I've lived in a number of places throughout Providence and for the money this one is by far the best. Everything is always very well maintained (hallway carpets are washed several times a year, walls repainted when scuffed, etc), the concierge services are very pleasant and have your packages ready when you walk in, they host great social events including local brewer tastings and holiday parties, pool, jacuzzis, gym and theater you can rent out, plus garaged parking. Although the prices are creeping up for providence unfortunately, the city as a whole is growing and that is true anywhere. At least here amenities help to compensate that price increase. Not to mention being central to everything-walking distance to the mall or downtown, plenty of guest parking for overnight visitors and a great group of people who are generally respectable in the building. read more

My experience and concerns regarding Evan Lemoine's leadership of The 903 are based on the public court record, not speculation or personal attacks. In 2023, unit owners at The 903 exercised their right under the condominium bylaws and Rhode Island law to petition for a special meeting concerning gas metering and billing. Evan Lemoine was President of the Association at the time. The first petition, signed by 25 owners, was not acted upon. A second petition was subsequently submitted by more than 25 owners and included specific proposed business for the meeting. Rather than sending the owners' proposed notice, Lemoine and the Association's Secretary substituted their own notice and removed the specific items of business. The matter ultimately went before the Rhode Island Supreme Court in Song v. Lemoine. The Supreme Court vacated the portion of the Superior Court judgment that had ruled in favor of Lemoine and the Secretary and held that the unit owners had satisfied the requirements for calling the special meeting. Most importantly, the Court stated plainly: "These unit owners were entitled to the meeting they sought." The Court also noted that the notice sent by the defendants did not meet the statutory requirements. According to the public record maintained by 903 unit owners, the dispute did not end with the Supreme Court's May 2025 decision. The President and Board continued to resist sending the meeting notice, and a court order issued in January 2026 ultimately required the President to do so. Whatever one's opinion of Lemoine personally, these are not merely allegations about his leadership. They are events documented through litigation and a Rhode Island Supreme Court decision. For someone serving as the president of a condominium association, I would expect transparency, respect for unit-owner rights, and compliance with the governing documents and applicable law. The public record raises serious questions about whether those standards were met. Residents and prospective buyers should read the court decision and the underlying documents for themselves before forming their own conclusions. read more

Overpriced condo complexes in Providence often try to entice renters with amenities. The 903 has a fitness room. The actual functionality of that room pretty much stops at the door. They have had multiple machines that haven't worked for seven months, Two of the four cheap cardio pieces have out of order signs on them. The facility never gets a thorough cleaning. It is very limited equipment. It has two televisions only one works. I wouldn't rent here. I wouldn't own here. read more

I liked The 903; I really did! So why the 2-stars rating? I was really looking forward to seeing a unit, and a 1BR was available so I made an appointment to see it the following week. Sure enough, it was lovely, a parking space in a garage, and I could even overlook a view of a back street of pretty much nothing because the apartment was new/clean, etc. So really, why the 2-stars? Because the price went up $150 in ONE WEEK. $150! This is Providence RHODE ISLAND people, not Boston. Not NY or DC either. RHODE ISLAND. When I asked what happened to the price I had been quoted the week prior, I was told they had "decided to upgrade the kitchen". Um, OK. How about telling people "the rent will be X if you keep the current kitchen or X+$150 if we decide to upgrade it (and not tell you first)?" read more

Location: apartments are located in the outskirts of the nicer parts of providence. It's surrounded by two major roads. It's walking distance to most attractions (mall and federal hill). It is driving distance to Rhode Island Hospital, the Mariam and the VA. Quality: the overall quality of the apartment is subpar for the cost. If you live on the side near the road you will be kept awake by cars driving by nightly. After living here for a year, I would say this is the worst sleep I've ever had in my entire life. You will also hear your neighbors walking above you. Cost: these apartments are over priced especially given the location and quality of the apartment. Overall, I would absolutely recommend the promenade over the 903 if you are choosing between these two complexes. I've heard nothing but good things about the promenade. read more

The staff is amazing. The amenities are very good. Location is ok. However, it was a terrible place to live. Paper-thin walls and ceilings meant I could hear everything going on in neighboring units, from conversations to bowel movements. Heavy odors in the hallways... everything from dinner to weed. We lived at the 903 for 18 months and found it a really pleasant place to live. The highlight was the staff members, they are very friendly and helpful, any issues we had with the apartment were dealt very promptly by the maintenance crew. We love the social gathering events that the staff organized, it is quite a nice thing that they don't really have to do, but they do it anyways. We always felt safe, the security were always monitoring the area, and when the parking area could not be closed due to garage cleaning/maintenance, one night the security was up all night sitting in front of the garage entrance to ensure the safety of residences' cars. We truly appreciated that. We also loved the dog park area, it's nice to have a spacious place for the dogs to roam around. The poo print is a great idea to enforce dog owners to clean after their dogs (as now we live in another community and have to deal with dog owners who refuse to pick up their dogs' waste ugh). The amenities are nice, the gym, pool, outdoor area and the communal room are always well maintained. Having said that, we do agree that you can hear some noises from the neighbours, but it never bothered us all that much, I guess that's part of apartment living. The noises from outside could be a little loud sometimes but we got used to it, this happens if you live near the downtown area. After 12 months living there, we knew we had to move out 5-6 months after, though we didnt have any date set yet. Allison from the office was very understanding and helped us out, and was flexible with our moving date. Our rent remained the same during our stay, and we did get all of our security deposit back when we moved out. We got to know some friends who live there, and they have been living there for a while and they also hardly have any complains. If we didnt have to move interstate we would be gladly living there still. read more

