Fred may have saved me a ton of money and a huge headache. He found some easy to miss oil tank pipes in the basement that appear to indicate the existence of an underground oil tank for a house built in 1970. He also found possible signs of wood eating insects. The seller agreed to have an exterminator inspect the whole house and perform any treatments needed but said the possibility of an underground oil tank they would not deal with at all nor give me a generous discount to deal with the possibility of removal and contamination remediation. They also did not want to even send an underground oil tank inspector to certify if there is or isn't an underground oil tank. Also the town's fire department could not verify whether there is or isn't an underground oil tank. The risk was too big for me to take so I ended up backing out of a beautifully remodeled, 54 year old home in a cul-de-sac. Did I make the right move or not? My Closing Attorney and pretty much everyone I spoke to, including my Buying Agent suggested I not take the risk. Fred was very knowledgeable, he spent over an hour checking everything. He checked the roof, the pipes, the heating system, the mini-split systems, tested every outlet, walls, water pressure, foundation, and countless other stuff. He gave me a report with pictures and a top 10 list of suggested repairs, including getting certification of an oil tank not existing and if exist, removing and certifying soil was cleaned. Worth my Inspector's fees. Thank you Fred. I'll use your services again and for that I give their services 5-stars. read more

Fred Butts is a crook, I paid for a home inspection. I did not receive a report. I got a to do list written on a napkin, he promised send me the report within 24 hours. It's been over a week and no report. Do not use this company. If you want a home inspection use tiger home inspection. read more

Missed many things that have come back to haunt us in the first two years of home ownership. The most severe being a water leak that the previous owner covered up and tried to hide. If the inspector had looked behind the shower they would have noticed the water damage and mold we had to deal with. There are also several other smaller items they missed like windows not working, outlets not working, issues with the structural supports in the garage, etc. I would not recommend this company. read more

So here I am again to finish my review. So not only did I have a shower that didn't work but I had a serious mold problem and 4 leaks that I had to repair with over 20ft of copper pipe. Thanks "Done Wrong". Also all of my windows and doors need to be replaced and I have holes on my roof and chimney. You guys do very little and that's a terrible disservice to all of your customers and I will be filling a complaint with the BBB. read more

DO NOT USE FRED BUTTS!!! We used his "services" in August 2016. This man does NOT do his job properly. He is not an expert. He is not thorough. He is far from professional. We haven't lived in this house six months & have had to already file an insurance claim directly related to his failure as a home inspector. We should have filed a 2nd claim (again, related to his lack of attention), but we know what happens when you do within one calendar year. We are out of pocket several thousand dollars because of this hack. Mr. Butts is not a professional and is far from qualified to thoroughly inspect homes. Do yourself a favor and DO NOT USE his service. For example: 1) Failed to notice faulty roof which needs to be replaced. 2) Failed to notice lack of flashing around bulkhead and several windows, including windows next to roof line which lead to leaks and excessive wood rot (renovation less than seven years old). 3) Failed to reference that roof lacked ice & water shield and that previous roof work installing rubber roof directly addressing ice dams was installed incorrectly, had a defective design that would have never properly prevented ice dams to begin with. 4) Failed to notice that roof cap was improperly installed & designed incorrectly (poor ventilation). 5) Failed to notice illegal hard-wiring of hot water tank to furnace. This overrode tank heating element. When thermostat called for heat from furnace, it also caused tank water temp to rise overriding tank setting. This expedited corrosion in stainless steel lined tank due to elevated water temps, resulting in premature tank explosion and flooding of basement. 6) Failed to notice that chimney vent was out of code and needed updating. 7) Claimed bubbles on paint in bathrooms was inside moisture related (simple sand & paint) when in fact it was due to water leaks from outside (lack of flashing, damaged siding and damaged roof line). 8) Failed to notice lack of storm windows, cracked window panes and broken screens. 9) Failed to notice that several outlets were broken, loosely attached and not working at all. 10) Failed to notice that refrigerator shelves and drawers were broken, cracked and don't work. I could go on and on and on. Maybe we could have observed some of this ourselves, but that's why we paid several hundred dollars for a "professional" to inspect a home before we bid it. After moving in we realized that not 1 but 5 windows do not even open! They are crank windows. and if he just put his hand on them he would have noticed they were not even attached. Did not notice that a window was missing on porch... Our living room floor feels like it is about to collapse. I had someone come out and they told me that a joist was cut and it will cost lots of $$ to replace! Not only should he have noticed when walking across the floor. He should of noticed when inspecting the basement that it was clearly cut! Was noted that water comes in the basement.. but it has not stopped coming since we moved in. Our subpump goes 24/7. He did not note any water lines throughout the basement. I feel like I should have noticed some of the stuff that was wrong with the house before buying, but when you are paying someone these should have been a given! read more

