He was flexible with our timing (we had to start at 8am), and we spent about 2.5 hours from beginning to end (it was a 5bd room house with an unfinished basement, so it might have taken more time because of it). We got the report in less than 24 hours! I was expecting it to take longer. Throughout the inspection, he explained everything in detail - noting what would be on us, on the seller, or things that would have to be done before the town inspection. He was reassuring along the way, even if something was "more urgent" sounding, it was never like the sky was falling. Just an overall friendly, super approachable guy. One of the best parts about working with pillar to post too is that he gives you a binder at the end with general information of seasonal things to check up on your house. We found that resource to be very very useful.

My inspector was Arthur Staffiere ( Franchise Owner) and he's been very unresponsive and keeps ignoring my questions. Another huge issue that is costing me $5k is my hot water heater. The wrong type of water heater was installed and the whole pipe is wrong and it should of been something he should of caught. He's continuing to ignore my emails and I can't even get back a refund for my inspection when I paid for the most expensive package that's says money back guaranteed if not satisfied.

I needed a home inspection in a pinch (1 week turnaround) and in a new area that I haven't lived…read morebefore. Doing a web search, Metro was one of many home inspection companies that had a straight-forward website and online booking. However, what set Metro apart from the others is that they listed the available days and time slots that they had inspectors available. They even had the name of the most probable (subject to change) inspector to make the appointment. That was important because I knew when the home we were considering was available to be opened, and I could quickly line up a day/time that worked out for both sides. After the appointment was set, I was called by one of the staff. She called to "talk me out of" the radon and pest inspection services (extra charge) because of the type of home and area it was located, those services were not valuable. The cherry on top was that for the month, they were giving a "gold" discount on the overall cost. Inspection went as planned and I received the final report by the end of the same day. I never had to state that I needed a quick turnaround, but I get the sense they knew based on the dates of our real estate transaction. Just superb service, and really made me feel I could not get as good of a service with any of the other inspection companies I was considering. If we ever buy another property in the metro Boston area, I'm using Metro 100%!

He arrived at the house before we did, and had filled out all of the necessary paperwork to get the inspection rolling the night before. The inspection itself was incredibly thorough, which was wonderful, because as we went through the house with Harold, it was clear that the house needed more work than we had thought when we made our offer. There were many problems (costly problems that also would have grown into health hazards) he pointed out to us -- but that had been concealed to the untrained eye. Harold emailed us an extremely detailed report later that night with pictures, and clear language and recommendations. We determined that we were not going to buy the house, and we have Harold to thank for helping us to avoid huge issues down the road. A disgruntled person who lost money due to one of your reports would be a convenient explanation for my review of you. That is not the case here. I wrote my review as a public service to others. By the way, if this negative review of you should be ignored because the person writing it is not a verifiable client of yours, who is to say the people with names like Regular J. and Mh M were your actual clients writing honest reviews? One reviewer said you gave them names of contractors to contact which seems unethical if you are the one telling them they need to fix something. It is obvious from your response you were not an English teacher. Your "poor me" tirade is littered with misspellings and run-on sentences. Also, it is "due diligence," not "due-diligent" and the phrase is not hyphenated. Since you are so fond of seminars, perhaps you should take a couple on grammar and punctuation so the reports you generate will be readable. There are no nefarious reasons for the review I gave and your attempt to try to tie it to phantom people out there who lost money and have an axe to grind is laughable. If you feel I was wrong in the way I evaluated your lack of skills, you were certainly free to correct the record with your response. You did not even attempt to refute what I said about your paper thin credentials. Instead, you rambled on about people's rights and then you just reiterated what I had said about the importance of hiring a qualified inspector when purchasing a house. Being a licensed inspector does not automatically make you a qualified inspector. There is a very distinct difference. There are many good inspectors out there that know their stuff. You are just not one of them. You obtained a license to be an inspector by listening to online seminars and it is really a shame that both the Commonwealth of Massachusetts and the State of Rhode Island set such a low bar for issuing home inspector licenses to people like you. It allows you and others to hold yourselves out to the public as experts, qualified to render opinions about all the important systems of a home. You just do not have the kind of experience you should have under your belt to be giving people such vital advice. You might be a very convincing and affable person but you are essentially a hack. When people hire a home inspector before making a home purchase, they should be getting opinions from real professionals who have a history in the building industry. They should not be getting half baked advice from a former math teacher who may have tinkered around his own house for years applying band aids to his pipes and electrical wires and who now thinks he's an expert. Simply put, you should be required to have years of experience in the building industry before you are issued a building inspector's license. It would be prudent for MA and RI to beef up their requirements for home inspectors so people like Mr. Occhino are not allowed to take a couple of online seminars, pass a test, pay a fee, put up a fancy website touting their skills, and hold themselves out to the public as experts in everything from building integrity to plumbing and electrical wiring when they have never worked in that field. They also get to charge exorbitant fees that are not commensurate with their knowledge. In this case, you certainly do not get what you pay for. Anyone who thinks an online seminar can replace years of hands-on experience in the building industry is a fool. Mr. Occhino's decades spent in the high school math department falls far short of the requirements needed for professions like pipe engineer, master builders, electricians, and plumbers. Even general construction workers most likely have more knowledge than Guy Occhino because they are actually building the houses Occhino is supposedly qualified to inspect. Anyone deciding to buy a house or to not buy a house based on Mr. Occhino's advice should think twice. Or better yet, just hire a home inspector with the right credentials to truly inspect and evaluate your property. You are not going to class to listen to a former high school teacher educating you about a thermostat, you are buying a house. Dispense with Mr. Occhino's 4 or 5 hours of fluff and nonsense and hire an inspector who can determine whether or not the house you are about to buy is a sound investment.

