Stellar management left the entire 90 apartments without hot water for nearly a month. 311 gave them fines, yet they didn't care enough to expedite or even communicate about repairs. When emails were sent about repairs for the leak in my bathroom, they were ignored and even if I had hot water, I wouldn't have been able to use my bathroom anyways. I've had to seek private legal counsel, and go through NYC housing court and others to attempt to get any help. Avoid any properties being managed by them, as they don't seem to care enough to do anything but collect your rent. read more

March 4th 2025 Dear Mrs. Gluck, I would like to extend my sincere sympathies for your husband's passing (Lawrence Gluck). I grew up in of Mr. Gluck's Harlem apartments even before he owned it. The prior owners were everything Stellar Management appears is not. The prior owners (early 1950's) cared for their tenants. Unfortunately, Stellar Management has chosen to ignore the request to replace a stove for a tenant who has lived in the same building since 1947. This same tenant will turn 103-years-old on March 6th, 2025. The rent as always paid on time, yet the services have been much to be desired. Just trying to get a radiator replaced is a major effort. As her only child, I have been planning a birthday party for her for over a month. Her grandchildren and great grandchildren have already arrived from California. Over the last two weeks, I have been communicating via emails and phone calls with the liaison, for my mother's building. As early as this afternoon, I called to see where the stove is, and I was told at 3:15pm EST that it would be "installed today". It's difficult to believe a stove can be installed after 3:00pm when the superintendent leaves at 4:00pm. I hope someone can read this plea for help before my mother's birthday party on Saturday. This company have the most rude managers I have ever seen, with no regard for the privacy or safety of its residents. They never care what you ask for after you sign the contract, and they never care if your package is lost by the doorman. They will scold you rudely and blame all of your problems on you. I have been a tenant with Stellar Management company for going on two years now with the same building. I live in the OTTO in Greenpoint BK and the building is beautiful and has great amenities. Unfortunately, the building is very poorly mismanaged. During the entirety of my lease, the HVAC system has been in disrepair. If I did not reach out to management on my own accord after many requests to fix my AC issue, there would be absolutely no communication on Stellar Management's part to communicate anything being done about the issue. This has been a recurring and unresolved issue for going on 2 years now without any efforts on Stellar Management's part to make the situation right or attend to their tenants as is the job of a management company. Very nice space, extremely overpriced for how mismanaged the building has been during my ongoing 2 years here. Spend your money somewhere else. read more

