I have lived at Dolce Living for six years, and during that time I've seen three different management teams. While change can happen anywhere, that level of turnover has made it difficult to experience the consistent sense of community that the property promotes. Since COVID, it often feels like the staff is stretched thin. I recognize that managing a property of this size is not easy, but from a resident's perspective it appears there may not be enough maintenance support to properly keep up with the needs of the community. Many of the work orders we submitted were acknowledged, but the fixes often felt temporary rather than fully resolved. One of the most frustrating experiences for my family happened in 2023. I had communicated with the leasing office that we were trying to move into a larger home and that if a four-bedroom became available, we would prefer to stay. Despite that conversation, our apartment was placed up for lease before we had secured another option, which left my family in a very difficult position. We were ultimately moved into a second-floor unit, which many families with children try to avoid. Unfortunately, the unit did not appear fully ready when we moved in. The flooring was warped, the wax on the floors was worn off, and we began noticing a roach issue along with other maintenance concerns. While work orders were submitted and addressed, it often felt like the problems were patched rather than truly fixed. I want to be fair and say that previous management teams at least made efforts to work with residents, even when things didn't go perfectly. With the current team, however, the approach has felt more focused on policies and operations than on residents as individuals. For a community that emphasizes professionalism and a strong sense of community, that has been disappointing. Most recently, the decision was made not to renew my lease. While I understand that management ultimately has that right, it was still discouraging given my six-year history here and the communication I've had with the office about my situation. After living here for this long, my intention in sharing this is not simply to complain but to provide honest feedback. This community has potential, but improvements in communication, maintenance follow-through, and how long-term residents are supported would make a meaningful difference. read more

Ok, so after leaving this review management did reach out and resolve everything and ask that I delete my original review. I will not do that. But I will say that seemed to fix everything only after I complained and wrote on here. They were somewhat rude and condescending still but hey my issues were somewhat resolved. I toured the place and the apartment i visited was ok but inside ..on the patio messy bird poop, with a live bird in a nest, just chirping away! ***update as of Sept 2021*** My review was based upon the old management. Since then, they have gotten a whole new team and got rid of the previous people in the office that I thought wasn't the greatest. I came in to speak to the new manager (Jasbir) about my situation of being behind in rent due to losing my job bc of COVID, and to be honest, I was scared. I thought I was going to be evicted. Jasbir reassured me that she wanted to sit down and have a face to face meeting to talk about what's going on with my job/financial/rent situation. She heard my concern, did not judge my situation, and even helped connect me with other community resources for issues I was experiencing. In addition, Jasbir even confronted me about my previous rating/review lol. I was embarrassed as I have written that a long time ago and things have definitely changed. Power washing update: according to the manager, they power wash the exterior twice a year. And 2 months ago they power washed the breezeways. I had to submit several complaints especially in the evening and weekends, people blocking entrances, no parking spots because non-residents are there, there are too many people living in one apartment, place smells like trash because residents leave their trash cans outside all day, we usually get so many notifications about trash cans and how they weee going to fine but never happened because it is out 24/7......... read more

