I've had a very good experience here the past two years. Apartments are very spacious and there's a ton of amenities. Office staff are friendly and willing to help out when there's an issue. Maintenance gets things done quickly. I wonder if people leaving the bad reviews just don't have experience living in student housing before this? This property has the same kind of rules as every other student housing I've ever lived in. I would NOT recommend living here, especially for college students. The management is extremely unresponsive when it comes to disputes or billing issues. They're quick to threaten sending students to collections if there's any kind of balance -- even if there's an active dispute that they haven't bothered to respond to. Essentially, you're forced to pay whatever amount they claim you owe just to avoid being sent to collections, even while waiting for them to review your case. I would rate you a zero, but that isn't a possibility. We just got a letter saying we/our daughter owes them $850 dollars for a health hazard when she and I moved her out. The letter says if they don't receive the money 30 days after her move out date they will send us to collections. The carpet was CHEAP! There was wear from the door to the bathroom and the edges were coming up. The paint on the walls was a patch job previously. You could tell by the two-toned paint. I personally swept, vacuumed and mopped. I have video and photos showing what it looked like. The photos they sent were blurry and tiny. When I went to talk with them on move out day, no one was in the office . I have a photo and video of a sign saying they were in a meeting the remainder of the day. First, I will say that the complex and apartments are very nice and the move in process was pretty straight forward. The PROBLEM comes when you move out. My daughter and two friends were assessed a $2100 repair bill for the most ridiculous things you can imagine. One charge was for a stain on the couch that was there when they moved in, we have a phot of it and other small damages as a record from the move in day. We immediately disputed many of the call outs and questioned the fees associated with getting them "fixed". Their responsiveness and willingness to work through the dispute was basically nonexistent. We have reached out multiple times by email without any response and when you call you can't get to a decision maker. We want to close this out but not until we are given an explanation. No return calls or emails for over 72 hours. This is after many attempts to get a hold of them during their business hours and only have the option of leaving a voicemail. DO NOT MOVE HERE! At first I thought my experience at the domain would be pleasant. The place seemed nice, great amenities, and an incentive to start renting here. Little did I know soon after renting here that the narrative would change. The management and staff here are extremely dishonest. They not only violate your lease but also charge you outrageous fees. I had requested a walk through of my apartment twice before moving out. Which I was told that they weren't doing anymore. A month and a half later I get a bill for $395 and some change for cleaning fees/damages to the unit. For instance, I was charged for a garbage disposal (working when I left), $65 for a desk cleaning that I cleaned before leaving the unit, as well as, $120 in damages to bedframe/headboard?! The fees were very unreasonable and they failed to provide me any proof of damages etc. to the unit. Only pictures of the supposed damages from afar. So the evidence were literally pictures of white walls?? On top of that when I first moved in the door to my unit was not functioning properly. It wouldn't lock nor close. Plus the door to my bathroom was completely off the door frame as there were only two screws in the hinges. I took almost a month to get this issue resolved and multiple repair order requests. They initially told me it was fixed, but didn't even provide additional screws... they just screwed in the screws that were present. Then the door fell off the frame again, and ended up breaking against the bathroom counter. Which they then had to source and replace the door completely. They also decided to damage the door frames in the process and absolutely butchered the "fix". The rental property had changed management a few times while I was renting there and my at one point I wasn't able to view my original lease. Thank god I had kept a copy for safe keeping. The front desk staff are often friendly but have no idea what's going on. They say that they'll let their manager know of what issues you have but never get back to you. I had a horrible experience renting here and advise everyone to stay away to save then money and stress. Horrible and non-responsive. Our daughter signed a one year contract, but only lived there for 9 months. Dealt with numerous loud neighbors, the walls are very thin, you can hear everything, including someone using the bathroom in adjacent apartments. The Domain did not address the noise complaints. The hot water heater wasn't working, It took 2 months for The Domain to address and fix the issue. Upon move out, the Domain refused a walk through multiple times citing they were too busy. Then assessed $400 for cleaning and damages. The pictures they send do not show damage. Tried countless times to get a hold of them via email and phone calls. No response. Tried to work with them, no response. Paid a portion of the fees for cleaning. Asked for the carpet stretching to be waived along with re-painting and no response. Without responding to our request, they sent us to collection. Can't express my disappointment and frustration enough. These people should feel ashamed. read more