I live at the Embassy House and they have been great about following safety protocol with covid- the staff is always masked, building always clean, and they recently were able to open the gym! My old building was a mess so this should seem normal I suppose and not so shocking The leasing agent Cecelia was incredibly responsive at all hours to questions regarding my lease and move, and it was refreshing to deal with someone so accommodating. Like others have said, if I could rate my experience with Stellar 0 stars, I would. My roommates and I got into this Harlem rental due to it being the best deal we could get at the time with the stress of apartment hunting, only having 2 weeks to find somewhere after our prior lease was ending. Things were generally fine through the first couple of months - although since the first week we've had issues with roaches that the exterminators refuse to do anything about, and at one point last November OUR BATHROOM CEILING COLLAPSED BECAUSE OF THE SHODDY PLUMBING JOB BEING DONE IN THE BATHROOM ABOVE US. Thankfully no one was hurt in that situation, and our super, Beni, has gone above and beyond at every turn. Mainly, Stellar's response (or lack thereof) to COVID-19 has been nothing short of abysmal and predatory. Half of our apartment lost our jobs due to the pandemic, and when we reached out to Stellar we were given the number of someone named Danny who "is the one who handles rent." No last name or anything. I get on the phone with him, with my other roommates next to me while talking to him on speaker phone and explain our situation, asking what our options are. We were told "We're telling everyone to pay what they can for now and when things get back to normal we'll figure out some sort of payment plan." The expectation being that we would have to pay back anything we couldn't pay during the pandemic, which if you've been affected by the massive unemployment that's hit the U.S. makes absolutely no sense. We also explicitly asked if there was going to be any official notice sent out by Stellar in regards to this and Danny said "No. Because we don't want people that we know can pay, to not pay." How exactly do they know who can and can't pay? We were never told. We weren't satisfied with the answer we got during our phone call, so we sent an email to the few contacts they make available - it's as if they purposefully make it difficult to contact them at every turn. We got a response from Ramses who is one of the housing managers and his response verbatim was "Good morning, Hoping that you and your family are safe. I spoke with ownership and they are sorry about what is happening at this time with this pandemic. Ownership has suggested for you to pay your rent for this month and if next month you can't pay the full amount pay what you can and after all of this passes ownership will work on some type of payment plan,until all of us get back to normality. Also if you pay thrue clickpay ownership will save the 3% charge of the credit card and no late fees will be charge. Thank you and sorry again. Feel green to email me again. We thankfully were able to pay April but have been struggling to gather up the money since. Fast-forward to last week (week of August 3rd as I'm writing this) and THEY SENT US 5 COPIES OF A 14 DAY NOTICE TO TENANT RENT DEMAND from lawyers, saying we were "justly indebted" to the landlord for the missing rent amounts. It said if we failed to complete payment of the rent we'd have to basically leave the apartment or they would "commence summary proceedings to recover possession of the premesis". They didn't even have the stones to sent us any sort of demand from themselves, they went and pawned the process off to lawyers. I swear this company and these people have no care or conscience, they are bloodsucking vampires who couldn't care less if people are struggling - as long as they get their money. It is likely my roommates and I will have to terminate our lease altogether because we don't know when COVID is going to end and the two that lost their jobs don't know how soon it will be till they can find work again. And with the government botching unemployment benefits, it's likely they would have to start choosing between food and rent, which no one should have to do. This rental experience has been nothing short of a nightmare. I'm counting down the days until we leave this hellhole and never have to associate with anyone from this company ever again. Honestly. If there was a way to do no stars I'd do that. We moved in and half of the wall behind the stove, under the sink and behind the fridge were missing so we became infested with mice. After weeks of being ignored by the building management, I sealed the walls myself. Never fully got rid of the mice. Tiles in bathroom weren't sealed properly. They also refused to turn on the heat in the winter and I had to call the state. A key broke in the front door and none of the tenants could get in. They were offering a move in special and things looked alright, so I signed. What a mistake! I thought maybe some of the reviews here were just angry or bad tenants. I was wrong. The problem is with Stellar. Since moving in, it has been a disaster. Check out my pics...I moved in with several days notice, yet, I found a dirty apartment. You think a company would like to start things off on the right foot?! Not this company. Once you sign the deal, they are done with you. I found an apartment with dirty floors, a dirty bathroom, floors that were slanted, heat that would not come on, broken windows, marks on the 'White' wall, and other issues. So, is the landlord or management helpful? Can you communicate with them and they fix the issue. No. No. No. If they communicate back, they lie about the issue or tell you that you don't know what you are talking about. They ignore and ignore and ignore. Anytime we have a quirk or something that needs to be resolved, the on-site Super or Handyman fixes it within 24 or 48 hours. DO NOT MOVE HERE. DO NOT PUT YOURSELF THROUGH HELL. I am honestly offended by the entire team (if you could even call them that) at "Stellar" management. This company is filled with a bunch of miserable people that want to make your life miserable as well. They are petty, difficult and incompetent. I lived (was literally in my apartment for 3 months if that) at 80 north more. The day of move in, I was walking to the elevator and the front desk lady started screaming - at the top of her lungs - "where do you think you are going?" as if I was a criminal and as if she worked for the FBI. I said I live here her response wasn't sorry, wasn't go on up, it was no you dont. I don't live here? that is news to me considering I just put down first months rent and a deposit. Keep in mind this is infront of a lobby full of people. First day in my apartment and she refused to let me up. Had to call my roommate to come down and get me. The rest of my time there she was also so rude and cold. I got a subleaser, moved majority of my stuff out leaving nothing but 4 items - 2 tvs, a rug and a lamp. That was all. A year later, as my lease is about to expire, I have a team go there to move the remainder of my belongings into storage. I sent the team the COI. I told them it was a small move. One elevator ride. maybe. They didn't care - the front desk woman ABUSED the staff, the leasing office refused to help and hung up on me - then just flat out stopped answering. Finally after several emails and calls, I was told that they needed the following data on the COI - which wasn't necessary considering how small the move was. I even told Albert, if it was my brother moving my items out you wouldn't care right, he said right. I got all the information from my moving company and emailed it to them the following day. They came back with stating that I still needed to rent an elevator and secure a time slot - again THESE ARE 4 ITEMS ONE ELEVATOR TRIP MAX 30 MINUTES. In addition, they didn't accept the COI because the date wasn't accurate - which is only because they forced my movers to wait for 3 hours - throughout this entire time, I am calling, emailing, noone is getting back to me, This customer service is non existent, they forced the movers to come out 3 times, 3 days in a row. For only 4 items. Doing so intentionally out of straight pettiness. When we went in to check it out, the woman said "Oh we lost you paperwork." Hassle to get an exterminator, they missed mailing out our rent and have attempted to charge us late fees (WE'RE STILL FIGHTING) Regret signing on for another 2 years. Background: Tenant in Upper West Side Stellar Management building for 6 years. Our building was run by a different company when we originally signed the lease, and was managed well with few issues. Ever since Stellar Management took over they have inundated the tenants in the building with issues. From building code violations, doing construction and electrical work with out permits, leaving work half done for months, having unprofessional people do work that needed to be done well in the common areas in the building. They replaced the front doors and entrance of the building for some reason, did a very poor job and now there are safety issues with the doors not closing and being very heavy for the older tenants in the building who have been here for decades. They have engaged in dirty tactics for trying to get tenants to leave so that they can rent out the units for higher rates. Everything from sending eviction notices for not signing leases on time when a lease was never sent out, to ICR charges to rent controlled and rent stabilized tenants for work done by the previous building management company. They never respond to emails and are very difficult to get a hold of on the phone. You need to be ready to go to their office in person to get anything done and they treat you like trash when you go there. If appliances break that the building super can't fix or needs approval from management, it pretty much never gets done or goes anywhere. Please Avoid. read more