This home inspector was recommended by our realtor. A 10 yr old could have done a more thorough job. 1. One toilet did not flush and bathtub did not drain. Shower head in both leaked. My plumber made some $. 2. I discovered some of the windows didn't open during the inspection. Ooops he missed that. Good thing I was paying attention. 3. My garage doors did not have the required safety devices in place and one had a broken spring. $ 925.00 later... 4. Outlet for microwave was improperly installed and was a fire hazard. Thanks to my electrician for seeing it. 5. Chimney? Well he missed the bricks on the top.. They have no mortar. 6. Retaining walls around property are being pushed out. Now that's going to be an expense. 7. Front brick stairs are pulling away from the foundation. If I sat here longer I would have 4 or 5 more items to add. If there were an option for negative stars, I would have chosen that. I call this experience with Fred, Done Wrong Home Inspection. I am still finding huge issues that are costing me $$ 7 months into living in my new home. Thanks for not letting me know the windows were painted shut and no professional to date has been able to get them to open, or that my water heater was 16 years old! I won't bore you with the myriad list. I could have negotiated the sale price much more had these issues been brought to my attention. Thanks for nothing Fred. Buyer beware...stay away. First off, I want to thank sweet baby Jesus we did not end up purchasing the home, but we are still out $605. Fred Butts was not nearly as thorough as an inspector should be given the amount of money we were about to spend on a house. He spent only two hours on an almost 3,000 sq ft house while stopping to chat in between. In retrospect, a house that size should take four. I trusted him because our realtor (who I also trusted) recommended him. Now I feel like an idiot for not looking up reviews beforehand. Not even one review over one star. Thankfully, I brought my dad along for another set of eyes when we picked up the radon test and he tore the place apart. Mold everywhere, shower pipes leaking to the floor below, water getting in the windows and leaking into bedrooms. Clearly had water spots on the ceilings that were either covered up or blatantly there, but Fred didn't seem to be concerned with them. My dad thought otherwise. Needless to say we are no long using our realtor and will certainly never use this company for an inspection in the future. read more

I wouldn't hesitate to give Fred Butts(the owner of the company who performed the inspection) 0 stars if I could. He charged us $365 for a condo inspection did superficial inspection. He just pointed out a couple screws and a couple obvious sheetrock cracks didn't check the electric outlets, let alone check for gas leaks. Didn't bother checking the roofing and the AC saying that we should have called the management company to get access. And this is right after he said that he's been in the building several times and he knows what needs to be done, but didn't tell us to skip the extra work. Beware he's absolutely useless, and you're throwing your money away. read more

Avoid at all cost. Fred missed a crack in the basement which said could be "easily fixed with the crack guy." Unfortunately, that crack went straight through to the outside and causes water to seep into the basement. We called Fred to complain and he was arrogant and blamed it on us for not investigating further (not sure what his role if it's to point out a crack that I can point out myself). His recommendation to fix the crack was from the inside (which still leaves water seeping in from the outside...freeze and expand, crack gets larger, etc). Very rude on the phone and not helpful at all. read more

What an absolute joke Fred is. I chose Done-Rite before buying a property & I'm still paying for this mistake. Fred, I later found out, was in cahoots with the seller's real estate agent & as a result, conveniently "missed" a number of problems with the residence. He never checked the washer/dryer's electrical outlet, yet he marked the report as "Highest Attainable Rating," only for me to discover after the closing that the outlet didn't work at all, rendering the washer/dryer completely useless. A ceiling light in the utility closet didn't work at all, yet he told me to "just change the light bulb" without actually checking the electronics. The fireplace wasn't up to State Code & couldn't be used since the wooden mantel was only 6 inches over the fireplace & the firebox had wood trim immediately around it. I later found out during a chimney inspection that the fireplace & mantel would have caught fire, had I used it in it's current state. He didn't bother to tell me that the hot water heater was almost 20 years old (printed on the label on the back), yet he told me that it "looks new" & marked it "Highest Attainable Rating" on the report (only for the hot water heater to break down later that year). He never bothered to check the locks on the front door at all, only for me to return from the closing to find that they were broken, leaving the residence completely unsecured. Following up with Fred to call him out on this was even more exasperating. He kept "playing dumb," acting like he didn't remember anything & first asked me to "text" him the complaints (seriously?), & since he doesn't have email, to fax a letter. He later stated he doesn't have a fax machine, that I should have emailed him instead! When I then snail-mailed the complaints to him, he responded with a letter that was filled with excuses, twisted the facts around & basically stating that none of the things he checked were his responsibility. A follow-up phone call started the game all over again with him "playing dumb" & requesting another letter. This guy is an expert at giving the runaround & has burned so many people that the only skill he has is perfecting this scam that he runs. read more

I would give Done Rite 0 stars if that were possible. Fred Butts, the owner, performed the inspection himself. His missed several things that should've been obvious to someone in his profession. Here's a list of some of the things he missed: Leaky roof that caused mold in the attic, rotted shingles on dormer (rotted so badly that there was a hole the size of a tennis ball), rotted sill in rear of house, and the house is infested with mice (mouse droppings found everywhere once I started looking). I have spent thousands repairing these problems. We never would have bought the house had we known all these issues existed. Everyone that I've hired to fix these problems has stated that these should've been obvious to any home inspector. My wife and I are thinking about taking legal action against him and his company. If you are considering Done Rite, I storngly urge you to look elsewhere. read more