They found several of the same things as the other shop but they were not charging their extreme prices. They created videos showing what work needed to be done and why, they had loaner cars available for me and even offered to drive me home while they worked on it. I noticed after I got the car the next day that there was a small vibration and they immediately came and got the car from my house, checked it out, and realigned the wheels at no additional cost. When I went there, they took pictures and video of my control arms and brakes and rotors and used scare tactics to tell me that I cannot drive this car as it is a safety issue. I met the owner, i have no idea why I needed to meet him. I had spoken with one of the floor mechanics who showed me a leak from my thermostat. They told me $1300 for brakes, $1700 for control arms, and $1000 for the thermostat... $4000! I drove home (even though they warned me not to), ordered the control arms, rotors, brakes, and thermostat and replaced them all myself. Here are the results: The car has 60,000 miles. The control arms look used like a car with 60k miles should, but they were not anywhere near an imminent failure. Same for the brakes and rotors. The only issue that was important for me was to replace was the thermostat housing... yes, the one that I had taken the initiative to ask the floor mechanic, and the front desk didn't even tell me about! Now, I knew what they were talking about. But I can clearly see how someone who didn't know much about cars would be terrified into hiring them for repairs that really weren't needed. The videos, etc, are all part of the credibility and selling process. Speaking of which, I can tell you that these guys use what's called a "one-call close" sales tactic. Just like at a dealership, these guys know that if a customer walks out the door, 90% of the time, they are not coming back. And, the salespeople are paid on almost 100% commission. That means that if they don't close a sale, they don't eat. They are not interested in a relationship. I recently hired Wayne at Pro-Tech Consultants to inspect a home I was purchasing. Wayne gets my highest recommendation. I called him several times during the days leading up to the inspection. Wayne always answered the phone (or called me back within an hour) and calmly answered all of the questions of a nervous potential homeowner. He arrived promptly at the inspection and was incredibly thorough. I appreciated the fact that Wayne brought his laptop to the inspection so that he could take 10 minutes after every section of the inspection to record his observations as they were fresh in his mind. He was extremely professional and knowledgeable and answered all of the questions that we had (and we had many). I had been through one inspection before and felt that some home inspectors exaggerate what is wrong with the house, or at least tell you that any small problem needs to be fixed immediately. Wayne was great in pointing out both the good and the bad aspects of the home and was tremendous in identifying the difference between something that should be fixed right away and the aspects that were not major, or that were not a safety concern. Along the way, Wayne was able to converse socially with myself, my fiancee, and both the selling and listing brokers, which made the whole 4 hour process fly by. The most impressive part of the inspection, though, came after it was all done. The inspection didn't finish until 5:00 p.m. on a Friday afternoon and the inspection report was emailed to me after 11:00 p.m. that same night. I don't know too many inspectors who would be working late on a Friday night to deliver their report. Wayne made the entire home purchase much more comfortable for my fiance and myself, and I highly recommend him to any other home purchaser. There are cheaper alternatives out there, but I believe that the extra little bit is well worth it considering that you'll be spending several hundred thousand dollars on a house. read more