I have no idea how these individuals got the capital for these buildings or the fact that anyone that owns these properties put these clowns in charge, it is truly beyond me. This is without a single doubt one of the worst management companies in nyc and possibly the United States. They are consistently unresponsive, their properties are run down, and dirty. We had a safety issue with the lock on our door as it completely fell out of the door. It took weeks for the issue to be addressed by management and we had to solve the problem ourselves with a makeshift locking mechanism off Amazon. Background: Lived in Lower East Side Stellar Management building for 3.5 years. PROS: -Amazing building staff (live-in Super, Fernando, and porter, Edward) Both these guys were incredibly friendly and helpful. Any maintenance issues were addressed within 24hrs of request. -Building was old and sturdy meaning noise travel from other residents was minimal. -Paid our rent on time and never bothered by management. CONS: -Apartment was not ready for move-in. It was a quick turnover for them but we entered the space two days after our lease started and the fridge, tub, stove were all still dirty. They quickly sent a cleaning crew after I called the original Super and expressed my frustration. The crew did their job but we never received a true deep clean before moving in. -Scaffolding. Nearly two years of scaffolding. WTF. Get on the phone to the construction crew and have them finish. I work in construction and can understand delays but there are 3-4 month spans with not a single person working. No urgency from Stellar, clearly -Be prepared to go to the office if you have any issues. Terrible at answering emails and/or phone calls. Usually resolved if you go to the office but definitely a holier-than-thou attitude when you are there. Would live at a Stellar Management property again if i had to. read more