I have never lived here but have visited people that lived here and recently acted as a condo owners agent to rent a studio out. I love the amenities - the pool and hot tub are gorgeous and the courtyard they are in is great. You really forget that you are between the highway and providence place mall. It's a vacation-like, relaxing atmosphere once you walk through the doors. The gym is decent size and open 24/7, there is a billiard room, a theater (can be reserved) as well as a business center. Free coffee (Keruig) in the community lounge area. There are locking mailboxes housed inside the main building (great for cold winters). Each unit gets at least one assigned parking space in the garage. (They are currently doing garage maintenance so there are technically no assigned spots - I had no problem parking anytime I was there - they are planning to have all work complete by October 2015) There is a trash chute on each floor. They have a dog park (not all units are pet friendly though - so check before you rent) Annual community cookout thrown by the 903 association if you would like to enjoy some BBQ and mingle with neighbors! The concierge desk is great - always staffed with helpful and friendly people. (Seriously, I was helped by 3 different people that were stationed at the desk over the course of 3 weeks - all of them went out of their way to make sure I got any questions answered and any vendors I needed to bring in cleared) All in all, I love this place! If I didn't already have a home - or if I worked in downtown providence - I would seriously consider living here! read more

Unpleasant living experience here, I would highly not recommend. My unit is really loud - we can hear the neighbors's loud AC at night and it really drive us nuts. We usually have to wear ear plugs at night. Every time we leave our back doors open to ventilate our unit (the kitchen and bathroom have poor ventilation that leads to molding) neighbors cigarette smoke would come into our units. We have sent an email to the management but they responded to us that smoking is allowed in the units and the complex. FYI for non-smokers and families with kids. Rent is pretty expensive for the area, I think there are better places you can choose instead. read more

HATE! HATE! HATE! HATE! HATE! Do not waste your time or money with this place. Although you will have a nice looking apartment, you will be miserable. - The office staff is rude and unprofessional - You are paying WAY TOO MUCH for housing - Safety is not a priority (break-ins, drug paraphernalia, vandalism) - Animal messes inside and outside aren't picked up by residents or cleaning crew for 3-4 days - The amenities aren't all that they are cracked up to be.. the movie theater is always booked and seats are breaking, the pool is always too busy, the gym equipment is in terrible shape and always out of order, the dog park is filled with droppings and throw up. Don't forget the restrictions : not open past 10pm, no dogs allowed in 80% of the surrounding area, no more than 2 guest parking! I understand that living in an apartment complex has it's ups and downs, but this place is just robbing you. I would highly recommend staying as far away as possible from the 903. I would discourage any individual from renting from this business. I have had the worst of experiences in the past months. As there is construction ongoing here I have had three problems, all of which I have contacted management multiple times for a solution. The construction is continuing even on Saturdays and Sundays. I have given notice as I cannot stand this any longer. 1) Noise. The noise level is unbelievable. I have requested my lease be terminated so that I may have an opportunity to live in peace. As I thought the lease clause of quiet enjoyment would suffice as them having a heart and letting me go I presented it to mgmt as an infraction to my lease but all attempts thus far have been denied with nope sorry. They won't even reduce the 60 day requirement at all; just, nope sorry. As I am a Registered Nurse working night shift at a local hospital here in Rhode Island I was hoping that my inability to sleep day after day would allow them again to "have a heart" and let me go as we all know what lack of sleep can do and in my profession where a person's life can hinge on your ability to make clear and quick decisions it makes it all the worse. Still nothing. 2) My apartment has a beautiful view of an interior courtyard that is now nothing but machinery, construction workers, and muddy messes. There is plywood strewn about all over the ground and what equates to a disaster area of an eye sore. One of the premier amenities marketed with this apartment is the view and it has been unsightly for months. Still nothing but denials from management. 3) My private patio that is advertised as 94 square feet and the utility closet that are advertised as the whole of the apartment I pay rent for have been closed for months to me as a safety issue. I complained to management several times that I am being denied part of my home and would like my rent reduced by the square footage as a percentage as I believe my lease includes as a condition have all with nothing but apologies and denials in return. I must say in my own defense that I have never lodged a complaint until this point in the over a year that I have lived here. I am not a complainer. I only want what I pay for and to live in some form of reasonable peace and quiet. I am so disappointed that this apartment complex has chosen the route of what I believe is denying everything and let them foot the bill for an attorney if they want anything done. I would never EVER recommend this as a place for someone reasonable to make their home. Please consider carefully before deciding if this is where you might like to make your home. I'm happy calling the903 home. My condo is nice, quiet (for an apartment building), and has the amenities that i want. The BBQ Grills are great in the summer, sometimes you have to wait a few minutes during dinner time since they only have four of them. It is close to shopping and great restaurants. Security does a great job handling noisy neighbors and other problems that can occur in a city. read more

