I am a former HOA board member of a Villa community. I want to start out stating that this is the second review I have ever written. Beware... all the low star rating reviews of DNI Properties apply to myself, the subdivision in which I live and fellow residents. Prior to our subdivision hiring DNI Properties three years ago, I was head of our architectural committee for 20 plus years. I know a little on how to handle resident concerns, issues, and projects. DNI Properties are unprofessional, high turnover of employees, rude, poor communication - if any, demanding, authoritative - there way or no way, and clueless to our subdivision and landscape. One has to remember, DNI Properties is a customer of our subdivision, our HOA dues pay for their "service". Our board members hired them. I personally have been in the business world for over 30 years, I would never treat any customer like they do. In closing, without going into detail of several miss managed projects and consistently spending unnecessary subdivision money, I would never hire this company. Integrity. DNI Properties Inc. has none. It's a word I would not use when describing DNI Properties Inc. For the past 1.5 years I have lived in a community managed by DNI Properties Inc. And, without exception: every single encounter I have had with the property manager, and DNI Properties Inc. has been a despicable, loathsome experience of the worst sort. Homeowners beware. Gross negligence is an understatement. Our prior property manager, Lisa Galati, lives in the same neighborhood she managed (past tense, as she has been removed as our property manager after a lengthy stint spanning many years, but I believe is still an employee with DNI Properties Inc.). Under the management of DNI Properties Inc., this person destroyed the rental property in which she resided. Hurting real people seems an odd characteristic for someone charged to manage a community. Property Manager. Destroying property. It gets worse. Failing to pay the Girl Scouts of America for cookies worse. Please review the public records at your discretion. Our property manager neglected repairs reported by residents, failed to respond in a timely manner (if at all) to inquiries about repairs, often provided inaccurate or untruthful information with regards to people, processes, and programs. Inconsistently delivered updates on repairs, and often had colorful excuses as to the reasons the repairs were not conducted (almost all of which blamed independent contractors and small companies). Answers to common questions varied by encounter, and from meeting to meeting; always providing an excuse, and seldom (if ever) a resolution. Specific meetings had been organized by frustrated residents to address very specific concerns, but no actions followed. DNI Properties Inc. created a divisive community in terms of residential treatment, respect, response, and allocation of assets. The property manager failed to assist with property build-out approvals such as property modification, fencing (my own fence approval took more than 4.5 months in back-and-forth e-mails and phone calls; January 2015 - May 2015). And, once approved and installed, participated in an effort with the city planner to send me a letter requesting the fence be taken down (June 2015). Neighborhood meetings were poorly run, unorganized, and often nothing more than exchanges in frustrations. Requests for meeting minutes were denied. Financial reports were sketchy and often hid expense details. Requests for follow-up notes, recordings, project plans, timelines, etc. were equally denied. These events were futile lessons in the vacancy of accountability. More than one neighbor has documented the property manager's spouse working alongside the neighborhood maintenance crew, but repeated inquires led to the insistence these reports were false; then they happened again. So, basically lies. Additional note: the spouse appears to have a drug-related criminal record (see link above at your own discretion). Our property manager accepted gifts during her tenure; one in particular continues to translate into a realized asset on the resident's general ledger in the form of capital and upkeep. Apparently, DNI Properties Inc. is okay with gifts (which, is what I was told when I inquired about the asset in question, "it was a gift."). I guess no one inspects certifications of property managers or their management companies either. All of these behaviors are documented with repeated frequency. Reported. And, ignored. After building a dream-home in 2014, and moving into my current community, the encounters with DNI Properties Inc. and their property manager have left me heartbroken, disturbed, and frustrated. As far as I am concerned, the company is a vapid organization run by torpid sloths bullying their way into doing as little as possible. I contacted the Neal Josehart, the COO of DNI Properties Inc. early on (August 2015), but found him disinterested in the behaviors of the property manager. Nor, displaying any real interest in conducting an investigation of their employee's behaviors. DNI Properties Inc. is culpable in the misguided actions of their property manager and the long-term damage done to my community through their mismanaged antics. Dishonorable. Deplorable. Disgusting. Basically, behold and despair. Stay far away from this organization, and the intentional nightmare they will rain down upon you and your community. read more