Okay. This review has been a long time coming, and I'm going to be as honest, straightforward, and reasonable as possible. This company belongs to one of the very few that have made me start to cry at work, a tough thing to do. The apartment I rented from them was nice, and the price was definitely right, but dealing with this company was completely and totally not worth it. I rented a one bedroom from Stellar through a broker. I lived there for a year and was a great tenant -- I paid my rent in full and on time every month, I was quiet and clean and nice (even to the old lady across the hall who spied on me, but that's another story), and I politely and promptly brought problems (like 'the toilet won't flush' or 'my radiator shoots out a lot of steam,' that sort of thing) to the attention of the super. I even referred a friend, who then rented one of the empty apartments in the building. Let's talk about the building itself. The apartment was huge and the building was generally well-maintained, if not perfectly, but it was nice -- especially by Brooklyn standards. The heat and hot water, though -- the boiler was having trouble, so they parked a huge temporary boiler out front (between the time of me signing my lease and moving in). It was there when I moved out, and I hated that thing. The heat was inconsistent, and I wouldn't have hot water a few times a month. When I did have it, it fluctuated from icy cold to burning-freaking hot. I complained to the super, who said it was out of his hands, and then to the management company, who generally ignored my voicemails and emails. When they did respond or answer the phone, they'd apologize but not offer any solutions or timelines. Completely frustrating. But my biggest beef with them came around my move-out date. When I decided not to renew my lease, I started shopping around for other places. I found a great one, and, in my overeagerness to move as far away from my old place as I could, I agreed to move in two weeks before my previous lease was up. I figured I'd just deal with the overlap in rent, but I called up Stellar anyway to see if they'd let me out two weeks early, since I always paid on time. After some effort, I got a hold of someone, and we talked back and forth about what I could do. I said I couldn't stand the hot water and all of the nonsense, and he said he'd see what he could do. A little while later, he called and said that I had special permission to move out two weeks early. I paid half of my last month's rent, moved out on the 15th, and I thought we were done. Months later, upon receiving my deposit, I noticed that it was about half of the size it should've been. They had kept the other half of my last month's rent, even though that was against our verbal agreement. Shame on me for not demanding it be in writing, but shame on them for going back on their rep's word. Many phone calls and emails later, I ended up on the phone with a higher-up. The call consisted mostly of her yelling at me, swearing occasionally, and being very aggressive and unprofessional. She blamed me for not writing a follow-up email to the call that her agent insisted we have, to put it in writing. I said her agent should've put it in writing from the first place, instead of refusing to do business over email, and I absolutely know what I was told. But miscommunications happen, so let's sort this out. That wasn't the answer she wanted, and the call ended after over 30 minutes of frustration. Eventually, I got half of the money I felt I was owed. They did eventually come through in a manner that I felt was fair, considering the apparent miscommunication. So, here's the short version: * There are worse management companies in this city. But there are also better ones. * They will reply to your emails with "call me" -- just like that, I received so many emails with just that as the content -- and will refuse to communicate with you over email. Do business over the phone if you must, but always send an immediate follow-up email that details exactly what you discussed, and ask for confirmation of receipt. * If there's a temporary boiler outside the building, run away screaming. * If there is a disagreement, be the professional one and don't return their aggression. Once they get over the insult, they'll be more reasonable. It took a few months for me, but it happened. UPDATE, 2015: I just randomly googled the super from that building, and I found a police report from the year before I moved in, saying he was arrested for "sexually abusing" a tenant in my building. They didn't fire him! He used to lurk around my apartment (I lived alone) after he'd fix something and flirt, etc, so I'm wondering how many times he did that and the tenant didn't call the cops. OHEYYYYY, Another crappy management company? You're the unicorn of management companies right? Nah, just another bunch of incompetent "managers" who think that their job description ends with cash my check at the end of the month. We moved in, and 5 days later our fridge broke. We had just filled it because we had just moved. All the food was spoiled. We called maintenance the same day, they said they would fix it. 3 days later someone came and replaced the part. It worked for a day, so we restocked the fridge. It broke again! So I told them, here's the receipt for the second batch of food because I'm having to go over a week with purchasing each of my meals, on top of losing $250 worth of groceries twice, but I'll let the first time slide. The second round was your fault. They didn't respond, told me to send the receipt again after a month, and then said "you probably left the door open or something." So come to our rowdy German college exchange students next door, they said they couldn't do anything. Come to our gym in the building that they wanted to charge us $1,000 a year to use, even though they had never mentioned that on the lease or while showing us the building. Come to them being difficult on returning our deposits not from being shady, but from being confusing... Have fun sending emails and leaving voicemails to people at perpetual "meetings" all day. My experience dealing with Stellar Management Company/Embassy House (44 West 28th St Fl 6 New York, NY 10001) has been less than appealing. I moved out of my apartment on East 47th Street on December 11, 2021. I received a check for a partial refund but did not receive the full amount I was charged for the security deposit and rent overpayment. In addition, I did not receive the required itemized receipt (within 14 days) listing deductions, which would automatically forfeit any deductions accrued according to the current NYC law. Multiple attempts to contact the company have been made, and the issue has still gone unresolved. Very displeased with the lack of successful communication and execution of policies. read more

