I would give these apartments -5 stars if possible!!…read more WARNING: Avoid residing in unit 1302 as it is situated above one of the leasing agents, also known as Fatima. first and foremost I used to be a tenant at apt 1302 from nov 2023 - april 2024. the leasing agent ms fatima was the one who leased us our unit above her apt knowing we have a 2 year old and a 11 year old. the first day we moved ms fatima had the nerve to tell us to keep it down even though we are moving. as we get settled within the first two week we were getting disturbed by fatima and her boyfriend banging on their ceiling to alert us that we are being too loud. my spouse knocked on their door and attempted to let them know they can always text us or knock on our door to let us know we are being too loud rather than scaring my children with their constant banging on the ceiling. Even simply walking was a noise complaint for them. it got so bad that they started calling the courtesy officer to come to our home and flash their lights into our apt. the reviews from google shows that this has been an ongoing issue for sometime and unfortunately corporate fails to hold them accountable. not to mention Clark finds it acceptable as a manager of an establishment to think it's ok to yell at their tenants. SPECIALLY WOMEN. This Mr Clark man had the audacity to yell at me because he had a problem with my dad parking next to my gargage to pick up my son. the fact that he think it's ok to yell at me infront if my child and my father it upright unprofessional and dispicable. I am a manager at an establishment myself and I could not phathom yelling at any customer or tenant in this scenario. we have reached out to cooperate but yet has failed to hold their employees accountable. these apartments have been a living hell for me and my family. I hope no one ever has to deal with what we went through. especially for a family with little children. long story short we had to be let out of our lease due to harassment. mind you we were let out of our lease therefore we were not in the wrong. only saving grace is ms angela!! They both stated everything was wonderful even stated the oven was clean. Then I get a final statement from Dashawna showing I have a $115.00 credit, two weeks later I get a statement showing I owe. I tried to contact office for 2 weeks before I spoke to Jake who is the epitome of rudeness, he should be the poster child for RUDE!! I informed them to contact insurance company for payment. Meanwhile, my insurance company mailed me a check, they wouldn't accept it, so I wrote a personal check and presented it to Michelle (I have my receipt). 3 weeks later I'm contacted by a collection company REALLY!!! Now Crystal is telling me it wasn't certified funds WTHECK NO ONE CONTACTED ME TO SAY NO PERSONAL CHECK, CERTIFIED FUNDS!!! Why certified funds? I have lived at Dolce Living for six years, and during that time I've seen three different…read moremanagement teams. While change can happen anywhere, that level of turnover has made it difficult to experience the consistent sense of community that the property promotes. Since COVID, it often feels like the staff is stretched thin. I recognize that managing a property of this size is not easy, but from a resident's perspective it appears there may not be enough maintenance support to properly keep up with the needs of the community. Many of the work orders we submitted were acknowledged, but the fixes often felt temporary rather than fully resolved. One of the most frustrating experiences for my family happened in 2023. I had communicated with the leasing office that we were trying to move into a larger home and that if a four-bedroom became available, we would prefer to stay. Despite that conversation, our apartment was placed up for lease before we had secured another option, which left my family in a very difficult position. We were ultimately moved into a second-floor unit, which many families with children try to avoid. Unfortunately, the unit did not appear fully ready when we moved in. The flooring was warped, the wax on the floors was worn off, and we began noticing a roach issue along with other maintenance concerns. While work orders were submitted and addressed, it often felt like the problems were patched rather than truly fixed. I want to be fair and say that previous management teams at least made efforts to work with residents, even when things didn't go perfectly. With the current team, however, the approach has felt more focused on policies and operations than on residents as individuals. For a community that emphasizes professionalism and a strong sense of community, that has been disappointing. Most recently, the decision was made not to renew my lease. While I understand that management ultimately has that right, it was still discouraging given my six-year history here and the communication I've had with the office about my situation. After living here for this long, my intention in sharing this is not simply to complain but to provide honest feedback. This community has potential, but improvements in communication, maintenance follow-through, and how long-term residents are supported would make a meaningful difference.

I've been here for 8 years and never had any issues, with the front office staff or neighbors, it's been quiet and peaceful. Once the new manager began myself and many of my other neighbors began to have issues with the front office that we've never had before. In the past few months she's been here there has been a lot of new foot traffic, and a lot more busy outside than i am used to. They are a small complex nestled away from the commercials areas-however five minutes from Brazos town center and a stone's throw from the police department and city hall. Nature surrounds this place. It also is in a residential area. My first experience was with Miss Erica of the leasing office, she had been extremely helpful throughout the whole process, friendly and helpful-even my aunt felt from her brief interaction that she takes very seriously this location. I was surprised when I arrived before my aunt and said I was waiting on her, Erica pointed out my aunt's car as she drove by and stated she knows her residents, implying to me she keeps a close eye on the comings and goings. Once inside to see the apartment I noticed that the walls were not the typical bland eggshell white, but sandy brown matching the brown carpet. The appliances were a bit old school, but I could care less about that seeing as I prefer a stove with burners. The apartment I saw overlooks a forested like area with a creek, I even saw birds playing which I adore. Every resident I encountered has said similar- "quiet community and beautiful surroundings". The apartment has not only ceiling fans but lights that light the entire room. The balcony is narrow and first floor apartments have a high wooden fence. Even the basic one bedroom is so spacious; but the biggest selling point for me was the enormous amount of storage space. The walk-in closet is large, there are multiple drawers and cabinets in the kitchen area, and the bathroom has a closet with shelving. This is more than enough for a single person. There are two separate pools, but I am not a big pool person. Each ap apartment comes with a washer and dryer, which is huge. All of this and the basic apartment is 825; yet I see no hidden fees intended to Jack up the costs. There were a few flaws I found in relation to the prior tenant moving out but nothing major that would create a lack of comfort. I will say there is more to come in time, as one off the biggest things I've yet to see is how equipped the maintenance team are and how well or fast they are at fixing problems I've yet to encounter. The unit that I was shown was extremely outdated with carpet throughout and holes in the walls. It was the ugliest apartment that I've ever laid my eyes on in all of my life and living. The carpet had stains in some parts and some parts not. The living space was spacious, but the dining room area was carpeted and was pretty tiny. The bedroom was carpeted and small. The cabinets was unpleasant brown color with tiny holes in it. It looked like the last person who lived there was punching holes in the walls. In the closet, the door of the closet had a huge hole. I told the leasing agent that and her response was, "yeah, they got holes in this place!" The balcony was not cleaned and had a bird nest with cobwebs and bird poop everywhere. The leasing agent saw that and said, "oh, the maintenance guys haven't cleaned this yet". That right there shows me that the maintenance ain't about shhhh-. The leasing agent that showed me the unit was a cool chick. I even saw a really cute guy that lives here, but I decided against living here since the units are very expensive and outdated, all that carpet is a turn-off, and they had the audacity to show me an ugly unit.
