FUTURE TENANTS BEWARE. Landmark Properties - AKA Sierra Apartments greed has no limits. They are UNETHICAL, GREEDY AND UNPROFESSIONAL and as many people have pointed out - BIASED AND RACIST. Why has no one filed a class action suit against them for all their dubious actions? Disclaimer : Disclaimer : This is long but PLEASE take the time to read this review ESPECIALLY PARENTS/GUARANTORS to understand how Sierra operates. 1) Daughter A who currently pays $1185 for a 2BR for the 2024 school year found out only after signing her intent to renew that her new lease would increase to almost $1000 more for 2025 and was given 24 hours to sign it. Through subtle marketing threats of rent increases, Sierra puts pressure on tenants to renew thereby creating a new base rate for other tenants. Even after my daughter and her roommate SIGNED their leases before the 24 hour period, her roommate got an email increasing rent to $1320 immediately after signing. Rushing to the office, Taylor fed them the tiered system pricing spiel and in a rude and cold manner refused to help. While the two girls were in the office, I suddenly got a notice that our rent also went up to $1375. That's an almost $200 PER MONTH INCREASE on her current 2024 rate in a 24 hour period. How is this even legal??? 2) Daughter B was also going to renew her 2BR lease so my son (currently a freshman) could take over her room when she moved out. He and his friend wanted to take over her entire 2BR unit but Sierra made sure that we weren't able to do that in a manner that was fair to my son's roommate. Even after agreeing to pay the $500 lease takeover fee from my daughter to my son for 2025, Sierra wanted my son's friend to pay some undetermined amount after it opens up to the public if he wanted to be my son's roommate. Not knowing if the undetermined rate would be feasible for my son's friend as his dad is currently battling colon cancer and the surgery and chemo and radiation therapy that goes along with it (all that Sierra was aware of), my son decided against locking in my daughters unit to avoid leaving his friend high and dry. 3) Bait & switch - Alexis walked my friends' son through a lease for a 2BR in person as he clearly stated that he wanted to room with his best friend without any glitches - she NEVER mentioned that it was sold out. Once Ryan was on the hook she switched the unit type for which he applied. Now Ryan is locked in but has neither the unit he signed up for or the roommate he chose to stay at Sierra with and Ryan's friend is locked into another unit without Ryan. TOTALLY UNETHICAL !! 4) ADDED FEES - Sierra charges a fee to send utility bills but the utility company does this for free so why are we getting charged? Sierra also adds a surcharge PER MONTH for pool views ($10) and 6th floor units ($20). Since they assign the units, you could be stuck paying these extra fees without even asking for it. If you're on the 6th floor facing the pool, you get dinged twice ($30 PER MONTH). This year's new addendum also allows them to charge for units facing Washington Ave ($10). Many units face the street so Sierra makes thousands more. Finally, you can't sublease your apartment if needed. You have to pay a $500 fee first. 5) Parking - DO NOT PAY $75 for a reserved spot. Sierra is very good at creating an unwarranted sense of urgency. The parking is never full and the non-reserved parking is right next to the reserved spaces. My daughter had a friend who was given a reserved spot on the 5th floor but was assigned a room on the 1st. When her parents went to try and fix it Sierra said they had to pay for the spot on 5 but were welcome to park on the first. This is the kind of business that Sierra does. 6) Cleaning Fees - Document and photograph everything. Sierra loves to charge fees at move-out even if your apartment is immaculate. They charged us for dust on an electric plate. They also charged us for issues that were on the initial move-in inspection report. Sierra is banking on the fact that no one goes back and disputes their bogus charges so they make thousands off of their questionable ethics and business tactics. 7) Other things to note : New tenants pay a full month's rent ($1000+) in September and can't move in until September end. Is that even legal to make you pay a full month's rent for something you can't move into? 8) The management is awful !! Alexis and Alysabeth just spit out "fair housing practices" as a blanket excuse for everything but I'm pretty sure none of them even know what it means. Have they even read the fair housing act? It has nothing to do with the excuses they use it for. Shamefully they have the audacity to end every interaction with "is there is anything else I can help you with" when they never actually help with anything to begin with. This place is a downright scam. I pay 1050, I share with 3 others, and there is no AC in bedrooms. At the domain for instance, I paid 900 and had substantially larger bedroom, and had AC in my bedroom. I feel like this place is operating on the border of being illegal. Kids- STAY AWAY, PARENTS- be warned! This place is a scam, and their communication is purposely poor. As a parent, I signed up to be my son's grantor but when I asked why the lease documents do not list the terms and conditions, I am ghosted. We have not even moved in yet. Interesting to read the other reviews. My daughter lived there for eight months and had to sublease her apartment due to an internship. While she was organized and started the process three months in advance, the front office was very helpful. She found