Don't be fooled by the amenities like the pool and gym, they will most likely be closed for "maintenance" a majority of your stay. The amount of stress and anxiety my roommates and I had to go through was insane. The management is absolutely horrible, and it appears as if they don't even communicate with each other. One-time last summer of 2023 the management team would walk into my apartment unannounced. I would explain to them the same situation every time and they proceeded to walk into my apartment at any point of the day. They also lost track of my re-signed lease last year and put a random person in my room. I had to go up to the office and explain how my roommate and I re-signed our lease the same day and gave it to management that same day. We also repeatedly asked if they got it, and we were good to go, and they reassured we were all good and they had it. They practically made me homeless for the school year because of that and the only reason I was able to get my room back was because someone else terminated their lease last minute. Not to mention when we moved out, they charged us with the most outrageous fees. A majority of these issues were like this prior to us moving in. Therefore, MAKE SURE YOU TAKE PICTURES of any damages in your apartment when you move in and keep track of them until you move out. I have an ongoing dispute about the paint job in our room and management still hasn't gotten back to me or my roommates and it's been over 30 days pretty much 60 by now. The management team needs a major update because clearly judging by my experience and others there currently not doing a good job. I am so happy that I moved out of this place. The office never answers their phone and is rarely open. It took them a month or so to get my parking pass made, in which I was paying for but wasn't able to use without the pass. The amenities including the gym always have broken machines that take months to be repaired. The pool was closed over half the summer, and when it was open it was rarely residents there, but random people who don't live there who jumped the fence. When I called multiple times over a period of a few months because of noisy neighbors, the office never answered and never solved the problem. There is zero parking unless you pay for a reserved spot. This place is not worth the price. Lived with 3 roommates, 2 of whom had dogs which dirtied the apartment. I was charged for the messes at the same rate, which I brought to the attention of the previous management. They told us we did not have to pay while they reviewed the complaint. Management did not reply FOR A YEAR, when we received a statement that we would be sent to collections if we didn't pay. Ridiculous. I have lived here for 3 years and gone through many changes in management. We had one good one however The other managers have been HORRIBLE. When I moved in there was two vapes on my floor as well as dirt and hair everywhere. They did not care to clean it and wanted me to wait a weekly for the cleaning crew to come back. They never respond to you when you call or send an email and the staff in the office won't answer the phones either. They had a pool party a while back where the workers were drinking. They provided alcohol for everyone and then got mad when people were drunk. People had full on bongs on the pool deck and not one staff member stopped it. There was 100s of people it was way over capacity in the pool which could have been incredibly dangerous. As a result of the party that they threw and advertised to people we can never use the pool. It's closed half the time or I have to give the unreliable staff members my ID. It was closed on the 4th of July. One drunk staff member was talking to me and said that they specifically won't answer phone calls from certain people that have a lot of issues with their apartment. I seem to be one of those people as my apartment has had numerous problems such as water leaks, broken appliances, mold in multiple places, and I've been overcharged. They came and "fixed" the water leak about 7 times before they figured out what was even wrong. The staff told me they would just put caulking up in the ceiling to slow the leak but would never actually stop it because it was too hard. They won't answer when I call. There was no urgency to get those problems fixed as half the time I couldn't reach anyone. The only manager that cared was Marion but he is gone now. The staff has lied to me about the issues being fixed when they never even entered the apartment to fix it. They have lied to my parents about stuff I've said to them as well. The staff talks down to you and treats you like your a petulant child. If you have any problem they will be upset that you need it fixed. read more

I would strongly recommend anyone looking for an apartment to avoid Yugo. Quick Points: 1) The application portal is unwieldy and hard to navigate, especially if you have a cosigner, and triply so if your cosigner has low liquid income and instead would like to prove net worth via assets. 2) The front desk is told nothing, knows little and while professional and understanding can be frustrating to deal with as they simply aren't told anything out of limited training meaning once something goes wrong you have to speak with a manager which doesn't happen often as they have the uncanny knack of knowing just when to go on break so you can't reach them. 3) I was told by Yugo for ~6 weeks that I had a place to stay but that their managers needed more time to send me the lease paperwork. When the start date was about 1 month away I called for the ~25th time for this whole process and was told that the room had fallen through and they were bound by privacy laws and couldn't explain why or offer any form of recompense. Yugo as a company has treated me with nothing but disrespect, not for my time or for my housing security. If they had been upfront that it wasn't going through I would have appreciated that and started looking elsewhere. Instead I was told for a month and a half that I would be okay and would have housing and then nothing. Please reconsider if you are thinking about living at Yugo, you won't be prioritized, your requests and complaints will not be acknowledged and you will be treated as someone to take money from, not a person who deserves respect, time, and consideration. In-Depth Points: 1) The staff at the front desk are told almost nothing it seems like from my interactions with them. Anything that you may have a question about they either aren't sure of, don't know, or will put you on hold for. When asked if I can speak directly to their managers as they unfortunately simply don't know anything they have told me 1, they're on lunch break, or 2, they just stepped out of the office, or 3, they went home early. It felt like the people running Yugo were never even present there. I only got to speak with a manager one time, when they told me that the agreement fell through, and that was it. Incredibly frustrating to deal with a staff that although was professional, considerate and understanding of my frustration, was almost never helpful. 