We recently hired Wayne to inspect a 2001 single family house in Newburyport. He first outlined how he would go about inspecting the house - first with a quick walk through to get an overview of the house, followed by an exterior inspection, basement, attic and interior inspection. On the exterior, he used binoculars and a prodding device to check for rot. In the basement, he examined the furnace, water heater, electrical panel, piping, joists, foundation, and floor. After each part, he would document his findings. He took many pictures during the process. We followed him around during his inspection and he pointed out his findings along with the way. This was nice as when we received the inspection report, we were already familiar with the findings. We received a full written report with pictures documenting the results of his inspection in the evening on the same day as the inspection. In addition, we had the house tested for radon. Wayne provides two ways to test for radon. One is with a machine and the other with a mail in kit. We opted for the mail in kit as it is more economical. The lab the kit uses is located in Massachusetts so getting the results back is quicker than using the kits sold at Home Depot. He helped us fill out the radon kit forms and set up the containers for the test. Our agent scheduled a return visit to pick up and mail the radon test 48 hours later. The lab provides results the next business day after the kit is received. The inspection lasted just under 4 hours. Wanye was very thorough and we would highly recommend him. My wife and I were very pleased with Wayne's professionalism, service and expertise regarding our recent home inspection in Boxford. 1. Wayne answered our phone call (another inspection company did not even return the message I left), explained the process to us (first-time home buyers) in detail, and honored the price he quoted us on the phone even though it was clear he spent more time in the house than he expected. 2. That same level of service was evident during the home inspection. The inspection took a little more than 5 hours, which according to our Realtor is unheard of (he spent ~2h just on the outside of the home, in spite of the ~30F temperature.) More importantly, Wayne was comprehensive in his inspection of the house, communicated many home maintenance tips to us, and patiently answered all of our questions. 3. The home inspection report Wayne generates is alone worth the price of inspection. Firstly, he prepared and sent to us the 26 page report THAT NIGHT! But although it was prepared quickly, he did not compromise on quality. My father-in-law is a general contractor and he said it was one of the more comprehensively written reports he has seen. Our agent was pushing for her own inspector, and stronglly recommending a specific one, so we looked for our own inspector, and found Wayne. We are so glad to have found him. He always answers his phone, and he was the perfect man for the job. He spent close to 5 hours on the house, meticulously looking at everything, typing up his discoveries on his laptop. My agent, and the seller's agent were bored to death. That night, he sent us the report, and we were very pleased with how detailed and comprehensive it was. He found several problems that weren't disclosed on the seller's disclosure, inlcuding foundation cracks, plumbing leaks, failing boiler, poor insulation, to name a few. So we searched for estimates, and asked for $30K discount, but sellers weren't willing to reduce the price. Considering some red flags on top of these undisclosed problems, we walked away from the house. We feel relieved! The money we spent on the inspection saved us from buying a house with lots of issues. So it was worth every penny. As first time home-buyers, we quickly became aware that there are many individuals and organizations out there that are just trying to make a quick buck by exploiting those who don't know any better. When we realized that the firm we were already using for our inspection was doing just that, we panicked and called around for other inspection quotes with only hours to spare. Wayne was the first person we called and we are very happy with the service he provided - and on such short notice, too! He took his time, answered our questions and made many useful suggestions for future maintenance in addition to the immediate problems he identified in his detailed, illustrated report. Wayne will tell you himself that he is not the cheapest home inspector available, but if you consider the size of the investment you are making it's worth spending a few extra dollars to get a thorough, honest and professional inspection. I am very pleased with Pro-Tech's home inspection services and will absolutely use them any time I need a home inspection. I was in a time-crunch and needed an inspector to check out the property I was going to buy before our inspection contingency expired. The person I used the for my first home inspection was unavailable on my timeline and that worked out for the well for me because the Pro-tech inspection was much more thorough and well documented than the one I'd had by my previous inspector. The Pro-Tech inspection report included clearly written explanations, photos with arrows pointing to what is being referred to (which is very helpful for a non-handy person like myself), and ended with a summary of important points. The process took approximately 4 hours and cost $775 (which is longer and more expensive than other inspectors) but it was absolutely the right choice: the inspector answered all of my many questions, gave a clear report of the inspection findings, and provided overall fantastic customer service. read more

I found Wayne through a Yelp Search. I was in the process of buying a home in Norwood and trying to close on a tight schedule. He was very responsive to my initial request (within an hour) and he managed to fit me in his inspection schedule a few days later. He began the inspection of my 3 bedroom 1 1/2 bath cape at 9:30 and finished at 1, so to say he is thorough is an understatement! I received his report (55 pages with many photos) the same evening. He was extremely patient in explaining all the details of the house, where shut-offs are, what do watch out for going forward/giving a sense of how to prioritize improvements and repairs. After reading these reviews, we contacted Wayne to discuss his services. As first-time home buyers, we wanted an inspector who would answer all of our questions and concerns. He was immediately available and encouraged us to ask questions, sent a contract by email, and was promptly on the job inspecting the outside of the home before we arrived. He walked us through the entire building (condo and common areas, including roof), pointing out issues and providing many excellent tips for maintenance and service over the long run. He was courteous, professional, and focused for the entire job, making us feel that we were in good hands. I recently reached out to Wayne for an opportunity for Home Inspection after a recommendation from a friend and reading all the excellent reviews here on Yelp. His professionalism, calm nature and kindness touched me. I was lucky that one of his clients had rescheduled -- so he was able to get the Home Inspection done the next day. He arrived on time and used a 'fine tooth comb' to meritoriously inspect the home. He spent at least 3 hours carefully going through each and every corner of the house; and providing real time feedback about the observations. He took photos of potential deficiencies. The 49 page report was descriptive, informative and excellently written with photos and suggestions. He offered advice about Radon gas testing. Wayne inspected the home we purchased this fall (first-time home buyers). He did a fantastic job. He responded very quickly and was able to schedule the inspection on short notice. He described what to expect at the start of the inspection, was very thorough, and explained everything he saw as he went through the house. He gave us recommendations for small things we could do on our own to improve maintenance going forward as well. He caught a past termite issue that was not immediately obvious and recommended we get a pest inspection as well, which we did. The report was clear and thorough, with photographs documenting everything he noticed during the inspection. He sent the inspection report the same night (ahead of schedule) and offered to answer any questions over the phone. We would recommend working with him. read more