her time at Sierra very nice and will be returning. Truly awful place to live. Firstly, do not trust high ratings you see on Yelp or Google. Sierra pays students to leave 5 star reviews. Some other 5 star reviews I've seen are from employees working there, but not living there. Just a heads up to those looking. They take advantage of young college students who don't know any better, and lie and pressure desperate students into signing a lease. I was fooled into living here--don't be too. These apartments are nice when there are tours, but disgusting the rest of the time. Expect to find bodily excrements inside and outside the area (I've seen feces, pee, vomit, both human and pet), in addition to trash and cigarettes everywhere. It doesn't take an imagination to imagine how this place smells sometimes. Management is highly unprofessional. They never take accountability for anything and instead blame students. For instance, the "free and high-speed" wifi has been out several times this year, sometimes for WEEKS at a time, and when this has happened management says this because too many residents were using the wifi at once. Another time a friend's car was towed by Sierra's mistake (despite paying $60/month for parking, which is also ridiculously expensive parking for the area), and Sierra admitted the mistake but refused to pay for the car to be released from the tow company. I have dozens of more examples I could discuss, but if you don't trust my judgement, just ask several OSU students at random about how they feel about Sierra and you'll hear more horror stories. Also expect your stuff to be stolen and Sierra to do nothing about it. I've had several packages delivered only to have another person run off with them, as well as a car break in right outside Sierra's office in the morning. I went in several times (~10 separate times in total) to the office because they have cameras everywhere and promised me they would check the cameras for these incidents, but each time the manager Mark was "too busy" to help. Sierra did finally hire a 24/7 security company to be on location, but they are not much help either. Imagine how bad an apartment complex crime has to be for a company to finally cough up the money to hire external service, and it's STILL horrible here even with security. Also beware of some pets around here. Sierra does not regulate pets whatsoever because it's extra $ for them and allows all dogs to run around the property without leashes. Normally I don't have a problem with dogs running around without leashes (even though I have cats), but the training level & nature of some dogs here have caused so many problems. Both of my neighbors have been attacked/bitten by aggressive dogs here. My friend's dog (who was leashed) was also attacked by another aggressive, unleashed dog here and was at the vet for days after the attack and almost didn't make it. (Sierra technically has a rule dogs can't be unleashed but do not enforce it ever.) Rent is high for the area, and on top of that there are several forced hidden fees sprinkled in (for instance, a $40 fee to pay with a card, a ~$90 fee to use a certain app they force you to use to pay bills, etc. Besides these, there are many more fees they are not honest about in the description and lease. Unless you are wealthy and/or have mom/dad paying for everything, be careful here. Some residents have to move out due to these fees but it is next to impossible to get someone to sublease (especially during the summer) because everyone local knows to avoid Sierra. The facilities are alright besides being overpriced. The building is relatively new and the apartments are acceptable, and it is a 10-20 minute walk to all parts of campus, which is nice. However, half the time facilities are closed or broken. The main elevator has been broken for at least a year now. Wifi rarely works on my floor. Recycling and trash room almost always too full to take out trash. Pool and gym are known to close (though this has gotten better, I will admit.) My dishwasher and washer broke months ago and despite several maintenance requests, have not been properly fixed. One last thing--the lease period is VERY odd so it is difficult to move out of this property into a new one without paying double rent for 1-3 months. And as I said before, people do not want to sublease into this complex. To conclude, I wouldn't move into the Sierra unless you are truly desperate. Do your due diligence and research, and if you are truly stuck with housing (as I was), do not expect a good experience here. read more

Looking for housing in Corvallis led us to the leasing office for Sierra on a Sunday morning expecting to only find contact information - Wow! Instead we were greeted warmly and professionally nearly an hour before their normal business hours with an invitation to get our coffee and come inside for a tour. Such a positive experience! Seeing sample build materials, layout options and a virtual tour all wrapped in the upbeat, gracious professionalism of the Sierra team was amazing. DON'T LIVE HERE *they edited my review on google* Going to start this off by saying that when I first moved in in the heat my key did not work for about 4 hours and it was because they assigned me to an incorrect room. When talking to the office they said the maintenance crew had already left for the day before they finally figured out they gave me the wrong room. Moving on to now. I was 30 minutes late to return my room key past a noon turn in deadline and am being charged $150 WHEN THE UPCOMING LEASES DON'T START FOR OVER TWO