Received multiple harassing letters from DNI, threatening fines for violation of HOA rules (mowing "native" grasses) behind our property. I called Robin at DNI after the first letter and explained that we were not mowing outside our property boundary and it was their own mowing contractor cutting the weeds. I have pictures/videos showing their contractor mowing this area. She was rude, unprofessional and obviously did not believe me. Would definitely avoid doing business with DNI. read more

Bad attitude. Here is an example is of how this management treats the unit owners: The unit below ours has had a leak every time it rains. The leak is on an exterior wall facing a stairwell (we are walls in). The leak is not by the sink, but two cabinets to the right of the sink. Our friends came up to our unit and we showed them that the leak must be from the roof and is not showing up in our cabinets. DNI told to them to replace the board that was warped and they would reimburse them. DNI sent their contractor over to our unit to repair a leak in our dining room and we showed him the issue our downstairs neighbor had. DNI's own contractor said there is no way the leak downstairs is coming from our unit. Our friends replaced the board for $68.00 and hand delivered the bill. DNI denied the claim stating that after they investigated it, it was coming from our unit (where there is no plumbing per their own contractor). They will continue to have leaks with no effort from DNI to resolve and repair the leak. $68.00. Worst business practice I have experienced in my 70 years on God's green earth. read more

We were sent a warning, but the violation wasn't sited in our governing documents. I called Robin to inquire, and she was very rude. She couldn't tell me where this rule is because it's not in there! Then she went on to say we were being a nuisance (again not in our governing documents). I was trying to understand why we were even sent a warning in the first place, and she couldn't justify it. She then started becoming hostile, so we asked for her supervisors number to get clarification. She refused and then hung up on us. Very unprofessional and ignorant. read more

Very unprofessional. I have been calling daily to try and speak with the property manager Susan Bishop and have not gotten one return phonecall. As I see that every other review shares that same concept, I believe that this must be the business model for the entire company. They are just a professional scam artist company. I have tried to resolve an issue dealing with Shalese Santiago and Susan Bishop. Shalese will at least answer my calls whereas Susan will not. But Shalese does not perform the things that Susan does so she can't answer the questions that I have been asking. Again they are just very unprofessional and a joke. read more

I've waited and debated whether to write a bad review for this company. I never want to write a bad review while I'm mad about something, but I've been patient and have given them many chances. The fact is, this company is incompetent. I'm in the new home business, so I'm familiar with this company outside of my own neighborhood that they manage. I have to say, I'm not the only person who feels this way about them. They are suppose to be a property "management" company, but they fail in managing. They fail in maintaining the community and they are a failure in communication. If I were a manager and I operated like they do, I would be fired. I understand a company like this has a difficult time making their customers happy, but communication is a basic component of a successful company. It is apparent that the company has inside turmoil because we have had three different community reps in the past six months. DNI has failed in every way to manage the property they are hired to manage. I just bought my condo as an investment property and this is the worst management company I have ever worked with. Lisa Galati and Bryanne cannot get anything done. My neighbor and I had attics infested with birds and it took over two months to get pest control out there. We have pests, dangerous walk ways, water issues and the typical response (which per Lisa Galati takes 48 hours) is never we will get it done but excuses as to why they cannot fix something. It even took me over two weeks and countless messages just to find out where to send my payment to. The company needs some serious help and I would recommend any of the other property managers I work work but DNI I would stay FAR AWAY from. I emailed the COO my concerns- Neal Joshart, who responded to the other negative review, and he was just as worthless as Lisa Galati. He really had no response. Not even a "we will look into it". I would also do your research before hiring a company like this. You don't have to settle and there is better. From my experience most associations just stick with what they know and they don't know that this is NOT normal. Horrible. There's one competent person I've encountered-Susan Frolos. Outside of that, this company is a scam. They make excuses for lack of follow through and when I moved into my new neighborhood I though surely it could t be as bad as some made it seem. We have now terminated our contract with them and although we have paid our dues, DNI refuses to work for us this month. Our lawn care company used our funds, yet didn't complete mows or irrigation re-zoning which had been contracted. In fact, it's now June 10th and our sprinklers are still not on. We terminated the lawn care company when they stopped communicating with no help from DNI. DNI had sat back and collected our HOA fees while our lawns are burning up. I have not had past experience with property management companies but cannot imagine one being less competent. $110 a month...for nothing! Horrible. read more