Wayne was outstanding. He was very easy to work with, schedule, and helped explain everything to me as a first time home buyer. He was VERY THOROUGH and not afraid to take his time to check and double check everything. This drove the brokers nuts but really pleased me as the buyer because I wanted an independent and thorough inspection before we finalized the offer. Wayne offers to be accessible after the inspection for any questions. He does a great PDF style report with pictures in less than 24 hours. If you want an inspector that works for your interests and not just the broker, I highly recommend Wayne. Working with Wayne was fantastic. He spent 4+ hours on our home inspection, and focused on critical areas like exterior flooding damage and basement integrity. He found flaws that I am sure other inspectors would not have noticed or commented on, since we have had multiple inspectors in the past for home and condo purchases in Boston. He worked efficiently, yet always took the time to address my questions in terms I could easily appreciate. Most importantly, he was very honest about his own limits in expertise and certification, which made it appear that he was very knowledgable and well versed in the areas on which he did comment. We were first time home buyers and bought a very old house so we were super nervous about the inspection part. We are glad that we found Wayne! He spent about 4 hours on the property for a very thorough inspection and was also very patient explaining to us the work he was carrying out and answering our questions. Apparently he paid a lot of attention to our concerns, and we learned a huge amount of knowlege about the house from him! After the inspection he sent us a very detailed and organized report in only several hours with lots of photos and recommendations. BTW, we also managed to negotiate a better deal due to the problems Wayne found out for us. His service is not on the cheap side but worth every dollar. Highly recommended. read more

Wayne was in one word AWESOME! He was so detailed in his inspection and his full report blew me away. I received several quotes from competing inspectors before settling on Wayne. I admit that Wayne was a little more expensive but DO NOT let that discourage you. Reading all the positive reviews from satisfied customers made me feel comfortable in my selection and I was not disappointed. Wayne was on time, professional and highly knowledgeable. Our inspection took just a little over 3 1/2 hours which goes to show he's serious about what he does AND he had a full report to us that night. This was my first time buying a home and Wayne made the inspection process much less complicated than I have heard that it is. Wayne was very thorough but also made it a point to make sure that I understood all of the information that he was presenting to me. Wayne began outside and then explained that segment of the inspection before taking a break to document findings. He then checked the basement and the remainder of the house. Wayne's finished report was just as thorough as I expected it to be. All of the smallest details were noted. I used Wayne in 2005 to buy my first home and 15 years later he is still doing his thing and worked with me. Wayne was quick to respond, on time with our visit, Quick to call back and address my questions. I followed him around this inspection like a puppy learning from him. He was always willing to explain things I did not understand. Getting his stamp of approval on the place made me feel confident. I knew he was looking out for me and was willing to help me learn. Wayne Robbins just inspected a house we are planning to purchase. He was extraordinarily thorough, professional, patient and easy to work with. He even came out for the inspection on a Saturday morning at 9 AM and finished up at 2 PM with no breaks. He is exceptionally knowledgable about all aspects of the inspection process. The seller's broker said it was the longest and most thorough inspection she had ever witnessed. He also furnished a comprehensive report within 24 hours and continued to answer questions after having been paid in full for the job. We went with them because they were highly rated and you could schedule your inspection conveniently online. John was our home inspector and he was incredibly thorough. The home we are purchasing isn't old (built in 2001), but I wish we had known about Coastal and used them for our current home, which was built considerably earlier. John was so detailed in his report, I'd recommend him for any home inspection, but especially ones that are for older homes needing a keen eye and a fine-toothed comb. He called out everything and his report came color-coded with photos for references. He struck a good balance between being efficient (the whole inspection for a 3500 sq ft home took just about 3 hours) and being communicative with me. He showed me everything he felt was noteworthy. We're hoping that this is our forever home, but if we ever do move or buy a vacation property, I'll definitely work with Coastal again. Thanks John!