WEEKS. I am being told it was because I was holding onto property that was not mine anymore when it was clear I was finishing moving out and is little to no inconvenience for them to have it be a half hour late. What about when I was denied the property I had already paid for when moving in because your management messed up? Where is my $150 for that? This place is just a money suck. And a lot of the amenities are poorly serviced/not even in service. On another small note THEY SAY THEY HAVE A POOL but it's closed literally all year it didn't open until like July and I'm sure it will be closed soon this fall. I know corporate is about to send some sad excuse of a reply saying that it is their policy. No, their policy is clearly just to screw over students. Sierra student apartments is the worst, if you are replying as the owner you should be ashamed of yourself you're taking advantage of students. I don't want your reply. They are rude and unprofessional all the time and I had over 700 dollars worth of damages and stuff stolen from the parking garage because the gate was broken and they didn't tell anyone that the gate was broken and they won't even cover the charge and I missed a class because of that. I am a student at OSU so it is critical for a STUDENT APARTMENT to be prompt with network issues. The wifi went out last week, either Monday or Tuesday, sierra didn't adress the problem until Friday, then sent another email saying it won't be fixed until this Wednesday. It should not take two weeks to fix this issue. They should've immediately taken action on this issue. It is week 1 of school, and I had to email multiple of my professors asking for an extension on my assignments because the sierra hadn't addressed or fixed the wifi. Any good property management team would've had this fixed within the same week it was a problem. read more

This place is an uncontrolled party apartment. People will be excessively loud until 3:00am on week nights and the staff does nothing about it. When I called them a couple of weeks ago to calm down an out of control party instead of them contacting one of the student employees that lives here, as they promise, I was told to call the non-emergency police number. All I wanted was for a staff member to go and quiet down the party, not for the police to get involved. Instead of wasting the police's time I fell asleep wearing ear plugs. Ear plugs have become part of me getting ready for bed most nights. This was a typical response from them considering they will pass anything off to someone else to deal with. Some of the girls who work here, in particular Taylor are the bitchiest girls I've ever dealt with. They are rude anytime you need help, their amenities were always closed, the halls are always nasty and gross like living in a dorm. I have been living at this apartment building for 4 months and I absolutely love it here! It was the perfect place for me to live because it's right next to campus and they didn't constantly bother me about signing a lease like other places did. The staff members are great and treat you like family and they're very on top of your requests. Amenities are limited but that's only because they're following COVID regulations and that's perfectly okay. They have a nice gym and a fun clubhouse for us to hang out in. My favorite part is the private parking garage because I don't have to park my car on the street and constantly worry about someone coming up to it and touching it when they walk-by or having businesses leaving multiple fliers on my windshield or in my door handle all the time. Overall it's a beautiful place to live and I love the close walk to campus. read more

The Sierra is just a group of young teens, who seem to have never worked in student housing, or housing in general.... When i toured the property they didn't know what electricity company they used, cable company. they didn't know how many bedrooms they had on each floor (and this girl had been "working there from the open of the property") so they are not well informed at all...... they are also super unprofessional wearing work out clothes in their office, and a playboy sweater? like what, how is that a "professional leasing office".... I would not recommend the sierra to anyone, literally no one and the best part is they are maybe 2 inches from the train tracks, so they will place you on that side of the building and you can hear the train shake your bedroom (wouldn't you love to go to bed and wake up to the lovely sound of a train)!? first off I'd like to say these are the most unprofessional immature group of workers in my life. if you want your private information to be managed by children, individuals under the age of 19 years old then feel free to live here!!!!! they've hired a group of 18 year old who have not one clue what they're doing with their student housing and YOUR PRIVATE information. good luck having any sort of good experience with a place who does not even know basic information about their property like what their wifi is called. I toured and they did not care about my needs and just wanted me to sign because they are so money driven. the pool is also in the middle of the building and gets sunlight maybe an hour out of the whole day, not to mention their bedrooms are smaller than the dorm rooms and have absolutely no closet space. really disappointed in the immaturity and the lack of empathy these children have for future residents, as well as residents. on the other hand, you have a free alarm clock that goes off at 10pm from living so close to the train tracks. read more