When I moved into this apartment was the best but my review was based upon the old management but since they got rid of the old management is getting worst everyday. The new management are worst when you call the office there don't pick up the phone , when you put in a work order it take them weeks I mean weeks to get it fixed compare to old management " which is done wetin days". Hmm...I wish I had a great review to share here, but I don't. My husband lived here before I moved in. Once I moved in, we lived there for 6 years. In the beginning, this was a BEAUTIFUL community. We loved coming home to this place and if we had a concern, we felt confident going to the leasing office and addressing our concerns because ALL concerns were welcome and we felt like they actually listened and cared. NOW, this part of the review is regarding the OLD management--when I would have given them FIVE stars. Now comes the ONE STAR--NEW management review. After the awesome crew in the leasing office left, due to new management, it seems like DOLCE was under new management each year and the staff/customer service got worse with each change. So, we used the ice/water dispenser on the refrigerator on a regular basis because having that was an added perk, of course. Well, after using it daily, we received notification on the refrigerator reporting that it is time to replace the filter. When we contacted the leasing office, they said it would cost US $50 to replace the filter!!! $50 for WHAT??!! We pay our rent so why do we need pay for a filter--that is regular maintenance request! At no additional fee, they changed the light bulbs out, filters, etc. There were so many times where they would change the rules at the drop of the dime--to their convenience. They did not have any problems asking about for $50 for a water filter, but would not even clean their filthy pool! I tried to complain to the main office about the pool, but received the runaround. I also tried to contact an inspector to inspect that pool--it was green and NOT blue! Lastly, there are so many instances that I could highlight here, but I would like to end with this. My husband and I put in our "Notice to Vacant" within the required timeframe. We attempted to pay our last two months on rent online (as we always have done) and received error messages reporting that we are "unable to make online payments". THIS caused us to be inconvenienced (go to the local store to make a payment) and caused us to have to pay additional fees. My husband contacted the leasing office and inquired about the error message. They informed him that we had paid our rent late two times out of the last 6 years and reported that they locked us out of the system. My husband's argument was, if that were the case, why is this just now happening--WHEN WE ARE ABOUT TO MOVE OUT??!!! They informed him that they would speak to upper management about waiving the fees that we had to inconveniently pay and never heard back from them--this is a month later!! This complex went down FAST!!! It's interesting, the customer service is getting worse, but the rental rates keep increasing!!! Wow! interesting... Since my review posted my refrigerator ice maker has now been repaired and mystically the signs about "surveillance" have now vanished! Having a Peace officer that lives on site does no good. If you need him he's not on duty and is not ready. not even good for you to mention this. As a Retired Peace Officer i can tell you that running to the guy who happens to live there is the wrong thing to do and say especially for the manager of the apartment complex! Best bet to just call 911. As for the item in the lease, i realize that it is part of your contract that you use and that i did sign the contract. My point here is to hopefully prevent anyone else from making the same mistake that i did. $1900 penalty for early move out even if the person was to move out a day early is NUTZ! to be specific it says this : "Not a Release. The reletting charge is neither a Lease cancellation nor a buyout fee. It is a liquidated amount covering only part of our damages--for our time, effort, and expense in finding and processing a replacement resident. These damages are uncertain and hard to ascertain-- particularly those relating to inconvenience, paperwork, advertising, showing apartments, utilities for showing, checking prospects, overhead, marketing costs, and locator- service fees. You agree that the reletting charge is a reasonable estimate of our damages and that the charge is due whether or not our reletting attempts succeed. If no amount is stipulated, you must pay our actual reletting costs as far as they can be determined. The reletting charge doesn't release you from continued liability for future or past-due rent; charges for cleaning, repairing, repainting, or dealing with unreturned keys; or other sums due." So... Moved out of this apartment and the manager was extremely rude and not helpful at all I cleaned the apartment perfectly and was told wow this one won't even have to be cleaned upon move out inspection and was still charged a cleaning fee when I tried to pay the cleaning fee on there mobile app it wouldn't allow me to pay and said you must pay it by check in person because you have been locked out of the system would not rent here they don't answer the phone would recommend moving in across the street at town center lofts read more

This place is not worth the money. It's pretty much a dump. The good: Nice gym equipment, felt safe The bad: Literally every single thing else! Had a foundation issue in our building (needed to use a string to keep bedroom door open). They have a bad dog poop issue-especially at the "dog park". Made it hard to actually clean up after my own dog because there was so much poop. Most of the time we lived there, there was a water or sprinkler issue that caused a constant puddle in front of our building that would attract bugs and smelled horrible! Birds kept building nests above our front door. We asked multiple times for the bird poop to be sprayed off our front door, it was never done fully but they always closed the work orders. The walls are paper thin. You can hear everything your neighbors do. The appliances are literal crap. Dishwasher didn't clean, stove top was broken, after submitting at least 3 work orders we finally got a new dryer-and the replacement was crap too. The refrigerator was way to tiny for an apartment that could house 6 people. The water pressure in the entire unit sucked-master bedroom shower was barely a trickle even with different shower heads- and maintenance said it was controlled by the city of Rosenberg and there was nothing they could do. The carpet was crap when we moved in. It was so worn in spots that the tacking was coming through. Submitted a work order, it was closed as "completed work" even though no one ever came. Had flowers to us as a surprise gift and office never informed us that they accepted delivery. 3 weeks later, when the sender asked if we received them, went to the office to collect the dead flowers, and they said "we were wondering if you were going to come get them!" We also had several other packages they never told us about.... I could go on and on. This place is a dump, and not worth the money. The manager changed after we moved in. The first guy was terrible! The new one has a ton of fake reviews on google about what a great place this is and how wonderful she is. It's all crap. I had to go in to the office and ask that one of the employees stop parking in the handicapped parking spot and blocking the ramp...low and behold it was the manager doing it NOT classy is the best thing I can say about her. I have had a lot of different living situations, and this was by far the worst place I have ever lived! If you have options, pick them over this place no doubt! read more