I've read other reviews that say the administration of this place are welcoming when you sign up, then vanish like cockroaches once you move in. You should listen to these reviews. I wish I'd seen them before we moved in. The 903 is ok if you don't care about anything but the appearance of the place. You get a decent amount of space for the price and the building has the usual amenities, which count for something. Still, they have big, big problems that more than counterbalance the apparent value. Once you move in, you'll notice how they cheaped out - finishings fall apart with little use, the bedrooms are missing necessary ceiling lighting even though it's plain they put in the connections (now there are just plates over the fixtures and light switches that do nothing), etc. Moisture builds up in the apartment if you don't run the AC constantly, so expect to have to choose between high utility bills or mold. Worse than that, though, is the service. The concierge, the guards, the maintenance guys, all those folks are genuinely great. The office staff, on the other hand, are never in, drag their feet for weeks, and have to generally be chased to the end of the earth to get anything answered at all. Administratively, they are a mess, and the companies they contract to handle utilities are ten times as bad. We got bills three months late, and which charged us the wrong amount, and this wasn't fixed even after we had lived there for years and called about it regularly. When we moved out, they double-charged us for cleaning and failed to get us our full security deposit back after 2 full months, despite the legal maximum being 20 days, and despite dozens of phone calls to three different levels of administration. They still haven't got us that money. Don't move in to the 903 unless you're willing to accept regular, huge frustrations as add-ons to the rent. read more

I have lived at The 903 for 8 years and I love it. the place is well-maintained, if there is a problem it's fixed right away. The same maintenace and security staff have been there for years, and it shows in the competent way everything is handled. Love the fact that children and dogs are allowed - I have neither, but I like the sense of living in a real neighborhood with families, not just an apartment building. Security is round the clock, and can be reached even at 2AM, making downtown living feel safe. The apartments are lovely, but it's the amenities and sense of community that make this place. I've lived at The 903 for about a year now and just signed a one year renewal. I was a little skeptical at first after reading some of the reviews, but am happy that I didn't let it affect my decision to live here. The 903 has everything I could possibly need and is so close to downtown. The front desk is great and always there to help. The management staff has been very accommodating and although I thankfully have not had any issues with my apartment, I heard from other tenants that the maintenance team is very attentive. The amenities are great and I look forward to another great year at the 903! read more

WARNING: I am going to run on here but it is worth the read. I arrived at The 903 having had to experience an unexpected divorce and sale of my beautiful home as a consequence. I needed a place that was safe and beautiful (although granted, much smaller than a house). My girlfriend dragged me to The 903 as I had no idea where to start having always been a homeowner. I walked in and met Judy. She was wonderful and showed me a gorgeous two bedroom apartment with a balcony. It had two HUGE walk in closets with bedrooms set across the apartment from each other so complete privacy between the bedroom areas. A well functioning kitchen with a pantry and a separate laundry area. All appliances new! Rugs - new! Walls - newly painted. The best apartment set up I have seen - ever. Beautiful grounds, pool, exercise room, indoor parking. What is there missing? Nothing. Safety? 24 hour fabulous security, a concierge, the mailroom - I don't even have to go outside to take the garbage out. Tom and Mike handled every thing for me with a smile and laughter every day. Kevin, Art, and Jerry - well a girl just had to pick up the phone and any plumbing or electrical question was fixed - NO CHARGE. Where do you get that service in the real world! Here. If I missed the dry cleaning truck, Tom called and had them come back. Clean complex? YES. The place is spotless. Common areas are updated constantly! There is no wear and tear here. Love your dog? Biggest and safest "private" park for residents run in town. Quiet? YES. No loud, annoying tenants in this place. Chelsea, Allison, Walter - these professionals are the best managers of a city property. I miss them all. I could not have survived this time without them. I just moved after 5 years. I would have purchased there if there was space, but unfortunately no. The location is perfect for downtown activities. Nothing, absolutely nothing can beat The 903 for easy access off 95, value, beauty, safety, and great people to live with. But finally this story - my mom had an aortic aneurysm and my 89 year old Dad came to live with me while she was in the hospital struggling to stay alive. Mike and Tom were so worried for him and my mom. They and Louis arranged for indoor parking for him - no charge. They greeted my dad every day and asked how things were going. They listened. Their kindness made the world to my dad and me. It is something we will never forget. Happily my parents at the age of 86 and 91 just attended my son's wedding this month. Kudos to The 903. read more