The management company WILL NOT get back to you and when they do they would be very unprofessional when it comes to repairs that need to be done, actually that should've been done the first time. We don't have hot water in our shower. There was no deadbolt on our door , so be prepared to have to buy and install a deadbolt for your own safety. The superintendent is lazy and will come up with excuses to not do his job. "I'm eating lunch." "Did you try to move the refrigerator yourself?" Update. Due to the covid pandemic we unfortunately had to renew our lease for another 12 months as we were unsure as to our status in NYC. I can state for the record that Stellar management are refusing to enforce any of the Covid regulations. The every weekend parties are continuing. There are in excess of 20 people in the apartment above us every Friday/Saturday/Sunday night. The "guests" pack into to the elevators despite the 4 person maximum rule and many do not wear masks (as witnessed by staff on the front desk). Security refuse to attend to ask for legal numbers to be observed and tell us to instead phone to police. There are many elderly and vulnerable people in this building and Stellar managements failure to properly protect its residents from the threat of covid is absolute negligence. I live next door to one of Stellar Management's buildings, the Windermere located at 666 WEA. The last seven years, as a neighbor, have been a nightmare. Stellar's sidewalk shed/scaffolding has blocked our view of W. 92nd St., and essentially turned our formerly sunny apartment into a cave. Three fires have broken out on the sidewalk bridge; FDNY responded to each of them. The structure is literally rotting. Part of it was removed this week but the support columns remain. Stellar Management/Larry Gluck (the owner) have ruined a perfectly good NYC block in order to pursue the continued gentrification of the UWS. They have lied to our building's Board of Directors & Managing Agent numerous times regarding their endless construction project. Avoid this real estate company at all costs. read more

Went there to retrieve a copy of my lease agreement last week and waited an hour in their waiting area just for this....I was the only tenant there waiting and watched at least 10 employees walk past constantly taking smoke breaks on the balcony. I also asked to speak with someone in legal and the woman I was called to come and speak with, named Melissa, did not acknowledge me or introduce herself. She typed on the computer and sighed when I walked up as if she had better things to do than speak with me....The tenant who pays over 4k a month in rent! Unbelievable! And this chick could not thoroughly answer any of my questions. Don't do it!!! they dont control anything that happens in their buildings. IF you complain, they wont fix it.

If you already live in one of the buildings owned by this company do as much of your communication with this company via email and or text. You will need the proof of everything in the future. We have not had reliable hot water for months. If you do not currently live in a building belonging this company STAY AWAY!!!!! read more

Beware. Predatory landlords. I've been on both sides of the Owner/Tenant relationships. This Management LLC is a fraudulent business. We left after our 18 month contract and fulfillinge every requirement on our lease. No money owed. In the move out the only wear and tear was 3 small surface scratches on the wall. Light bulbs missing and the refrigerator wasn't completely clean, (We miss it.). They kept the $1,200.00 security deposit and we was charge $2,200.00 in damages. We're in court now. Beware!! Stellar Management is probably the worst management company I have been with in my 20+ years in NYC. They are extremely cold, rarely answer messages and definitely don't put tenants first. If you have a choice between a Stellar building and another, don't choose Stellar. read more

Haved lived in a Stellar Management building now for 3 years...70 W. 93rd Street. All I can say is that if you can afford better, get as far away from Stellar as possible. They refuse to answer their phone...or call you back. The building at 70 W. 93rd is crawling with waterbugs and mice...this is because of all the construction that is going on...a huge group of us tenants banded together to report all this vermin.....we have yet to hear anything back from "management." Again, this building is a "roach trap" and Stellar is not willing to do anyting about it...they won't even answer phone calls. All this for apartments that are priced the same as other really nice places in the neighborhood...so go figure. Please note that 70 W. 93rd street is a low income building that is trying to become a luxury rental. This is a big "ha ha!!!" The building staff is super lazy and the maintenance...well, you might as well fix it yourself. Do not let the recently renovated apartments in the building persuade you...Stellar is one of the worst management companies out there so please be careful if you move into any of their buildings. Just finished living in a building of theirs in the East Village. The worst management company I have ever been associated with. The apartment had constant issues, and were rarely fixed within weeks. Our bathroom smelled of constant cigarette smoke, and when that was brought up to management they blamed us. I would never ever recommend this company to anyone. The most unprofessional leasing department I have ever had to deal with. Upon moving out we were berated by the live-in-superintendent for not doing a walk through when we had promised to come back a week later (still within our lease) to do one. We had a free month's rent and hated our living situation with this company so much we left halfway through the month for a new apartment. We also were charged too much rent numerous times, and when we complained and corrected them they claimed we had our lease wrong. ALWAYS keep your lease handy with these people. NEVER trust them.
