end of the bargain and ensure that the tenants maintain what's in their contract. read more

DK has always shown the utmost concern for making sure their property owners are covered when it comes to immediate, valuable and reliable service, while also making sure their tenants are comfortable and secure. They have demonstrated a sense of urgency when it comes to caring for their customers by always providing immediate responses with knowledgeable and clear direction for the service teams. After witnessing the level of commitment DK exhibits toward their property owners,, I would not hesitate to have them manage any property I owned. TL;DR: Avoid DK Rentals at all costs. Get your property managed elsewhere, and if you're thinking of living in a property managed by DK Rentals, LIVE elsewhere. These people are leeches. Normally with suspiciously cheap property management companies, you get what you pay for. Not so for these people - you actually get even less, if that were even possible. Over the past year, it has been nothing but problems with DK Rentals. This was my first time ever renting anywhere besides an apartment complex. The house is great, and luckily our homeowner is responsive. When we first moved in, contractors broke our window in the middle of winter (during a cold snap when the high temperature outside was in the single digits). I kept calling DK Rentals about it for four weeks, until finally, on week 5, our homeowner had it done. Over the summer, our air conditioning stopped working. We called DK Rentals about it, and again were met with a 5-week turnaround, before our homeowner had someone come out - NO action taken by DK Rentals the entire time. What makes it worse, is that every single time we have something come up, and I inappropriately put any amount of trust in DK Rentals to actually fix something, they will conveniently say that they scheduled a contractor, but the only time they could get a contractor to come out was at 6:00pm, on a Friday; very convenient for them, considering they are only available on the phone from 9:00 until 5:00, Monday through Friday. This has happened three straight times, and every time, the contractor doesn't show up, and mysteriously DK Rentals can't get a hold of them? What? And there have been so many other issues that I can't even write them all down here. This all reached a head in September, when I paid at 12:30am on September 2nd, thirty minutes past the September 1st payment deadline, and I was immediately assessed a late fee of $175. I took it up with Esteban at DK Rentals because, in my opinion, 30 minutes is a little fast to assess a fee that large; Esteban reversed the charge, and credited our account for $175. However, later on in September, we got a new roommate, and were given a lease amendment to reflect him being a tenant with us. We then found out that the two minutes of work necessary to add our new roommate to the lease cost an additional $175, wiping out our credit. $175 for two minutes of work is unreasonable. I know I signed the contract that agrees to that fee, but my lord that's a lot of money. I have no confidence in DK Rentals to fix anything - ever. Over the course of my lease, they have effected NO change, and have not hired a SINGLE contractor to fix anything that is broken. The fact that anyone pays them money to manage their property boggles my mind, and I can only wonder if other homeowners have to do the amount of work that our homeowner has to do, to make up for DK Rentals' incompetence. I say this without a hint of overstatement or exaggeration, I truly do not understand what they are getting paid to do - they have done nothing, and I cannot stress that enough. Are you a homeowner, looking for someone to manage your property? Avoid DK Rentals; they will not do a single thing for you, and all work orders for the house will have to be carried out by YOU, or a contractor that YOU hire. Are you looking for a home to rent, and the house you LOVE is managed by DK Rentals? Avoid that place, too! I wouldn't rent my dream home from these people. If I fell head-over-heels in love with a new place - at a great price, in a great location, with plenty of space and amenities - and found out that it was managed by DK Rentals, I would gladly pay more for less, just to go elsewhere. Edit, to reflect Todd's comment: You have attempted to contact me once, while I was at work, and I did say that I am not interested in discussing it. There are no concerns that I have that can be addressed with anything but a time machine. As much as we would both like to go back in time, and for DK Rentals to have been a better property management company, that just isn't possible. It would be nice if there were one party that were serious about dealing with concerns, but in this case, neither party is truly seeking resolution. I understand very clearly that, in the case of the window breaking, there was DK Rentals, a slow-moving bureaucracy, trying to work with the COA of my condominium, which is another slow-moving bureaucracy, when my window broke because of contractors that the COA hired. Does that mean that I should go five weeks without a window in the middle of winter? And what about the air conditioning? That certainly doesn't sound like the COA's responsibility to me, and no one from DK Rentals ever said that that was the case. read more