We are fortunate currently to have a responsive, reliable and great-to-work-with manager. Ingrid Stewart has been a great help with vendors and managing some big projects we have taken on. read more

When I did get someone from the main office they told me I had to talk to the property manager, but she was unavailable of course. If there were negative stars I'd use them. Personal property has been destroyed by the "lawn maintanence" company they hire, and it's always a new one every year, DO NOT leave anything nice out side or it will be either destroyed or STOLEN, this includes but is not limited to holiday decorations, lawn furniture, BBQ grills, landscaping lights and pretty flowers or landscaping. Have had CRAP left on my sidewalk which they have failed to clean up ..tried calling and leaving messages but they NEVER return calls. one of the problems and I mean problems is the way they collect association dues. payment is due by the 20th of the month. they want you to mail it off two weeks before the due date to give them time to process's you mail your payment in a week before due ,you are considered late and charged a late fee plus interest. This is an update of a review I wrote a few years ago and it's not for the better..... DNI has been managing our condominium property for over 20 years and I don't think I can count the number of property managers we've had over that time period as we've had so many - I think at least 8-10. I do know we've had 4 in the last 2 years and that's totally unacceptable! As a board member, the first 6 months is spent "teaching" a new property manager and for them to learn our property. During that learning curve not much gets done and we find our condo in that unfortunate situation once again. This time last year, we were told how great and long term our NEW property manager was. However, her communication with the Board was minimal, our monthly condo meetings went from 2 hours to 4+ hours and still nothing was accomplished; we had some pretty big projects planned, ready to move forward that were never completed let alone started! It was very obvious she didn't have our condo on her priority list. Well she lasted less than 1 year and here we are AGAIN back at square one with another NEW property manager on that learning curve. The new manager seems promising; she has great communication and quickly responds, but it's way to early to tell. For some reason, DNI can't seem to retain property managers. They need to figure why and fix it fast! read more

I belong to the HOA Board for a community in the St. Charles County area. All of the negative reviews of DNI Properties that you will read online are absolutely on-point. DNI Properties is the absolute WORST property management company you can ever find. Well almost the worst. Omni Property Management is the worst. DNI Properties is competing for the number one title now. We have tried to work with them for our community now for almost two years and finally had to fire them. They will NOT take ownership of their problems. Onsite regular inspections of our community? NO. Properly manage contractors? NO. Maintain regular follow up on requests from homeowners? NO. Respond to homeowners in a timely manner? NO. DNI Properties has cause our community one problem after another. Our assigned property manager was Ingrid. She is nice enough but she is always overwhelmed and seemingly overworked. And they work with Greenwood Group, which should also be avoided like the plague. Horrible Horrible Service. Beware!! Unethical business practices and piss-poor customer service rule. Lived in a DNI community for over 8yrs. When I sold my home I did so because we found out that the lawn-mowing guy for the community owned 10 lots (some of them for rent or lease, which is against the rules) in the community and mowed the lawns (conflict of interest here) $155.00/in fees per month(which is above average for West St Charles County) x10 lots is $1550/month or $18,600/year in HOA fees that they guy should be paying. It took over 5yrs to get a boot stack replaced on my roof which had caused significant water damage to the interior (which we were responsible for), couldn't get a return call from the community manager and I actually had some old bat from the board of trustees stand in my yard and adamantly tell me that the boot had been replaced and the roof inspected after the hailstorm in 2011 - apparently not! If you are even ONE day late with your HOA dues they will fine you big time and threaten to sue you, might be hard to do since they don't even follow their own rules/regulations/covenants. Can't belie there hasn't been a class action lawsuit brought against them! read more
