Pros: Staff is very friendly, and always willing to help with whatever issues I may have. Security is good, and you never worry while coming home late. It's simply a beautiful building with a very interesting past. It used to be a club that would play some real headliners. My apartment is spacious and bright, with original floors and all. Cons: It's very noisy on weekends (but of course it would be as any place would that's surrounded by bars) The windows (this is a personal issue, and not something that is really a complaint) I'm short. Opening those windows were a real struggle and now I can't close them because I can't reach. This mean's I'll have to call maintenance for a ladder each time I want them opened or closed. The food dispenser was clogged and the washer was filthy, again a personal problem because they offered to clean and fix everything before I moved in but I chose to move in sooner rather than later, not giving them time to fix the issue. The only real issue I have is that there are fruit flies in my apartment and they are PERSISTENT. Having worked in the bar industry for five years, you'd think I would be able to get rid of them but they just keep breeding. I don't know if this is a maintenance issue that I can call them on, or if I have to call some form of pest control. The only reason it bothers me so much is because my kitchen is always clean, and yet they are just here. I hate that they keep getting into my cat's food when I leave it out for her. ALL IN ALL, I would def recommend the peerless building for anyone wanting to be downtown.

During my time there, security was a major concern. My car was stolen from the parking lot, taken for a joyride, and crashed. At the time, the property advertised security, but there was only one security vehicle covering multiple parking areas, which did not feel sufficient and the cameras were bot helpful at all. The walls were also extremely thin. We could hear neighbors clearly, including conversations, children playing, and other intimate noises. It made the apartment feel like it had very little privacy. The appliances were another issue. The dishwasher in particular was unreliable, and maintenance had to be involved repeatedly. Eventually, it felt easier to handwash dishes than keep dealing with the issue. So understand that if you're impressed by appliances. Shiny means nothing. The amenity spaces, including the game room and theater room, were not consistently well maintained. The theater room was fun to use, but residents were expected to bring their own vacuum from their apartments to clean it afterward, which felt inconvenient and poorly planned. I personally felt they should leave a vacuum in the theater room since the maintenence closet was right there, lugging around a vacuum across a parking lot is not luxury living in my opinion. My biggest concern is with the office/accounting side. I am currently dealing with a collection account for over $6,000 that I disputed. I have not lived there since 2022, and my rent was paid at the time I moved out. Near the end of my lease, the property attempted to pursue an eviction using information which to me looked like they mixed up my account with another tenant's acct. The court case was dismissed. Despite that, years later, this alleged balance was sent to collections and is now affecting my credit. I am currently disputing it and requesting full documentation showing how this balance was calculated and why they believe I am responsible for it. Which is incredibly stressful to be dealing with this place after all these years. Its shameful for them to be this committed to their lack of organization and professionalism. Esp considering how good of a tenant I was. Based on my experience, the property was poorly managed, disorganized, unsafe, and stressful to deal with long after moving out. I strongly recommend that anyone considering living here reconsider your options. But if you must see for yourself keep copies of every lease document, payment confirmation, court record, move-out document, and all communication with the office. This place felt like nothing more than a money grab.

They claimed they didn't have access to camera footage 2 days from when the incident occurred. They do not have functioning cameras (all for show) so don't depend on your safety being valued. I transferred apartments two times and was charged excessive fees for "damages" that were almost non existent. Don't expect to get your deposit back in full as they will always find something to charge you for. Slight scratches on the stove and was charged almost full price to replace the stove. i highly doubt they changed the stove top for the next resident and left it as is... even though they charge for complete replacement. When i moved in initially, there were already slight scratches on the stove top.... Your deposit WILL BE stolen from you. parking is an absolute nightmare, expect to play an aggressive game everyday of getting home as early as possible to be able to park your car nearby before the lot gets full and your stuck walking 5+ minutes to your apartment. packages were also stolen from amazon locker area a few times, again.... "camera footage nonexistent"... Pretty to live in temporarily but definitely not safe or practical.

Although the prices are creeping up for providence unfortunately, the city as a whole is growing and that is true anywhere. At least here amenities help to compensate that price increase. Not to mention being central to everything-walking distance to the mall or downtown, plenty of guest parking for overnight visitors and a great group of people who are generally respectable in the building.

In 2023, unit owners at The 903 exercised their right under the condominium bylaws and Rhode Island law to petition for a special meeting concerning gas metering and billing. Evan Lemoine was President of the Association at the time. The first petition, signed by 25 owners, was not acted upon. A second petition was subsequently submitted by more than 25 owners and included specific proposed business for the meeting. Rather than sending the owners' proposed notice, Lemoine and the Association's Secretary substituted their own notice and removed the specific items of business. The matter ultimately went before the Rhode Island Supreme Court in Song v. Lemoine. The Supreme Court vacated the portion of the Superior Court judgment that had ruled in favor of Lemoine and the Secretary and held that the unit owners had satisfied the requirements for calling the special meeting. Most importantly, the Court stated plainly: "These unit owners were entitled to the meeting they sought." The Court also noted that the notice sent by the defendants did not meet the statutory requirements. According to the public record maintained by 903 unit owners, the dispute did not end with the Supreme Court's May 2025 decision. The President and Board continued to resist sending the meeting notice, and a court order issued in January 2026 ultimately required the President to do so. Whatever one's opinion of Lemoine personally, these are not merely allegations about his leadership. They are events documented through litigation and a Rhode Island Supreme Court decision. For someone serving as the president of a condominium association, I would expect transparency, respect for unit-owner rights, and compliance with the governing documents and applicable law. The public record raises serious questions about whether those standards were met. Residents and prospective buyers should read the court decision and the underlying documents for themselves before forming their own conclusions.

However, my central concern remains unanswered: How was a former employee able to obtain, retain, and use a tenant's personal contact information after his employment ended? I received a response from Meline Vergne advising my daughter to block him and call the police, but I never received an explanation of how Mr. Leite had access to her information or why that information was apparently still available to him. As a parent, this is deeply concerning. Tenant contact information should be protected, particularly from former employees who no longer have any authorized reason to access it. This situation also raises broader questions: Has Dalkey Management investigated whether other female tenants were contacted by this former employee? What safeguards are in place to prevent former staff from retaining or misusing tenant information? Tenants deserve transparency, accountability, and assurance that their personal information is being properly protected. I am disappointed that such a serious privacy and safety concern has not received a direct, meaningful response.

I've reach out several times and no answer. I was harassed and stalked by a neighbor at the lofts and had a restraining order. the lofts favored the guy and said they couldn't respect my restraining order. they like to charge hidden fees. you pay deposits for everything but don't get them back. utilities are so high because the apartments are poorly built. my floor was so uneven you could have a never-ending ball roll. AC went out almost every other month, oh and the maintenance guy electrocuted himself so hard (after I said to turn the breakers off because they were on) he blew the two ground floors wiring. mice and rats are so bad, all maintenance does is bring you glue mouse traps. my French doors that were glued shut, had icicles inside the door in the winter... I could go on forever.

Neighbors are quite and very nice office staff are very nice and helpful . Also the whole apartment was redone when I moved in wood floors , granite counters kitchen and bath . Very spacious kitchen with lots of counter space and solid wood cupboards . Rest of apartment is very spacious 800 sq ft . Walk in closet , patio , shared laundry room is keep very clean . There are tenants here that have been here for more than 20 years . Close to shopping in Smithfield and Lincoln. Pets are welcome also I have 2 small dogs. It's 55 plus but they do rent a portion out to working professionals.