I have been a landlord for more than 20 years. I always self-managed but I thought I would give these guys a shot. It could not have been a bigger mistake. They only seemed interested in placing a tenant. Any tenant. The individual they placed in my home brought a very serious roach infestation. It cost me several hundred dollars to mitigate it. The renter ditched out on the lease. I spoke with him personally and he expressed concerns with the management company's lack of responsiveness. The house was freshly painted when the tenant moved it in. The walls were scratched and dinged. They have a division that does rehab work. When I hired them, I also contracted them to paint the place and generally get it rent-ready. I notified them of a leak somewhere in the master bathroom. Despite them being told multiple times about this, along with a request that they get it fixed, they just painted over the water stain in the kitchen ceiling. Predictably enough, after the tenant was sent in they experienced some leaks. The management company dispatched a plumber, which was expensive. Unfortunately, they didn't take care of the problem and we had to send the plumber back out. In the end, the problem that should have been taken care of prior to placing tenants probably cost me three times as much as it would have had they just taken care of it when I asked them to. Upon them notifying me that the tenant was not renewing, I asked for them to meet me out there to get an estimate to get the property rent-ready. After numerous attempts, they finally sent someone out there. And then I waited forever for an estimate. In the meantime, I hired my haul-out guy, cleaning crew, plumber, pest control, and finally a crew to paint the place. I am not sure how they stay in business being so unprofessional. Despite the fact that they cost me a lot of money, they are still trying to come after me for funds they say I owe them. It's not that much and they should just take the perceived hit and move on. And I'll still be much worse for wear after my one year with them. read more

Please do yourself a favor and find another property management company or do the job yourself if this is your only investment property. This company is the absolute worst! I was so close to being rid of them, and on the last month of the contract they didn't pay me all of my rent, withheld $1,444.50 and I have yet to figure out why since the statement isn't out yet. If you don't BELIEVE these reviews take time to look them up on BBB and you will see similar reviews. I just wish I had done more due diligence a year ago before signing with DK rentals. I strongly advise all to avoid this discount property management company. I normally manage my property, but since this one was out of state I hired dkrentals. The number one issue was extremely poor tenant screening. The tenant did not pay rent and did over 20k in damages. She failed to keep up the yard which resulted in hundreds of dollars in fines by the HOA. Due to Covid the only way I could get her out was by paying her off. I did my research on the tenant and confirmed she had a recent prior eviction and criminal history. Remember folks, you get what you pay for. If you want poor tenant selection and slow response times because they are understaffed then dk rental is the company for you. If don't want major frustrations I suggest you shop around and accept that you will need to pay more for a property management company. I have learned from my mistake. Good Luck. read more

I had extremely terrible experience with DK Rental, I would give zero stars if I could. I am an out of state landlord and I trusted DK Rentals with my first investment property. They are just after to get you in as a customer but once you are in there is no help available and your are on your own. From the very beginning they placed a tenant in my condo who had recent eviction and bankruptcy. No one from DK Rentals team thought this was important information to be disclosed with the landlord. Long story short 6 months into the lease the tenant stopped making payments. During eviction process there was no support provided from DK, they would rarely answer my calls and messages they prolonged the whole process. Out of state landlords worst nightmare; I had to fly myself to where the property is located, hire an attorney and go through the eviction process. I fired DK rentals and will never hire them again 1- If DK had properly checked tenant's history for prior evictions and payment history - this wouldn't have happened 2- DK changed 4 managers on me during a period of 4 months, there was no sense of urgency to handle any matters or to respond back 3- They were in it only for there cut and had no best interest for their customers Landlords / Out of state landlords be very careful. I will never hire this company again and I hope this doesn't happen to anyone else read more

I have been with this company for years because it was easy for me not to look for another company, but shame on me. This poor customer service has increasingly gotten worst. My Dionne James and I hired this unprofessional company to manage my rental property on Jan 1 St 2021. They charged me 300 to transfer my current tenant which they did no work for. When it was time to get paid on Jan 15th the owner Todd reid sent me a nasty message stating we have not received your w2 info so you will not get paid till Feb 15th for Jan rent. I was shocked. I thought I hired him not he hired me. He then sent another mean disrespectful message. I told him I will give my 30 day notice. I did that on Jan 16 and now he stating I have to pay another 300 dollars for them to market for another tenant and they never marketed for my my tenant she was already in place. I will be reporting them to the real estate board, better business bureau, Google and anywhere else to save there next victim. This company are crooks and bully's and should be stopped. All of these horrible reviews are true. Unethical and will steal your deposits. Stay away from them. If you need more info, feel free to call me at 404-736-4635. If you are a home owner please read this. First, I am sorry for making this a bad review, but I really hope someone will be spared what I have experienced. I live in California and own a home in Atlanta, GA. I was looking for a long time for a good management company that I could trust. My first conversation was with Todd, the owner, he was so nice, polite, and helpful. I really felt like I got the right management company. Unfortunately, come to find out that once you sign with them, Todd is out of the picture. After my house was rented for a year with zero problems with my original tenants, Julie found new potential tenants and was so happy she convinced me these were the right people to rent my property. And the nightmare begins... Long story short, DK Rental does NOT take any responsibility for tenants. My house was destroyed leaving $17,000 in damage. I literally had to beg the DK Rental to move the tenants out after 6 months when I realized how bad it was. DK Rental was not listening and did not take any action or responsibility. They just wanted to collect their monthly check. In the end, Todd tried to help by sending his wife over to fix my home, don't let me get started on that subject.‍ The reason I am so angry is that I saw this coming and damage being done, begged DK Rental to take action, and they did NOTHING. DK Rental, If you guys want to get bigger and better you must be on your customers' (home owners') sides and make sure you are protecting our investments.
