Liz was phenomenal, exceeded all my expectations during this process. She's personable, professional and thorough. The seller's agent even noted day of inspection that Liz worked with her client and was great. I'm a first time homebuyer so watched some YouTube lol on what to expect, trying to prepare my self to understand all the construction words a home inspector may use. Liz spoke in layman's terms best she could and even re-worded and patiently explained things when I looked dismayed. She brought me to parts of the house section by section to review her findings. It was a bit overwhelming my first go around because I personally didn't what's a big deal and what I can put off. Liz's approach helped with all of that. I received the report next day (on a Sunday!) as promised which allowed ample time for review. Print was colored, highlighted with bold text throughout the report. To alert the reader of safety issues and possible need for repairs. Along with a clear table of content for reference. I did the Radon test sent through regular mail (not preferred) which I read after my agent sent it off so there was a delay which we feared would run outside of my inspection contingency. Liz followed up with the lab several times and got the results just in time. Bottom line Liz genuinely cared about me and making sure I was informed throughout the process to make the best decisions possible. Happy I didn't waive an inspection contingency and even happier I chose Liz. Her report helped with negotiations too. I would recommend and work with Liz again, a star player on my home buying team. Liz did a very thorough job -- not only did she help with the punch list I envisioned, but she also made sure I understood the operation and purpose of each system in the unit. This included identifying each household system with its individual components, evaluating their installation, and giving recommendations for their proper operation and maintenance. Liz even gave her recommendations on replacing supplies and the proper timing of periodic repairs. All of this was in addition to finding items in need of attention and repair. Liz generated a substantial report, which formed the bulk of the punch list for the seller and contractors. Once again, Liz found the problematic items, made sure I understood the maintenance of household systems and equipment - from warranty, supplies, and periodic repairs, to maintenance and common problems. I'm very satisfied with my inspection, and am impressed with Liz as a professional. I'm about to go through closing on a new construction condo unit I have been eyeing in Somerville and I am super thankful I used Liz's service to help me do the first walk-thru and inspection of my unit. The inspection I made with Liz made me feel much more confident in the quality of and in my decision to purchase a unit. Sometimes when you are buying a place, you don't know whether to trust what you see. The whole inspection process with Liz was thorough and reassured me that the condition of unit was what I was looking for. Liz the absolute best, we will not buy a home unless she does the inspection. We almost bought a new construction condo in Boston, but during the inspection Liz was so thorough as to look behind insulation in the basement and point out that the foundation was not build to prevent moisture from getting in. It turned out there were huge leaks in the basement and we would have had severe mold issues (the bedrooms were in the basement so we could have had health issues as well).