2) After finalizing my application and being told that I was in, around mid-end of June, I spent the next month and a half calling Yugo every Monday and Friday to ask about my application. At first every time I called I was told that there were several emergencies the upper management was dealing with and that they couldn't get to any applications. As June turned into July, I was told that there were very few staff members available to send out lease paperwork. When it got to late July, I was told by a front desk worker that my application was for the wrong apartment layout but it wouldn't be an issue, he had submitted a change to management. Finally, on the last Friday of July I got an email from the woman I was taking over the lease for, she told me that she had been sent some paperwork to finalize the lease takeover and that I could expect good news today. I called in hoping that because we were almost one month away from the move date, Sept 1st there would be an update. The front desk worker told me there were no more spaces available, I explained that I was part of a lease take over agreement, there should already be somebody's spot waiting for me. I asked if I could please speak to management as I have been waiting for 6 weeks now and have been told every single week that I would have a spot at Yugo, I finally was allowed to talk with someone from management. She explained that due to some mandated privacy laws, she was unable to disclose the reason why the lease takeover fell through. She told me she was sorry that it had happened but that they were full and couldn't place me in Yugo at this time. She explained that many renters will try to get a lease takeover at this time in order to get out of leases (I wonder why) and that she can put me at the top of the waiting list. It's almost a week later and I haven't heard a single thing from Yugo. I found out that it fell through when I called them, but they didn't call me as soon as they had found out this wouldn't go through. The manager I spoke with told me this wasn't even what she deals with, and that her manager is on vacation, so if I wanted to talk to someone above her I'd have to wait even longer. After 6 weeks of work, at least 20 phone calls, working with someone who is living there now, an application submitted 3 times, getting on first name basis with some of the front desk staff, Yugo failed me. The New manager Daphne sucks. I have lived here for over 2 1/2 years and always looked forward to summers at the pool. She has changed the dynamic in the office area. I was once a resident, came back to visit friends and had a barbecue. As we where all hanging out under the cabana playing UNO after we were done cooking Daphne the new manager proceeded to call the cops specifically on my and my friends and was not worried about no one else at the pool. May I add we were mostly people of color and we all felt RACIALLY PROFILED. Her words were "i'm worried about the people under the cabana when we had no alcohol and just having a good time while people around the pool were drinking and smoking. When speaking to her about issues, she talks down to you and belittles your complaint to where she makes you feel like a little kid. My roommates and I have been in contact with her for the past few weeks to get certain matters sorted out, and we have been repeatedly pushed off to the side. She does not prioritize the residents who live here, she is clearly only concerned with her reviews on Google and Yelp. Since she has been here, there have been complaints about racial profiling (see other reviews), issues with her tone, and cracking down on rules that seem like punishments to current residents. The Domain itself (apartment wise) has a nice space and quality living quarters. The Domain Staff on the other hand- not great AT ALL! The staff you can tell are younger and are very unprofessional and rude when trying to ask about a frustrating situation such as parking. I just spoke to a leasing manager who was very sarcastic about my concerns and wasn't offering any help on their end, telling me that it is up to me to figure out my situation. I have a parking spot at the Domain which the leasing representatives ensured this was the only way to have a parking spot available at all times. However, I have had to tow three different vehicles (given I gave the cars two full days before calling the towing company) and many for the majority of my first three months living here have only been able to park in my own spot that I am paying for a handful of times. Each time, I call the Domain to explain my frustration of paying for a spot I am unable to use where they tell me there is nothing they can do and they can't control other residents. What is the point of paying for a spot if you aren't able to use it or there is no system put into place to ensure this doesn't happen? I have other friends in town that are living in apartments and never have to come across this issue since the apartment itself has a system in place and informs other residents that this is not acceptable. When explaining that I should be refunded the amount of my parking pass for this month (since I've had to tow two different cars) they told me they weren't willing to do that. The best thing they could do? Try to find a new person to take on my parking lease since I am binded to a spot that I am unable to use and have to pay for others to use my spot. If you are looking for a place to rent in Corvallis DO NOT LEASE AT THE DOMAIN! Biggest mistake I made was being fooled into thinking this was a nice student living apartment complex. You will be wanting to leave only three months in and will be spending more time trying to reach a manager who never seems to be available and having to speak to unprofessional student staff who don't take their job seriously or have any solutions/answers. read more
